This property looks like new, very clean and well maintained. Large parking lot and has a nice pool, not many loungers, but most people aren’t there for tanning. It has a nice restaurant with breakfast and more. The employees are friendly and good at their jobs. It is located in more residential area and is about 4-1/2 blocks to the Convent area and those restaurants. Thus it is a longer walk to the Zocalo downtown, and the Frailes diagonal street with all the shops and restaurants. We loved our room with the high ceilings and quality furnishings. The whole hotel is a safe and wonderful environment!!

The hotel is very well maintained, it has a beautiful front and backyard, and the staff is always willing to help. Although we were told it was safe, I didn't like the location, it was about a 20-minute walk to the city centre and the surrounding area of the hotel wasn't very nice.

The hotel was beautiful! The room was clean and comfortable. The sit down complimentary breakfast was wonderful! I loved the pool!

The surrounding vecindario needs a lot of love…

Overall excellent. One issue was the room fridge did not work, and despite promises, was not fixed. They kept stuff for us in the front office fridge which was inconvenient.

Good standard accommodation and very friendly staff. Located a reasonable walking distance from the main area of town which was a disadvantage given how hot it was.

This was a nice hotel, I did experience an issue at my stay. The 1st room given to me was full of ants, I informed front desk and was immediately moved to another room. It does include free breakfast but very limited.

Beautiful clean property. Good parking. Hot water limited so shower early or after breakfast.

Hotel Los frailes was a very nice hotel for the area. We stayed after visiting Chitchen Itza about 45 mins away. The hotel was beautiful- authentic, local, yet colonial feel. It was very clean and spacious, good parking, nice cold AC in the room, great shower, people were helpful and friendly, the included breakfast was delicious! Highly recommend

Overall our stay was good

When I reserved the hotel the total price was about $162 USD. During the check in they charged me $170 USD due to the change in currency. We had an issue with breakfast. Even though we were there quite early by 7:45-8:00 they were already run out of the toast and jam. They didn’t have an orange juice, however it says orange juice in the menu. And the waiter took an order of orange juice. The variety of breakfast foods was limited, small portions. The pool was dirty with lots of leaves and insects. Overall, the room was nice and clean, the bed was cozy.

This is a very nice hotel and it’s in terrific shape. A bit out of the way but hey, that makes a terrific place a little more affordable.

Los Frailes Valledolid

I was welcomed by Ivan (spelling) who was fantastic! Very knowledgeable about the area and gave us some great recommendations! I was really impressed! All of the staff we encountered were very friendly. We will definitely recommend this place. Also it was perfectly located!

Friendly staff, nice room and garden. But the noise wake me up several times, the dogs barking , people’s talking and walking at 3am.

This place is BEAUTIFUL! My partner and I stayed here only for one night, but we wished to stay longer. The installations are clean, the staff is friendly and we had a tasty breakfast. The price is reasonable and you get a lot! My only con would be that restaurant is not available all day, however you can drive to downtown in 5-7 min and find great places to eat.

Beautiful hotel! Decor was gorgeous, my family and I booked the “Family Double Room (Industrial Contemporaneo)” and we were not disappointed. Super clean and spacious room, helpful staff, calm ambience, all at a great price. We booked this room so we can visit Chichén Itzá in the morning, which is just a 45 minute drive. Breakfast was included as well as free parking and A/C. Would definitely book again, no doubt about it!

If you are in a business trip avoid this place, the WiFi signal is zero inside the rooms; I missed a important meeting due to the lack of WiFi signal. The rooms are pretty big but they are next to the street and you can hear some of the street noise and the construction workers working in the facilities. If you open the huge window you can get in or out your room directly to the street so don’t forget to lock your windows.

We had a perfect stay with our family. The staff is very kind and the room very comfortable.

I'll start with the good: 1. Staff is really friendly and helpful. I believe they do their best possible. 2. Our room was very nice, big and clean. 3. Great infrastructure. Needs improvement: 1. Breakfast could be an hour experience. It takes forever to be served. Arrive early if you want fruit, otherwise the big family table will have it all. I mean, they know the numbers. 2. It seems front desk has only one hair dryer. We had to returned it 30 minutes later as other guests were waiting. 3. Hot shower is a random experience. To be sure ask front desk to turn the hotel heater on before you shower. 4. WiFi coverage could be improved. Signal comes and goes, is weak and won't reach restroom area in our room. Internet was out for one day when I left. Bottom line: Hotel can be excellent if only a few crucial details are handled.

Location is excellent very close to the tourist attraction, staff is very accommodating. Room is very clean and adds up the free breakfast.

We spent 2 nights. Rooms are really big, modern and very clean. Staff is very helpful. Breakfast is average. We had lunch there which was really good. Location is 5 min from the city center by car. Overall I recommend this hotel.

Only about 20 spacious rooms and plenty of parking. Great young staff that takes care of you and appreciate you being there. It hsd a pool but no hot tub. Outside bar and breakfast area, soft beds. I would highly recommend this hotel.

The staff is one of the most helpful and kind that I've ever seen, the hotel is gorgeous, with big rooms and a colonial style that is lovely. It's definitely something that I would mention and recommend to friends ans colleagues.

Spacieux et en bon état

L'hôtel est en bon état. Le personnel accueillant. Les chambres spatieuses mais minimalistes. L'emplacement n'est pas idéal pour tout le monde, pas assez proche du centre pour être animé et profité des restos et sorties, et pas assez éloigné pour être au calme en dehors de la ville. Il reste cependant un bon compromis pour visiter Chichen Itza a 30-45min en voiture.

Great hotel

Very nice hotel. Friendly staff, beautiful rooms, good food, and good service to help you get a taxi service to visit the ruins. Ony suggestion is to heat the pool.

We spent two nights in a huge room for 3, great AC, bathroom, new place, ok breakfast, great service, easy in/out and easy parking. Convenient to Chichen and Izamal and Valladolid but a car is a must have. Walking to downtown Valladolid is about 30 min.

It is a nice property, with parking, the room was very spacious, it would be good to add a hair dryer and iron.

Fantastic overall

The hotel is beautiful and the attention was excellent. The only not so good thing is that the room me booked was connected to another one and we could hear all the noice of that room during the night and morning. Everything else is great. We would definitely come back here

The first morning, there was no hot water as the hotel was full! The breakfast took 30 minutes for the cold eggs to arrive. The front desk staff was excellent and the maids for the room as well.

Nice rooms, however the breakfast are small potions.

Very nice, new Hotel Lots of free secure parking about a 10-15 minute walk to City Historic Cathedral Square 5 great Cenote near by (9 Km.) Highly recommend Suytun, a Groto entered by way of a secure brick staicase Suytun has all facilities, change/shower rooms, restaurant/bar

Excepcional choice

Beautiful hotel very well kept. The room are spacious and very clean. The hotel service was outstanding. There is free parking and free breakfast included which is delicious and totally recoomend not to skip it.

Just Okay.....

Please print you're reservation before going into this place,I had a reservation for 2 adults and 2 children and was told that I had to pay extra because the reservation was made for only 2 adults,luckily I had my reservation printed, they also have a stupid key system in which every time you get out of the room you had to pull out the card key and the electric power went out,si if you went out for breakfast and came back in an hour the room temperature raised to super hot,or for a walk etc...Free breakfast was a plus,rooms were clean,pool was average.

Nice little hotel on budget

This is a nice little hotel with basic comfort. The rooms are very clean and the pool is lovely. Parking & breakfast are free. The hotel is not downtown, so better have a car to drive to the main streets (5 min drive). Overall, I had a nice stay and would recommend this hotel to anyone who is looking for a hotel on budget.

Everyone we talked to was extremely courteous and helpful. We arrived a bit tired and wanted to eat in our room. The person at the front desk--Jesus--helped us get food from a local restaurant and even brought it to our room when it was delivered. Everything was clean and well kept. The breakfast was simple but good. The only thing that I would have liked is a fridge in the room.

A Beautiful Hotel in Valladolid, Mexico.

We stayed at Los Frailes at the last minute hoping Chichen Itza would be open for the Easter weekend. We were pleasantly surprised by the hotel's friendliness, quality and location. Plus the price was barely $50 USD. We definitely will stay here again in the future since Chichen Itza was closed on Easter Sunday 2021.

Fabulous new hotel. Clean, tidy, spacious rooms, comfortable beds, nice building and great garden with a pool (water too cold and only two loungers that are very uncomfortable - need mattresses). Plenty of secured parking. Good breakfast. Dinner not so good and very limited in options. It's a bit outside the center so you'll need transportation. WiFi was somewhat spotty, needs improvement. The young crew who operate the hotel are fantastic; helpful, accommodating, cordial. Just one caution: you absolutely do not want a room with a connecting door unless your family/friends are on the other side of it. The connecting door has no soundproofing whatsoever - you'll hear every whisper from the other room.

Skønt hotel med pool og plads til hele familie

Vi var en familie med to voksne og fem børn, og vi havde 3 dejlige dage på hotel Los freiles. Der var rent og pænt. Vi var ude at se ting hver dag, og om eftermiddagen brugte børnene poolen rigtig meget. Morgenmaden var god, og som andre skriver er den inkluderede morgenmad ikke så stor. Til gengæld kan man for kun 50 MxP ekstra, få en stor pakke med det hele. Hotellet lå godt 2 km fra centrum, men det var ikke længere end at vi kunne gå til det hele, og der lå også gode spisesteder tæt på hotellet. Medarbejderne var søde og venlige, og vi vil give hotellet vores bedste anbefalinger.

Kleines niedliches Hotel, Nicht abschrecken lassen von der Umgebung, man vermutet kein Hotel nach dem man durch kleine enge Straßen gefahren ist! sehr freundliches Personal, mit welchen wir uns gut über das Land und den Ort unterhalten konnten Keine große Auswahl an Abendessen es gibt Nachos, Burger und Pasta
