The room was clean, comfortable and decorated to have a nice classy feel. Loved the jacuzzi. The staff at the restaurant were very nice and took good care of us at meal time. Location is excellent, right on gondola row and close to St. Mark Square. Not a dock at the hotel but only 4-5 minutes walk from the dock.

Average hotel overall. Overpriced due to its location - biggest advantage. Interior is old fashioned Venician style- not my favorite, but spacious. Service - did not feel it at all

Great location. Quiet at night but durning the day we had the first floor room and the kitchen staff sounded like they were in the room. The Shower took a little to figure out but once we did it was fine Staff we helpful. perfect place location wise we suggest not getting a room on the ground floor

This was in an unexpected location and a good bit of a walk from the primary ferry terminals. Not a problem if you know what you're getting into. I expected to be able to be dropped off right at the door but it's not accessible by the private water taxis. Family of 5 with 3 weeks worth of luggage was a spectacle. Turns out that it's a nice quiet location and reasonably close to activity but you can get out of it as well. I would likely stay again now knowing what i'm getting into but probably not with a family of 5. Room is small - even in the 5 bed suite but a nice place overall and super friendly staff - i simply had a different set of expectations going in and it was rather off and VERY pricy for the room.

Location was perfect. Ability to eat breakfast by the canal while the world went by was unique. Breakfast good. Room immaculate. Bit weird with shower in the corner of bedroom but very happy with stay.

This hotel is conveniently located - very accessible via vaporetto and near tourists attractions. The main selling point of this hotel is the staff . They are all very accommodating, helpful, friendly and they go beyond their duties and responsibilities . Special mention to Jarwin Gonzales and Joanna who made our stay very memorable , relaxing and worthwhile . They are the gems of this hotel . As to the amenities and cleanliness of this hotel , we can say that it’s so far very clean. The shower although small is updated and the bathroom is well lit with both male and female commodes . Everything has been provided from shampoo, conditioner , soap, shower caps and house slippers . Not so many hotels in Venice provide breakfast and this one does . The manager of the hotel assists guests everyday and look after their needs not only during breakfast but he is available throughout the day. We highly recommend this hotel not only because it is strategically located but mainly because the staff makes you feel you are not only a guest but a family .
If you want a moody receptionist, cold showers and stale bread for breakfast then this is the hotel for you
Location is fantastic, close to water buses , the square and in walking distance to everything. The food in the restaurant was really good as well (lasagne) staff very friendly and if you can get a canal balcony room you will really enjoy it , absolutely loved the view from our room and it’s next door to the best mask shop in Venice . Enjoy
My room was on the ground floor behind the check in area beside the elevator and courtyard. My windows looked out to a courtyard with staff walking back and forth so I had to have the curtains drawn. It was very odd and expensive.

Hotel room was pretty good. Great location and staff. But we basically stayed in the back of a restaurant.
Small hotel, signs on elevator telling you to not bring certain foods into hotel room to eat, lock on door to our room was broken most of the time, staff was very pushy at restaurant (kept trying to sell us on more expensive wine), lousy breakfast buffet, didn't replace toilet paper throughout the stay, layout of room was not good for a family
We were provided with a room on the main floor immediately adjacent to the dining area for guests and could hear wait staff creating noise all evening until the kitchen closed. Also, the door would not lock from the outside and at one point a confused diner looking for the washroom facilities was able to just walk right into our room when the door was closed.
Right on the canals and easy to get to from the WaterBus drop off location even with a large roller bag - but they could do with better exterior signage as I walked past it twice because I could not see a sign indicating the hotel's very narrow entrance. Quick walks to most of the sites was appreciated. But the room was very "tight" and the location next to the morning breakfast area was not conducive to sleeping in when on vacation.
Excellent location. Friendly staff. The classic room was a bit on the small side although a huge bathroom but everything you need really. I would recommend.
Enjoyable trip at Venice!
Nice stay! Hotel is conveniently located. Rooms are spacious and has a small courtyard covering the 7-8 rooms. Has a canal in the front where you get gondola and close to pubic taxis (boats). The rooms and bathrooms are of differing sizes but spacious and spacious well appointed. Did not take the breakfast there so no comments. For tourism it is very close to the important spots including the grand canal and the Basilica. Staff is as courteous and supportive. My family liked the place.

It was very close to some of the major attractions, San Marco square, gondolas, water buses, restaurants, only a short walk to the Rialto Bridge. It was great to be able to walk because we ate and drank some great food and wine!
Great location - Ground floor room not so great!
Lovely hotel with great location. However our room was on the ground floor. Think it’s the only room on the ground floor so felt very odd and could often hear some noise from outside. It felt very out of place. The shower door was also broken upon our first shower, my husband went to close it and fell onto him whilst into the shower, it was snapped at the sides so had clearly been broken before we arrived but slotted back onto the attachments of the door, we reported this but did not get any feedback from the hotel other than returning to the room and the door being removed and then having to shower with no door for the remaining of the weekend!. For the ground floor reason I would not stay at this hotel again due to risk of getting this room, that is the only main negative point I have. The room was comfy, very clean and cleaned daily too. I expect a different room I would be writing a different review.
Good position but in need of some TLC
Hotel was ideally placed for a visit to Venice 5 to 10 minuets walk from most of the main sights great restaurants on the doorstep water taxis are just around the corner as are the gondola pick up points. The room was not of the standard seen in the promotional material it was to say the least basic but very clean Breakfast was typical but plenty of choice.
No Better Location for the Money!
Incredible view over the canal, impressive location and friendly helpful staff. The room was clean, tidy but a little basic. But that was no issue as ultimately the room was used as a base to get around Venice and for that it worked incredibly.
We just returned from this property and we stayed 6 nights. We are a family of 4 with two teenage children so we got two rooms side by side. The staff was just lovely and helpful in every way. Since parking is so hard in this town they even parked the car a few times when we could not find a spot. Giuliani was very accommodating to us in this regard. The front desk staff was very helpful for dinner and beach chair reservations. Sergio would make us a great Aperol Spritz each night which was something I looked forward to. The hotel location is why you want to book this hotel. A block from town but yet so peaceful and quiet. We were in the back of the hotel. Rooms 408 and 409. Great view of the town and also were able to watch the sunset. Our rooms were very small is my only complaint. 409 especially. If you are a big person the shower will be hard to maneuver. I could not even shave my legs in the shower and I am 5’2”. No way to bend over. 408 was slightly bigger. We booked 7 months in advance and the bigger rooms were no longer available. We completely fell in love with Forte dei Marmi abd I would highly recommend this town. We will 100% come back to the town and to a Hotel Goya.
Overall, this was a pretty good experience. We enjoyed our stay and the location was quite good. The room was very clean and quiet. The location allowed us to easily move throughout the city. The bathroom and showers were clean and worked good. We felt the bed was not very comfortable, but was adequate. Also, while the staff was not rude they were also not very friendly. More attention to quality customer service and general friendliness could push this to 5 star rating.
Customer UN-service!
This hotel does not seem to like having guests or they do not realize they are in the customer service industry. When we arrived at the taxi drop off area & then walked 45 minutes & walked over many bridges (& not to mention an 9 hour overnight flight) the hotel door was locked at 10:45 am. We were perplexed as how to get in. The front desk attendant arrived after a few minutes & acted suprised to have guests arriving. He then let us in & allowed us to check in early but I was not sure he was going to check us in early. The room was clean, comfy bed, good A/C & good size bathroom but the hotel does NOT offer any concierge services & doesn’t seem to even want to interact with their guests in a friendly manner, at all, except for maybe one of the staff members. Also, the breakfast was not good at all! You had to wait for staff to arrive & make you a cup of coffee & I felt like I was imposing to even ask. Don’t pay extra to include breakfast when you can get a coffee for 4 euros a few doors down & find what you really want for breakfast somewhere else. We quickly realized that this was not going to be a enjoyable hotel experience. Wish we had picked a hotel with a conceirge service, bar area for an appertivo & better hotel atmosphere.
Pleasant stay
The hote was lovely and very well located. The only downsides were the pillows, that’s if I had to pick at something but otherwise I really enjoyed my two night stay. Staff were helpful when needing to make an urgent call to the UK/airline. Great air conditioning. Thank you for a great stay

Nice location but staff is off-putting
The location of the property is fantastic...next to a canal and convenient to shopping and San Marcos Plaza. The staff, upon checking in was not very friendly and we were very uncomfortable about writing our credit card # down...not very secure. The hotel was paid, but the staff did not seem to know that and needed to spend 10 minutes looking it up. Not happy with that at all.
The hotel has a very good location and is quiet, which we appreciated. I found the hotel overpriced for what it offers and the number of stars (4).

Pleasent location located in the heart of Venice with surrounding areas attractive to tourists and prime location for sight seeing. From Gondola ride just outside the front door to walking distance to SAN Marco and Ospedalo. Definitely will recommend friends and family.
Very Nice Hotel
Our room had a balcony so we are able to walk out and look at the people passing by. It was right next to an nice Italian restaurant. You also could walk about 50 ft up the block and take a Gondola ride. The room was very spacious and clean. The hotel also offered a free Continental breakfast which was a plus for us. If we should ever return to Venice we would definitely stay here again.

Great hotel close to San Marco Plaza
Affordable place which has top comfort, nice staff, and great location!
Clean and comfortable. Decent area, only a short walk from San Marco Square and the Rialto Bridge. A pretty long walk from the train station though. Not any outstanding restaurants around but you can easily walk a short distance to find one. Showers are awesome.
Nice quaint hotel on a canal
We stayed in Venice for 3 nights on our honeymoon. The hotel was clean, spacious, quiet and in a great location close to San Marcos square. Staff were friendly and overall we had a great experience.
Rude staff, Uncomfortable bed
Instead of a King size two single mattresses were attached side to side with huge gap in between! Very uncomfortable! The reception guy was not friendly and welcoming.
Hotel Ai Due Principi, Venice
This is a well located property in Venice. The staff is professional and helpful. Our room was magnificent. My only complaint is that coffee options prior to 8:00 are limited, and unacceptable by American standards.
Very comfortable and close to St. Marks
Comfortable hotel centrally located in a very unique city. Staff was helpful and the room was comfortable. Nice view of a canal, and located in a quite area. Breakfast was good and the person serving it very friendly. It was a little tough to get the temperature moderated in the room with the heater seeming to resist adjustments. Since it was November, an open window solved the problem. Close to a dock for various forms of water transportation.
Concierge was not helpful. They just check you in and out. Facilities were average.

An oasis in Venice
It is away from the crowded feeling of San Marco and is located in the Castello area of Venice. It is quieter and calmer . The rooms are lovely and the bathrooms spacious. Bed is comfortable. Staff are helpful. There are restaurants and shops nearby. If you need to take the water bus, it is is within walking distance.
Nice hotel with a great location
We loved the room they upgraded into. We had a nice view of the canals. The location was close to everything and also not as crazy touristy which was great. We were able to find places that were for the locals which is phenomenal. The hotel breakfast was good and the staff was very friendly. I would highly recommend staying here. It's relatively close to the water taxi dock with only 1 bridge to cross. We had a baby with us and a stroller so being close to the taxi dock was critical.
Hotel near the canal
The staff was very rude while check-in, not helpful and made the experience horrible. The 1st night our daughter had an emergency (passing out episode) and our doctor asked us to bring her back to US and have her checked out / conduct tests. We preponed our flights to next morning and asked for a checkout on medical grounds, but again the hotel staff was not understanding and rude! They kept saying we will have to pay for all nights we had booked ( which is completely contrary to any hotel, where if you stay one night then they allow you to checkout early even without reason!). We ended up paying for most of our stay as we didn't want to argue anymore with them and had to run to the airport to catch our flight back home. I would highly recommend everyone to look at other options if you are planning a vacation in Venice!!

Lovely staff
Lovely hotel, very well situated and really good value for money. The rooms were very clean and quite big (at least the deluxe was). The bathtub in the deluxe room was also very much appreciated (a rare sight in Europe). The staff was very helpful at suggesting good restaurants and handing out information about the city. Would definitely recommend. However the wifi was quite dodgy and would constantly disconnect and the pillows were quite hard and uncomfortable.
Quiet and convenient
We truly enjoyed our stay. The staff was super friendly and helpful. This hotel was a short walk away from Piazza San Marco and the tourist crowds, yet it was set back out of the hustle and bustle and extremely peaceful. We loved our room, which was perfect for our family of five and came with a beautiful little balcony where we could watch the gondolas glide down the canal.
Well situated and central
The room was lovely, overlooking the canal, and well decorated. The staff ranged from excellent to mediocre when asked to print a document for us. The internet was really bad, never really working in our room, only in the lobby. Breakfast was just OK, but with good service. Great location near San Marco, shopping and restaurants.
Best of Venice Italy
Booked the Junior suite and it felt like a full suite. 3 windows and a small balcony all with a view of the gondola boats and their romantic singing. Breakfast was excellent by European standards (it was in Europe not Orlando).
Excellent location
Good hotel. Room a little small and we were disappointed to see that it was right off the lobby, but it was very quiete and breakfast was served in a pretty little courtyard. Very peaceful. Good hotel - clean and good service, excellent location.
Hard to Find
The hotel was hard to find and not easy to carry your suitcases to the hotel. The staff was friendly the breakfast was European and no coffee for the rooms. There are better hotels that are much easier to reach than this hotel. I could not honestly recommend this hotel to stay in.

Castello neighborhood
Staff at the lobby was very welcoming and great at explaining how to get around this neighborhood. Room was very cozy, clean and quite. Castello area is a quite neighborhood away from heavy traffic but close enough to important sights like St. Mark cathedral, Ducale Palace.
Perfect location
Lovely hotel which was 5 minutes away from St Marks. With careful navigating we were able to walk from the bus terminal to the hotel, it didn't take too long, around 20 mins. On arrival the hotel staff were very welcoming. The room was clean and modern in décor. Breakfast was simple but had a good variety and again the hotel staff were very accommodating. The reception staff gave us recommendations for dinner on the two nights we were in Venice and we were not disappointed.
Awful, noisey closet room next to lobby and lifts.
Conned with room 007. Immediately next to lift, lobby and a hotel entrance. Constant noise, had no sleep. Staff weren't interested in changing our room even though rooms were available online! I assume the last classic room will be this room. DO NOT BUY! You won't get any sleep, the room is also so small you can't fully open the wardrobe or toilet door. It's an after thought - a spare luggage room not suitable for guests. Not as detailed on website and a total con. Breakfast cheap and nasty, bathroom damp and smelly. Harry Potter would complain.
Nice hotel right by a cannal
The hotel was about 5mins from the front and the same from St Marks square,the staff and the whole hotel were lovely , we can't say a bad word against our exsperiance,
Hotel of sighs
Hotel was adequate, but not worth the price paid. Our room was too small and we received no instructions on how anything worked e.g. a/c. Definitely not value for money! We were centrally placed in Venice, which is handy for the major attractions, but that situation drives the price upwards and the hotel is NOT that exclusive. However staff were friendly and helpful and we had an enjoyable break.
Great location
Second time of visiting this hotel and once again not disappointed . Very close to St Marks square but set back in a quiet location. When in Venice, I recommend that you don't try and find somewhere with a map just walk and enjoy the beauty of all around you. A lot less stress!
Lovely hotel. Along a canal in a quite area.
The hotel was perfectly located. Close enough to San Marco square and all the sites to see, but in a quite area along the canal. The hotel is very clean. A classic Venetian feel, but yet modern. The breakfast was much more than expected for a continental breakfast, and the staff could not be friendlier or more helpful. Highly recommend staying here in Venice.
The hotel was very comfortable and well kept, with friendly staff. The location was simply perfect to easily reach the main touristic sites. I would highly recommend this hotel.
Some positives, some negatives
Positives: We liked the quieter location yet close proximity to St. Mark's Square. The front desk of Christina and Deborah were both fantastic and supremely helpful. The washrooms were also very clean and modern, while the breakfast was delicious and the lady who helped us make coffee there was just kind and nice overall. Negatives: For a hotel of this price, it was disappointing that the room was small for two people, not to mention we have a bag each! The interior was a little jaded, while the floors weren't necessarily the most clean/comfortable. The TV was just old and not a comfort to use/watch.

This is a beautiful clean comptempory hotel !! Very friendly helpful night porter as we arrived early morning . Just outside are the gondola rides & a short 5mintue walk to St Marks Square Piazzo San Marco and Dodes Palace .

Comfortable and quiet
Nicely tucked away on a quiet canal. The room was spacious and the bathroom was very impressive with a separate shower and bath. The hotel was quiet also, ie, no banging doors! Good breakfast, although the room is small and compact.

We stayed at the hotel for few nights and the hotel is is in excellent condition. Location of the hotel is really nice and close to Saint marks square. Staff is very polite and hospitable.
Perfect location; short and easy walk from San Zaccaria waterbus stop (no bridges to cross), then 5-10 minute walk to San Marco and 10-15 minute walk to Rialto. Plenty of restaurants and shops locally. Nice and clean hotel with big rooms and very clean. Friendly staff. Recommended for mid-price in Venice.
