It was a very good place to stay, close to the train station, the surroundings felt a little unsafe though
A lot of places to go visit and a lot of restaurants
The staff was kind, we didn’t like having to leave our key at the desk when we left and having to be buzzed upstairs. The location was ok, the area seemed a bit sketchy but convenient to train station.
Very hard to communicate with as they don’t understand a lot of English. They wouldn’t allow my nephew to visit us in our room so we could organise our trip together. Rooms were clean & tidy.
We enjoyed our stay clean rooms all the time , family running and friendly stuff , very helpful
This hotel is definitely overrated. The staff is very rude. The lobby lacks air conditioning and smells really bad when you enter the hotel. The rooms are clean but you can hear conversations from the other rooms as well as every time a toilet is flushed in another rooms which woke me up a few times at night. The location of the hotel is ugly. Very dirty area, many homeless people sleeping on the streets around the hotel. No shops nor nice restaurants within walking distance. I wouldn’t stay at this hotel again and wouldn’t recommend it to anyone.
Very helpful staff
Daily little cookies and toiletries. Staff very friendly. Would stay again. AC worked great.
The lady at the front desk was rude, the elevator most of the time wasn’t working..
Excellent place, friendly, clean, helpful
The elevator was not working. Serms like most of the elevators in italy are old and not alway function. Otherwise it is very nice hotel
The staff was kind of rude, the AC was not cooling the rooms at all and when we tried to say something they would argue back, super old facilities too. Overall, it was convenient because it was further from the downtown and the crowds, but it was also kind of boring because there wasn’t anything around walking distance.
Great stay
It was a swift check in process. Staff was really friendly and the rooms were clean and comfortable. I would stay there again.
Perfect location, tons of restaurants and close to the train station. Had no issues feeling safe at anytime
I liked that it was extremely clean close to the colosseum and restaurants but not to crazy of location dirty area not hotels fault many areas were kind of dingy
There is a tram outside this hotel and the train station is within walking distance. The hotel room is quite spacious and very clean. However, the staff needs to be more cheerful, helpful and understanding especially to 1st time travelers.
Despite my cousin and I, who did not speak a lick of Italian at the time we checked in, the staff was very friendly, patient, and helpful. We stayed for a week, and we always returned to the room in spotless condition. The location was very close to all the major historical sites we wanted to visit, but far enough away to be quiet. There were times it got fairly noisy outside, especially with the window open, but never unbearably so. The dog was very cute!
First bad experience using hotel.com
First time using the page that a hotel ir was very disappointed. It said they had parking and wasn’t available . The place was very uncomfortable to get to the room you had to n outside patio very dirty and no elevator
Too expensive but close to train station
Needs a lot of love. Quite old but clean. 2 station away from main train station and a buses right in front of the hotel with big supermarket. Not a touristy area. Sounds safe but not clean neighborhood. Near coleseum
This hotel was exceptionally clean. The front desk was very helpful and the room size was massive for what you pay for. The only downside is that it’s literally in the ghetto of Rome. As a couple, we arrived late to the airport and walked to the hotel. It freaked me out so much that we cabbed to and from the hotel after this experience. I wish the hotel was in a better location because it truly was exceptional.
Property was close to train station but far from city center, hard to get taxi services.
Cute and clean
Super cute and quiet and we could not get over how clean the place is! The rooms are absolutely spotless. Staff were lovely and warm. Close to the train station
The room was big and Lorenzo and Cristina were very nice. They really tried their best for us to have a nice stay
The room was more spacious and the service was marvelous
Okay for just a bed and breakfast stay.
Staff were generally friendly. Breakfast pretty good, boiled eggs, charcuterie, cheeses, bread and pastries. The building is old, staid, dark . Outdoor back garden not utilized and was a mess. No frills . Maybe a three star tourist property. the local area working class and three bus stops from the main train station. Good choice of restaurants a few minutes walk away. Lots of small late night shops.
It was clean, had a good breakfast and the staff was amazing, welcoming and so friendly!
Italy by Foot
It's in a rougher section of town but clean and safe. It's also accessible by foot or public transportation to a majority of the priority sites in the city.
Great find, well priced!
We arrived in Rome after midnight and had to walk to Hotel Principe Eugenio from Termini Train Station. As two young women we felt uncomfortable at the late hour and unnerved by the area. However, upon arriving at the hotel we were relieved to find such helpful staff (Antonio) and comfortable accommodations. The breakfast spread was thorough and delicious and the room was exactly what we needed. The area surrounding the hotel was less daunting in the day time hours, and we ended up very much enjoying the hotel and the people we met there.
Not a good neighborhood
The neighborhood was like a tenderloin of most big cities; graffiti, trash, smelly; which didn't really make us want to use the balcony. We were two women traveling so we were a little nervous walking around. The desk people were not very friendly. We paid in advance but then had to pay another 16 euros per night when we got there. We also had to leave the key with the desk staff whenever we left the hotel, which was a little odd. We were told there would be a tub but there wasn't. The place was very clean and the bed was comfortable.
Don't let pictures of the surrounding area put you off! This hotel wasn't fancy, but since it was a place to rest it didn't matter to me, The room was large and clean. The hotel isn't too far from Termini Station, there was a grocery store across the street which came in handy since the rooms have a little refrigerator ! The buses and tram stops right in front, despite having a room facing the street, the windows are thick and I really didn't hear too much noise . There's also several restaurants around the corner as well as a gelato place that always had a line ( guess its a good place given a huge it was and people's willingness to wait )
Great family owners, great staff, lovely breakfast. Great location. Will be back
Great hotel
The room was great, the balcony was really nice. The staff was excellent in every way. The area around the hotel looked a little sketch when we first arrived, but it's just Rome. Graffiti is all over Europe and Rome is an old city. We did a few night walks after midnight and everyone was very pleasant and friendly.
Good hotel
Good reception service, allow early check in.A big supermarket just crossing the road. Very close to the metro. The breakfast is good and enough supply of food. The room size is o.k. and good cleaning condition. The room price is acceptable.
Basic no frills city hotel. Good location, 10 mins walk to metro and 20 mins walk to termini
Principe Eugenio
Rooms are clean and the owner was nice. But, it is a little difficult to find the hotel from Terimini train station.
Hotel premises itself is satisfactory. Our room was to the front facing the street and even though there is a train stop right outside, there was little noise coming through due to the very good window insulation. However there is room for improvement by the Reception Staff. No 'Welcome' on arrival- just a wan smile. No conversation initiated by any of the reception staff over the three days of our stay even though English is spoken. Breakfast was adequate, would have liked a greater variety of food especially fruit. Street area outside is dark and could be better maintained. Good supermarket across the road. Main train station about 20 minute walk away.
OK Unless You Need Sleep
The staff are excellent, especially the woman who set the breakfast up most days. The breakfast itself was very good, with freshness and variety. The room was spacious for Rome and extremely clean. The downfall is that the room had no way to get sir other than opening a window, and the noise was unbearable, the room being over a busy street and on a trolley line. I mean screamingly loud all night. So the choice is sweating and gasping for oxygen or deafening noise. There must be an apt above the rooms where a child ran around for hours. TVs and a crying baby could be heard through the walls.
The hotel was pretty close to the train station so that was a plus. Very old but very clean. Beds were very hard but I’m finding that a lot here in europe. Our room had a balcony and we definitely loved that. Pretty far from the center of town and all the monuments. Best thing we did was go to the train station and buy tickets for the hop on hop off bus. You catch it right there and it will bring you right back there. Overall the hotel was clean, quiet and affordable.
Room was clean and the staff very helpful. Breakfast was great!
Arrive in the daylight
Lovely owners, very helpful, great breakfast. Clean, good facilities but BBC satelite TV would have been nice. Slightly concerned when arrived at 9pm at night, walked from Termimi railway station and felt the neighbourhood was unsafe. Street lighting not good - no problems in daylight though! Overall would definately recommend.
Ancient Rome for 4 days
Metro stop 4 blocks away, bus stop & market in front of hotel, & train station available by either one only 2 stops away. 72 hr Metro pass takes you anywhere you want to be in ancient Rome easily. Staff speaks some English. Felt very safe there. Oh, Fassi Gelato across street & 2-3 stores down.
Overall good place
Arrived around 11:00am, immediate check-in not available. Need to put luggage in a storage space, which is around the corner of the breakfast room, open and unattended. Worried for the whole day while we were away in the city. Small room, which is typical in Italy, just enough to fit a double bed and two night stands. Location is convenient, near train and water bus station. Surrounded by many shops and restaurants.
Dont expect much, but its ok for staying a couple
It's centrally located in Rome, staff are friendly, the included breakfast is sufficient and there are a couple of good Italian restaurants nearby
Great place at a decent price
Walking distance to subway, Colosseum; grocery store very close, hotel is very clean, staff friendly. We stayed in a room with balcony were we've spent a bit of time every day. Very happy with the place.
Recommend this hotel...
It was a relaxing stay for a couple like us on a holiday...
Location10 minutes from Termini, 5 minutes from 2 metros. Room large with newer bath room, everything worked. Had a balcony and was quite. Breakfast was good, cereal, sweet and regular breads, salad and meats, eggs, juice, coffee and tea. Very good value.
Small Hotel, Lovely staff.
Hotel Principe Eugenio is a small, family run hotel with friendly, helpful staff who ensured our short stay in Rome was a good one. On arrival, the owner checked us in and gave us a map of the city and spent 10 minutes circling the best areas to visit/eat/shop etc. And explained how to get back to the hotel via public transport. So helpful! One problem, Manzini-the area that the hotel is in, is a little rough. Maybe we were unlucky, but we saw two muggins in our first 10 minutes of walking outside. We did not see any more after this, and believe me once you know how to reach the metro and get around Rome it isn't an issue whatsoever. This hotel was lovely, filled us up with a good breakfast and let us in late in the night. Would highly recommend.
Very Nice
Very glad we choose this Hotel, it was a very good experience and i recomended to all my friends and family. And when i return to Rome , im sure i will stay there again.... Thanks. Celia S.
Very friendly owners and staff
Nice, clean hotel and rooms. Very friendly owners and staff. Large room and good size bathroom. Had a huge balcony. Very good breakfast. A little far from most attractions.
great location near train station
nice room and great staff only stayed 2 nights but the staff went out of their way to help us get to where we needed to go. family ran and operated
Hotel is a short tram ride to the termini station. Staff is friendly and helpful. Room is clean in good shape.
Good location
Somewhat removed from central historic Rome but well within walking distance.
Lovely hotel, ideal for weekend break
Lovely hotel. Very basic, but clean and nice, have all the facilities you need. Close enough to Termini and all main attractions. Very friendly and helpful owners
Friendly hotel
We have stayed here twice and enjoyed it both times. Staff are very friendly, rooms are very clean, great breakfast. Hotel is walking distance from the train station as well as the coliseum and a subway stop is a couple blocks away. Only complaint was we had some trouble with the wifi logging off and had to keep entering our password given to us. Not sure if an ongoing problem. It's nice to stay at a place where you can tell your visit is appreciated.
Very good
this is my 2nd vist in Rome and wanted to stay very central so i found this very good little hotel in Rome City Center; room (27) is pretty big and very clean and probably newly renovated/refurnished, with everything that you need AC, wardrobe, safe box, bathroom with shower. Breakfast pretty good as well, 3 types of salami, cheese, tomatoes, some tarts, cereals, apples, tea and coffee (unfortunately not espresso, but american). When i arrived there was a little old lady very nice and helpful that give a lot of information about the city and how to get to hotel, to termini and to main attraction points. Hotel is only 2* probably as it has some shared bathroom rooms, but the rest are very good 3*+ ones. a bit expensive, but i guess these are the prices in the center of Rome, overall a good experience and more that i expected from it
Great stay for Rome
Staff were very friendly and helpful, location is close to the main train/bus station. Hotel was fine, large clean room based on other experiences in Italy. I have stayed in far worse in NYC and paid a lot more.
Just right
Great host Great location near train station Easy to get around trams and buses stop right in front of hotel. You felt like you where staying with the friends
Not woth the Money
too expensive for a such standard and quality
Nice Hotel Close to Metro/walk to Colosseo
Overall, nice place...newly renovated rooms; great wifi (free); 8-10 minute walk to Metro stop; 20-25 minute walk to Coliseum (Colosseo). Neighborhood was a little rough looking, but felt no threat at any time. Parking seemed rough at first, but two close parking garages worked out.
Don't let the entrance scare you!
The neighborhood was not Fort Worth, Texas and the entrance to the building kind of set us back but when we stepped into the room we were thrilled. The room had been totally redone, the bathroom could not have been nicer or cleaner. A huge balcony with ferns, vines, a nice table and chairs. Right across the street was a great Chinese restaurant. Just around the corner, a very friendly pizza guy who made great food. Breakfast was Italian all the way at "Just for You" cafe. Convenient to everything. "Just don't let the entrance scare you."
Good value. We started to advise the management/owner of major improvements to the "First impression & entrance", but before we said anything, they told us to look at the door next to the current entrance which was being painted. It appears they are finishing a new entrance/lobby area. Currently, one has to ring the bell: wait for the buzzer to unlatch the door, then walk up two flights of stairs to the small check-in area. Currently, it is a not very inviting and somewhat dirty entrance. Looks like a big improvement. A couple of good restaurants nearby.
Love the staff and really nice room and breakfast. Can walk to train, metro, and coliseum. Plenty of places to shop and eat in the hotel vicinity.
Close to termini
The dear people that own this hotel are kind and helpful...a kickback to the 50's-60's...as is the lift. Since being at the same hotel in 2009, the area surrounding seems to have gone down...very safe during day, a bit iffy in the evening. This is a perfect place for a quick in and out of Rome stay.
Nothing wrong, just leaves a lot to be desired.
Our room was very clean, and everyone there was very friendly. The bed seems like a pull out sofa bed without the sofa, And the chairs that you have in your room are two plastic chairs. The floors in the bedroom are tile. If you like a very cool room to sleep, the a/c is not very powerful. The neighborhood is not bad, but you are warned multiple times about pick pockets. Right in front of the hotel, which by the way is on the 4th floor of the building, there is a metro stop and you are only 3 or 4 stops from Termini, which is why I say it is convenient because you can hop a bus, tram, or the metro to wherever you want to go. Lots of small cafes around.
Hidden little secret
I enjoyed my stay at principe Eugenio ,I was hesitant to give the review, just because I don't want to find booked next time I come and visit. but fair is fair, I like the BB ,even if got lost before finding it, the room is large and clean . breakfast is basic continental ,but decent, there a supermarket in front so you can load up your refrigerator with water and stuffs. Is located, near central station termini, but I advice you take the metro and get off in manzoni ,or bus 105 , i am not sure if it is the tramway,it is right in front the exit of termini , not marsala exit the opposite, ( i think but ask for bus station) but if you take the metro , walk manzoni about 2 blocks and you will find principe Eugenio street . The area it is safe , don't be concern(,I am solo female traveler,) the area may give you the impression that it is not safe , but it is . it is little china town . I got my hair done two doors to the left of hotel for €10 , it was perfect, it is run by asian , they do a great job. There are restaurants around the block not expensive, food is decent. I recommend it , but if you are the picky traveler , like i have read some comments before booking , then go elsewhere and pay a fortune for sleeping . I am glad i choose the hotel .
The buildings pretty old, and doesnt look clean when you first come in but fortunately the rooms are clean & the beds are comfortable !! It is perfect for a brief stay however I didn't not particularly like the location although it's about 15 mins for the Colosseo and abt 10 from Roma termini.
Great for short stay
I only needed the hotel for one night, so I wanted to book something near the train station and fairly cheap. The Principe Eugenio hotel is about a 20-minute walk from Termini station, through a not-so-touristy part of the city. To my delight, I also found out it was about 30 minutes by foot from the Coliseum, in a different direction. The service was friendly and the breakfast was quite basic. This was not unexpected, but the room was also quite nice and the sound insulation was far better than other hotels (3- or 4-star) that I've been to in Italy. I would recommend this hotel for a short stay in Rome, especially if being at the centre of the action is not a priority.
Easy access to transit hub
Located close to Termini station, which is where the train from Leonardo airport takes you. Termini is also a major hub for buses to all parts of Rome and beyond. Neighborhood is a bit rundown. Not wheelchair accessible. The place was clean, comfortable and the operators were pleasant and friendly. No frills.
Clean, nice pool and great breakfast
Even though the hotel looked a sparse at first, it was really good overall. Very clean, good temperature in the bedroom (A/C can be set to low/medium/high but not to a specific temperature). Comfortable beds. The pool was very nice and not crowded at all. The breakfast buffet offered just about every type of breakfast food you could imagine. There is a bus that goes straight into Old Town every 10 mins, so very handy. Bad point: VERY loud concert at the pool on Saturday night til about 2.30am.
Loved our stay
It's very well taken care of. We were a 5 min. walk from the metro, which took us anywhere around rome. It's a ways away from the Leonardo airport but still just a 25 min, 50 euro taxi ride. The staff was extremely helpfull and friendly with whatever we needed. We enjoyed it and would stay again.
Hidden little gem!
This hotel is a little daunting from the outside but we can't fault the service & the room. It is an older hotel but is a great size, is pristine clean and the staff are fantastic. We paid $100 AUD a night and it was well worth the price. It is close to the metro to see the Vatican & Spanish steps & walking distance to the colosseum & roman forum. There are amazing restaurants in the area & the best gelato place across the road. Highly recommend!!
Affordable and Clean
We used this hotel for an overnight stay before traveling on to Rome. The man at the check-in desk was very friendly and helpful, the rooms were basic but very clean, and breakfast was good. This is a no luxury hotel, but it fit our needs perfectly. It is only a ten-minute walk from the Termini station and a 15-minute walk from the historical center of Rome. You get a map at the hotel and the man at the desk will give you recommendations. There is a free wifi and the room has AC, a small fridge, and a tv. There is a grocery story right across the street. We used this hotel again when we came back to Rome and we would definitely use it again in the future. I would recommend it as a home base for excursions, not as a hotel where you want to hang out all day.
Not recommended
The hotel was old & rundown. It was hard to find and then there was no place to park while you checked in. The rooms had been recently renovated, but the rest of the hotel was dismal. The "hotel" was actually in a residential building & only took up the second floor. The neighborhood was undesirable. Family who managed hotel only understood a little bit of English.
The rooms are clean and comfortable. The personnel is attentive; however, very little English is spoken. We forgot to get some money from the safe in the room and the hotel owner located us and let us know that we had left money in the room. Very honest people and willing to help
This is not a hotel.
It is B and B. it has a very creepy place. The hotel is actually a house . Can't find the place as it is not near the train station. There is nothing nearby. Breakfast time can change for different days. Be careful. I will never return to this hotel.
Bad choice
Could not believe outside appearance of hotel. It was not what we expected. Would not be going again.
stay away!
awful. it is a very unsafe part of town, rude and scary owners, they demanded we leave the key when we were out. we did not stay there
Nice room! Ignore ugly building.
Our room was very nice with an upgraded bathroom. Breakfast was good Only five minutes walk to Metro station and across from tram stop. Near supermarket, nice pizzeria and Fassi ice cream shop (best in Rome). Family run business. The daughter and mom are very nice. The owner - old man is very rude.. Little expensive for the location.
A nice place for the cost
The hotel is very conveniently located. It is within 5 min. walk to the subway station and about 15 min. to the central train station. The staff are friendly and very helpful. The breakfast are excellent and plenty. When their expansion is completed later this year with the street level reception and lobby, I am sure their rating will be go up to 3 star.
close to a metro station, safe neighborhood
The room was spotless, the towels were clean, large and fluffy - not typical of European hotels. The family operators were kind and helpful, quick to respond to any request. A/C worked very well. Bed was a little hard, tv small, fridge didn't keep things cold, just cool. 2 blockscourt from metro, the hotels owners offered great advice on places to eat. Across the street is the best gelato place in Rome. The high point for me was the balcony overlooking a large courtyard with palm and orange trees. Lovely!!
Hard To Communicate
The facility and room were fine. The location was not very convenient. Two of the three hoteliers had limited English speaking capability and communication was difficult. Would not stay again.
Good, affordable accommodation in Rome
We had a good experience at this hotel and would return. The hotel is in a convenient location near the train station, and a 3 minute walk to the nearest metro (subway) station. The staff were friendly, wireless internet was fast and included in the price, and the rooms were clean and comfortable. This is certainly not a luxury hotel, but it is a good place to stay. The breakfast was ok - this could be improved.
We always stay here when in Rome.
Hidden Gem
Loved the hotel. The Hotel staff was extremely friendly and helpful. The hotel was extremely clean and the breakfast was very good with a larger dining room than most. We found the rooms to be very clean and larger that the European norm. We even had a balcony that overlooked the street below which was a great treat. The only compaint that I have is even though I like a firm mattress, the mattress was extra firm. That was the only negative. I would recommend this hotel to anyone visiting Rome. It is very close to the Subways and the train station which we took to Florence. Multiple busses stop right in front of the door.Very easy to get around and has a nice food market across the street and many restaurants right around the corner.
great value
We had a great time in rome. The room was comfy, our little deck overlooking a real Italian neighborhood garden was lovely, the breakfast was very good, and Bobo's restaurant right around the corner was outstanding! A great value in an amazing city.
Principe Eugenio in Rome
Big nice and clean towels. hotel location is convenient.
Overpriset for denne standarden
OK minus Sustain: Bra service, hyggelig resepsjon, bra beliggenhet. Improve: skittent på gulv, overflater, vinduer, dårlig vask av bad, sølvkre og dyr i vask/dusj, dårlig vedlikeholdt soverom og bad. Bør restaureres. Overpriset for denne standarden.
Fint og enkelt hotel med fin beliggenhet i en rolig gate. Supervennlig personale! God str på rom og stort bad.
Extremely polite staff!
Ottimo rapporto qualità prezzo e gentilezza del personale
I don't recommend!
We found some insects in the room, the service was very bad as there are no employees in the hotel just the owners who always sitting in the reception, it means if you want anything you have to go to the reception by yourself to take it. We also paid for the water with very high cost although it was without any invoices! The old man in the reception was not nice to deal with him , they also don't welcome the guests in a good way.

very pleasant and relaxing stay... Staff was super nice and accommodating and great w/ kids... would reccomend
