The welcome was outstanding and the gentleman at reception helped us in any way he could. He booked us a restaurant for dinner, gave us plug adapters and umbrellas. The rooms where well equipped and the beds very comfortable. I'll definitely be back next time I am in Edinburgh. Superb value for money.

The warmest of welcomes by Keith advised us of what bus we would need in order to get to the dome where we had booked a meal and were given a map of the town. Toom was clean and comfortable, really nice breakfast with plenty of choices and very reasonably priced. Would definitely stay again.

Wonderful charming hotel with wonderful personable hosts
Such a wonderful place to stay in Edinburgh. We were two weary international travellers who were warmly greeted and allowed to leave our luggage while we went for breakfast and awaited our room being ready. We were very grateful to be allowed to check in earlier than planned. Breakfast was very good. Really wonderful hospitality and accommodation, highly recommend.
As a solo traveler without a car I very much enjoyed my stay. So convenient to public transportation, walkable to Arthur’s Seat. Lovely owners really made me feel welcome. It’s an older property but felt very cozy. I would stay again if I’m ever back in the area.
A very friendly and comfortable family hotel. Great breakfast choices and cheerful service. Plenty of buses into Edinburgh at very low rates. Plenty of places to eat, try the Old Bell Inn if you can get a table. Very close to Arthur's Seat. Packed lunches available if you plan a day out. Overall a very pleasant stay.
Quaint and cozy stay!
This hotel was so quaint and cozy! My room had a beautiful view of Arthur’s seat. The owners and staff were so welcoming and lovely. Great location on a quiet street.The hotel is located 3 minutes from a bus stop and you can get directly to the city center in 15 mins or less. This was nice to get away from the crowds during Fringe and still have access to get around easily. Breakfast and the breakfast bar each morning was great!

We were in room 1 and it was very tired and dusty and felt very unclean. Did not stay the second night. Would not recommend

Lovely room, very easy to find, free weekend street parking right outside the door. Staff were all incredibly friendly, the breakfast was lovely. Bit of a trek from the main town area, but the very regular bus goes from 100m away straight to all the main bits so ideally located.

This metro hotel was one of our best experiences in Scotland. Kevin and Susan, thw owners, do a remarkable job at making you feel welcome and comfortable. The breakfast was exceptional every morning, seeved by Kevin himself, along with laughs a plenty. Susan was happy to do a load of laundry for us (service fee, of course), and she was even kind enough to loan me SuperGlue to make a repair on my travel wallet. The evening staff was wonderful, always helpful and talkative if you wanted to chat. The room (2) was comfortable and spacious, and the shower was amazing. I cannot say enough good things.

From the moment we walked in the staff was so welcoming and accommodating. Any questions we had they were ready to answer and any issues we had they were available to help. The breakfast was phenomenal, it was legit like a restaurant with full service not your typical continental breakfast. I would definitely go back!

Great little hotel just south of the main area. Buses a quick walk (2 blocks). Kevin and Susan are great hosts and go out of their way to help. I left something on a bus and Kevin made arrangements to pick it up and send it to me in the US. And the breakfast is also wonderful.

The owners are really nice and helpful. The hotel is located on a quiet street but a very easy walk to the Main Street where you can catch a lot of buses towards the city center The room was very pleasant and comfortable. The breakfast was tasty and very filling.

Quick stay in Edinburgh
Lovely hotel/b and b. Very comfortable beds, in a great location with bus stops a minute or so away into Edinburgh city centre. The owners were very friendly and helpful. We will definitely be back when we are next in Edinburgh!
My initial impression kerbside where underwhelming - in fact I drove past the hotel twice in the dark. However when I checked out I had come to appreciate the care and attention the owners had provided. My room was small but very well equipped. The breakfast was beyond 5 star in service, choice and quality. Other than the weird council restrictions on street parking and the rather precipitous stairs the stay was memorable. Would I return there, yes absolutely. Great service and attention to detail trumps a parking hassle and steep stairs for me.

The hotel is a little gem, tucked away near the base of Arthur's Seat. We only stayed for one night, but we can honestly say it was a brilliant experience! The staff-member at reception was incredibly friendly (and so was his awesome dog), and he helped us get reacquainted with the ins-and-outs of Edinburgh. The room was clean and meticulously kept, with complimentary tea and biscuits, and bottled water (which was welcome after hours on the train). The cooked vegetarian breakfast was perfect, and we got a chance to meet the owner – he was incredibly friendly and helpful, and he clearly pours a lot of love and care into making sure everybody is taken care of. We will definitely be back in the future, what a great experience! (p.s. when you stay at the hotel and meet that awesome dog, throw the ball, she is deaf and that little ball is her world!)

Really lovely stay
Excellent small independent hotel. My single room was clean and nice for a short stay. Breakfast was included and was excellent. The proprietors were very helpful and friendly. It's easy to get to Edinburgh city centre by bus from the main road round the corner. Overall an excellent place to stay.
A refreshing change from faceless chain hotels.
How refreshing to stay in a friendly, family run small hotel rather than a faceless chain hotel. We had two adjacent rooms and both were spotlessly clean, and very comfortable. The shower was amazing - could have stayed in there for hours! Both rooms were very quiet with no noise from traffic or anything else. Breakfast was delicious- freshly cooked to order. The owners were lovely people - friendly and helpful. Would most definitely recommend this hotel. Location was good too- with good transport links if you didn’t have a car.
Good hosts and well maintained accommodation
Susan gave us a warm welcome. She was very helpful explaining how to get around in Edinburgh. Kevin was very cheerful and willing to meet our breakfast request. The breakfast was delicious and plenty. The room was spacious and warm enough for the winter. The breakfast area was well decorated. I like the rain drops on the door glass panel, they looked very pretty just like crystals.

My room was the perfect size for a solo traveler and the bus stop is very close to the property. Daily made to order breakfast was wonderful. Very nice place. Very quite. Conveniently close to a bus station that has direct lines going anywhere in Edinburgh in less than 20 min. And the staff are SUPER friendly.
Kevin and Susan were the most wonderful hosts who bend over backwards to make sure that you have the best experience. Their humor and enthusiasm for their guests made this one of the highlights of our trip.

Absolute gem of a guest house/hotel - tucked away just off Dalkeith Road, the location is excellent with easy access to buses into the city, but not too far out for a pleasant stroll to the old town and the shops. Breakfast was excellent, lots of choice, and hot food cooked to order. The room was comfortable and I could happily have spent all weekend in the fabulous shower. The owners were so very welcoming, we felt like valued guests rather than just paying customers. I have no hesitation in recommending this establishment, and I am sure that we will stay there again.

Very cosy hotel, lovely breakfast. Barhroom was a bit unusual, hot water was set at a constant temperature and can't be changed. Also sheer curtain in bathroom made showering quite uncomfortable when it was dark outside. Free parking is not really "free" unless you are lucky enough to scorevthe one free spot. Otherwise it is timed parking and only available certain hours weekdays.

Lovely stay. Excellent facilities, shower very good, room clean and comfy. As a guest with food allergies I was catered for very well. Excellent service, friendly and helpful and food was exceptional and well presented. Used local bus and found it very good, saved using and parking the car in the city.

Amazing stay at Kevin and Susan’s place. It was a very short visit for me and my sister but it made our Edinburgh trip extra special. Great facilities and amenities. The cooked breakfast is nice. Very close to the city centre and bus stops are just a few minutes walk although we took Uber for most times which is also reasonably priced. Highly recommended and will definitely return here when we visit Edinburgh again.
There was a very warm welcome, staff were helpful and friendly. There was a good range of choice on the menu for breakfast and all was very well cooked. Excellent quantities of tea and coffee available in the room. It was slightly difficult to get round one side of the bed, but other than that, nothing at all to complain about.

Lovely hotel and good food in the heart of Edinburgh, only issue is the lack of parking which may affect you if you come by car. Parking restrictions imposed by the council impose a no parking zone with fines in the am.

It was a pleasant stay. When we arrived Mr. Kevin was very friendly and told us about the city and how to reach it. The room was exceptionally clean and the breakfast was very delicious. The staff were very nice and friendly. I strongly recommend it :)

The owners of this hotel - Kevin and Susan - could not have been nicer. The room I stayed in was an adorable space that felt like home. Most hotel rooms lack character, but I looked forward to returning from my tours to my room, which also had a lovely view of the gardens. Every morning at breakfast I was greeted by name and asked how my previous day was and what I was planning that current day. The city centre is also a convenient 20-30 min walk from the hotel. Most importantly to me, I was the victim of the airline misplacing my luggage and I was without my suitcase for 5 days. Kevin helped me every single day, multiple times a day, call the airline to try to find my baggage. He even started searching online to see if there were any other phone numbers to call to find my suitcase! He treated it as if it was his own luggage that was missing, not a stranger's. You cannot ask for better service, especially when traveling in a foreign country. He made a difficult situation as good as it could have been. I would absolutely stay here again and I am recommending this hotel to everyone I know planning to visit Edinburgh.
