I liked this hotel as that it was walking distance to a lot of places. One staff member who female was not very professional. The other one who was a male was awesome. My friend and I spoke to the woman who just basically told us nothing could be done when our room was so hot. She informed that ac was turned and we could not use. She did eventually move us to another room that was much cooler.

Terrible Value. Bare bones room. Tiny space. Tiny shower. No fridge. Breakfast was extra. Limited elevator access so lots of steps. Street noise was terrible. Room was hot so when I asked for a fan i was denied even thou they had air conditioning. To be fair bed was comfortable but overall very disappointing hotel... do not recommend.

Dirty bathroom and terrible service
We recently stayed in Hotel King on our visit to Rome and it was awful. On arriving at the hotel we were a bit disappointed that the room was not as nice as what had been advertised, and then had some problems. The shower and bathroom floor was dirty and had hair from the previous visitors. We complained and asked for it to be cleaned. After housekeeping had visited and seemingly only wiped the sink and toilet, there was still hair on the floor and in the shower. We asked if there was another room that we could be moved to but they said they could not accommodate that. We emailed the management to complain about the problems but received no response. I then tried to chase up why they had not responded but never heard from them. Avoid this hotel. It really did spoil an otherwise nice time away.
Excellent location. Clean. Enjoyed the balcony. The bed was hard and the one pillow each was not enough and flat, no support. The reception staff were pleasant.

Perfectly nice hotel with incredible excellent location- 2 stops from Termini station, steps from Spanish Steps and restaurants and shopping. Very safe area. Hotel is no frills, but feels safe and shower is really nice! AC worked perfectly and got nice and cold! Honestly a perfect stay.
The hotel has some good and some bad points. I chose based on its great location being minutes walk from the Spanish steps and Trevi fountain. Room size was perfect , fridge with balcony terrace. On the downside the beds are hard and difficult to sleep on being a side sleeper. The aircon was super noisy and the opera cats in next door theatre can be heard (if you want some early shuteye). On my final day I made the mistake of asking to call a cab, being told to walk down to the piazza and hail one. But in all my Rome experience was great and location was perfect.
Valid option for a one night stay in Rome. The hotel is central, easily accessible from public transport and close to all the main landmarks. Terrace is amazing for a morning coffee with a splendid view
Just a wonderful place to stay. It would be nice if they had an in room refrigerator but not a deal breaker. My wife and I stayed in #319 the Superior Double room with balcony and enjoyed 6 beautiful nights. Staff was great!
Bathroom was filled with mold. Room was not as advertised. Air conditioning didn’t work. I have pictures.

Our stay at Hotel King was good. The hotel was in a great location, and our room felt clean and comfortable. Biggest complaint was that breakfast is not included, which is normally okay, except there was no fridge or coffee machine in the room, which made it feel like we had to spend the 10 euro per person on breakfast to eat at the hotel.

Good location. Room was dated and air conditioning didn’t work in the room. Staff were nice, spoke English well. Wifi worked well in the room. We had a nice balcony in the fourth floor. Probably would look elsewhere next time, but it was okay.

Great location. The room was ok.the phone system was not well marked so I had to walk down stairs 4 floors to get service. I learned later there was a 4 digit code, not marked anywhere in the room. They should have instructions on the wall for the phones for guest, and written in English. Nice upstairs patio. And food was ok. Nice coffee machine.
The worst hotel in the world.
This was a terrible hotel. The air conditioning was broken in the room. They sent someone to fix it and it couldn’t be fixed. The room stayed at 85 degrees and we sweated through the night, got not sleep, and felt awful the next day. At check out, the man at the front desk yelled at me and my wife and then swore at me. DO NOT STAY HERE!
Our stay with Hotel King was very disappointing. We arrived to be greeted by a sullen person at the desk that could not even smile. We had paid for a Superior room, and we were taken to a room newly renovated. After walking through the rabbit maze we finally came to our room. corridor were still be sanded and painted, it was late so we just took this room. The bathroom was brand new but the worst layout I have seen, it sat on the toilet you crashed your legs on the vanity, no fan in the bathroom to speak of. Then we discovered there was no soap or shampoo holder in the shower recess and then we found towel rails missing. The soap given in the bathroom was as big as a 20cent piece and rubbish. We asked at reception if our room was finished to be told yes, we asked 'where do we put our towels?' to be told ON THE FLOOR - so much for ECO friendly. next morning we were awoken to the sound of drills, hammers and sanding. When we walked out into the corridor we were met with sandy floors and sandy air (from plaster) We asked to move, which we did, to an older room which was very tired and in need of a good clean. The second in this room we returned to our room to find ONE dirty towel hanging over the shower and no more.The next day we had to ask for toilet paper and soap. The last day was great, we woke up to find big drips of water coming down from the ceiling onto our bed and us. We were on the TOP floor. Nice little hotel, with a lot of charm. Very well located with nice staff. Disappointing breakfast though. As well, some electrical outlets were not functioning and the AC was antiquated. If they can find that, this hotel would be perfect.
This hotel advertises that the rooms are air conditioning , but there isn’t any air conditioning there is wall unit that blows air like a fan. The staff is rude and unfriendly. They are very abrupt and unfriendly. My husband and I did not feel valued as customers. I would not recommend this hotel to anyone.
the location is excellent! less then 10 min walk to Spanish Steps, Tevi fountain, and metro! concierges were fantastic and the restaurant recommendations were perfect.. The restaurant next door has some amazing food and waiters.. The only thing I wish was a little better was the cleaning service.. The hotel is a little dated but over all I would recommend staying there.. this is our 3rd visit to Rome so we are pretty experienced with locations and hotels.. I did not get the concierges names but he is the guy with grey hair and glasses was awesome and so was the young lady that recommended the Olympia restaurant.. both were so nice..

Hotel King is in an excellent location just a few metres away from the Spanish Steps and Trevi fountain. It was clean and the employees friendly and helpful. Breakfast was good. It needs some renovation but otherwise comfortable.
Staff were very friendly. Room was very small not like in pictures advertised. In the Expedia adverts it also stated the hotel had a roof top bar and an American bar but the Hotel actually had no bar at all. Also first night woke up to a bedside cabinet full of ants they were everywhere. Staff dealt with them but still checked everyday. Also workmen working on the floor we were on which started early morning. Disappointing

Good for price, great location near metro and Spanish steps. Triple room perfect for sulky teenager with separate space! Lovely hot water bath for tired feet!! Only negatives are the noise from the theatre next door- Mama Mia!!! And dark room on 1st floor as shutters not open. Would recommend it!

Good location, easy walk to Trevi, lots of amenities in the neighborhood. Very friendly helpful staff. Adequate breakfast. Some improvement is needed in basic comfort: the pillows are thin and hard; only one bath towel per person and if you want extras you will be charged 5 Euros for one. No hooks or shelves in the bathroom for toiletries and clean clothes.

No kettle for hot water in room or breakfast room. No iron & board in room as stated on website. Eventually iron & board was on loan for use.
Nice hotel with excellent location, minutes away from plazza di Spagna, Fontana di Trevi and Barberini metro station. Stuff is very friendly and supportive, but the hotel lacks some minor facilities such as Ironing, safe in the room and the breakfast can be better. But all in all, I recommend this hotel

The hotel is close to many of the places you want to visit in Rome so the location is good. Our room looked like an old faded version of the promotional bedroom. We probably had the worst room in the hotel. It looked onto the garden terrace so you couldn't open the curtains as there was no privacy. To add to this the plumbing of the toilet in the next room was directly against the wall of our room and when the toilet was flushed in that room the noise was horrendous. The carpet of our room smelt awful and the decor was very old and in need of repair, The bathroom looked like it had been put in at leat 40years ago. The breakfast was repetitive and sparse, There are building works next to the hotel which were extremely noisy and started at 8am.
Stephanie is excellent. I had to move rooms 3 times. The first one smelled horrible, the second one was way too small for my husband and I. Finally Stephania moved us to an excellent room. Breakfast facility is too small and too busy. Elevators are super slow and tiny. Service was good , staff were friendly. Very well located. Thank you
Shower area is very small, keep bumping into the walls and sides.
Pros: Good location at a good price. Close to metro. Staff helpful and accommodating. Cons: Original building is fine. In the addition wing, everything is on the small side, ie. rooms, washrooms, elevators. Two different hotels really.

The only good thing about this hotel is its location. The room was small and in severely in need of updating, the breakfast consisted of bread, cheese and ham and there was no early or late checkout available.
Very cramped bathroom
The bathroom was extremely cramped. The hotel passageways were a rabbit warren - first one lift, followed by a long walk up and down stairs, then another lift.

We really had a nice stay. The location was perfect and the room was comfortable. The people at the front desk were extremely helpful and cheerful. I would definitely recommend it to everyone!

THE BEST LOCATION EVER
This hotel is located in the middle of everywhere 2 minutes to Spanish steps and just a walking distance to every other place you would want to visit in Rome! Loved it! Room for double bed was so small so we asked for a twin bedroom and they moved us the next morning which was much more spacious and lovely! Loved it all overall and would definitely recommend if youre going for a few days and want to visit around Rome! No need to pay for Taxis!

Central location close to Spanish Steps and Trevi
I was pleasantly surprised with this hotel after having read some indifferent reports after having made my booking. The room was comfortable, the breakfast excellent and the staff friendly and helpful. I would rate Hotel King as good value for money given the not excessive price of the rooms and the central location
Great location: conveniently close to Trevi fountain, Spanish Steps, and the Metro. Tons of character: roof top with view of St. Peter's, covered roof top, etc. Rooms were clean and comfortable. Staff was courteous and helpful.

The hotel looked better in the online images than it did in person. The building and decor was out dated and dirty. Our shower was broken and you needed to pay €5 for a key to use the in room safe which did not use a digital code. I felt like I was in a horror film. The bedroom walls were covered in fabric that was dirty in spots that you would think would be difficult to soil. The furniture was so old and dirty. The hotel needs remodeling and redecorating.
Quiet, clean, and good breakfast in Rome
The hotel was very helpful, very clean, and very quiet. We stayed on a Sunday night. The staff spoke English and were helpful arranging a reasonably-priced ride to the airport. Our rooms slept 4 and beds were comfortable. Air conditioning was adequate on a hot day. Bathroom was spacious even by American standards. We really enjoyed the breakfast rooftop terrace. Centrally located/walking distance to Trevi Fountain, Spanish Steps, Colosseum and many other attractions.

The room for 3 people was a bit tight. The TV had only Italian channels. The location of the hotel next to Academy is very, very good.

A Motel with perfect location
Location was wonderful but the condition were poor. I gues worth for what we pay. They requested 5 euro for a clean towel! I guess washing is expensive in Rome.
The hotel advertised a safe in the room but you had to pay extra to use the safe.How ridiculous is .that"?.there was a balcony to our room with no access.
Good location and a lift, but that's about it.
Wouldn't stay again, the room smelled clean, but didn't have the clean feel. It was very outdated and didn't look like the pictures. I anticipated rustic and had something similar to a horror movie. We weren't even comfortable enough to use the shower and glad we didn't plan to stay more than a night.
poor rooms not as advertised
We arrived at the hotel, checked in and was given directions to the room, as we walked through the hotel the decor got worse it went from nice to rundown, we got to the room opened the door, well I can only discribe the room as a broom cupboard, the entrance door to the room had been forced at some point and badly repaired, the air con was so poor it wasn't worth having it on, the toilet seat was pretty much yellow disgusting to be honest, the shower was blocked and sprayed in every direction, I had to clean it as maintenance don't work weekends, the wardrobe was in a really poor condition, it wasn't fixed to the wall and could be moved with ease this kind of made me wonder why they had fitted the safe to it, the beds were so close together you couldn't walk between them and so small they were more like a child's bed, the only plus side was they were made every day, the staff were reasonably helpful, overall impression of the hotel, it's not a nice place to stay
Old but good location.
This is a very old hotel that needs updating. Air conditioning did not work. The hotel is in a very good location for walking to major sites. Front desk was very helpful, but understaffed. I would not stay at this hotel again.

Comfortable, Ideal Hotel for a 3 Day City Break
Short 3 day city break. Hotel location was great for access to Trevi Fountain & Spanish Steps. Within walking distance of others. Hotel was comfortable and good value for the money, although the room we were given had not been refurbished and looked nothing like the photographs on the website!

Centrally located
Hidden away in the back streets of Rome this hotel is well located for seeing most of the main tourist attractions. Our room on the 3rd floor, although clean, seemed somewhat dated and in need of refurbishment. The bathroom did not have a shower (there was a shower hose and head in the bath but no shower curtain so if you decided to try and shower in the bath the whole room would get flooded). The hotel advertises a bar on the first floor and a roof garden with an American style cocktail bar,I went for a drink around 6pm one evening and found no one in the bar, when I phoned reception to find out when the bar opened I was advised that the bar didn't open but they could bring drinks to the room if I wanted!! There wasn't any sign of an open cocktail bar on the rooftop either.
Great hotel
Was a great stay. Location was amazing. Easy to walk everywhere. Metro was close. Food was good near by. Staff were very helpful in telling me where to go and what to look at. Only small negative was selection at breakfast.
Rome Sightseeing Holiday - hotel king
Hotel overall experience was average to good. Location and access to sights, shops, food was very good. Having breakfast buffet made mornings easy before sightseeing, could improve food on offer. Room safe did not work, no fridge, no ironing board Would be better if you could hold on to your room key, rather than hand it over every time you go out
Nothing works: bad value for money
Very basic hotel, tv was on the blink and the safe in my room was broken. Most of the staff, especially Alessandro were very nice and helpful but one of the hotel managers/receptionist was rude and abnoxious throughout and unfortunately he was there most of the time. Although he had agreed to move me to another room, he reneged and said he was not required to give me a room with a functioning safe because that costs extra! He also said I was too lazy to put my things in the safe at the reception. These are just two of at least 10 examples of his rudeness. I had extended my stay for a week but moved to another hotel.

Room not clean, sheets were not changed for 7 nights we were there, no refrigerator in the room, free wi-fi but not strong signal, poor breakfast, old building and not well maintained, air-condition in room was working ok, good location though in a walking distance from rome's major attractions.
Rooms are decent. Excellent location to get to all the main touristy places. Access to public transport also is pretty good.
Shame we were not aware the bars in the hotel were closed and when checking in we were told breakfast was not included when it was. They did agree after the paperwork was shown.

Great location, amazing staff, avarage rooms
Arrived to the hotel in 35 minutes from airport - all thanks to the proximity to metro. The staff (cristian) welcomed us with a big smile although it was 22:00. We found our room to be a bit dark (dark walls and lack of sufficient light) but it was big and very clean. The bed was very comfortable and there was always hot water in the shower. Consider the fact that we are a couple who only uses the room for sleeping and shower - it was very good. 5 minutes from Trevi fountain 10 from the pantheon
Extremely great
This hotel was just too good! The staff was just extremely friendly, which is something you look for when you visit other countries. The receptionists were very good with their job and very welcoming. The cleaners were friendly too, every good morning with a smile was a good day to start your small trips. The morning breakfast waitress were nice although, i was a bit put off when they asked me in a very rude maner what room i was in and walked away without giving me a reason to why i was put in such spot. Theres no much negative sides of it except that the heaters were quiet old and very weird to use. I was afraid to leave my keys in reception every time i had to go out but its their policy so it had to be done. I was afraid that our things would get taken or something but once we saw our towels changed, i was very happy in the end as everything seem to be where i left it. Overall i had a really, really, really good experience with this hotel. Its location is simply perfect.
Rome Trip
The hotel was very good and in a superb location close to the Spanish Steps and the Trevi Fountain. The breakfast was very basic but alright. Could do with some fresh fruit! The staff were excellent, friendly and helpful and the room was very clean. Could have done with an extra blanket.
Roman Holiday
Great location , within walking distance of many of the main attractions. The room was much bigger than expected and very clean. All the staff we met were friendly and helpful, The breakfast provided was very good and there was always a good variety to choose from. We liked to eat outside on the terrace, The roof top bar/terrace is a great place to sit during the evening. You can listen to Rome from here and there are views over the city. We thoroughly enjoyed our holiday.

It was close to most of the monuments, restaurants, bus stop and metro station.
It's not the best nor is it worst hotel.
It's not the best nor is it worst hotel you can book, but I feel it is just about good and decent. There were no major complaints about my stay; it was a comfortable stay and everything was in working order; however, room and hotel were a little tired looking, breakfast provided was poor, and slightly noisy.
Good location but bad hotel
The location is fair good (downtown). However, the hotel is not good. Reasons? 1. I was in the 4 floor. Elevator work between 1 and 3 floor, then walk with upstairs. 2. The room has a weird and bad smell. Impossible to know what was 3. Dirty carpets and one of the bed sheets was patched, something unacceptable (please see pictures) 4. Very bad breakfast, terrible cafe, no fruits, in a very small room with almost no space between the tables, basically, depends where do you sit, you are trapped! 5. Rooms with bad noise insulation, so, you can ear whats happen in the next room
