Great place ! Very big room with great big windows right in front of the sea in a very grand beautiful building
Great views, but some services missing.
Lovely location and the room had a huge bed. But the pool was closed and the spa only opened at 3pm on Tuesday - we were there Monday to Wednesday, so that was very limiting. The bar had a lovely view, but was very expensive.
Poor breakfast, long 15 min line at checkout. No ventilation in the room. Really horrible
Don’t expect a 5 star hotel
The hotel is very dated and definitely not a 5 star like advertised. There is no lobby area or any area to sit and relax. Advertises a pool area but doesn’t mention that you have to pay to use the pool Paint is peeling from the walls, our window leaked in the rain, the shower door didn’t close properly and soaked the bathroom floor. Tea and coffee wasn’t filled up every day had to ask for more and they tried to charge me for a coffee sachet! Breakfast was €20 per person per day! Went next door to a little bakery for croissants and coffee which was €2 It’s in a good location next to the bus stop and on the boarder of the main Livorno area
I stayed in a superior room which was in poor condition
Dirty bed! Bad Service! A/C did not work and front desk said they could not do anything about it.
Beautiful and well maintained classical building from the end of the 19th Century in front of the sea. Excellent restaurant on the roof with amazing view. Attentive and efficient staff.
Nice location
Exemplary service by every staff member we encountered. The property is palacial and elegant. Wonderful property.
This was an outstanding hotel. The rooms were big, not the typical small European room. The bathroom had a tub and a shower and also was large. The location was beautiful - right across from the ocean. I would stay here again!!
The staff at the front desk could be friendlier
Rude Front desk ladies, and our Room had Mold all over the wall. When I told them they said "oh". Then; They charged me for a car when i didnt have one. When i asked for refund they said" No i can't refund, i complained again & receptionists said it will take weeks for refund". Not helpful.
Stay in Livorno
From check-in to check-out, the staff was professional, but friendly. Our breakfast and dinner experiences were wonderful because of the delicious food and awesome service. Many thanks to the wonderful staff.
Good to stay
Rooftop restaurant and pool
Hotel eccezionale
Great room & wonderful breakfast
What a wonderful hotel, check in & service by everybody was great, the hotel is beautiful. My room was huge with a separate marble bathroom. The rooftop pool was very nice although the water could have been a bit cleaner, it was murky. The breakfast was out of this world, so many choices & beautiful. I would love to stay again.
We had paid for a de luxe room, we got a room with small windows, we felt like we were in a cellar. The next day, they changed our room to a better one. Dirty and smelly seats. Some of the lights didn't work at all, neither in the room nor in the corridors, and the carpets were dirty. Very worn hotel. Breakfast absolutely did not correspond to 5 stars. The staff was lovely, absolutely great! K.
Lovely setting, good service, easy parking, comfortable. Could do with a lick of paint

Nice stay
The hotel is nice with a good service. The gym was a disappointment in the -1 floor, with no windows or functional AC. The breakfast was also very basic. The roof pool and deck was nice to relax and soak in the sun.
Central
A very expensive disappointment
The hotel did not respond to emails, we wanted them to organise airport pick up but they never responded to repeated emails. The breakfast did not have a good variety and choice of healthy options. It was mostly sweet pastries and breads/ cakes and not much salad choices. There was no option to cancel payment for breakfast either, so whether we ate it or not we had to pay €17 per breakfast which was a total rip off Don’t be fooled there is a beach by the hotel. You have to pay and there is no beach, just access to the sea. Another disappointment. The air conditioning in the room was very poor and kept cutting out. It would not cool below 24 degrees centigrade Swimming pool on 5th floor but expected to go to reception on ground floor to collect towels. Unacceptable in a 5 star hotel The staff work hard and try to please however I would not recommend staying there for the above reasons.
5 stars Hotel? 5 Italian stars maybe. So 1.5 at best. If you like hair in tub, then 2 stars
Property was grand but tired. Restaurant has a magnificent view over the harbour. Food selection and staff were excellent. However our shower was not clean and had a temporary wooden slatted floor which was insecure/unsafe and it was impossible to use the shower without flooding the bathroom. Reception was poorly run - had to queue for sometime to check in and we were told the roof pool was closed when it was actually open.
Front services were not 5 stars but Walking distance to Livorno area, Terazza mascagni etc!
Great
Amazing service and lovely room.
I like this location, will come back next year
Staff very professional, roof top pool, location
Lovely stay again at hotel palazzo!
Another fantastic stay at this lovely hotel. This time we had our 6 month old with us. The staff were really friendly, helpful and kind, especially with the baby. We were given recommendations for restaurants and provided anything we needed.
Incredible views
Its a beautiful old hotel with great ocean view but heat/ air condition doesn't work well. No good to ho there for winter and summer😅
Great position and ambience. Classic Italian.
One night stop!
Property was beautiful, but run down. Bed was very comfortable, but rooms could be upgraded. Breakfast was delicious and had a wide variety, very surprised at the gluten free selection. Architecture and historical information was gorgeous. View of the water was breathtaking! Had some course interactions with people in the city, but overall a lovely stay.
Nice location and staff
I enjoyed my stay. Positives were the quiet location next to the sea, good bus connection to the centre and station, nice historic building and rooms and the staff were friendly and professional. The breakfast was only an about 3* in terms of quality. Also, I noticed that the space under the bed hadn’t been cleaned properly (dust etc.). The air conditioning didn’t work which was not too bad at that time of the year. There was no milk provided for the tea/coffee in the room. As I said, I enjoyed it, especially because of the staff and beauty of the building, but I wouldn’t call it a 5*
The staff took excellent care of us. An example we had just got back to hotel and the restaurant had closed. But the bartender and the chef whipped up some delicious food even though they closed. They went above and beyond. Rooms are large and clean. Everyone was very friendly and helpful. We had beautiful views of ocean
It was a very pleasant and beautiful stay. The location is gorgeous and the hotel is stunning as well. The hotel service was continuously kind and helped anytime we asked. Wonderful stay!
Very friendly staff. Great dinning choice on the fifth floor.
Beautiful grandiose hotel built in 1888. The high ceilings, the columns and the frescos are a glimpse into its glorious past. The rooms are nicely decorated with view of the seaside, which is just across the street. The breakfast offers many choices and is served in a lovely room. Fabiana greeted us every morning with her beautiful smile. The staff are professional and helpful. Great experience!
Hotel gate was closed for car to drive in when we arrived at 6pm. We had to park outside on the street and walked into hotel to ask them open the gate for us. There was only one staff doing check-in, we waited very long. It took us more than 30 minutes from parking to get the room key. Room is very clean. Shower is leaking. Water was all over the bathroom floor after 10 minutes’ shower.
Very clean, amenity are updat to date, good loaction
A really nice hotel, easy parking as we had a rented car. A wonderful bar and restaurant up top.
Wonderful Hotel
Great hotel, excellent service, wonderful area, fantastic breakfasts and breathtaking views. Would highly recommend and would stay here again.
Lovely view so try get a sea-view room
Didn't feel 5* Especially not breakfast in which every small cup of coffee had to be individually requested. The restaurant prices were through the roof, appropriately enough given the restaurant is actually through the roof. Lovely views over the sea though.
Beautiful hotel. Easy to walk into town.
The room is clean and spacious. The hotel grounds has fabulous views of the water, we enjoyed the scenery during breakfast
Friendly staff, great service.
Beautiful old building with style in a fantastic location
Everything was great.
Best hotel in Livorno
Beautiful stay fabulous hotel We will be back thank you
We were very happy with our stay. We had room 520 which was very special. At our check out we told Cara that there’s a problem with the bathroom think. The lack of ventilation causes a very bad smell, but this was not comparable with the amazing views of the room. Fabiana was very helpful during dinner and breakfasts. Thanks to all our stay was very pleasant.
Convenient location to catch ferry. Proper decor is tired. Service friendly.
Great overall experience…staff was amazing and accommodating
Service staff in the terrace restaurant was friendly and knowledgeable but the service and attentiveness was terrible. They dig not clear the table when appropriate.
A beautiful spot. Beautiful hotel. Stunning view. Excellent service. Highly recommend.
Great stay. A bit noisy outside at night, cars:scooters
5 star Highlight of our trip
Livorno by the sea
The hotel is gorgeous with a sea view. The rooms are spacious and quiet with comfortable beds. The desk staff was gracious and helpful as we dealt with a mistake in booking the ferry.
Livorno
Best hotel in town
Total Relax
E' un hotel che era la residenza estiva dei Reali e quindi la struttura è splendida. Situata di fronte al mare, con ampio parcheggio e camere molto spaziose e confortevoli. Breakfast veramente notevole per la ricchezza e varietà. Ottimo servizio.
Livorno's stop
The location is by the sea, but bit far from downtown. The restaurant at the hotel was closed during our stay. The room was really spacious The bath room had separat shower n bathtub.

Easy to access, nice reception area and staff, quiet room

Personale professionale e cordiale. Camera e bagno spaziose e silenziose. Ottimo, secondo la mia esperienza, rapporto qualità/prezzo. Paolo Mazzolin
Camera ampia e fon ogni comfort, letto enorme e comodissimo. Personale gentilissimo in ogni aspetto.

The staff were very nice and accommodating. Very knowledgeable about the area and even recommended great places to visit throughout our way stay. The hotel is beautiful and has great views of the beach. Breakfast buffet was amazing and the amenities were fantastic.
