*They don't have enough parking spaces. *The room doesn't have airconditioning, especially now its summer, its hot as hell inside the room. They provided tower fan but its still not enough. *They don't have soap, shampoo, conditioner in the bathroom. *Its always smells cigarette in the stairs. Very Limited Services. We will not come back again! We're not satisfied!

Good place to stay, I attended a concert & it's in walking distance to the staduim. There wasn't any drinking glasses or plates but has a microwave & toaster in the room. We only stayed 1 night so didn't really matter. Clean & tidy room. We even had 2 fresh water bottles in fridge which was nice. Would stay again.

It was an ok property. When booking in i asked about breakfast which is started we get when we booked and she said restaurant is shut. While she did make and effort and get some snacks for breakfast it was no continental breakfast as stated. There was also a poo in our toilet upon check in. Place needs an update. Staff was lovely.

Such a great location. One night stay for me. Had all I needed. Handy restaurant in front. Such friendly owner.

The bathroom was not clean. The room was too hot to sleep in even with Fan on high and windows open. Breakfast was a Banana (I'm allergic to banana's) a melted Moro bar, a muffin and foul coffee. The restaurant below, didn't speak english and were rude. That was where we were supposed to have breakfast but it was closed.

Clean and comfortable. Staff very friendly and helpful. A few small extras in the room would have helped. For example, a toaster was provided, but no plates or knives. The kettle would not fit under the bathroom tap (no sink in the “kitchen” area, and there were no extra pillows. The bed was comfortable.

The room had a funny smell, I couldn't quite decide what it was. Being there were no arm chairs the angle of the tv made it quite hard for two people to watch.

Location was good

We cancelled the booking multiple times two weeks prior to the check in date. No one answered our calls as we were told to call Expedia and they did not refund us. No one was helpful. They did not want to help out in anyway.

We loved this home away from home - it was well equipped with every utensil and appliance we needed. The home was so comfortable and clean with areas for the whole family to relax.

Difficult getting in and out of property as driveway right on roundabout. Shared bathroom not one per room as advertised.

This property is run down and my room was smelly. There was no insulation against noise and the public areas were also uninviting and smelly

Check in states between 2pm and 8pm got a call at 3pm asking what time we would be there. No actual office that I saw the manager just walked out as I parked the car and showed me the room then went to deal to a tradesperson in the room next door. It was a dash check in as we had to rush to an event which was fine for us. On booking I had stated we needed a ground level room due to recent leg surgery this was missed and had to settle for a room upstairs. The towels provided are very tiny suitable for a 5 year old but not a growen adult. Breakfast is a calci yum milk, a banana and a yogurt (not ideal if lactose intolerant). (Continental is generally cereal fruit and toast but this was not the case) barely any milk for a coffee either. The worst part is the duvet has mould and stains in it peel sheets back to find stains and other people's hair laying under the sheets too. At 12.30am when we got back from event, I found we just accept that it is what it is and not call the after hours number and deal to it at check out. At check out a lousy sorry I'll sort that now was given which was to late as only stayed the one night. On top of this the bathroom wasn't clean and shower had stains in the corners. Very ran down. Would not recommend Got woken in early hours to voices through walls and people walling past the room. Would not recommend at all.

The room was very clean and spacious. Unfortunately when came back in the late evening there were no parks left on site which meant I had to park about 500m away.

Only unhelpful thing was the restaurant sign was easier to see than the hotel sign and it is just off a busy roundabout so we actually missed it on arrival and had to find somewhere to turn around and go back to roundabout :)

Did not end staying here due to thus motel not being suitable for a person with disabilities. Had the nerve to charge us for the night.

Definately not my favorite. Was clean but very basic. Parking designed for small vehicles. Shared bathroom in my instance. Ok but way down my list. In fairness price reflected what you got. So should not be dissapointed. Nice resturant in the front.

No one to check me in. Had to ring someone to gain access to unit. Unit was clean and comfortable. I was in bathroom and someone knocked on door, i called out loudly at least twice to wait a minute but the door was opened and a staff member who could hardly speak English came in. No security lock on door.

The room was clean, the man at the desk was lovely. Parking was atrocious. Hand soap dispenser was empty. 1 tiny capsule of milk( for 2 people). 1 sachet of coffee, again for 2 people. We werent even told about the supposedly complimentary breakfast when i checked in or out and this was my main reason for staying. Yes these things are trivial, but i rarely stay in accommodation and i expected a little more.

Didn’t feel safe

Not what I expected. As a single female I felt quite unsafe given the isolated location, openness to the outside and having to leave my room to use the bathroom toilet down the hallway.

We stayed there just 1 night and it was a terrible experience. The room was very small, without air conditioning so we had to open the window and tolerate the mosquito pricks and car noises throughout the night. The walls were thin, so we could hear the next door TV sounds. Also, there was just one bathroom in the ground floor which the toilet was dirty and there wasn't any hand washing liquid. It was complete waste of money and I don't recommend it at all.

Nice motel. Parking a little difficult but not too bad.

I stayed in the budget room, booking at short notice. As a place to sleep, and somewhere to shower, there's nothing wrong with it. Certainly not a romantic place to impress someone. The best thing for me was unlimited WiFi. Many "free Wifi" options are limited to 1GB or similar, and as I was intending to work (online) it was good to be able to get on with my job without worrying about data. Bed was comfortable, pillow was nice, and supermarket is not far away.

The pictures of the hotel show this grand old country house but, like other reviewers have said, I was out into this annexe by a small car park. The room was nice, bed was alright and the shower worked well. But the wall was paper thin and I could hear every word (and other things!) from the room next door to me. Breakfast was very good and there was a good range of available options including vegetarian and vegan cooked items.

Skirting boards and carpets were not clean. Gap under door that was remedied by a draught stopper. Bed looked clean and comfortable.

Staff were friendly and helpful. location is convenient. If you are there and hungry, there is the Big Fish cafe a couple of minutes walk away - good if you like Asian fusion etc. I am sure there are other options if you look. This is a case of - you get what you pay for. One of the least expensive options around, and for that you have to set realistic expectations - this is not 5 star accommodation. There is little noise insulation between rooms( and outside) - so prepare for that if you are a light sleeper. had the room with own bathroom, so cannot comment on shared facilities.

The only 1 thing was the drive in from main road needed a cool head in heavy traffic but a fabulous clean,welcoming easy check in ,comfy bed no complaints at all ..

After reading some online reviews, I didn't have over high expectations but I knew it would be adequate for my one night stay. I was pleasantly surprised. The staff were exceptionally helpful and pleasant and made me feel welcome. The room was modern and clean and the bed had good quality linen. The shared bathroom was very modern and was presented well. The breakfast was appreciated. Overall this was a very good experience and value for money.

We stayed in a room with private bathroom and everything was great location and the motel and the restraunt the only thing is parking is tight but the owner was really helpful in accomodating our truck.

I would not recommend this place. Need to improve cleaning. Bed is not comfortable.

Location good for us doing event at nearby exhibition centre, close to local amenities, clean and quiet. Downside wasn’t told about included continental breakfast on check-in which could have saved us time and $84 we had to pay for breakfast elsewhere!

There wasnt an iron in the room, and yhey didnt have one available. Also, there is no "continental breakfast. There wasnt any milk or bread in the "dining area".

Cost effectve, central accommodation

This met my needs really well. I just wanted something close to the course I was attending. Had a shared bathroom which was fine, very clean. My bed was really comfortable. The parking at the motel is tight, so just be aware. Motel is situated very very close to a roundabout, so you have to be prepared to turn quickly. I'd suggest taking a couple of attempts to work out exactly where it is.

After hours there is no reception person or desk. Had to phone a number and was given instructions. Finaly worked it out with the help of another guest. Place was clean. The signage was bad to find the motel. Thank goodness for google maps. Had to drive very slow to find the entrance. Very small parking lot.

Nice bed n space. Loved the adjacent cafe/restaurtant - excellent quality for very low prices. In the unit Towels weren't large enough to dry your body after showering and the parking was very tight

Room was clean, but my husband could stand in the middle of the room and paint both walls... The room is extremely small, No Air Con. and nothing like the images shown on the website. The word BUDGET is an understatment...... Its a shame they don't focus on customer comfort in stead of dollars.

Absolutely Disgusting

This motel did not clean the shared bathroom once while we were there! That's a 3-day/2-night stay. The entrance had bottles of brown water and cigarette butts as well as boxes stacked beside it. The ground was covered in grease and walked in dirt. The rooms had spills and marks all over the walls. There was a spill that had not been wiped off of the plastic table cover. The only place to fill up the jug with water near the room was in the bathroom, which had mould in both the hand sink and shower and shared towels were not changed. I've seen student flats kept in better condition than this was. Not recommended. Terrible!

Absolutely disgusted with the continental breakfast attempt. Basically a communal kitchen with everything dumped on the bench at a free for all scenario. Once i managed to get a bowl of muesli and toast back to my room maggots were crawling in the muesli bowl i was just about puking my guts up. Management couldnt have given less of a s#$$ let alone an apology. WILL NEVER STAY HERE AGAIN

Close to Ellerslie racecourse. The parking is very difficult. One needs a three year degree course in Information Technology studies to operate the Tv. Although alongside Great South Road it is remarkably quiet.

Awful motel. Pictures are so decieveing. Nothing like what it looks like on the site. The man who greeted us was rude and unaccommodating. The room was unable to even fit 2 of us. The floors were gross and the room was definitely not clean. The bathroom is shared with the entire floor and is absolutely disgusting. Do not recommend this to anyone.

The staff were very friendly! The room was very basic, with the bed taking up most of the space. Our bed was comfortable though, we were happy that our room had a small fridge and the kitchen downstairs was handy too. I know we booked a budget room, but they really could do a bit more to make the rooms more cozy and inviting. It seems a bit expensive for what we got.

Worst 2 nights of stay!

Upon uncovering bed spread found bed bugs!! Slept with clothes on and on top of bed for two nights!! Would not recommend, in fact they should be inspected by health department!

Great hotel. Very clean, friendly staff. Location is 15 mins walk to the train station. Very quiet. The roads are pretty frustating to cross, traffic lights not close by.

The place is a bit out of town but is near to buses and the train station - 8 to 10 mins walk. The shared bathroom didn't turn out to be an issue as it was usually available when I needed to use. The room facilities were pretty good and I slept soundly. It was a small room though and I still needed to use the stand fan even though it was cold outside. The kitchenette was also pretty handy - and so were the papers. Note though that the manager 'knocks off' at 6:00 p.m

Very good bit hard to find. Easy to drive right passed but overall good.

No comfy chair to sit in to watch TV in the evenings, so ended up sitting on the bed. No cutlery or plates to stir a coffe or eat a meal heated up in the microwave. Great cafe/restaurant at the front. Comfortable bed - had such a good sleep
