Very cute place to stay! Staff were friendly and helpful, coin laundry available for 200 yen per load, and close to train stations. About a 30 minute walk from some of the major tourist spots and cheap bike rentals on the property! The room we stayed in was basic, with only a small table and fold out floor cushions for the beds, which was just fine for us. The shared bathroom was one floor down and was very clean. There was a private Ryokan available to rent out as well which was super cool!
Property provided basic needs with futon in bedroom and clean bedding. I paid extra for the private bathroom inside bedroom option. Small tv, small table and cup set for tea inside room. Shared kitchen and refrigerator for all guests. Being this was a ryokan style hotel i thought that yukata's would be complimentary to use during stay but they charge for it and almost all amenities even a towel!. The staff was friendly and helpful. Onsite washer and dryer is a plus. Only downside is the amenities rentals and office for check-in is at another location around the block.
good enough but there is better alternatives
The place is okay, it has an overpowering smell of basement or mold but you get used to it. The staff is friendly, the breakfast overpriced but nice and owner a bit paranoid - there is signs with rules everywhere! Even the most obvious things has has a handmade sign. We did not really feel wellcome and did not return second time in Kyoto. Expect to 5€ for towls and such.
Nice clean and safe hotel.
Never meet any other guests despite we can hear footsteps, the room has kinda strong scene of the tatami and because of the dim light on the hallway, the place look kinda scary at night. The staff is very helpful, this stay is near to many bus stops, convenient stores, and restaurants.
Best hostel in Kyoto!
The staff here was super friendly and helpful. They offered lots of information about sightseeing. The kitchen and dining area were comfortable and well set-up. We rented bikes from them for 600 yen for 24 hours.So much fun! The location is within walking distance from the railway station. We also visited the public baths next door. I would stay here the next time that I'm in Kyoto!

Authentic, good location
Typical hostel experience. Nice room with plenty of space. It would be handy to have some more info on good places to go in the area like good places to eat etc. The beds are futons on the floor and you do feel the floor so if you’re not sure about that I wouldn’t go for it. Good showers and kitchen. We also had a little kettle in our room and a hair dryer. Lovely location, nice to stay in the little neighbourhood.
Lovely neighbourhood, disappointing room
We went to this hotel with the expectation that we would be staying in a traditional Japanese room. When we arrived we went to the main office/building, which was designed as a traditional Japanese interior. The staff were all dressed in kimonos, and they were friendly and helpful. Unfortunately we were checked in to an annex building, which was a small apartment complex. We were in a simple apartment-style room, with a kitchenette and bathroom. The only traditional part of the room was our sleeping arrangements - futons on the floor. We were hoping for more character and decor as per the photos we saw online.
The staff were absolutely wonderful, so welcoming and accomodating throughout our stay. We loved the traditional room for an authentic Japanese experience and also loved the onsen! Highly recommend.

Charming and convenient
Great hostel, nice, clean and cozy, would love to stay there again. PROS: 3 min walk to a subway station, 15 min walk to the main Kyoto train station; nice kitchen with a stove, microwave and various utensils for common use; laundry machine on the roof top; a 24 hour supermarket is about 5 min walk away, also a 7-eleven is 3 min walk away (which in Japan is much better than in North America). We were lucky to get the room on the top 4th floor, which has its own balcony with a view and no other neighbors. CONS: the place was initially a bit hard to find, the taxi driver had to spend extra 2-3 min asking some locals for direction. Streets in this area are narrow, a taxi is too big to turn into the street. My advise, print or show a detailed map. Also, beware that the front desk is in another building a street away and closes at 10 PM. No elevators so prepare for walking up/down the stairs. Overall: we really liked the place.
Staff are super helpful and friendly. the stairs are steep but the building seems pretty new or newly renovated and staff were eager to help us carry our luggage up.
Backpackers place with premium cost
Location is good,but for the 300 euro I paid for 2 nights ,very expensive,for sleeping on the floor and no furniture at all(just a ridiculous small table with 2 tea cups), my room located on the third floor no elevator,with big travel bags ,quite disturbing to reach and to leave,no wifi at all they will rent you a router for extra $$ and in the add,they say free wifi. overall ,never go there again

Chic and quiet place
We are a traveller of 3 friends who stayed for a total of 3 nights. The guest house is a short walk away from Gojo station which is 1 stop away from Kyoto Main station. A mini briefing with a guide book was distributed to us when we check in which is very handy. The only thing which was tricky was locking our room. We have to tried a few times to actually figure out how to lock the room.There is also a kitchen of the first level, where we can use the utensils, cook and use the fridge. To identify which is our product we have to use a marker, which we have issue writing since its a white board marker, a simple swipe and our words keep getting erased, so best to use a pen. Our room was on the first floor of the guest house with a private bathroom. To enter our room, we get to pass by a very cute mini garden!! Overall, we are satisfied with our room, the futon was clean and the air-con was fully functional. There are sufficient space for three of us in the room with our futon and luggage laying around. The neighbourhood is a quiet residential area, away for the bustlings city, we fell in love with the place and Kyoto.
Japanese Style Hotel
For Foreigner,It was difficult to find the Hotel from the station,no clearance guidance.The Hotel has many houses.The Reception and public area are separated. Bed room is not big enough for 3 people, the shower room is very small.
Service was not so good
Wi-Fi wasn't working and I was offered to switch for a different room with working Wi-Fi but shared toilet for the same price. Uh, noooo way. So I just used my phone data. Smelly garbage in the hallway on my floor, took them really long to replace a burnt light bulb. The breakfast was good, but you can only have it between 8 and 9 and my tea pot was dirty. Good location, but really not the best service.

Great price and quiet setting
The hotel was good and quiet. The room was good having a bath, the shared toilet was a little smekky. The staff were very helpful and friendly.
Hostel Masquerading as a Hotel
It is impossible to sleep when you can hear other guests in the room above you, and when the mere closing of doors is loud enough to wake you. The futons were clean and fine, but there are no chairs in the bedrooms which means you can't come back to relax. There is also no mirror or vanity in the bedrooms, so if you have to do your makeup or shave, be prepared to do it in front of everyone else outside the toilet area or in the bathing area with very little light. The walls had water stains and the single light overhead was very dim. The single clothes washer was also broken. The wifi slows down and becomes unuseable when too many people are using it at night. The staff was kind, but they were never seen other than when we checked in and out. This meant that when other guests used the shared bath and left it in disarray (towels everywhere, wet floors, garbage overflowing the small dustbins), there was no one there to check in on it and clean it up. Checkout was very quick and easy, but the staff never asked us if we enjoyed our stay. To me, this was a clear sign that they know their hotel is not enjoyable. I would never recommend this hotel unless for some reason you want to pay hotel prices for a bad hostel-style stay. P.S. You also don't get the sense of community and shared experience that comes with a real hostel environment. :(
Nice environment and staff
Situated in a quieter part near the central of Kyoto. Minutes walk from the nearest subway station. Convenient store a couple of blocks away. Nice staff with very good English ability. Check-in at a different location but they have quick response after we called them following the instruction at the front of the hotel. We had the large room on the ground floor and everything is fine and up to what they claimed. Big thumb. Make sure to try the public bath right at the corner.
Not a great experience
The first room we were shown stunk of cigarettes. It was in a building that was cold and dark. Not like the pictures on the website. We were given an upgrade in another building where we had to go to another building to use the shower and bathroom. We ended up being locked out of the other building, so we could not use the toilet. I know the staff felt bad that we had a bad experience. This place is more of a hostel than a hotel.
Traditional style, nothing fancy but good stay
We booked a room with a private bathroom and it was perfect for us. It was a traditional room with a tatami floor, but the futons were surprisingly comfortable. Even though it was a very plain room, and by no means new, we had everything we needed. The staff were very helpful and friendly. It was about a 10min walk from Kyoto station. Now the downsides. The hostel building itself is separate from the reception building, so you have to walk a little ways to reach reception. The on-site laundry machines work but they are located on the roof, and even though there is cover you are still basically outside. There was no working light up there so we had to do our laundry in the dark.
a lovely guesthouse close to the train station
This is a lovely guesthouse. The location is good, close to the subway station. You can even walk to the Kyoto station. It is clean and convenient. The kitchen has everything you need, including free tea, which is very good. However, the internet was so bad, especially in room no. 11, behind the house. And what I am not satisfied the most is that it was very noisy at night. I didnt know where the noise came from, maybe from the ventilator or air-con upstairs. But it was like someone hitting and opening the door all night. I couldnt sleep all night. Very bad really.
Different experience, nice change, not traditional
It is not a traditional hotel, more like a boarding house. Large former home converted to guest rooms. Shared bathrooms and shower, It had a nice feel, got a taste of the old school local culture. Not convenient to get to, a little noisy due to other guest but we are glad we stayed there. Family enjoyed it for a change. Breakfast was unique and great, reception was very nice. really only available 8-11am.
Reasonable but noise and maintenance a problem
Basic Maintenance especially of doors is essential. We were woken numerous times with ppl banging doors to close them. Friendly staff. Maybe a surcharge for being noisy after midnight might encourage ppl to consider others. TV was disappointing with limited channels of no real interest.
Staff are great and very helpful. The hotel is very cozy although rooms have poor sound isolation. Overall the experience was great.

This place had a good atmosphere, it's almost like a hostel so has a nice hostel-community feel to it. The walls are super thin however, so expect to hear everything going on as if it were in your own room. Also the rooms are dusty, but have character. We enjoyed our stay overall - NB we recommend the Japanese breakfast.

Clean hostel and helpful staff
The location is abit far from kyoto station by walking. The room is clean and equipped with kitchen and hair dryer. To reach the room, you need to go through two steep staircases which would be abit difficult for girls with big luggage, but the helpful staff is kind enough to help three of us to carry the luggage to the door. The only bad thing is they dont allow luggage storage after check out with the reason limiting space in hostel.

I like this traditional japanese house. Clean and neat. It is not far from the subway Gojo station, and it is close to Kyoto station, which takes 10 mins only.
Modern Kyoto living with a touch of tradition!
Our apartment was very clean & right in the heart of a lovely quiet neighbourhood just a short walk from a main street. They offered traditional futons & tatami mat floors as well as the usual modern kitchen & bathroom luxuries. Staff were very friendly & helpful in showing us the different building locations as reception & lounge room area were up the street from our apartment building. Short taxi ride (or longer walk) to the Gion district & Kyoto tower in the opposite direction. We would definitely recommend this to others!
Good value ryokan

Traditional hotel/hostel in traditional Japan
Traditional Japanese style hotel. I liked it, the tatami was quite smelly but I guess it is normal. If you are in a upstair room, you have to use a ladder to access your room. For one night, it was fine and felt very Japanese like room. Staff was nice but one of the receptionist (the one that could speak English the best was quite unpleasant and it felt like we were bothering her. Neighbourhood was nice and it's a 10 min walk from the main station. I dont regret going there for a night (perhaps a second one) but not sure I would go again.
nice but dusty
We had an ensuite Japanese room, which was effectively an apartment with a tiny kitchen, tiny bathroom and big balcony. The room was clean, but the air was stuffy (the curtains and futon must be dusty). The internet access was bad and intermittent, good enough for sending emails, but not for surfing. The staff was helpful and we enjoyed having our own little apartment in Kyoto.

A quaint hotel with friendly staff
Ikoi-no-ie was the perfect hotel for my three day trip in Kyoto. On arrival at Ikoi-no-ie we were greeted with a friendly welcome and showed to our spacious and well-equipped room. The charm of Ikoi-no-ie is its quirky and original character with home made signs and previous guest recommendations of places to visit, eat, and shop displayed in the shared kitchen facilities. Excellent value for money. I would recommend to anyone visiting Kyoto.
Cheap hotel close to Kyoto train station.
Only 10 min to the train station, the offert offer cheap room rate. The commun space ( refrigerator, microwave and lunch space) was appreciate with our young baby boy and our small room. The only things we didn't like it's the confort of the room. No space to move when the bed were open and impossible to open closet neither. The bed was old and not very comfortable.
STill ok but expansive
The room quality was just border line, cleanliness is far away of japanese standards, equipment is minimum. However the location is convenient (even if quite difficult to find by yourself in the night) and please be noticed that the reception is closed after 10 PM (but if warned before somebody will wait for you)
Great Service
The staff there are very nice and they are good at communicating in English as well. They could be of great help to whom do not know Japanese. They are really helpful. The information provided by the hostel helped us a lot too. The hostel itself has a very good atmosphere with all the Japanese-style decorations. We just loved the bedroom so much. Great stay overall:)
Good choice
Good location between Kyoto Station and the downtown shopping area. Nearby to the subway (which I didn't use). It felt very safe and was a very nice residential place to walk around. I had a private room with bath, so I can't comment on the other shared rooms. It was quite spacious with a little balcony and plenty of bedding. There was no other furniture so if you are expecting a chair or a dresser for clothes, you won't find it here. The wifi was a little spotty, worked only near the window, but that isn't a huge problem. Some of the instructions weren't clear - there is a sign on the wall not to touch any of the settings, but it turned out you had to turn on the hot water (and touch the settings). They let me put my bags in the room even though I arrived early and it wasn't yet cleaned, and stored my bags the morning I left since my flight was late. Everyone was very nice and I would recommend this place.

"Home away from home"
Though it was hidden in some alley it was worth the search. I highly recommend those who are looking for somewhere quaint, homely and inexpensive, ikoi no ie can be added to your choice list. After having been there, it is actually quite simple to locate. If you are arriving from Kyoto Station, take the subway to Gojo Station. Get out from Exit 8. From Exit 8, turn right and turn right quite immediately again on the first small lane. Head straight all the way. Its about 800m walk. As their signage is not so prominent, do look out for it.
Very Small Room
I wouldn't recommend this place for family with lots of luggage. To get to out room, we got to climb flights of steep stairs!!! And the reception is at a different location, a 5 mins walk from out room's location. Room is very small. Had a hard time storing our luggage.
Best Local Living Experience You Wanna Have
Everything starts perfectly at the beginning. Walkable distance from Kyoto station, warm welcome from staff, and a super nice room to stay. I would like to call here home, instead of hotel or inn. They have WiFi, fridge, and all kinds of informations about Kyoto. All free of course! This is the place that I will definitely come back in the future.

2adults 2kids. Plenty of room with the 4 person with bath. Slept great! Easy to find in a good neighborhood. We loved it and would stay again.

A little jewel in central Kyoto
We spent 6 nights here at the start of a 3-week trip around Japan. The young staff were super-friendly and all spoke excellent English. There were cute notes absolutely everywhere explaining how everything worked, and the communal kitchen was literally papered with information on how to reach all the popular tourist sites in Kyoto and nearby. The location is excellent, in the charming narrow back streets north of Kyoto station. The room was a bit small, just big enough to lay our our four futons: people booking this for a family need to be aware of this! We would definitely return here or consider one of the other two nearby establishments with the same management. The warm comments in the guest book testify to the success of Iko-no-ie!
Musky smelling noisy ryokan
Located at a complicated spot. Staff is not polite. Room is not clean and very noisy as basin is located directly just outside room. Room has strange musky smell of tatami and strands of health.
Nice tatami room not too far from Kyoto station
Reception is down the street from the hotel but not inconvenient. Neighborhood is very cute - very Japanese. Staff was friendly and spoke good English. Hotel has a guesthouse feel, with a shared kitchen area. The room was quite large and the attached bathroom was very clean and nice. Only minor complaint is that I thought we had a window and we did but it was very small with no view of any kind (I think it faced an alley or courtyard or something). Otherwise, my wife, who has never stayed in a tatami room, really enjoyed the experience.
Ikoi-no-ie, The old part of Kyoto you must see.
Ikoi-no-ie is a traditional Japanese style hotel. You get to sleep on the floor on a Futon and things like that. It is spreed over a few buildings in the old part of Kyoto so your not quite sure what room you will get to stay in. I stayed in a newer building and so the authentic paper walls and stuff weren’t there. Having said that I enjoyed the stay anyway. The staff were very helpful providing maps and advise, you can hire a bicycle for sight-seeing for just 600yen a day.
great little hotel
Excellent helpful and nice staff, room (japanese style) was comfy with plenty of room (more space with japanese style as you can roll up your bed). Kitchen space was handy and the bikes were great.

Our room No 18 had a strong and very uncomfortable smell. It was beside the shower and all doors bump! People showering at midnight was disturbing our rest. The room was totally undecorated. No pictures at all, just blank walls.

Reasonable stay with reception in different place
Japanese style room was okay! It is located on a quiet residential area about 15 min walk from Kyoto central station. The reception was at a different place (next street) - you need to goto this place for checkin formalities. This was mentioned in the instructions email, nevertheless it was not convenient. Bathroom taps were old and not that handy. To get the desired temperature of hot+cold water, some amount of maneuvering is needed!

I didn’t expect that quality, because it was very budget friendly too, but it was really like a Ryokan. There is also a temple that called Higashihongan-ji, and is famous, moreover it’s only 10 min away from the Kyoto station as you can see the tower.
2015/2016/2018/2019 來京都玩都住這,雖然是舊民宿,但環境保持還算蠻乾淨的,服務人員很熱心,離京都車站近,環境安靜,在住宅區中,感覺很安全,拉行李進出時,會儘量保持安靜,兒子很喜歡房間裡的浴缸.
โรงแรมอยู่ใกล้สถานีรถไฟการเช๋คอินค่อนข้างยากต้องไปอีกโรงแรมหนึ่ง ตอนจองระบุว่าห้องน้ำส่วนตัว แต่คืออาบน้ำได้อย่างเดียวต้องใช้ห้องส้วมรวม ซึ่งมีน้อยผิดหวังเล็กน้อย
very nice hostel
This was my second time staying in this hostel and I would definitely return. The staff is very kind, attentive and responsive. The room size is fine for two people, although staying just by myself it was even better. Bathroom, shower and kitchen areas are very clean. It also has good amenities in the room as well as in the kitchen. Also, the hostel is very close to the train station so the location is very convenient. I would highly recommend staying in this place.
一間不差的旅館
房間雖小但家人都說住得很舒服,雖然接待處要走一段路,但職員服務態度非常好,好幫忙,好笑容。地點對年青人來說是好的,到JR站及烏丸都可步行即到,但若有長輩同行就要搭的士比較好!
2번째로 다녀왔습니다.
주위는 교토 시내의 주택가입니다. 교토역까지 걸어서 10분 거리이며, 어딜 가든 쉽게 갈 수 잇씁니다. 다만 조식은 제 입맛에 맞지 않았네요. 1층에서 컴퓨터도 쓰고 맥주도 먹고 이야기도 나눌 수 있으니 다음에는 혼자 한 번 와봐야겠습니다.

일본느낌나고 좋긴했는데 이불에 머리카락이 있는 등 청결상태가 별로였습니다.
WIFIは最悪です。スピードは2Mぐらいしか出ません。WIFIを全く使わない方は価格は比較的にリーズナブルなのでお勧めします。

ㄧ開始導航帶我們到的「憩之家」竟然不是飯店本身櫃檯,飯店跟櫃檯本身是分開的,我們找了好久才找到路,拖著行李走,大約要走10分鐘,然後飯店Wifi名稱找不到,所以根本連不到,還有,如果要請人打掃,要放打掃牌,但是打掃牌怎麼找都找不到,退房時,還要我們再走到櫃檯,放鑰匙,認真覺得可以請打掃的人打掃完順路帶回去,應該也較順,以上改進的話應該會更舒適~
太過於擁擠而且我們住的房間竟然是鐵皮

價格實惠,地點很方便,環境機能也可接受,就是房間小了點,安排到別館的夥伴搬行李上4樓比較累人

最上階に宿泊しましたが、トイレのために一度外に出て降りていくのが面倒でした。夏ならそれも苦にならなかったと思います。
効率的な宿泊施設
無駄を省き効率的な経営をされている施設だと思います。外国人観光客に対しても随所に気配りが感じられました。難を言えば、私が泊まった部屋は4階で、トイレは3階まで下りていく必要がありました。また、部屋にテレビがありませんでしたがWiFiでニュースも調べられるので特に問題はないと思いました。ただし、夜中に一度だけWiFiがどうしてもつながらないことがありました。従業員の人は皆、上品で親切でした。
고조역에서 가까움. 편의점도 역앞에 바로 있음.
부모님과 같이갔는데 편안하게 여행했습니다. 위치와 직원 모두 훌륭했고 무엇보다 가족룸이라 따로 분리되어있는 느낌이 있어서 좋았습니다. 다음에 또 이용하고 싶어요^^
Nice,tidy and convenience
The room is good to stay, tidy and convenience, near to station and the convenience store. The outside environment is quite and peaceful (Kyoto's style).

Affordable choice for quadruple Japanese style room. Finally I reached Ikoi-no-ie for a room can cater for multiple people in a room with private bathroom. During the time I lived, Kyoto was under heavy snow which even causes delays in public transport. I had a good time with snow in Kyoto with Ikoi-no-ie.
樓梯有點危險,但其他都好。
因為住在最上層的房間,樓梯上去只有一邊有扶手,所以上下樓梯和搬運行李有點危險。幸好飯店人員願意幫忙搬。:-D
靠近車站
環境不錯,房間的東西應有盡有,人也很好,住過兩次了,隔壁還有澡堂跟烏龍麵好吃,離車站也不遠
經濟, 日本風情的民宿
房間雖不算寬敞, 但交通, 其他房間設施, 房型屬多人房及價錢實惠能補足 職員很親切友善. 此次入住遇上寒流下京都市內也有一定積雪, 住宿附近冬季氣氛濃厚. 若下次再到京都, 會考慮再度入住.
不錯的京都傳統日式住宿體驗
民宿很舒適,只是沒有私人廁所比較不便,距離京都站比較遠,晚上逛街走得累再由京都走回民宿的話會覺得走得更遠,如果經地下鐵五条站會比較近,可是五条站是小站不太四通八達。附近有7-11和一間叫招福亭的定食老店,如果要到超市就要向京都方向走10分鐘,或者向六条通後方走10分鐘,比較遠。
가격만큼하는 숙소
공용 욕실과 화장실은 좁기는 하나 깨끗합니다. 그리고 수건은 무료 제공되므로 챙겨 가실 필요는 없습니다. 히터는 틀면 본격적으로 가동하기까지 시간이 좀 걸리므로 고장난 것이 아닙니다. 방음은 잘 안 되므로 옆방 소리에 민감하신 분들은 참고하세요.

Great place, near public transport and bullet train from Tokyo. Only downside was that when we checked into the hotel, we were moved into a different one that was not advertised on here. Not as nice and had an odour to it.
