Property close to restaurants and Vatican City. The hotel itself needs some tlc. We had a junior suite but it certainly did not feel like a suite. The whole room needed to be redone and especially the bathroom. Being classed as a luxury hotel is misleading.

Firstly, the staff here are wonderful. They are very helpful - arranged our transfer from and to the airport, called the day before we checked in to confirm arrangements, gave us so much information and help about getting around Rome, offered to help book trips and transportation tickets - all with a genuine smile. Sherilyn and Fulvia in particular were fantastic. The breakfast consisted of: coffee, juice, water, butter and chocolate croissant, fruit, meat, cheese, cake, eggs or pancakes and yogurt. The room is very small, so it is all brought to you by a smiley, friendly, lovely lady. The hotel is in easy walking distance of the Metro which was very easy, cheap and convenient to use. Watch out for pickpockets though! It is also VERY busy most of the time.

We had an excellent stay. The staff was great and the location very convenient. We would gladly stay again!

This is not a 4 star hotel. Sauna amenities werent availabile. Room smelt and had no window. Room was onbthe main floor and the door did not feel secure. You had to give your key back everytime you left and arrived back. Rusty shower and dated. Was not reimbursed by hotel but expedia gave us a very small credit for issues.

Hotel staffs are super nice, and always willing to help

This is a very small hotel with a few rooms in an apartment building. We were denied check in before 3pm even though rooms were ready. In a big tourist city where most visitors are international that’s crazy. Baggage was left in the hallway without any tickets or account of how many bags we had. There is no elevator so bags need to be carried up and down stairs. At checkout time they mopped the stairs so bringing up suitcases was so dangerous an we fell twice. The room was nice, but the service was terrible. The morning/day desk worker acted like everything was such an imposition- even calling a taxi. We requested the shuttle to the port the day before, and the night desk worker said to arrange it in the morning. In the morning the desk worker said it was too late to schedule it and we should find a taxi instead.

Front desk Flu and Max are amazing. Always doing everything possible to make things perfect. Housekeeper and breakfast staff as well above and beyond.

If this hotel was listed as a 3-star hotel, I would have given it a 10 rating. But its photos are misleading, it doesn't have a gym, sauna, steam room or even an elevator.

The hotel and the property was good. Our dissatisfaction was mainly with one of the receptionist at the front desk who was rude and difficult to get along with. A little manners goes a long way when dealing with customer services.

No window in the room and dehumidifier made for a very warm room with a musty smell

Positives: Great location ~ we could get to anywhere fairly easily. Lots of restaurants, bakeries & grocery stores on the same block. And the Staff was very friendly! We rented the 3-person Suite. Negatives: There were more stairs to our room than we thought there would be. We were traveling with someone with a walking disability, so that was somewhat inconvenient. The bath tub had a hand held shower head but no shower curtain which made it difficult to actually shower easily.

Amazing hotel located in a great spot. It is near restaurants, clothing stores and the metro Ottaviano. It is in walking distance to the Vatican( about 10 minutes) The hotel is very clean and up to date. The staff is nice and knowledgeable. Definitely recommend this hotel to others. Will go back to this hotel next time in Rome. No elevator on site and stairs on property.

Our room was comfortable and had a calming atmosphere.

This was such a lovely find in the Vatican area of Rome. It had the outside charm of a typical Italian residence but once you opened the door the modern, clean lines were so refreshing! I was there for just one night and I encountered three front desk employees and one was nicer than the other. I was able to get into my room when I arrived which I was so grateful for. I had the sweetest interior room off a pretty atrium. The room was spotless with all the necessary amenities. I had requested a car early in the morning which was there earlier than requested! My whole experience at Hotel Vespasiano was wonderful. I will definitely stay there again and I highly recommended this lovely gem.

Rome with friends

Hotel Vespasiano was everything on their Hotel.com information page. It was very nice, clean, and the staff was very friendly. Our first morning there we could not make breakfast due to our tour time, so they made our breakfast up and put in bags for us to take along with us. I would stay here again for sure.

The staff there is INCREDIBLE!!! Great location, central, and secure. Typical European boutique hotel, but a great and perfect place to stay, sort of a bit away from the main hustle and bustle of Rome.

Very small, clean hotel right outside Vatican City and 1 block from the train station. Very convenient location with restaurants, markets, laundry mat, etc right outside your door. The staff is super friendly and helpful. My only complaint is that during the day it is super loud. We were very jet lagged our 1st 2 days but could barely sleep b/c doors were being slammed non stop and our entire bed would shake. Nighttime is quiet though so really can’t complain. Would definitely stay there again.

A beautiful boutique hotel in an ideal location for exploring Rome. The staff were very friendly and kind. They even made us up a packed breakfast when we were leaving very early one morning. It is small and quite a few steps so not for those who have mobility issues but absolutely ideal for a walking tourist in Rome! Highly recommend it and we would go back!!

Solid Hotel

Lovely staff, clean and near the Metro. Some wonderful cafes and trattorias in the are as well. Walk to Rome center is about 25 minutes. Near Vatican and Basilica.

This was a great little boutique hotel! The staff were all so kind and helpful. We were really wowed by the breakfasts, the front desk help. They all went above and beyond. The location is perfect for walking. We walked to every tour we had. Our room was 312, probably the best (quietest) room there. The reviews we read before booking mentioned how thin the walls are and how noisy the halls are, and I can definitely see that, but we did not have any problems at all. The bed was comfy, we had clean linens and towels every day. One night, as we were leaving for dinner, the man working the front came from behind the desk, walked us outside, down the street around the corner, and introduced us to the owner of a great restaurant! You don’t get that kind of service at other hotels. Our first visit to Rome, and this hotel really made all the difference. We couldn’t have asked for better. We will be back. Thank you!

Super friendly and great room

The room was not thoroughly cleaned when we got there. There was an open package of contact lenses, a crumpled paper and dirty slippers on the bed. The room and hotel itself wasn’t anything special.

The hotel staff was very accommodating and was easy to be contacted whenever we had questions. The hotel itself is less than a 5-min walk to public transport (train) making very convenient; and if you're visiting the Vatican, this accommodation is just outside the walls.

if you are looking for a place to stay near Vatican City then this hotel is for you. The rooms are small but very clean. Staff are also very accomodating. Superb breakfast choices.

I would recommend this hotel to everybody. If given a chance again I will go back to this hotel. Excellent service in everything. Breakfast is super!

Hotel was smaller than I thought. But the room had gorgeous style, comfortable bed, all clean, I slept well. Breakfast was great! Unfortunately I couldn’t use the sauna as you have to book for it in advance.

It was in an area near the Vatican for easy access

The room was bright , interesting and the bed was very comfortable. Plenty of towels changed daily.It would be nice if coffee and tea facilities were free. Breakfast was very good varied and plentiful. I cannot praise the ladies on reception enough who were incredibly friendly, helpful and informative. the hotel is in a great location for the Vatican city and its easy to walk to many other attractions .Lots of café and restaurants close by.

Location was primary reason for choosing this hotel. It is close to the Vatican City. Rooms were spacious bathroom was great and the staff was very friendly. The breakfast was okay but what was offered was fresh and delicious.

This hotel is in a great location, which is why we chose it. But it is not even close to being a "luxury" hotel and I suspect we could have gotten more for our money at another property in that regard. Pros: clean and quiet, well-located. Cons: no luxury amenities like robes or fine linens, extremely lumpy and uncomfortable bed pillows (probably from washing), no place to put a wet bar of soap, either near sink or in shower, which had no shelving at all. We were amused by the sparkly pink walls in the bathroom and the ceiling light that changed colors. Breakfast was okay but not great or even very good. I'd be happier if they didn't claim to be 4 stars and luxury.

We loved the location which was perfect for the Vatican and surrounding restaurants. The hotel was beautiful, bright and modern and the staff were helpful and friendly. Breakfast each morning was fantastic - such a great choice of food ! Comfortable large bed too and room was so nicely decorated both outside and in. What was not up to standard was the lack of toiletries left in our room and no coffee unless you wanted to pay €1.5 for a sachet of Nescafé ! All in all we did love our stay in Rome ❤️

We enjoyed our stay, however we were told that there was no air conditioning in the hotel and our room was very very hot. That was the only downside- everything else was great!

Lovely Boutique Hotel.

We had a wonderful 5 days in Rome. Vespasiano Hotel is ideally situated just a 5 minute walk from the Vatican and very close to a Metro stop that will take you all around Rome. We would definitely stay here again.

Wonderful find in a great area!

What a great find! Staff was kind and helpful and the bonus of complimentary breakfast in the room was a lovely break from the tourist experience of Roma! The reception staff had great recommendations for local food. Not far from tourist sites but far enough to avoid the heavy crowds. We had a standard room, which was impressive and included a luxurious bathtub and relaxin the lighting. A wonderful stay overall. I highly recommend.

Excellent location and the hotel is beautiful. We really enjoyed our stay.

Excellent location, very clean, pleasant staff, however the music played throughout the hotel is loud but once staff were informed it was turned down, I did get woken up by other guests moving around and chatting.

Lovely hotel

Lovely modern hotel and very clean. The hotel staff were nice and greeted us each time we went in and out. Massimiliano checked us in and gave us lots of useful information about the best sites to see and how to get there. The breakfast was pleasant and there was plenty to choose from. The only down side is that the walls are rather thin which means that you can hear the hotel music being played through into your room. Otherwise this was a really nice hotel and I’d definitely stay here again

We picked this hotel specifically due to the ratings and reviews from previous guests and its proximity to Vatican City. I can attest Hotel Vespasiano is worth the money. First, my group had a bit of trouble flying into Rome which the staff were able to accommodate. They are very responsive to messages and attentive to details. The hotel offers a shuttle service from the airport which I highly recommend. Book in advance. The room was serviceable and let me tell you, it has the strongest water pressure I've ever experienced. It was heaven after those hot, sweaty days walking the city. The breakfast room is a bit small but the hospitality cannot be beat. The best service we received during our trip to Rome, Florence and Venice. There may be issues with noise from the public areas. The rooms have a lot of glass that face the open spaces and it doesn't do much to block noise, but honestly it didn't bother me at all. Your mileage may vary. Thank you Hotel Vespasiano for a lovely stay. I would stay there again in the future!

Lovely little boutique hotel in the middle of everything and just steps to the Vatican.

Great experience but firm check in time

The hotel was lovely and luxurious as expected. I gave it 4 stars because they do not allow early Check in so we were forced to leave our bags at the desk and tour Rome in the cold rain jet lagged. Our bags were left in the hallway until they brought them to the room at 2pm in which we were already on an excursion. Overall the hotel experience outside of that was great. Breakfast was great and they graciously arranged our transfer from the airport to the hotel and hotel to the Civitavecchia cruise terminal. Would possibly stay again knowing I am stuck outside until 2pm.

Superior stay in Rome

Staff extremely helpful and kind. Continental breakfast the best I have ever seen. I’ve seen a lot of them because of my piloting job. Room was great and location near the Vatican and great restaurants was perfect.

Excellent boutique hotel neat Vatican City

Great boutique hotel located near the Vatican, shopping and restaurants! The staff were friendly & extremely helpful! Rooms spacious and clean!

Upgrade your room or stay elsewhere

It appears that the more expensive junior suites to the rear of the hotel are mostly quieter rooms, so go for those or look elsewhere. The noise from reception and breakfast room in the double rooms is unfortunately very loud. Telephone's, door buzzers, bells, cutlery, plates, suitcases bumping on stairs and finally conversations between anyone navigating the entrance, reception or breakfast mean that late evenings or early mornings are very noisy. The sound insulation between the walls is terrible.

Pros and cons

Nice hotel but there are so many great options in Rome, so I probably would not stay in this hotel again. Staff were very friendly and helpful, and the location is fantastic as it's super close to the Vatican, however, the bed was pretty uncomfortable (flat pillows, scratchy sheets), and the toiletries were not very nice.

Luxury boutique hotel with friendly helpful staff

Very nice boutique hotel with a luxury feel about it; friendly and helpful staff who could all speak English; good choice of food available for breakfast (including eggs and cereal as well as continental) brilliant location right by the Vatican. If was tricky to find though as there wasn’t a large clear sign, just a small name plate above the collection of buzzers beside the door - there are a number of apartments that share the building with the hotel. Consequently we walked straight past it twice before finally finding it. Would definitely stay there again if we return to Rome in the future.

Nice hotel but disappointed

Stayed for 4 nights in April. Very pleased with our initial impressions when we were shown to the room. Lovely big room which was clean and well decorated and the bed was comfy. Hotel staff were all very friendly and helpful throughout the stay. There are several negatives which would mean I wouldn't stay or recommend the hotel to others unless they were fixed. Minor issue was breakfast - it was OK - not brilliant - ate there twice but would recommend paying and going out somewhere. Main issue was the noise. We stayed in room 310 which was the furthest away from the reception up a short flight of stairs. The walls are so thin you can hear everything going on in the reception/hallway and from neighbouring room 309. We purposely went to bed early (10pm ) on the first night as we had booked a trip to Pompeii for the Tues morning, however, we hardly slept as we heard constant noise from the rest of the hotel at various intervals throughout the night- for example, the room next door were talking loudly and woke us up, there was noise from the halls like the breakfast service being setup, noise from other guests coming in later in the evening. We ended up buying ear plugs from a chemist and these helped but never had to do this before. It's a shame as the hotel and staff are great. I'd be aware if you do stay here, pack ear plugs or buy some!

Great boutique hotel in a great location

The first thing that I would like to praise is the staff. They are friendly, helpful and accommodating. Great at recommending places to visit and highlighting and tourist traps that we may have come across. The hotel overall was lovely. I never made it to breakfast but we did have the choice of getting it in our room free of charge which is great. The only down side was that our room was right next to reception so it was slightly noisy at times, but apart from that I cannot fault it. It was wonderful and perfect for a 2 night stay in Rome.

Rome mini break

Great location and friendly staff, always on hand and nothing to much trouble. Room was small and basic but clean, ok for a few nights but wouldnt want to stay for any extended time. Literally no sound proofing so could hear showers, toilets and neighbour being violently ill. No shower screen so water went everywhere and had to repeatedly ask for tea bags and milk as none were ever left when room was made up. Breakfast basic but room service available although food always cold. All sounds a bit harsh as all in all we had an enjoyable stay despite the gripes.

Great place to stay!!!

Amazing!!! The 2 front desk people were helpful and sweet. There was a slight mix up with breakfast in bed, but it was such a large amount of food we split it. As we were eating they called us a delivered a second breakfast. Not needed but appreciated. Also there is a very trustworthy parking garage a couple doors down.

Clean, comfortable, stress free, private spa hire

Really enjoyed our stay here. Good location staff were very helpful and accommodated for our needs. The spa service is available for private hire only at a rate. The pool is literally a hot tub not a jaccuzi. Enjoyed the sauna and steam rooms. Fruits and drinks were provided, which added a nice touch. Breakfast was decent with eggs, sausages, bacon and vegetable side. Selection of pastries, fruits yoghurt which filled us up for the day. Such a blessing taking the stress off. Apartment very clean and well designed. Modern. Nice.

Great location right next to the Vatican

Me and my girlfriend have just enjoyed a lovely three days staying at the hotel Vespasiano. Overall it was a great experience and I would whole heartily recommend a stay here. What we really liked was the great location five minutes walk into the Vatican City and around the same distance to the nearest metro station Ottaviano. So it was a really great base to explore the whole city. The staff were really friendly and helpful. Giving us hints and tips on where to go on our arrival. When it rained they even let us use a large umbrella for the day to explore the colosseum, which was unexpected and total life saver. The room was large, with a really comfortable king size bed, cool contemporary decor and a large bathroom. Watch out for the shower in our room it was that powerful it nearly jumped out of the holder. The only slight downer was the aircon this didn't seem to work correctly but we never did ask to see what was wrong with it so could easily have been down to our user error. The breakfast was included in our package and I must say was a really great start to each day. with the usual teas,coffees, cereals, salads, fruit, fruit juices, bread and toaster all available for you. I highly recommend the scrambled eggs as these were delicious. The room was quiet small though so I'm not sure how easy it would be to get a table in busy time but for our stay it was perfect. Over all I would recommend a stay and if I ever visit Rome again I wouldn't hesitate to re book.

Cozy Boutique Hotel

Lovely little boutique hotel. We had the Jr. suite. Quite nice. Very close to a metro stop which made it easy for us to get around Rome. Very close to Vatican. Lots of shopping and restaurants.

We enjoyed our stay. Clean room, great staff who were always ready to help make our stay more enjoyable. I would recommend this hotel to anyone.

Mixed Review

Great location, Good Staff, Nice accommodations, Terrible Hot water. Temperature fluctuated frequently and was tepid to cold if you showered at the same time as someone else, even at odd times of the day.

The hotel is located inside a building, you'll have to ring the bell to get buzzed in. Based on the pictures the room looks larger then it actually is but it despite that the room was perfect for just two people. The room and the hotel itself was very clean and nice. The staff was very nice and accommodating. I'm not sure if it's just the water pressure but the water kettle in our room, the inside bottom had a white residue in it. The pillows is a little on the flat side. The location of the hotel is right next to the Vatican City/ museum. The metro station is also less then a 5 minute walk, so you'll have no problem getting back to the hotel late at night.
