L'accès au parking était impossible à cause de travaux dans la rue (finition pas pour tout de suite...)aussi nous avons garé notre voiture dans un parking payant. Personnel gentil et souriant.

Very charming hotel overlooking the lake. Lovely landscaping made for beautiful outdoor spaces to lie in a hammock, sit by the water, etc. Our room was clean and nice, but the bathroom and sheets could have been better. Breakfast was good - you get some options of traditional Guatemalan, more American style, pancakes, yogurt/granola etc. It is built into the hillside over the lake so there is some walking up and down to get around, but the staff kindly helped us with our luggage. No TVs in our room so would recommend bringing books / a deck of cards. We enjoyed using the free kayaks but were a little disappointed the hot tub was an additional charge. The area is in between San Juan and San Pedro - it's an easy walk into San Juan by a path down by the water, and easy to walk into San Pedro too but it's along a main road without sidewalks. Tuktuks are cheap and easy ways to get around, as are water taxis.

Enjoyed 3 nights stay at Uxlabil. It's not a typical hotel and could classify as a mini-resort with quiet a few things to do. You can take a nature walk, get a massage, take sauna and explore the lake on a kayak. On-site restaurant serves free breakfast and delicious options for lunch and dinner. Staff is very helpful always with a smile. Rooms are basic but spacious. Each floor has a lookout terrace where you can sit on a chair or sofa or lounge in a hammock to take in panoramic views of hills and lake throughout the day. One thing annoying though no fault of the hotel is the loud horn sounds buses make while passing by the road close to the hotel. It can wake you up in middle of night.

Beautiful view and a good breakfast, but Not a 3 ⭐
I booked the hotel thru Expedia. I arrived at the address, but all I could see was a doorway that led to a mountainside. Finally had my friends leave me, and I made my way down hundreds of feet of the vertical mountain side, on uneven rocky steps w side rails that had fallen & were in disrepair. Finally found a building with laundry going, but as I was calling loudly for at least 5 min on the way down w no answer, I knew it wasn’t near reception. I finally saw someone on an upper floor in another building. Even tho I was calling, I finally got near enuf to get their direct attention & they said reception was further down. There’s no mention in the description of the hotel that is not appropriate for anyone who needs special assistance or access, Which made it very difficult, as we had one woman who needs some help walking. Once I got to reception, they told me that the hotel parking lot has a different address than the hotel, and that it is on the bottom of the Mountainside; that you have to park and walk UP to reception at least 3 flights of steps, plus probably at least 1/8 of a mile on various paths to get to the steps. I was told by reception that they email folks info on Parking when they book, but they don’t do it when booked thru Expedia. Great views, although some of the things in the rooms were in disrepair. They offered to carry my friend in a chair up the steps once she made it all the way from the lot, but when we returned, they said it was too late (10pm)

The only complaint I have is that I was lacking hot water for the shower. The staff and facility are amazing!

Beautiful, if you can not climb stairs not recommended. Many steps up and down. I’m 77 and my wife 70 and no problem for us. Nice breakfast in the morning with a wonderful staff. Fantastic view of the lake and towns across the lake.
This was my 2nd visit to Uxlabil and it was just as great the 2nd time. The staff was super flexible to accommodate our requests and the property is gorgeous.

Worthwhile
Beautiful views. Nice restaurant with limited menu. They ran out of free, filtered water half way thru and did not replace. We went during San Jose holiday and there were ridiculous amounts of very loud fireworks going off all times of the day. Worst was late at night and 6AM!! May want to avoid this. Bathroom had no ventilation, so after a shower it stayed moist a long time. Otherwise, good value, beautiful scenery.

Stayed at this property for 3 nights. The staff was super nice and informative. Property has a beautiful view of rostro maya and the overall lake. Kayaks are easy and accessible to use at all times. Hotel is only a short walk along the shoreline to the main st of San Juan. Breakfast was always delicious and filling. Would highly recommend staying here if you are visiting Guatemala.
the owner cheated on me and ask for duplicated payment. reservation made through Orbitz and paid on line, but the owner asked for extra night payment. go through orbitz and not able to get refund for the over charges

This accommodation was very nice, but we did have problems with WIFI and electrical outages. There was also construction going on and the hottub was not in service. But overall, a nice place or the money.
Staff did a great job of customer service. I spent time talking to Francisco (owner) and he shared the history and vision of the hotel.

It was 25 minute walk from city center and boat dock, not 5 minutes. Also quite noisy with highway traffic honking at 5am and weed whackers at 7am. Clean, nice staff and good breakfast. A little run down in rooms.
My daughter and I had a wonderful stay. Our room was clean and well-maintained. The view is spectacular and the tropical flowers colorful. We were especially fond of the expensive healthy, fresh options restaurant there and the walkability to both San Juan and San Pedro. Everyone attended to our needs very well and made us feel comfortable. There is plenty to do around there if you consult a travel agency.

Very nice location, right off of Atitlan, but hike up to location not fun with luggage. The views are spectacular. However, dining was not the best. Breakfast starts late and then it is so very hard to get served and dinners are truly awful. No AC which is ok, however, you cannot even open the windows as you'll let all the mosquitoes in and there isn't even a fan. Bathroom vents into room so everyone knows what you're up to and the light from bathroom shines right into room so forget about not disturbing your sleeping family. But the showerhead made it all worth it! First pressured shower I took my entire trip. That alone was worth it.

Love this little hotel. I got sick while visiting. They extended my stay without any hassle, and could not have been kinder while I recuperated. The entire staff were lovely, but in particular the two women I interacted with at the front desk, Zachia, and one of the women in the kitchen who prepared bland foods for me. The gardens and views are heaven for nature lovers. Free kayaks. Good food. Good wi-fi. Hot water (once you figure out how to use it). Filtered water available. The staff arranged a shuttle for me back to GUA which was much cheaper and nicer than I had found on my own online. definitely recommend this gem of a hotel. Many thanks to the kind staff.

The hotel backs onto a main road. At night time trucks drive fast and beep their horn to warn oncoming traffic. Sometimes there is hot running water. Sometimes there isn't. The service in the restaurant is a little slow. The food is delivered at deferrent times...not good when serving a couple. The hotel could do more to advise on activities in the area. The wiring in the shower room needs looking at. I don't think it's very safe

My only complaint is that I'm not in shape to go up the stairs to the room, the hotel is beautiful and stress free, the people that work there are so friendly and helpful, I will love to go again but I will ask for a room on the bottom part, I'm so glad I had this experience.

Thé hotel is not good! Access is terrible, either you have to hike your way there or take two taxies, the rooms are moist and full of mold all over, breakfast is fine, very small. We couldn’t wait to end the stay but the stuff did try to help us with the accessibility and change our rooms so it went from been horrible to just bad. Please don’t stay there!!
Don't trust Google Map when looking for this hotel
When you go to this hotel, you can't find it on Google Maps. I was able to find it through a friendly local. It is more than 100 meters from the hotel parking lot to the hotel. You have to carry your bag. This is inconvenient. Other than that, it's a great hotel.
This property has its own dock. The many gardens are well maintained. The staff was pleasant. Our rate included breakfast. It was tasty. They arrange for a small boat to pick you up to take you to any of the other towns around Lake Atitlan for a cost of Q10 per ride. A couple of negatives/disappointments: 1. The road leading into town was closed so leaving the property required us to walk along a path that was rocky and/or muddy. This then led to the bottom of a very steep hill which is challenging when travelling with people over 70 as we did. We then had to hail a tuk tuk to get to the center of town. The hotel should have notified us. 2. Bathrooms make it or break it for us. There was no bathmat provided. There were no hooks on which to hang our towels. No toiletries were provided other than a large bottle of hand soap by the sink. 3. The beds were not comfortable. 4. There are many steps to get from the dock to the hotel reception and then more to go up to the rooms. An issue when travelling with older individuals. Would have helped to know this before booking! I guess you pay for the views of Lake Atitlan when it comes to this hotel.

I would love more options to eat because we stayed 4 days and we were little tired of the same food, the jacuzzi i thought it was part of the reservation they should specify that is an extra charge, over all beautiful hotel, friendly staff, very clean, I'll gladly recommend this hotel, to me and my husband is 4.5 stars I'll take half star because of the food and the extra charge for the jacuzzi. Very pleased with my visit.

The room was basic (the shower had a weird smell) - the staff was awesome (some more accommodating than others) - nice walk to village (which is fabulous) - the biggest issue for us was the noise! Constant honking of vehicles - dogs barking - and some explosions. Oh - and the WIFI barely worked.
Exo Hotel with nice views of lake Atitlan
The eco hotel for that side of the lake where San Pedro and San Juan villages are located is a very good option with a beautiful views. Service, breakfast and overall amenities are very good however, the rooms, bed sheets and towels can be cleaner than what they are now. Overall I recommend this beautiful hotel.
Beautiful place! We will return. My dog loved it. Hotel has a beautiful view to the lake. Staff were great as well. To go to the Main Street with vendors and restaurants, the hotel arranged for the tuc tuc to pick us up from the hotel.
Warning! Do not attempt to stay here! It is on a very unsafe road on the very outskirts of town. You cannot walk safely to and from the location. Most importantly it is unmarked, there is a small road with no sign, and when you get to the building there is also sign marking what structure the hotel is, no lobby, nothing. There is also no one onsite. If you are able to get in contact with someone on WhatsApp you are out on hold for 30 minute increments and overall have to wait and hour or two for someone to finally arrive. There is trash all over the grounds, old broomsticks, dirty clothes hanging from a wall, a complete mess. I left after waiting over an hour and no one ever came. The road and part of town feels very unsafe compared to other parts of Guatemala. Good luck.
The property and breakfast were good. Kayaks included. Extra charge for Jacuzzi. A little bit hard to find and access.
Average hotel
Be careful the pool/jacuzzi is NOT included with the room. We had a nice stay at that hotel. However, we were really dissapointed to learn that we had to pay about 100Q (15USD) to access the jacuzzi for only one hour, although the main picture of the hotel was that jacuzzi. The room was ok, a bit old and outdated, but whatever for $70.

Our stay at Uxlabil was unplanned and short but it was a stay for the memories. On our way back from Mazatenango to the capital we realized we wouldn’t make it back before dark so we decided to stay the night at Lake Atitlan and enjoy its view the next day. I booked our stay just 3 hours before we arrived via car but within minutes of calling them letting know we arrived we had someone greet us at the parking area. To be honest the road to get there is not an easy one we really thought we had taken a wrong turn but once we got to the hotel we were greeted by friendly staff and an amazing view. You get breakfast included with your stay.
Eco Hotel
The stay started off really negatively when the address listed on Google and hotels.com was not the correct address. Our Uber driver drove around for over an hour trying to find the place. Finally we spoke with the front desk and they came and met us out on the main road. For future, the hotel should let guests know how to find it. Also there was no fan or WiFi in the rooms. There were no outlets to charge phones except in the bathroom. Overall it was clean and the staff were really nice! Breakfast and kayaks were included which we appreciated. The best part was the gorgeous view of the lake!

Amazing vibe, view, and staff. Everything is made with love, especially the food. Please only stay if you’re the type of guests that enjoy connecting with the culture and are very respectful to everyone that crosses your path. Shower temperature works better if water pressure is not turned on full blast.

Beautiful views from this enjoyable hotel
First trip to amazing and beautiful Lake Atitlán, and I'm really glad I stayed here. First, the location is perfect. It's directly on the lake with stunning views from the balcony, the restaurant, everywhere. It's located about 5 minutes' walk from San Juan, a not so touruisty village with some interesting handicrafts and a couple of restaurants and bars. Backpacker haven San Pedro and New Age haven San Marcos are a short boat ride away, and while San Marcos was more my speed both are worth a visit. The hotel: fantastic staff, loved talking to them especially the cook (Spanish speaking staff, but I'm sure they would take good care of those with no Spanish). Restaurant has a small menu but good food, ate breakfast and dinner there. Room is very basic, but is comfortable. No TV, no heat or a/c (none needed while I was there). Shower was fine with plenty of hot water. Very nicely landscaped grounds, including nice sitting areas to relax outside next to and on a short pier over the lake. This is a hotel that really fits its special location. Would absolutely stay again.
The hotel is absolutely beautiful and serene with an idyllic view. All of the staff were incredibly friendly and helpful with check-in, arranging transportation, and giving suggestions for the area. The restaurant menu is small but the food is absolutely delicious. You can walk to the center of San Juan in 5 minutes, tuk tuk to San Pedro in 12 minutes or so, or lancha to San Marcos in 15 minutes.

Uxlabil Atitlan is an amazing place - you cannot beat the location/view from the balcony, the attentiveness of all the staff, or the quality of the food in their restaurant. We so enjoyed our stay and the amazing meals we had. All the staff we interacted with were very friendly and helpful - even before our stay when I emailed to ask for transportation advice. We hope to return some day!

Wonderful staff and ideal location
We loved staying at Eco Hotel Uxlabil. The staff is a lovely Mayan family that couldn't be more friendly and accommodating. The hotel has its own dock so the best way to reach the hotel is via water taxi. If you are going by road, have a tuk tuk driver take you down the little path that can be accessed going into San Juan (we tried to take the steep windy staircase with all our luggage that can be accessed on the highway between San Pedro and San Juan, and it was extremely difficult!) The location is ideal if you want to visit San Juan and San Pedro.. there are easy paths that are less than a 10 minute walk into both of the towns along the lake! Also, you can take a boat ride to San Marcos in 10 minutes. All rooms look out on the lake with a large porches and comfy chairs to relax and enjoy the view. Excellent breakfast included, and you can use kayaks and canoes for free. Please note this is one step above a hostel, so rooms are minimalistic and no hot water showers.
The nicest staff in all Guatemala
The Uxlabil Eco Hotel has the nicest staff in all Guatemala!!! Everyone was so nice, helpful and patient with our broken Spanish. We enjoyed our little chats and also a free use of a canoe was really nice! Sara cooked and served us breakfast and it was great every time! 👍👍👍 We’re primarily staying in hostels on our trip, so I would consider our room as an ok room. However the only thing that really bugged me was a strong moldy smell in our room. The location was a bit tricky but it just adds to the whole adventure 😉

You can’t beat the view from this grea hotel. Friendly staff, delicious made to order breakfast. San Pedro and San Juan just a ten minute walk on either side. Best to enter from their dock out front to save walking from the towns docks. Did the coffee tour arranged from the hotel, great!

hotel staff is great! Very friendly and accommodating! hotel is located in a quaint location with private dock and short walk to center of San Juan. Rooms are spacious and food is delightful! Includes great breakfast and wonderful view of the lake! Only downfall is shower drain and sometimes cold water. Still highly recommend!!

Lovely location, spectacular views, friendly staff
We had some communication issues on arrival (we have no Spanish and the staff have limited English). The triple room we had booked for our children was assigned already, so we were given two others at no extra cost. The next day we were allowed to chose which rooms we wanted to keep. Staff were helpful and friendly. The massages were good and very cheap (£16 per hour, June 2017). Food was nice - see the picture of one of my breakfasts below. Our laundry was returned without any issues. There is wifi in the public area, but it is slow. We used one of the hotel's canoes to go for a paddle on the lake at no charge. This is not luxury accommodation, but it is good value and a special place, off the beaten track. The local village, San Juan, is a 10 minute walk through sugar canes. It is best to arrive by water as the road on that side if the lake is very rough. We were sad to leave.
