I had a great stay. Luis was very welcoming and very accommodating. The hotel is centrally located right in the heart of Tulum. Located near some very popular restaurants and a short bike ride to the ruins. The room was clean and very comfortable. Thank you Luis for an amazing trip to Tulum

Luis is very friendly and helpful. Communication through whatsapp is easy and almost instant reply. Air condition is good. Roof top swimming pool and sunset view are excellent. Very convenient. Laundry service at the opposite road and cheap. There was plumbing problem in the toilet downstairs but it was resolved promptly. We still have a second toilet to use. Last night of staying (Friday) was bad because of the loud music almost the whole night. Avoid the weekend and you will be fine. Address is wrong. Type the name of the hotel in google map is fine.

The hotel was clean and the owner was super friendly on the Main Street and everything is there close by never had to use the car we walked all the time

No one there to let us in. There was a note on the door to call a number and someone would come. A very nice cleaning lady came, gave us our key, told us the code to open the huge steel gate, told us the WiFi password when she showed us the loft. No elevator so we carried our luggage up 4 flights of stairs. Not nearly enough towels and actually no amenities at all except a pool on the roof, but more stairs and I don’t think there was a filtration system for the pool. The hotel loft room was nice. Full kitchen, dining area, living room area with big tv and a half bath. Second floor was the bedroom. Comfortable bed. Full bath. There was only us and one other person in the building. Wasn’t bad at all but could have been better.

The property was not what we assumed. Had to wait 30 minutes in between toilet flushes. There was no soap anywhere. Inside furniture was absolutely filthy. Car wash right beside woke us up with a super loud vacuum. The hotel host was quite nice though!

The property was clean and comfortable. Close to a lot of restaurants down the street and minutes away from the beach. The location on Expedia is wrong, so I would contact the host before booking to get the actual address.

Pro, beautiful. Great location. Cons, alittle dirty in some corners. Bathroom vanity is water damaged and smelly with mildew, no hot water in shower. Wifi only works with 1 device not 10 listed

I had a great time at this hotel it was central to all the amenities, very spacious and had a great food vending at the corner of the street. Loved the pool area but it could do with a toilet area with a WC and wash facilities. I would defo book again

Carpe Diem 10 A Beautiful Loft

Carpe Diem Tulum is a 10/10! My neices and I stayed in the Family Loft..Beautiful..Full Kitchen, 2 pull out beds, and another big bed upstairs..and a really nice size shower in the bathroom upstairs. Karen will welcome you with open arms and is very accommodating. Great location..walking distance to all the restaurants..

Good place

Decent place. Stayed in the duplex room and there was loads of space and it was well equipped.

Karin y Pedro were very friendly, helpful and ‘chill.’ Karin’s kind offer to help carry a weeks worth of groceries to the door of my 2nd floor room on the 3rd (third) floor was welcomed. As quickly as she offered and helped lug the stuff up, she just as quickly left and returned to her office. Pedro was equally friendly, conversational & helpful. 👊 My room had a loft w/ a king size bed along with the master bath. Spacious shower with attractive stonework carved, cut, chiseled and installed by a Master Stone Cutter early in their career. The downstairs living room/dining area/kitchen was spacious. The kitchen has a nice full size refrigerator, a stainless sink, along with a flat top stove, microwave, toaster and blender. It was sufficiently stocked with utensils and plates. A half bath is also on the main level next to a very spacious and unequipped laundry room.

Nice apartment

Nice apartment with kitchen facilities. The room was fairly large with a comfy bed and decent sofa allowing 2 adults and 2 small children, The air con worked great and so did the wifi, although the room wasnt too clean this wasnt a major issue. Great location, basically meant you walked out your door and grabbed a taxi to the beach or walked up the road to restuarant or bar (obvioulsy being on a main road, meant it was a little noisy). The rooftop pool looks nice, but not children friendly at all, so couldnt use it. Karen who run's the apartments was lovely and had our room ready early and sorted out issues for us straight away.

GREAT STUDIO!

Everything was so perfect, the studio is well equipped to cook and the beds are comfortable. The location of the place is also super convenient. I just would recommend changing white light bulbs to warmer ones. Thanks a lot! 🙏

Carpe Diem is centrally located. The staff is nice, the rooms are spacious and very clean. We really enjoyed our time here, and spent some fun afternoons by the rooftop pool.

The pictures don’t match the property. They’re clearly old . It was dirty , the shower didn’t work . The toilet was hard to flush . The walls are thin so it’s noisy . The management there was helpful & friendly . That was the only plus . It’s not worth the asking price . Highly do not recommend

I don’t like giving bad reviews so I will do a pros and cons Pro: Close to everything good location. If you get the loft style apartment there is privacy even if technically it’s one room. You get a bed upstairs and downstairs sofa bed (they are pretty comfortable). The pool area is nice looks just like the pictures. Cons: I am sorry but this place did not feel clean. Or look clean mainly the bathrooms. I had contacted the property twice to confirm my reservation and the second time i received response that our place is ready for arrival . We walk in the rooms are decent nice high ceilings (could use some color or decor kinda plain) but the bathrooms ugh there water waterspots on the counters the mirrors look like they haven’t been wiped. Like did anyone ever clean it?? The toilets have a plumbing issue or something because both bathrooms clogged (no we did not throw toilet paper in it) imagine you wake up at 5 in the morning to use the bathroom and the toilet doesn’t flush. Luckily my husband knew how to fix the flush and somehow we made it through. Just disgusting. Why are the bathroom trash cans so small. Ughh the bathroom situation (we had two bathrooms in our rooms both nasty looking and both clogged) just made the whole place feel nasty. Please improve the Decor and cleanliness. Otherwise like I said, it is in a great location has all the amenities and looks just like the pics. The roof top pool area is great.

We chose this place because of the gated parking garage which was great so we didnt have to worry about the rental car. The place is just like the photos but be aware there is no elevator so if you are on the 3rd floor & coming up from the basement parking garage, you gotta carry all your bags up 4 flights of stairs.... Also there is only 1 small window which you need to keep the shade down for any privacy so its a bit dark with no natural light BUT that might be a bonus to help block the noise outside. The bad only had 2 pillows instaed of 4. There is an AKI supermarket nearby so we went shopping & used the ffull kitchen to cook a few meals. There are taco stands and juice stands & even a veg food cart right downstairs so thats convenient. Tbere are plenty of places to eat nearby & loads of shops.

Staff couldn’t not help the problem with this place. The manager should step in but of course they didn’t . It’s started with the false advertising of this apartment as hotel. The next issue is the first room had a broke AC and super hot, then we had to cal someone to come open the door for us since no pow was there as the desk. Moreover after the switch to another room that room smelled bad, the water smelled like the sewer, the lights went out, we literally had to bath with water we brought from the store. Moreover Expedia also is to blame because they had long hold times just to be hold up on we called for 3 days straight and no switching of the hotel until like the 3 days and no refund of our money and the place was un livable. I will never book with them again they made my trip for me birthday horrible seriously.

We had the most amazing stay. The first morning was a bit rough due to the fact that we went out the night before and brought my birthday in we were woken up by loud construction in the next room. I reached out to the manager of the property and she ensured us it would not happen again and it didn't. She was so kind and informative . she helped us find fun in the neighborhood . This hotel is the PERFECT LOCATION. I previously stayed in cancun and had to take cabs everywhere. however here everything is in walking distance. If you wanna wake up at 3am and get food you can because there are food carts all over . The super market is only 3 blocks down. there are so many options so many great things to eat. The pool was amazing and relaxing It was overall a GREAT STAY and i would honestly come back to this exact hotel the next time i visit. Also in america ive been looking for what i now know is called bolero hats that i can never find in any hat store in NYC and there are TWO stores that sell these hats . MADE MY BIRTHDAY . Perfect location the manager really made our stay wonderful highly recommend !

Really enjoyed staying here. Lovely bright, clean room. Cooking facilities were great. Easy walk to town. Be warned the beach is a long way from town if walking. Take a taxi unless you love walking in the heat.

Great location and super spacious and clean room with a lot of amenities including air condition. It had a huge maybe 65 inch tv with a kitchen. There was a full size refrigerator and stove with pots, pans, utensils and dish soap. There’s also a pool upstairs. Parking is included and in a garage under the property which is super convenient. Staff is great! The manager sent me a message asking what time I was coming in and when I couldn’t find the property and the manager came out to find me. There are cameras everywhere including parking garage and someone who watches the property making you feel super safe. It was a great stay! The only thing to consider is the noise level. You are right in front of a busy street so keep that in mind. Will definitely again!

I was hesitant becuase of the price but it was so nice and clean and had a kitchen. I would stay here again in a second. Great staff and prefect loocaton!

Was a great experience. The manager Karen contacted me the day before my arrival go make sure I was okay and of I needed anything. Karen was great she went above and beyond. I needed to do to work on the computer, but my computer wasnt working and she allowed me to use the computer in the office after hours. She was always available to answer any questions I needed. Her receptionist Angel was great too. He was there throughout the night to help with anything at night. The room was clean and had everything you need. The pillows were very thin, but thats all i really had an issue with. There are plenty of places around walking dostance from the hotel and you can also rent a bike. Definitely check out Carpe Diem.

The Good & Bad of It

I really wanted to love this place but found it disappointing. The room was dark, lacking windows. The bathroom sink, mirror, and shower had not been cleaned. However, the location, roof-top pool, and modern design were great. I was able to walk everywhere and despite the centralized downtown location, the room was quiet and comfortable.

Excellent location/amenities and host!

Great apartment style hotel close to everything you need. Close bike ride to tulum Mayan ruins and the beach. Andrea, the host was lovely and very helpful. Originally planned a 4 night stay but extended for another night after realizing how convenient it was. Great rooftop pool and terrace. Great wifi, great A/C We really enjoyed our stay.

Es una linda Propiedad, realmente espaciosa, no me encantó porque parece departamento para vivir, no un hotel de playa y menos de Tulum. Lo demás todo muy bien!

Hôtel très décevant

Points positifs: hôtel très central pour se déplacer à Tulum, espace piscine sur le toit très agréable (bien que seulement deux transat disponibles contrairement à la photo), literie de qualité et gentilesse du personnel. Luis était très réactif et sympathique. Malheureusement, cela n'a pas suffit à compenser la mauvaise impression sur la chambre. La propreté était vraiment limite avec des cheveux sur le sol, une éponge de cuisine déjà utilisée et des odeurs très fortes dans la salle de bain. Les commentaires font état d'une rénovation des chambres sur 2020 ou 2021 mais on sent que l'appartement (nous avions un studio) a beaucoup été utilisé. Les photos bien que conformes au niveau de l'agencement et de la décoration sont extrêmement valorisantes et ne sont pas forcément le reflet de l'état réel du mobilier, dommage. Par ailleurs, je vous déconseille cet hôtel si vous souhaitez un séjour au calme. Situé sur la grande route (Cancún Chetumal) en plus des camions incessants, vous aurez le droit à la musique à fond jusqu'à 2h du matin ou le matin à 8h quand le magasin de peintures en face fait une campagne promotionnelle. On pourrait être plus compréhensif si le prix de la chambre était vraiment bas mais ce n'est pas le cas non plus. Grosse déception sur cet hôtel.
