It’s an older Hotel from outside but modernized inside. Very clean and comfortable bed. Nice showers and TV easy for use.
Nicely appointed room, nice floorboards, nice bed and linen. Window looked out over a carpark. No strange or loud noises. Pleasant staff. Had enough features as published to get into its star category, but like most US hotels, nothing extra. The area around Union square and Market St shows the effect of economic downturn - empty shops, less people, generally not dynamic. But felt safe.

Good hotel
The hotel's elevator inspection permit expired on 12/16/2021, you can see the expired permit on their elevator wall. I stayed in a room next to the elevator and the elevator was making very loud noise all night long so I couldn't sleep at all. The window also wasn't very sound proof, so I could hear the noise on the street quite well. I tried to check out the next day but the hotel staff insisted they have prepared a new room for me --- a room that's one room away from the elevator. I didn't want to risk staying an extra night in a room that might be just as noisy. Also, I didn't feel safe staying any more after noticing their elevator permit expired in Dec 2021. So I asked to check-out but they refused. I didn't know hotels can force customers to stay if they don't feel safe to. They proceeded to charge me for three nights even though I have already moved to a different hotel (so they are basically charging money for an empty room). It took me 3 hours on the phone going back and forth with the Expedia agents and the hotel manager to settle on getting a refund. It was eye opening to see the Expedia agents and the hotel staff telling me completely different stories of which party is responsible for the refund. Eventually I went to the hotel in person because I know this issue will only get ignored over the phone. Putting the Expedia agent and the hotel manager on the phone was helpful so they can call out who is lying. Shouldn't have been this hard. Poor experience.

It’s an adequate hotel, but I wouldn’t choose to stay here again. There was something sticky on the floor and on the countertops in my room, the windows were thin so it was quite loud at night, and the location is a bit rough (only a few blocks from the Tenderloin - sometimes that’s fine but in this case a bit too close)
Clean and modern, friendly staff, and great location! Bring ear plugs if you’re facing the street or near the elevator - it can be a bit loud.
Small but comfortable
Room was small but comfortable. Bathroom was clean but sink was very small. TV signal was in and out and there was a blue box floating on the screen while watching.
The room is very small like there’s barely any room for luggage, but it was very clean and the price is very reasonable for it’s location!
Well located hotel at a reasonable price
Great location, reasonable price, clean and comfy.
It’s a remodeled motel. The room is decently sized and clean, bathroom was small. Staff was friendly and I appreciated that the front desk faces the main door so staff can also see who is entering. Shower water could have been hotter. Compared to other similarly priced hotels in the area, this seemed like a good deal if you’re not looking for much other than a place to sleep and is clean. This is also a minute walk from Chinatown.
The hotel had a good location, but unfortunately, it was not clean. First, we had trouble even opening the door and had to go back to the front desk to get someone to assist us. Once we finally got in, I immediately felt dizzy, and it was clear that the room wasn’t clean at all. My friend and I struggled to fall asleep, and even when we did manage to drift off, we both had horrible dreams. Overall, it was a disappointing experience.
Hotel 32One was conveniently located. It's a very clean and tidy hotel and in a safe area. The room was small but comfortable. The bed was super comfortable. I'd stay again.

My daughter and I stayed here for her birthday weekend, the staff were friendly and accommodating. The room was clean, comfortable bed. Shopping was within walking distance to downtown shopping, right at the gate of Chinatown, which you could walk up towards north beach for the best Italian food, we had sushi one night, hands down best we’ve ever had. The pier to Fisherman’s warf was a quick uber ride away. The area was clean, and I felt very safe walking around. Would definitely stay again:)
Hotel was good for a short business trip. No heater was a little odd but overall it was a decent hotel experience.

Great stay again, love the upgrades with the toiletries. Remodel of rooms are a very luxurious feel. We’ll be back next month!

Perfect hotel. Great location easy to get everywhere and super safe. Room was perfect. Bed comfortable everything clean. Had window open each night and really no loud noises at night.
Charming hotel close to Chinatown
Easy check in. Beautiful, charming hotel. Friendly staff and I even received a welcome gift with a Starbucks gift card. Such a lovely surprise. The rooms were super comfortable and modern and they even had a large ceiling fan. I'll definitely stay here again when visiting the city.
Overall a decent stay. It was epugh given the days we were there as there was a heat wave that sucked and the rooms dont have air conditioning but we survived. Room was smaller than expected but fine for our needs. It was fairly central to everything we wanted to do while there which kept our Lyft costs low. Overall not much to complain about. Decent hotel for decent price.

Small, dated and dirty. I wasn’t the best stay
Got locked out my room multiple times a day. Had to go back up and down to get new keys and help and once opened I tried to walk in when the maintenance instead of asking me to wait pushed me he could have said anything or raised his hand I didn’t need to be physically stopped. Also tv didn’t start had to get that fixed

Clean , great location , 12pm check out. The only thing is that there is no AC. I stayed in August and it was totally fine with the window open.
Clean and functional. Note that bathroom doors only create the illusion of privacy, so beware if you are traveling with people you do not want to be exposed to.

I stay here often and like the site. Location is great and staff is great. Recently remodeled. Remember, though, it’s a boutique hotel in SF. This means small elevator and older building. Part of the ambiance!
Great Little Hotel
I stay here all the time. The hotel was remodeled within the last five years. Rooms toward the back are more quiet. The staff is always very friendly. Very walkable. I feel safe in this area. Close to Union Square, shopping and Chinatown.
Bedsheets were dirty, towels were dirty, elevator is loud and is very audible.

This place was a safe stay, would book it again
I've stayed at this hotel twice this year. Front desk service was fine if a bit morose. Strong air freshener smell in the hallway. Bed is reasonably comfortable if a bit soft. Reasonably clean. No AC but ceiling fan is sufficient most days in SF. Windows are not soundproofed. Room and bathroom are small but sufficient for 1 person for a brief business stay. I booked this hotel over other similarly priced options partially for the advertised VIP Silver benefit. I was given 2 free drink coupons for the bar next door. I ordered a cocktail only to find out that the benefit is only from 5-7pm and only for beer/wine/prosecco (not the cocktail I ordered). I had to ask for the gift card benefit and was handed a bag with a $10 Starbucks card, two water bottles, and a perrier canned drink. I've had VIP benefits at nearby hotels like a free room upgrade and free bottle of wine - much better.

Bathroom in my room was so dirty and disgusting.
Nice rooms with all the basics and comfortable beds. The bathroom has a nice shower with a rain head and wand. Really close to transportation, shopping, and the park. Would stay there again!

They've done a really nice job with an old building. Rooms are larger than I expected (at least mine was) with comfortable beds. The only thing that keeps it from being excellent is the slow, slightly sketchy-feeling elevator and the limited ability to store luggage. Great location within in easy walking distance of transit and many sites, but quiet and safe and very reasonably priced. I would stay here again.

It was fine. 2nd time here, room was a bit more spacious. Definitely clean, not noisy.
Stayed here with my partner while we visited SF for a few days. Nice hotel, really modern rooms. Staff are very friendly and helpful. Close to Chinatown and some good restaurants/bars! Downtown SF was definitely not my favourite place of the trip, but I felt safe in the hotel and around it. However, if you are scared of elevators like myself, just be aware that it is an old, very loud elevator. Also our room had no air conditioning but the ceiling fan helped us to stay cool during the night.
The location is excellent - on the edge of Chinatown and very walkable to many other spots and transportation. The staff were all very friendly. In terms of the room, I’ve had better. The floor felt gritty to walk on barefoot and the shower’s water pressure was very weak. The mattresses were not as firm as most hotels tend to have. Very basic amenities but I knew that when I made the booking, and that wasn’t an issue for me personally.
Nice stay. We got a goodie bag, it was sweet of them. Though the Starbucks card had no money in it, it was still a sweet gesture.

A good, modern and clean place to stay. The location is perfect. The weekend in San Francisco was relatively hot, so we missed an A/C in our room.

This hotel was a cute spot to stay in for the weekend ! It was small but unique, the rooms were nice and clean with a good restroom ! A nice plus was as a silver member with Expedia, I was given a free drink voucher to the bar next door, a gift card and slippers! Only cons to this hotel was that there is no parking provided by the hotel, you need to park at nearby parking structures that were ($42-$44) each night you left your car for 12 hours, the hotel doesn’t validate your parking voucher ticket either which I felt could have been a big help financially and the hotel only has one elevator which wasn’t too bad given it was a small hotel but it sometimes took a while. We like staying at this hotel for a number of reasons. I usually book directly through their hotel site, but my Orbitz Gold had some perks like complimentary drinks (only beer and wine, I’ll make a suggestion in a minute) and gift cards per room (didn’t receive). Buuuuut Lita at front desk was super helpful and nice, beds are very comfortable, the hotel is convenient to a lot of “things to do”, and did I mention the beds were super comfortable? My suggestion about the complimentary drinks next door; allow us to get a cocktail and we’ll pay the up charge ($1-$2) per drink. We probably would stayed and paid for another cocktail (this is not reflective of the hotel)
The staff was excellent. Very good price-quality ratio. The only detail is the quality of the water in the bathroom is not good and it does not have a good smell.
Nicely updated, very clean! Staff was beyond helpful and friendly. Location is right at Dragons Gare and very close to Union Square to allow for easy commutes to shopping, dining, and site seeing.

It was a typical boutique hotel with a modern flare in design. Bed was comfortable and everything was clean, but it is an older building and you don’t have control over the temp. There are over head electric fans which do help cool it down, but I wouldn’t want to stay here if it was high temperatures outside. It’s very secure as you can only enter by being buzzed in or using your room card which I appreciated. It’s also a close walkable distance to many things nearby like market street and the gates of china town.

This is a little gem. The remodel a few years ago makes it current. Beds are comfy. I stay her all the time, unless it’s hot.
The showers have low water pressure and never gets warm enough.

The only issues I had were the bed wasn’t the most comfortable and the heat wasn’t working in the building. Its was around 40’ degrees at night. They did give me a space heater but it was still cold.
This hotel was great! A little small but it was renovated and cleaned. The only thing I didn’t like was ine of the towels was dirty. Like a black spot but other than that it was surprisingly good. I will come back.

This is my go-to spot for when I’m in the Bay Area for both work/play. It has the old SF architecture with a modern/redone feel. The beds are comfy, there is a safe/well lit parking garage right behind it (not part of the hotel).

Staff was very friendly and hospitable. Location is perfect and safe for walking even at night. At the doorsteps of Chinatown, galleries nearby, short walk to SFMoMA, gelato across the street is yummm! Parking is $42 a night at the White House garage but on Sat/Sun you can park on the street for free (read the signs). Elevator is slow.

The staff were on site alll the time. The place is safe, outdoor magnetic badge access. My room was beside the elevator and that is what made it noisy
This was not my favorite stay. Upon arrival there was a member of the cleaning crew using my room as a break room. I was offered a “free upgrade” to a larger bed which just makes the small rooms feel smaller. The upgraded room was also located right next to the noisy elevator. The walls are so thin you can hear absolutely every visitor on your floor. I checked out a day early was not asked why or offered a refund for my unused night. They also expect a $100 security deposit when all their “amenities” are already broken. There’s no working heater and no a/c. The wood floors which would be a beautiful look are insanely dirty. I would not return. So much money for a horrible experience.
Had a great stay! Staff was friendly and place was very clean! They offered complimentary drinks for the bar next door where they also had great service and karaoke! Only thing is there was no kitchen so we had to eat out a lot more but that wasn’t bad we got a chance to experience the city!
It is very convenient to Chinia town and Union Station. Not too many reasonable places to eat.
Room is little bit on the small size but very neat, comfortable, and clean. There is no vallet parking as claimed on hotel website, but no worry, there is a public parking a cross the street name White House Public Parking. You can park your car overnight there safely. This hotel is close to Union Square, China Town, lots of shopping stores close by, and lots of restaurants you can walk to.
This hotel is in a good neighborhood with lots a places that are in walking distance. Definitely would book again
Our room was next to elevator and was very noisey all throughout the night and in room heater didn’t work so required a portable heater. Otherwise enjoyable stay.

I love this hotel. Stay here every time I'm in SF. This particular room (701) was loud because I could hear the elevator moving, but I've stayed in several other rooms here without that problem.
