This property was a good value and I loved staying there. Staff is very nice and helpful. if you have a car, you’ll have to work out a deal with one if the local parking garages.

Very clean and safe hotel. The room was small but cozy. The staff went over the top to make our stay perfect. The bathroom was a little small which was difficult at times, but the rest of the stay was perfect so we overlooked it! Easy walking distance to dining, beach, shopping, the train and bus stop.
Johanna was the perfect host. We had wonderful room with views out to sea. Very clean, very comfortable. Beach towels provided. Top class - would return in a heartbeat.
Beautifully decorated and restored property in a coastal theme. Cosy but tastefully designed. Staff is friendly, accommodating and go out of their way to make you feel at home. I would highly recommend this property for a couple or close friends traveling together to enjoy the sandy beaches in Juan Les Pins. The room is small but I was with my daughter and it was fine. I would definitely return.

The owner is super nice and generous! She upgraded my room for free. She recommended places for me to visit, she offers free coffee every morning. She treats her guests as friends. Amazing lady. Excellent stay at Hotel Eden. I was nervous about check in as we were due to arrive after desk opening hours but Johanne made this process very easy. The hotel is in a great location, very quiet and very close to the beach which you can rent sunbeds. Very close to the train station with easy journeys to Cannes, Monte Carlo and the airport. The train services are brilliant, frequent and good price! The bed in our room was very comfortable and spacious and the decor of the hotel was wonderful. The maids did a great job cleaning the room daily. The hotel offers breakfast at a very reasonable price and has a lovely terrace you can enjoy it on. We had dinner at Yolo Plage on our last evening and it was stunning, the food and the setting. I would recommend staying here and would love to visit here again. This trip brings us special memories from now on.
It was a lovely place, the staff very kind and helpful. The place has an amazing vibe, very chic, loved all the details and decorations. Is walking distance to the beach, has lots of things around and a boulangerie next to it. Definitely recommend.

Owner (the lady) is very friendly and nice person. There was another person (man) at the front desk, he was also nice person. The lady was so helpful, my plug convertor broke in the first day, but, the lady provided me with a new one. She even told me to keep it for my rest of my trip. The lady also provided me some guidance about nice looking places around Antibes and Cannes. Room was comfortable with nice sea view. Everything was okay on my end. I will definitely reserve it if I will have a plan to stop by Antibes.

We loved our stay at Eden la baigneuse! You couldn’t ask for a better location, a few steps from the beach and plenty of restaurants and shopping. We did think the bathroom was a bit small but the room and the hotel was extremely clean and well decorated!

Bright room with a view and lovely owner
We had a great stay at Hotel Eden! Loved the view, and the sun coming in almost all day. I slept well both nights. The Breakfast was good as well and the owner was a lovely person. It's perfectly located. I would def come back!
We had a lovely stay at Hotel Eden. Our room was quite small but very comfortable. We had a little peek of the sea from our window. Our bathroom was recently updated and had everything we needed, great water pressure and soft towels. There was an abundance of hooks in two areas of the room which is something we rarely see at higher end hotels. The bus stop was close by and the train station was even closer. Hotel Eden was the perfect spot for us while visiting the Cote d'Azur.
This was the most wonderful hotel, Johanna was incredibly helpful and nice. The hotel location is easily accessible to the beach (1-2 blocks) and the train station. The room is exactly how the pictures described it and I felt incredibly safe traveling solo. Will absolutely stay here again!
Very friendly and warm staff, quiet, beautiful decoration.
Wonderful experience through and through, until loud construction hammering started in the building at 8am on a Saturday, but to my knowledge, that was a separate business to the hotel.
Nice hotel, handy place to stay
The hotel was very quiet as we stayed in the winter, but we were made to feel very welcome. The bed was very comfortable and shutters made it nice and dark for sleeping, The bathroom was small but adequate and the shower water was hot. The hotel was just back from the front but had sea views - it was very easy to walk to the front and other places.
The advertisement online is not what is.. the room is super small.. the bathroom you can barley fit in as well as the shower .. it’s an old hotel that barley functions

What a lovely family-run hotel. This was probably the best 3* hotel I have ever stayed at. The room was comfortable and it was in a convenient location with a quick walk to the beach, train station and bus stop. Patricia, the owner, was always so warm, welcoming or helpful whenever we needed anything or had any questions. I highly recommend this place!
Needed a one night stay with the necessities. Eden is a quaint spot that works with ocean views. Staff is very friendly and accommodating. Wonderful foodis available if desired in a very pleasing courtyard.

A friendly, relaxed and clean little hotel..
The staff has superior social/person skills. They treated us very well during our stay. And where very help full during our trip. They speak at least 3 languages fluently. The hotel is clean, every cm is clean. The location is perfect if you want to hang at the beach and/or the local area. One of the best restaurants in the city is located just a couple of steps from the hotel. Nice neighborhood all in all. Will definitely go here next time we visit Juan Les Pins again.
It was so nice to stay in a hotel where the staff were so friendly and helpful and always kind and making sure you had a wonderful time at their hotel. The hotel has a perfect sea view, close to a sandy beach and so convenient for local cafes, and the train was 3 mins walk away to go visit all the French Riviera. Thank you again Patricia & Aurélie.

The location of this hotel couldn’t be more perfect, two minute walk to the beach. On arrival we were greeted by Patricia who instantly made us feel welcome. The room was a good size and had everything we needed, included a comfy bed and amazing sea view. I would definitely stay here again and recommend to anyone visiting Juan Les Pins.

Great hotel, steps to the beach! Perfect!
This was our 3rd trip to Cap d’ Antibes but our first stay at Eden. The location is completely perfect! You can walk everywhere and the beach is very close. A room with a sea view is perfect!! The staff is so warm and friendly, the terrace is great and inviting, the rooms were well appointed and our stay was great!! Parking is difficult but not impossible. I found free parking and then never needed to move my car during our stay. We have stayed at much nicer and more expensive hotels in this area, if we come again we’d stay at Eden without a moments hesitation!!
Lovely reception at family owned hotel
Very clean and freshly presented family owned hotel. Super friendly reception - knowledgeable and very helpful. Well positioned, close to sea front and main tourist attractions. Owners will organise taxi from Nice airport on request; short train journeys connect Juan les Pins to Cannes & Antibes, which are worth a visit.
pleasant stay
We had a very pleasant stay at the Hotel Eden. The manger is very helpful and the rooms are very clean. We even had sea view, which was wonderful. There is also a choice of different kinds of breakfasts. In the room is also a kettle, which was great, because of the bad weather. Wifi worked very well. The neighborhood is very lively. There are a lot of little shops. One can easily walk to the station or the bus stop, where the bus leaves to the airport. Whereas at the sea are very fashionable and more expensive shops and restaurants, there are many local shops behind the station, where one doesn't meet so many tourist. And funny enough, there are a lot of hairdressers in this village.

Good price point, key staff have excellent English, quite street, nice shower products and clean towels. Shared patio for breakfast not open in the evenings. Good grocery stores close by. Steps away from the sea/beach. Quiet hotel with excellent shower. Bath upgrades. Have to ask for a room without carpet. Extra charge for sea view from small Juliet balcony

This is my third stay and feels like coming home - it is my MIPIM option when Cannes is sold out and room rates climb extortionate levels per night l This hotel provides a comfortable and economic solution within easy walking distance of station Since last time i stayed there has been a big remodel of the bathrooms although no complaint previously What I love about this hotel is the warm friendly welcome from Mother and Daughter owners and their continued commitment to service and advice - particularly with train and bus timetables
Great, simple, family run hotel
Fantastic little hotel, 2 minutes from the beach and the centre of town. Great value, we booked the superior room with a Sea View and it was well worth the money. The owner, Patricia, was wonderfully friendly and couldn't do enough to help.

The proprietor and staff were absolutely charming and incredibly helpful. Located a couple of minutes from the beach, a couple of minutes from the railway station and a couple of minutes from the airport bus stop. Quiet and clean and great value. Only criticism would be the shower could have done with an upgrade. But overall, impressed.

The room was very tidy and clean, a nice modern, minimal look to the room. The shower was very small, and the old toilet needed to be updated. However, the location was fantastic, and the staff were all very happy and helpful.
Good location
The only positive thing is the proximity to the beaches. Other than that, the hotel is heavily overpriced for the level of the comfort you get... Bad blankets, no reading light at the bed, very small room... Breakfast was ok and staff quite friendly so that is the positive.
Fantastic Service, a wonderful 5 day break
We stayed on the fourth floor in a very comfortable sized double. There isn't a lift but this wasn't a problem as the ever-so-friendly staff carried our luggage and walking of the delicious food we ate was a plus! Although it is something to be aware of. The staff are incredibily friendly and wonderfully helpful. We were given tips on the best beaches, advice for every area we visited and a comprehensive map of restaurants worth a visit in the area. Our last night we splashed out at our hosts favourite restaurant and it was an absolute delight - the perfect end to a fabulous weekend. We will definitely be returning!

Eden hotel
Spotlessly clean, huge breakfast is 10 euro, a bit disappointing to be at the back for 4 nights.Fabuloue location, close to everything .Discount ticket provided for the beach.All the beaches were expensive-nice mattresses on chairs though. Hotel near the trsin station which is brilliant for nipping up and down the coast. Yes I would return for a short stay anytime to this hotel .

Nice simple hotel, close to beach & train station. If looking for a place to lay your head after being out and about. I was at Cannes Film Fest and this place did the trick. The proprietress and her daughter are very friendly and helpful and speak French, Italian and English. Note it is a walk up (4 floors), so if mobility problems this is not the place for you.
Great value and service at family run hotel
The hotel is very conveniently located with many rooms with a view.It's a English speaking (as well as French) family run hotel & the family go out of their way to be helpful. Make sure that you ask them for dining suggestions - all of the suggestions were excellent & places that a normal tourist would not easily find. Highly recommended'

Clean, quite basic rooms but very friendly and helpful staff. Breakfast is also very good value. Shower cubicle is a bit tight for those on the large size. Otherwise I enjoyed my stay.
Fantastic hostesses!

We had a lovely stay at Eden Hotel. The staff were friendly and helpful, giving restaurant suggestions, booking taxis, and even chilling drinks for us. The sea view from our room was stunning and we highly recommend the hotel to anyone visiting the area.

A very good 2 star hotel with clean and newly decorated rooms. We had doors opening onto the road, with a view of the beach. Patricia and her daughter were very helpful and spoke very good English. The breakfast was in a pretty outside patio. Not far from station and bus stops too. 250 bus to and from airport just a couple of streets away. Some excellent restaurants nearby but don't go to the beach retaurants. Stay in the streets behind the beach.
wonderful hospitality
absolutely lovely. we were on the top floor with a sea view which we loved. Patricia and daughter were always very helpful. we enjoyed the fantastic breakfast a couple of times.The hotel was very central and minutes from the beach Lots of good restaurants in the area Take a ride on the touristic bus to see the area.Wonderful trip.The train service is excellent up and down the coast and lots of boat trips including saint tropez. There is an excellent bus service to and from the airport. All in all a fab holiday..The hotel Eden is a little gem with the warm welcome good food and cleanliness.
Nice hotel close to the beach
The hotel staff is incredibly helpful and kind. They lend you all the beach stuff you might need--towels, boogie boards, etc. The hotel is very clean. They recommend restaurants and beaches that are good for families.
Ideal for families travelling together
A very welcoming hotel - staff all very friendly. Room - simple family accommodation. For us it was breakfast outside that makes this place special. If driving - a short walk away cheap car park. Location excellent for night in other near by resorts. As a family travelling this was an ideal choice - not easy to find family rooms!

Although the hotel is a little dated,and in need of renovation,I found the location and the hospitality of the owner and her daughter to be fantastic.

Excellent location and rooms with a (limited) sea view. My bathroom was very small but adequate. Air conditioning is efficient and easy to use. The owners are always very helpful and like to chat. The breakfast could be more interesting but is served on a nice flowery terrace. But it is the friendliness of the owners which makes this such a nice place to stay.
Wonderful hotel!
Patricia is the most gracious innnkeeper we have ever met. Our room was fantastic and very affordable during the Cannes festival - the train station is around the corner and Cannes just 10 minutes away.
The people make this hotel
The hotel is basic but very clean. But the owner makes this a great place in that she is helpful without being intrusive. Location is also terrific--train station around the corner enabled us to easily go into Nice for the day. Lack of parking was a bit of an issue.
Great for a Weekend Getaway!
Eden Hotel was the absolute perfect choice for our Easter weekend in the South of France. I and my two friends are college students who are studying abroad, and this hotel is the perfect example of quality at a reasonable price. As soon as we came in, Patricia greeted us with a smile and took us to our ocean-view room. She was extremely helpful with everything we needed--whether it was bus schedules, things to do, or calling us a car to the airport--she was always eager to give us advice and information. The cleanliness, comfort and friendly staff at Eden certainly made our stay a pleasant one! I would recommend this hotel to anyone who comes to Juan-les-Pins and is on a budget.

Great location, good service
We stayed at this hotel 5 nights, the location is great and it is so close to all attractions like Antibes, Cannes, Nice etc... We rent a car and Cannes is 10 min., Nice 20 min, St Tropez 45 min. Juan les pins is a small village and it has also fantastic beach, but before you go, you have to make a reservation for the beach. Particia who is a hotel owner was very hospitable, she covered all we asked question regarding the area and attractions, they were really friendly people, also the rooms were very clean. In the bathroom there were no hairdryer but you can request from Patricia, she provided for us, so you don't need to carry it. Totally we were so happy and satisfied. If I plan to go again ton French Riviere, I'll definetely stay in Eden in Juan les Pins

Great location, short walk to beach, restaurants etc. yet on a fairly quiet street. The Owner is particularly helpful and as friendly a French person as I've met. Good value. The room was quite basic, but very clean. I would definitely stay here again.
More than a 2 star
Great genuine hosts in Patricia and her daughter. Helpful in providing map and directions to restaurants, sights and a quiet local beach. Also a closet full of beach parasols, bats and balls, beach towels all for use at no extra charge. Close to beach, station and restaurants. Very enjoyable stay. Thanks.

Charming hotel
Charming hotel with delightful staff. Good value for money especially given location. Very convenient for beach. Quiet air conditioning that worked properly. Only thing I would change would be the bed which was rock hard. Will certainly go again.
Wonderful service and great location
My family and I just returned from 5 nights at Eden Hotel. We are a family of five so we booked a double room and a triple room. The prices were quite reasonable for the area and we had more than enough space. We can't say enough positive things about this gem of a hotel. From Patricia's yummy breakfasts on the patio to the wonderful location close to the beach, we were more than happy with our time at Eden. Patricia also gives great advice about things to see in the area and how best to get there. Thanks Eden!
Wonderful, helpful staff
We arrived late, our luggage was lost, but Patricia met us, provded totohbrush, paste, etc. Very friendly, knowledgeable. Just a bit hard to find initially but very close to beach. A real keeper!!

Delightful proprietor, very helpful. Excellent location with great view to front of building. No lift. Small room with dated furniture, but big comfy bed. Bathroom small with little space for things, but good shower. Walls a bit thin. Could have done with a wee fridge and kettle, but for the price it is an excellent place to stay, would recommend.

The location is good. The hotel is simple, but very clean. The rooms are small, as one would expect with a hotel of this category. The sole complaint is the bed, which is very uncomfortable. The best part of the experience is Patricia, the owner, who is consistently delightful, helpful and cheerful. A graphic example of how people can completely change the product.

Superb Hospitality in Juan-les-Pins
What a charming and gracious reception Patricia provided during my 6-night stay at the Hotel Eden. Even though the hotel is ideally located (one block from the beach), her graciousness in offering suggestions and directions, as well as those of other family members on the staff, were wonderful and just added to the choice location. I more than "highly recommend" the hotel. Only down-side: it does not have a lift, so pack lightly!
Very nice owner, great location, decent condition
As all the other reviews say, Patricia and the rest of the staff are really great! They even offer you mats, umbrellas and towels for the beach. The hotel is in ok condition, not super, but better than a lot of others. The price is not really cheap, but also not expensive, and definitely worth it if you want a very friendly stay within 200 meters of the beach.
wonderfull stay!
Very cosy hotel, so confortble, you feel home! Very good breakfast served in a nice terrace. The room had view over the sea, wonderfull. Patricia is a perfect owner, lovely woman so helpfull. Zorro ( the black cat) did remember us our cat Tilly, always around at the reception and while you have the breakfast.We are glade to have been there. Antibes is a beautifull town and this hotel is close to everything.

Great Stay at Eden!
My daughter and I stayed here for a getaway and it was fantastic! We were greated at the door with a smile, given a choice of rooms, and offered every kind of help we could have asked for! Suggestions were made for what to see and do. Maps and directions of places to visit. Super friendly host and a fantastic location. I would definetly recommend this hotel!

Best Two Star in Juan Les Pins - Hands Down!
We like to stay on smaller hotels. We know that with a two star hotel, we are not going to be in a room fit for a king or queen. After reading other reviews on Hotel Eden, I was convinced this would be the perfect 2 Star hotel and it did not disappoint us at all. Patricia, the owner, is a wonderful woman. She speaks very good English and will do ANYTHING to take care of her customers. Her mom and dad whom speak only French, take care of the front desk at night. Patricia's daughter speaks some English and she helps out during the day. They serve a great breakfast on a pretty little patio. If you are lucky, you will see Zugle the Cat wandering around. Patricia is extremely attentive to every possible need. I would recommend the Hotel Eden to everyone. The location is only a couple blocks from the beach and Juan Les Pins is a great, centralized little town. Viva La France and Viva L'Hotel Eden!
Excellent 2 star hotel with fantastic owner
Let me begin by saying if you have stayed in a 2 star hotel in France before then you know what to expect, if not, you really should give it a try. The hotel location was excellent and the standard of building was good too. For the price the room was excellent value considering the location (for reference, Juan le Pins is a great spot) and the room was clean, good sized and worked as advertised. The only way the room could have been perfect is with the inclusion of a fridge but at the price and star rating we never expected it. What made this hotel far better than the 3 star Best Western we almost picked (worse location) was Patricia the hostess. You may have read other reviews of her elsewhere but she really did make the trip worthwhile. She gave us tips on best local restaurants and beaches and provided transport tips including return airport trips (avoiding a £50 each way taxi ride to Nice). She also let us borrow beach items which came in really handy. Breakfast at £6.50 was also good and served with a smile as everything else was. Nowhere else in Juan le Pins or maybe on the whole coast will give you such good and friendly advice. You will struggle to find a better 2 star on the coast, I would recommend to anyone looking around this budget and for those not sure whether it would be worth shelling out for a better hotel - don't - save the money for some fizz!
