It’s an old charming hotel. Housekeeping staff kept the room clean and tidy everyday. Not sure if rooms have A/C, we were there during the winter and room and bathroom heat was old style but does the job, there were 2 small electric fans so we used both for air circulation. There was sewer smell in the hallways and room that comes and goes but got worse one night when we got back from a daytrip, so bad that it gave me a headache! We opened the window and door and reported it to the reception desk, did not get any update from them afterwards.
Lovely hotel for the money. Minutes from the tube station. Very clean and comfortable. If driving, it’s worth pre booking somewhere through a parking app.
Perfect stay.
Nice, clean, well located. The only downside, and this is a big issue, there is no elevator and the whole property is not accessible. Our room was on the fourth floor, the staircase is tiny and if you have any larger luggage it is painful to get up or down. Other than that it is a fantastic location.

Fairly good place
Nice hotel but it's actually located in a noisey area. All I heard while I was trying to sleep were people yelling and vehicles making unnecessary noise outside. There were a few motorcyclists that kept blasting this extremely annoying sound that lasted for a good 20 minutes. This was regular occurrence during a couple of nights. The room that I was in was extremely tiny and very hard to walk around. I kept banging into everything. The bed was also not very comfortable. The location is good. It is close to shops and the underground. But would I stay again? No.
The room was nice, house keeping was terrific. It felt like we had the place to ourselves it was so quiet. They allowed us to check in early. I can't thank them enough for that after traveling all night!
We loved our stay. The location was perfect for concert at Royal Albert Hall
Nice clean hotel
Weekend in London. Love these old buildings set around a square garden. Good view over the city from room 3 (top floor). Quite a few stairs (no lift) so a decent workout! but maybe not suited for everyone. Very clean hotel in good condition, looks fairly recently refurbished throughout. Rooms were a good size with wardrobe and dressing table, really nice bathroom with great shower, large sash window, comfortable bed, everything worked, very clean, friendly check in and informed about luggage storage at both check in and check out. Daily room service was appreciated. Will stay again, my girlfriend says I'm in charge of booking hotels from now on!!
I didn't like the room and services at all. I was planing to stay 10 nights , ended up to one night. Thankfully London has so many new buildings safer, cleaner, better services.
Very conveniently located on a quiet street just a few minutes walk to 2 tube stations that gave great access to the whole London area. Room was spotless, bed very comfortable but they need better pillows. I was a single traveller which means a small room, with very little space for even 1 small suitcase. I would stay again especially for the convenient location.

Good hotel that does what it says on the tin
The hotel is not accessible at all - I have bad knees but we were situated on the top floor and had to walk up 4 flights of stairs to get to our room. The rooms are also very close together and doors slamming kept us awake and woke us up early in the morning. There was also a regular thumping noise somewhere in the property that also stopped us being able to sleep well. However, all staff were lovely and the room and bathroom were really nice. We also had a fan to help with the heat which isn’t common, so we appreciated that too.
Good stay, staff was friendly & space was very clean. Rooms are a bit small, but fine for a few days if traveling solo.
Very Clean and very modern room and private bathroom with plenty of plug and usb sockets. I only gave 3 stars for property condition and facilities for the following reasons: 1) the hotel reception is 50 feet away in a different hotel called the Pheonix hotel so a major problem but just slight inconvenience as it was not mentioned when we booked and was already really tired when i arrvied only to be told to walk to another place to check in. 2) the remote control of air conditioning was not working due to battery dead. It was really hot summer day so they replaced it in the end but after a wait again slight inconvenience 3) worst thing was and this was not mentioned durunf booking is that there was no lift! I had to walk 4 flights of stairs to get to my room with my luggage ,fine if you are a regular gym goer but for people like me when the only exercise i do is going up and down my own house - it becomes an exercise on ita own right. I didnt really want to go back down to go out for dinner , for fear of coming back up again! (There are 5 flights of stairs in the whole hotel so lucky dip if you get the top floors!) Overall good location close to underground , very clean room just let down by the flight of stairs and small inconveniences.
For a $200 /night Can. hotel it was very spartan. Perhaps this is what you get for that price in London. Con’s; There is no lift, about 30 stairs up with your bags. Hard single bed. Tiny room. No air conditioning, there was a fan however. You actually check it at the Phoenix hotel down the street and have to buzz to be let in. Pro’s great location in North Kensington. Vibrant street life on Queensway & Underground Bayswater station nearby. Decent bathroom. Clean with lots of hot water and pressure. I would stay again, but not suitable for someone who needs assistance.
Lovely Georgian (I think) buildings. My room on the 4th floor was reached by a narrow staircase which had me puffing carrying luggage room was small but adequate. The only complaint I had was the reasonably priced English breakfast was very mediocre. Some toast and butter would have been nice.
Perfectly acceptable accom in London. Check in is at the property next door. My room was clean and relatively comfortable.
It was functional. The rooms are tiny (you have to go outside to change your mind). They are basically a 12x10foot box that has 8x4 foot bathroom built inside. Could hear neighbours talking above and next door. It’s a room for rent. It was cheap and I was never there.

It was in a great location. Close to the subway and had a good selection of places to eat close by.
The location was excellent, being very close to restaurants and shops and the subway station. The price was reasonable for this being London, but be advised there is no air conditioning and only a tabletop fan. So we opened the window and it sufficed. Decent room size for London but no elevator and we had to walk up six flights of narrow stairs with our heavy luggage. The top floor rooms are therefore difficult. Nice place overall
Would have been useful to know that the reception to book in is at another hotel albeit only a few doors away. Hotel clean although hallway is looking tired. Breakfast in the hotel a few doors away was very good value. Hotel in walking distance to Bayswater station
Everything was clean, the room was a little small but I expected that in London The location is perfect Tubes nearby. Everywhere is walkable Absolutely no place to park a car All types of restaurants within walking distance I would definitely stay there again

Excellent proximity to two underground stations and Paddington. It’s a short walk to Kensington Gardens. Only disadvantage is no lift but you only have to take your luggage up once.
Well located clean hotel
Was on top floor in cheapest room but still had a good night’s sleep. Ron has everything you could need for overnight stay and was very clean. Would definitely start again.

I had a great experience. The staff is super friendly. The property is clean, safe and close to super markets. I will stay here again.
Strange set up. Reception is at another hotel down the street and you must ring the intercom to enter the property each time. No lift - steep stairs. My room was small but functional. Extremely hot and no air conditioning. The bathroom fan was also not working which made the room very humid after showering. I like to walk and it was close to Hyde Park and Kensington Gardens. A street with many restaurants is around the corner. Good, safe place if you're a solo traveller on a budget.

Disappointed in Kensington Gardens
Was not expecting a box room on the top floor (no lift) noisy and very basic room (TV was small, bed ok) you stand on the shower curtain when taking a shower. Disappointed

Inexpensive and you get what you pay for! Small room, carpet needs steam cleaning or replacing. They could do things to improve the experience without spending much so let’s hope they do.
Clean comfortable room
I am very pleased with my stay at this hotel. It was better than expected and I would definitely stay there again. The rooms are tiny but clean and perfect for one person for a few nights. Also the staff was polite and helpful too.

They have allowed the reservation overbooked, so we were relocated to nearby hotel instead. The staffs were very kind, helpful but the hotel or Orbitz should've notified me before that I will be relocated to the different hotel due to the technical glitch in the hotel reservation system.
Ok if you dont need lift
Fabulas location. Great helpful, polite and friendly staff on check in. The hotel was a few doors away. Could not find a lift which I needed as have an invisible illness and joint problems. I found my room was a single room on the top floor with loads of stairs to access. Not told this on check in.Terrible also as it does not mention this on the hotel site. The room was very small but very clean with lovely toiletries. Weakness no wardrobe and cup and saucer was filthy from previous guest.

Great location. However room was small and bathroom very dated. We could hear people in the corridor talking and could see the light around the door. That said for just over £100 a night it was worth it. Great choice of coffee shops just a few minutes walk away. And Notting Hill not far away. Friendly staff :)

Front desk service was outstanding. Staff were friendly and efficient. Oddly enough all that service is from a hotel two doors down. Room was small. We were on the 5th floor with no lift... that was rough and the kind of thing that would have been good to know when we booked. Loved the neighborhood and access to Kensington Palace Gardens and Notting Hill.
The location of the property is good as it is very central and close to Hyde park. It is vey accessible to different restaurants, fast food and pharmacy, and the tube station. The hotel itself is a little disappointing. We were booked in the top 4th floor and there's no lift. No AC but it is alright, however we cannot even open the window. They provided us with a small fan. The space inside the room is limited, walls are very thin we can hear the shower running in the next room. There's a background noise every night, like water filling up a tank and would last all throughout the night. The bathroom is clean, and it seems new and refurbished. The room has an antique-y style, the bed was comfortable. I felt like we paid a little extra but since we came to spend New Year's Eve in London, this is better deal as some places are very expensive.

Not too comfortable
Definitely a 2-star hotel. Very uncomfortable bed, loud inexplicable machine noises from a neighboring room. The bathroom was nice but the shower head was slightly broken.
I needed a simple, affordable stay in London close enough to walk to Paddington Station the next morning. This did the job! Room is very small and simple, and the bed isn't the most comfortable, but the heating worked perfectly so I had no trouble keeping warm on the winter night. I was on the third floor, and the long, narrow flights of stairs are a bit of a pain to maneuver, especially when carrying heavy luggage. The walls were also very thin; I could hear the guest in the room above me speaking on the phone. But overall, for an affordable, simple stay for one or two nights, this does the trick. And the front desk staff (located in the business's other hotel, right next door) are kind and helpful. I have no regrets staying here.
Its close to 2 stations Bayswater and Queensway. If you have a big bag good luck NO lifts.

Hotel was beautiful and very comfortable and clean. Not accessible at all and No refrigerators in the rooms which is a must when you have snacks and left over food at restaurants.
I wanted to give maximum stars but I couldn’t. Number 18 is downstairs and consists of a double and single bed. The double bed was sorely uncomfortable and I almost ended up on the floor once as it dipped so low. Other than the bed issue it was a good hotel.

When the staff saw our faces when they mentioned we were on the 4th floor (no lift), they immediately found us a ground floor room at their ‘sister’ hotel, The Phoenix. The staff were so accommodating and nice. We loved the historical feel of the hotel. Would definitely recommend.

Located close to a lot of restaurants and to the Bayswater tube line which means you are on the circle line and close to all city locations. Buzzer at the door to access facility proved to be no issue. We visited in July and the weather was unusually good for the uk always bridging over 22 degrees…great weather but with a basement room and no air conditioning (not unusual for the uk) the room was hot and humid. No lifts in the property so stairs all the way this will mean the need of strong arms. All over a good location for our 3 day stays a hotel with flaws, friendly staff and a good option for the price we paid. 😁

Clean, modern hotel. Very small room, with the shower in the bedroom (not the bathroom) and all services—check-in, breakfast, luggage storage, etc. were next door at the Phoenix Hotel. This is not a particularly convenient arrangement, particularly in view of the fact that both hotels require hauling luggage up several steps. Staff were very friendly and helpful, and the hotel is within easy walking distance of public transport and many restaurants. A decent value in the London market.
A little awkward with front desk service being next door. Does provide excellent daily cleaning services. Love that. Have a longer walk to transportation buses and underground. But overall stay was excellent

I’ll never stay elsewhere in London! This hotel is perfectly located near Hyde Park and two tube stations. It is pristine, comfortable, and affordable. The single rooms are REALLY small, so book a double even if you’re traveling alone.

1. We liked the location of the hotel 2. We did not enjoy because we reserved at Kensington Gardens and we were accommodated at The Phoenix Hotel. The problem with this hotel was it did NOT have air conditioning and it was really warm at night and elevator was super slow.
My only issue was that I had to ring the bell to get back into the building to get to my room. It would be nice if the room key card was also able to be used at the front door.
