We really appreciated the shuttle service to the Old San Juan area. It was just a little bit farther than "easily walkable." There was quite a bit of space in our unit. Everything seemed to be very clean. The bathrromm was a little od in that the glass wall on the shower only covered about 1/3 of the openng, so it was impossible to not get the floor quite wet when showering. Also there was no shelf or counter around the bathroom sink, so awkward to get ready whether you were trying to fry or curl hair or put make up on. This wasn't a huge problem, just seemed like a big "miss" on a fairly recently designed space. The price was right, it would be convenient to the cruise port and, with the shuttle, was very convenient to Old San Juan.

The hot tubs were being worked on when we were there, so not available. It was an okay location, a long walk or a car ride to get out. The restaurant was nice.
The staff was amazing I forgot the guys name that did the check in for me but help out through it all with anything that I needed and not just that restaurant was next door and rooftop was awesome

Wonderful stay
Staff is very costumer oriented and friendly. The room was spacious, with a small kitchen and two open rooms. The bed was decent quality, and the pullout couch was a little stiff. Only major issues; the floors were not particularly clean and the walls are rather thin. We could hear people talking in the lobby, everytime someone flushed a toilet, etc.

We had a great stay. The front desk staff were friendly, the suites were comfortable and spacious, and there's a nice little rooftop area! Room could have been a little cleaner and curtains were missing in one, making it hard to sleep in. Coffee/tea and simple breads for breakfast would be nice. Finally, are was quiet and walkable to Old San Juan, and a block away from a few bus line, but not the most vibrant or pedestrian on its own.

Very secure hitel
Hotel was perfect for our trip, but we had some issues. The bed was ok but the pillows were horrible, we had to grab the sofa cushions to make sure we got some sleep but overall we were unable to get a good nights rest any day we were there. The pillows were flat and rock hard, also did not have any alternatives.

It was our first time staying in Puerto Rico and we found this boutique hotel on Expedia. We were very intrigued by the rooftop jacuzzi area. It is definitely the main attraction as a well as the location. We found our room be comfortable for 4 guests. The staff Joy and Joseph were exceptional and helped us and told us where to go to enjoy Puerto Rico. There is also a restaurant in the hotel which is convenient for dinner and Dylan our server was amazing and the head chef Josh puts a lot of thought and passion into his dishes. Definitely worth a try.

We loved the staff. Always available and asking if we needed anything. Perfect location. Walking distance or quick uber to old town or ports. Great big rooms with kitchens and laundry. Perfect for cruisers and excursions.

Joesph’s friendly greeting and tour of the property was unexpected but so appreciated. We felt instantly at home. Very nice but laid back. I am finding this is the culture in this amazing city. I will be back!

The property is nice and the rooms are large with a kitchenette and funky urban feel. It is a bit outside of the old city, but I walked home one night and it only took 15 minutes. Parking is hard throughout old san juan and it is probably better to Uber than to try and park

I would definitely stay here again . Would like if they offered a full length mirror in the rooms, as well as a comfortable sitting chair. No issues with parking. Staff was super friendly.
Beautiful and modern hotel. Very nice room size. The staff was attentive and very helpful. We enjoyed our dinner at the onsite restaurant. Rooftop bar was under construction. Elevator was under repair. Surrounding area is less then desirable. Other then that we enjoyed our time there and would go back.

Alex is a GEM and made sure my daughter and I were well taken care of during our stay. I rented the beautiful penthouse suite. Very nice, but certainly some things not working/falling apart, but it was minimal compared to some hotels in San Juan. Was a very pleasant stay, close to Old San Juan and the ports. Please put a big mirror in the penthouse suite! We ladies need that when we are getting ready to go out 😅

Property was smaller than expected but the staff was great, assisted us with places to go, restaurants and attractions. It’s walking distance to restaurants and night entertainment, Hotel was very clean, the only regret was the restaurant on property was being renovated 😔 other than that we enjoyed our stay and would stay there again

Nice place. Clean very modern. I wish the kitchen had a dish drainer and maybe a full length mirror for the bedroom. Free parking .We walked to Old San Juan one day and they had a hotel shuttle that picked us up. Would stay here again.

The staff is what made this stay a win win! Thanks to Alex and his recommendations we had a great time. He definitely made up for the construction noise and the roof top being closed. To the owner or owners if it was not for your staff we would have left after the first day due to not being told about the construction.
This property is new/ reconstructed into a beautiful hotel in viejo San Juan. From the moment we arrived we were greeted with smiles! I had the pleasure of meeting Alex, Jeffrey, and Liss! They went out of their way to make our stay so enjoyable! I wish I can remember more names but in all everyone was warm, friendly, and wonderful!! Outside of the hotel is an abandoned building which made me feel uncomfortable especially when I went out for breakfast but other wise I felt safe. The rooms are huge with outdoor space but too hot out to enjoy. Everything is new and up to date! It even includes a kitchen with pots and pans and dishes. Also cannot forget the golf cart that took us out to the plaza de Colon! That was so much fun! Great location too!

The hotel is chic, smells amazing upon entry, the staff is friendly, amenities are decent, lacks a pool, however, there is a rooftop jacuzzi with great views of the surroundings. Parking is a hit or miss, there have a few available spaces upfront or you can find parking on the side of the street with no problem.
I stayed 4 days and 3 nights and did not have hot water at all to shower. It was said by staff that the hot water runs off solar so if the sun isn’t shining, there is no hot water. When it rain, it leaked in my room. The air conditioning was freezing. The staff was friendly and location was great. I hate that I came home with a cold.

We liked the location was in the middle of everything and made for cheap Ubers to old San Juan and condado and La Placita. We felt the hotel was very modern and the room size was nice. However, there were some inconsistencies with the cleaning and we had a minor issue with the AC. Overall we enjoyed our stay and would recommend.
Liked the room-had a suite with separate bedroom and kitchenette. Balcony. Liked location; 10-15 minute walk to old San Juan and the beach. Shuttle to old San Juan available. Hot tub on top deck with 360 degree view. I would stay here again!

I really loved the property, the staff was so kind, and the terrace view was so cute! Uber drives from hotel were so affordable, but if you don’t mind walking, the walk into old San Juan is not bad at all!

Had free shuttle too Old San Juan, large apartment (about 500 sq ft), friendly helpful staff. Only problem someone was breaking tiles for flooring nearby at 4:30 am.
It is close to old San Juan and has a shuttle to and from.

The price was right however you get what you pay for. We stayed 5 nights and no housekeeping was ever in our room except to check on a leaking wall after rain. The carpet was a soggy mess but no attempt to clean up was made. We tried to get the shuttle into town a couple of times but either there was no one to drive it or it was gone. We enjoyed walking however some times that shuttle would have been nice. People at the front desk were generally helpful - some more than others. Breakfast was abysmal although I appreciated the coffee machine. Hotel is a bit out of the way.
This place was amazingly comfortable and the staff was very accommodating and friendly. I wouldn’t recommend the breakfast but Tostados is right around the corner and is amazing.
This hotel is located in a very unpleasant community. When the taxi driver dropped off my friend and I from the airport we were honestly hesistant to get off the van. There’s tagging right in front of the hotel, abandoned buildings and cleanliness in the area is very poor. The view to our balcony were tagged buildings and trash. I was honestly very, very disappointed especially since it’s not cheap. First of all, there was no phone in the room, only one mirror in the bathroom but unfortunately the power outlet didn’t work so it was hard to do our hair. If we had to call the front desk we had to use our personal phone. Also, the room only gets cleaned every other day. Not enough staff. The water pressure is not the greatest since its affected by the cruise ships according to staff. The cleanliness in the bathroom was very poor, noticing mold and bacteria which I think is unacceptable. Water bottles are not provided as courtesy to guests but instead sold for $2 each. Prior to assigning guests to a room, each room should be inspected throughly. The couch cushions looked dirty and when we sat down the cushions came forward. I also noticed sections of the laminate flooring coming off. I honestly do not recommend this hotel. Do your research prior and please stay somewhere else. Administration really needs to work on improvising the hotel in every aspect.
The pictures were deceiving. The lobby was the nicest part about this place. We stayed 4 days- not once did anyone come clean, or give new sheets or towels. The walls need to be redone. The stick on floors need to be replaced- badly. Almost every night the wayer was cold and the water pressure was barely there. This morning the water came out very cold and the water was dripping out. Not a way to end the trip. Also the faucet/shower head was spraying out wasting water. The entire time we did not know, nor were we told the hotel had a shuttle. Each day we paid for an Uber to get to Old San Juan and the day before we left we saw the shuttle downstown and the guy driving recognized us. We stated we did not know they would shuttle us- he gave us the shuttle phone number and told us to call and he would pick us up. We called when ready to be told the driver did not have the phone and they had no way to contact him to pick us up. We walked back to see the shuttle driver sitting there pretending he just got there. The Wi-Fi was horrible; it kept kicking us off during movies.

The hotel was nice overall. Mgmt and staff need to improve to make the experience better for guests. The hotel is not situated in a great neighborhood but is within walking distance of old San Juan. There is nothing close or convenient in terms of restaurants, convenient store etc. to walk to. No free TV you need to use your own accounts. Parking can be hit or miss depending on time of day. Rooms are comfortable but be sure and ask or place sign for housekeeping - will not happen otherwise. Breakfast is OK. Hot water is hit or miss depending on time of day - heated by solar panels.

Boutique hotel with proximity to a TON!
Great location just outside Old San Juan and a quick drive/Uber ride to Cordado and Ocean Park. Our family of 3 stayed in the penthouse with a view of the Bahia de San Juan. We had a comfortable bed with soft sheets and our daughter had her choice between a twin day bead or double pull-out sofa. There was a kitchen with all the basics we needed (minus paper towels) and comfortable bathroom with separate tub. The staff was extremely friendly and helpful. We'd stay here again!

Great size rooms, modern, a bit pricey and no towel refreshes or quality breakfast plus overpriced on-site restaurant but friendly staff and excellent suite.
Parking was not an issue. Lobby smelled bleach all the time. Our room was spacious ay#9. Bedroom lights was half on and half out, need a fix. Free breakfast was fresh for half items and half are not with very limited items. Not many eaters. There’s free laundry diy which is great although the laundry area is not maintained well. There’s no recycling if you’re trying to be eco conscious. Staffs are friendly but most have no knowledge of tourist attractions. There was staff to check us in at midnight but no staff to check us out around 8am ish with a 10 minute wait, so we just left the room keys on counter and left. The location is 20 minutes walk to Old San Juan that saved us from the hassle of driving and parking. Overall we feel it’s a good place to stay.
The property is just perfect. The staff was very courteous and helpful. The outdoor terrace was quite peaceful. The only two negatives were that they advertised that a shuttle would be available, which was one of the things that attracted us to this property. But, the shuttle was not available anytime while we were there. Also, we rented a car for one of the days we were there. Parking is very tight there. Other than those two things, it would have been rated an overall excellent score.
The staff was so friendly and helpful. The steakhouse restaurant was wonderful and the staff and food there was top tier. Our room was beautiful and had a wonderful outside balcony. The only thing I would improve is the breakfast since it was lacking.

I booked this hotel based on the 10/10 reviews. People need to pay more attention to the not so great reviews. They are more accurate. I would not stay at this hotel again. Pros: Walking distance to Old San Juan Spacious suite Cons: Surrounded by abondened run down buildings Breakfast was way below par We stayed six nights and only received housekeeping once We felt staff wasn't very welcoming Had possibly the worst room in this hotel - Room #1. Felt like you were in a cave. Only had a small high up window you couldn't see out of unless you stood on the sleeper sofa.

We loved our stay, our room , the restaurant and staff. We normally stay in 2 different 5 star hotels in old San Juan but planning this to be our new home base when on island. This is more basic without some of the luxury trapping and without the extra expense.
This is a beautifully renovated, tastefully decorated boutique hotel, with exceptional food in the on-site restaurant. A shuttle was available for guests, although we did not take it, as we enjoy walking. (We also noted a bus stop right down the street.) Rooftop patio had wonderful views and a hot tub, with plenty of seating. TV offered many streaming services, but no local channels. We did experience some issues with lack of water pressure, but that was to be expected based on other reviews. If another room had been available, we would not have switched though, as we totally enjoyed our two balconies. Vinyl flooring was coming up in some areas, creating a trip hazard(but I was aware of this in advance, as I had read other reviews that mentioned it). It was nice to have a free breakfast, but it was just adequate, with attention to detail needed to make this on par with the rest of this wonderful establishment.

Great room setups for family stays but obviously amateur run hotel. Our room had floorboards coming up. Free breakfast was not done well at all. No plates left after first hour and not always someone there to help. Area is up and coming but def outside of the main Old San Juan area. Would not stay here again.
We really liked the hotel. The lobby was very nice. The staff during the check-in process was courteous. The room was spatious. Have a mini fridge, microwave and nesspresso machine was a plus. It also hade a stove top which we didn’t use. Kitchenware, glasses, mugs, silverware also available. Breakfast was included which was ok which is the reason I’m not giving 5 stars. The breakfast attendant was not up to the task. Both mornings the attendant had to be reminded to fill out everything that was running out (juice, milk from espresso machine, bacob, etc) if asked for silverware she would just say that there are no clean one instead of going saying that she will find us clean knives. The hotel has transportation (golf cart) to and from the hotel to the old city if you don’t want to walk(walkable distance) or are tired from walking all day. It also has a Stakehouse which unfortunately was booked all weekend and couldn’t try it but a friend told me it’s very good. I would recommend this hotel and would stay again in the future.
Bad Times and Fraudulent Transactions
Had a uniquely horrible experience at this hotel. Not only was I unable to sleep and surrounded by cheap trappings, but they put a recurring fraudulent charge on my credit card that I'm having to work with my bank to get resolved. To start with, the floors are cheap and coming up, the showers are very hard to get hot water in, and the breakfast is a joke. Cold eggs, limp, palid bacon, and stale bread await you in an un-airconditioned sweatbox that passes as their "breakfast area". Then, there's the surroundings. This place is sketchy, and I didn't feel safe walking around. Worse still, my last night there, a fire alarm was going off at a neighboring building, something that nobody seemed to be in a hurry to rectify. After lying awake for an hour and a half, I requested to be moved - which, to their credit, they obliged. At that point, this was a lukewarm experience, trending towards bad. My experience at the physical hotel was easily the worst hotel experience I had in 2023, but I wasn't furious, just frustrated. However, that changed when I found that they'd set up my one-time payment for my room as a recurring one on my credit card. I'm unsure if this was from malice or incompetence, but fraud is fraud. I called them to ask for a refund, emailed them the requested data, and have yet to receive one a week later. I've paid twice now for a hotel room I hated, and had to spend 40 minutes on the phone with my bank getting the charges disputed. DO NOT STAY HERE

Except for the location everything was bad.The building looked old and had watermarks on the wall. There were loud noises outside and upstairs which disturbed our sleep at night. I would not recommend this hotel.
