Most of the staff were lovely, some didn't speak to us. Overall we were very comfortable. When the rooms were cleaned oddly they didn't remove the used coffee cups and spoo s and replace them. Only complaint is that the restaurant ouy the front, weirdly turns into an all out night club of sorts on Saturday night, music is pumping 😬😂. And the wall are paper thin. Ita a boutique hotel, full of beautiful charm you hear people upstairs and in hallways so dont whinge about it.its a bloody old building in London and its stunning.

The hotel was very dated. The lamp and walls were damaged, the wood of the step leading to the balcony was very old and decaying, there was no bar to hang the toilet paper on. The sink was corroding, so I had to buy bottled water elsewhere. But overall I had a good experience. It was very quiet, in a nice part of town, and the service was good. The bedding felt very clean and the room had everything I needed.

Nice Stay but Poor Housekeeping Etiquette

Breakfast was fabulous. Check-in was a breeze. Hotel facade nice. Love my room which has a door that opens up to a balcony. Both balcony and room carpet could use a good scrub. Room was not made up when I cam back in the afternoon - put up a No Disturb sign before napping. Woke up to incessant knockings and an attempt to unlock the door - duh - just because they wanted to change the shower head (which I did not request & was contented with the existing less than optimum one, but apparently being done in most rooms) - couldn’t it wait till I check out? Or done when I was out? The total disregard of my visible & verbal ( I shouted through the door for them to go or come back later) request not to be disturbed was appalling.

In need of TLC.

The hotel clearly had character, right now, its in desperate need of TLC. Its a marvellous building, with a presence and historical depth. Unfortunately it is weathered and worn. Carpets are stained, doors didn't shut, tiling had holes, skirting boards are grubby etc.

Great locstion

The hotel is in a great location, ideal for travrlling into central London. It was comfortable, clean, and had everything we needed for our short stay. We got upgraded to a bigger room as there was no single beds available on our arrival, which was nice and spacious. There are some elements of the hotel that are in need of modernising or replacing but was pleasantly surprised after reading the poor reviews. Dont be put off by others who moan about the small details. This is a nice, freindly, comfortable hotel.

The worst hotel I have been not a 4*!!!

The location is the only good thing about it. The whole rest is a joke. This was a birthday treat for my friend which was destroyed. Firstly we have been given the room on the 4th floor and been advised that the lift was broken and will be fixed soon. We have been also told by receptionist the "you are young so you will be fine getting on the 4th floor without lift"; well, somethings shouldn't been said as not all disabilities are visible. And actually my friend has bone issues. Secondly when we got to the room it turned around there is a water pump which was turning on every 10mins and the noise was unbelievable. I went downstairs to complain and been told there is no other rooms but they will turn it off for the night from 22.30 till 8am so we could have a sleep. Well, that wasn't true as we almost got a heart attack at 7am. Next thing we wanted to have a shower in the morning it was good that we had our own cosmetics as turnaround that ones provided by the hotel were only for one person despite the room being for 2 people. Also there was not hot water so we had a cold shower!! There was also a cut cable out not covered and next to the bathroom heater were the towel would drip water! The toilet canister was also leaking! There is a weired smell in the whole hotel like a dump and dust mixed together. When we got for breakfast it also turned around that the lift hasn't been working for ages as there was a flower on the lift entrance in one place and sofa on the other.

Staff were really accommodating. Convenient connections to the tube. Lovely restaurant below. Hotel seemed tired and we actually asked to move rooms as the windows, some bathroom tiles and bath were cracked/ broken. The second room was a little better.

Property was attractive and nicely located away from the bustle and crowds. The room was clean and well serviced but let down by filthy windows on the outside and a broken toilet seat. The TV was old and had a portable aerial hanging out the back making the picture unstable. I paid nearly £300.00 for a single room for one night as it was near Xmas and felt a little disappointed in what I got for my money.

The noise levels from what sounded like the heating system were unbelievably loud all night. Couldn’t sleep. Toilet was blocked and wouldn’t flush and there was mould on the tiles around a very inadequate shower. The reception is nice but everything is tired and unloved.

The rooms are a bit tired and tatty , found used tissue by bed and bin not quite emptied as well as old stains on carpet and wall. Also wish I knew our room was going to be basement with boarded up window However staff lovely, the hotel is a beautiful building , historic and interesting in a lovely area and decent price so probably would stay again but not in basement and would be good if the rooms could be given a bit of an uplift

Location was great in terms of transport links. Staff were very nice and the building looked lovely. Our room needed some attention in terms of updating the bathroom which was very tired looking and not functioning particularly well. But everything was clean and it served its purpose. We were staying on the 4th Floor, the lift goes 2 floors up and then you walk the last 2. The room was lovely, but the TV did not work and the shower was just a dribble. For the location, the price was good and if the TV and shower worked it would have been 5 stars

AC didn't work - window unit kept falling off and not being able to cool down entire suit No regard for food allergies - went to restaurant and ordered room service (no phones in their rooms). Spoke to the folks in the kitchen numerous times about my food allergies. They delivered food with the allergen on clearly on it. Place is falling apart. So many things are broken in this hotel. Seems like they're holding on by a thread. Carpets are old and smelly

We have stayed at the hotel quite a few times over the past 25 years. Although we enjoyed our stay I would say that the hotel is a little tired and needs some attention to the decor in the rooms. As well the plumbing needs som work as the flow of water was lacking. The internet was also very slow even with a booster in our room. Having said that we will likely stay there again.

We love this charmful slightly older buildings, they may not be all smooth metal and glass and may have shaky internet. But the staff was great, very friendly and helpful and the building itself a beautiful old lady. Also - great communications, with subway and bus stops on the corner.

I got what I'd expect from a 'boutique' style hotel at roughly the same price as a travel lodge - a beautiful old building, a big comfy room (sofa, arm chair, balcony and beds), but it's clearly not got the level of investment required to look modern and spotless in a Victorian building. I definitely didn't experience any of the horror stories some of the reviews talk about - the beds were soft, the bedding and towels clean, the air con worked, the lift worked, and there's a safe in the room if I were concerned for security (not that I was given any reason to be). I think it might be a victim of overselling itself - the breakfast was a simple self serve buffet with only 1 hot option (hard boiled eggs), and describing it as 4-star boutique may counjour images of spas and gourmet food. If you want a base to stay at with a lot more character than a chain hotel, for a similar price, in a good location you shouldn't go wrong. If you want somewhere to spend your days in luxury you'll need to spend more, if you want spotlessness at the price you'll need a chain with rooms designed to be maintained with minimal work.

Looks nice from the outside, however, very dated inside. Definitely not a boutique hotel as described. Bathing facilities rubbish. The water pressure was awful and the bath/shower were very old as was the whole bathroom. The staff were hoovering the next room at 7.45am, not the most pleasant stay. The bed was comfy but there was a previous guests flip flop sticking out from under it. Could be a really nice hotel if they modernise it, sort out the bathrooms and fix the 100 year old lift that only goes to the 2nd floor.

There was a weird smell travelled back on my clothes, like a strange damp smell. The property could do with a refurb. The locks on the doors are so tricky too, spent a bit each day before I left making sure it was actually locked. The staff are amazing though, very nice and the location to the tube is very handy. The bed linen was clean and had a good nights sleep.

Hotel was genuinely really nice. Read other reviews and i thought I would be walking into a bomb site. Reception was very nicely decorated and clean. Yes it shows its age but thats what come with an old building. Arrived 15 minutes before our check in time and told the room wasn't ready as I expected so, walked 30 seconds around the corner had a drink and came back 30 minutes later got the key and went to the room. amazing spacious room, with nice high ceilings and views out across the area from the balcony. Bed was made and clean along with a clean and stocked bathroom. Yes the wallpaper may be peeling in some areas if you look for it but its not like the room is falling apart. only booked for 1 night but would of happily stayed there for a few days. The room had a fridge and kettle with tea and coffee. Staff were polite and answered any questions we had. Couldn't have asked for more for the price.

Rooms are tired and nothing like the photos. One small bath towel and no bath mat for a double room. This wouldn’t have been a problem had our welcome actually been welcoming. Front of house staff rude and unhelpful and we couldn’t wait to leave the next morning, very glad only one night booked. Great location and with different staff things could have been better. Night doorman was the only member of staff that was polite and pleasant.

It is not a four star hotel, however for what we paid (£80,:travel lodges over £200), it was what we expected. We did not have high expectations given the reviews, but it wasn't as bad as we thought it would be. The hotel, although tired had some me lovely period features, staff were very welcoming and the location was great. Budget price for a budget hotel, but should not be advertised as a four star and the website is not a true reflection of the hotel.

The Hotel is in an excellent location close to the tube station in a quiet neighbourhood with clean large well furnished rooms. On the downside the décor was a bit old fashioned & breakfast was continental only. The staff were pleasant & polite. We would certainly stay there again.

After reading the reviews we were a bit worried about staying. We were surprised to find that our room and bathroom were both clean and tidy. We cant believe that of all the rooms in the hotel we got the only good one! Our only negative comments would be: The stairs from 2nd to 4th floor are a nightmare for people our age! The hotel as a whole could do with some TLC being administered.

1. Safe has still not been mended. Reported Tuesday evening. 2. Hotel staff don’t wear uniform or badges with their name and position. 3. Contrary to hotel’s own website no English breakfast option. Just a poor continental option with poor choice. 4. Furniture in both room and customer areas, such as the so-called restaurant, very badly torn or marked or both! 5. Room doesn’t contain a “What to do in event of emergency” notice - a breach of local legal regulations. 6. WiFi is pathetic with frequent disconnections and extremely slow speeds. 7. Curtains in room badly pot-marked. 8. Nothing but lies about Tuesday’s supposed restaurant. After seating another couple then me, a supposed manager informed me that they aren’t starting cooking until 8pm! So much for the 11am to 10pm restaurant. 9. Numerous marks/stains/burns and a big hole in carpet. A supposed 4-star hotel? Easily the worst hotel I have ever stayed in. Yet this so-called dump of a hotel charges 4-star rates!!

Got there dead on 2pm check in time and was told to sit and wait.... some people were gradually given their rooms but we were told after waiting 30 minutes that our room wouldn't be ready for another hour. I explained we were going to a concert which actually started at 2pm, could we use a courtesy room or something to get changed in and drop our luggage off, after a further wait they let us into our room mid clean which worked for us. The room itself had knobs missing off all cupboards and post off a headboard, floor tiles in bathroom broken and bath panel hanging off. Shower wasn't very powerful at all. We luckily only used the room to sleep in after the concert. The beds were comfy, fluffy pillows and nice curtains. Very old building could do with money spending on it. Meet customer's expectations and change the checkin time to 3pm if you won't be ready for 2pm and staff need to keep customers informed. Convenient for Hyde Park.

Old and run down

The property is old and run down. We had a Deluxe room. However there was nothing deluxe about it. The bed was so hard it gave my wife a bad back. The old mixer tap never stopped leaking and to get a comfortable shower we had to turn the flow right down or get burnt. The staff are brilliant.

characterful, charming and vibrant, the decor is a pleasure with its Italianate murals in the villa and colourful furnishings. friendly and happy staff. breakfast is simple but effective. this 2nd time we went, we went to the Persian restaurant, Janan. the cooking was sublime.

Shockingly bad communication even with Expedia themselves- just ignored emails and phone calls not wanting to answer query. Father died 2 days before due to stay and chased for over a week to hopefully get a refund due to circumstances, then refused. This took more than 5 calls, numerous online chats with expedia to get a response 8 days later.

Hotel rooms were in need of refurbishment , smelt of damp, paint coming off walls because of damp, hole in bathroom door, toilet roll holder broken, stains on thread bare carpets. Bath bubbled most of the night to do with plumbing. Towels missing from bathroom. Big bedroom.

Hotel looks great from outside, 2 minute walk to tube station. Quaint little shops around the corner & great coffee shop. Receptionist welcoming & friendly. Large room, very clean with good facilities. Unfortunately holes in curtains when drawn, threadbare carpet, bed mattress springs were broken & had to sleep sideways to avoid. Overall very dated, mishmash furniture & very much in need of some TLC around corridors & room

Disgraceful shower in room and poor stay

Hotel is very tired. My basement room had a toilet/showerroom which was one of the worst I have ever had. I was in a hurry to get to a meeting so did not fully notice how bad until I returned very late that night. No plug in sink, badly corroded pipes, dirty - particularly around the shower cubical, almost more water flowing down the shower wall from the water selector than came out of the shower head. Seal around shower door dirty and detached and no toilet roll holder. At checkout staff member simply told me to ‘leave key there’ (on deck) no good bye, no how was your stay. Very disappointed with this stay.

Dirty, no handwash, unfriendly staff, breakfast is terrible. Sign in was terrible as we were asked for ID like criminals. No water in the room. Broken door. I can go on and on. The money they charge is not worth it we had to move to another hotel as we was so disappointed

Arrived expecting to check in at 2 as advertised.. waited an hour and ended up with a different room. Co travellers were on the top floor and were advised not to use the lift as its an old building and often breaks down.. Felt that there was a problem with organisation and guesswork… another customer asking receptionist to show her on the map of London where the hotel was.. receptionist drew a circle around London and said “in there somewhere “.. Room was tired in need of redecorating/updating.. some of the sockets didn’t work.. Co traveller had issues with shower with the temperature control not working and the actual shower knob coming off in his hand.. Handy for the tube on a positive note.

Had to change rooms first night. However, the 2nd room decor and furniture was rather worn also. The TV I told reception did not work properly the picture and sound kept breaking up. They said they had fix but it was the same the next day.

We were appalled by the fact that Expedia described this property as a ‘boutique’ hotel! It may have been way way back in the day but currently, it is a run-down property which falsely advertised a lift (it was broken during our entire stay and it only reached the 2nd floor (we were on the 3rd level which was actually on the 4th floor). Air conditioning was advertised but also broken in our room. So many things were broken in our room - too many to list (floor tiles, towel racks, shower head, carpet, heater)!! I had read some of the nasty reviews in advance but I had also read some fairly positive reviews so we were hopeful that there would be some redeeming qualities and sadly, the only two redeeming qualities evident was the large size of the room and the clean bedsheets. The room decor was dated and dusty and one of the two windows wouldn’t stay open so in the middle of a London summer in a hotel room with no A/C, we struggled to get fresh air in our room. When we mentioned these deficiencies to the staff, they provided the appropriate lip service (“we’re sorry, we didn’t realize the AC was broken”, “we’re sorry the lift is broken”.). It is so sad because the building has such great bones and it comes with an incredible history but it is clear that the current owners have no respect for the history and no desire to keep the property in an excellent state.

Well located close to Warwick station. Nice staff but let down by relatively poor room quality. Shower was not working properly, the decor looks tired. It's ok for a short stay and to be fair, the bed was very comfy. Bar did not open until 6.30pm.

Please avoid this hotel. When we arrived, they were understaffed and the rooms were not ready. After waiting 30 minutes for someone to come back, they gave us keys to a room that did not match what we had booked. The room felt like a shoe closet and the air conditioner was a floor unit that took up most of the minimally available floor space. The room was musty to the point that it seemed like a health concern to stay there, cramped, and in quite a state of disrepair. The toilet was mounted on a plywood slab and all the furniture showed serious signs of wear. On top of all that, the hotel’s WiFi was broken and we were international travelers without data so WiFi was critical for us. We went down to the desk and they offered us an “upgrade” but it had all the same problems, but just with more space. We went back down to the desk and kindly explained the situation, the worker said he understood and promised to have his manager process a refund the following day when he returned so that we could book elsewhere. We booked another hotel with that understanding and then they refused to process a refund. We also fought Expedia for a refund but they said it is up to the hotel. So please don’t be deceived by the charm of the pictures, the hotel was nothing like them. I hope Expedia discontinues working with this hotel entirely. There are much better options for this price point.

Stay here for the full Faulty Towers experience. They say you can’t polish a turd but you can paint it gold and hope for the best. Rooms need work - very dated (some harsher person might say shabby), TV didn’t work, noisy water system. Shame they couldn’t accommodate my feather allergy, I didn’t enjoy sleeping without a pillow for three nights. Very clean though and good distance from the underground.

The lift only goes up 2 floors, so if you've got luggage you'll be going up 3-4 flights of stairs with no assistance to your room. Also the lift is very old school and feels incredible unsafe. The property is so warm all the time, the air con in some rooms didn't work, the don't stay open as they are broken and also very heavy. This is a great, characteristic property and has so much potential to be fantastic under passionate management. So far it's cheap and cheerful to an extent.

Basic place for 1 night but needs refurbishment

This hotel looks quite grand from the outside and main entrance. The reception area is ornate with many original features. There were quite a lot floral arrangements in the entrance but they were past their best. The building is looking very tired inside and the room was not in great condition. Our room was extremely hot when we arrived, the air conditioner has broken, the replacement portable unit was causing more heat than any cool air. Having been travelling around London on a hot day, our first thought was to have a shower but this was only running scalding hot water. When we turned the tap to lower the temperature it came off in our hand. The receptionist was very helpful and quickly found an alternative room. The decor and furniture all had a very worn look. The bed was fine and we slept ok. We didn’t have breakfast as we wanted a cooked breakfast which isn’t on offer at the hotel. The carpets are quite threadbare and even loose in some areas including on the stairs. The antiquated loft feels more like a service lift. The room was clean enough and bed ok, so if all you want is a bed for the night, it is fine but if you are looking for a base for a holiday this isn’t the right place. The place seems unloved with worn out towels and our lumpy scatter cushion turned out to be simply stuffed with other cushion covers! Friendly staff but very basic and tired hotel.

Terrible. Never stayed at a place like this. Firstly the place looked great outside and in the reception, but when we walked in the smell was awful. Then they down graded our room to a lower double instead of a club. They tried to tell us that a lower club is what we booked (no such thing on the website). No fridge, no safe and rhe TV didn't work. 24 hrs later after asking for a maintenance call for the tv, we're told not all TV's work in the hotel. Then we ask for a swap to the room we booked (a club room). Be careful what you ask for. We're put on the top floor and warned about the plumbing. We now had a fridge, but it didn't work, we had a safe and a tv that works. We only had hot water, as in it starts warm and end up boiling and no cold water and it makes a continual humming sound. The kicker is the elevator only goes to the second floor and we were now on the 4th floor. There was no one to help with the bags. Oh and also, the rooms up there were done on the Sunday, but the dirty linen was left on the floor outside our room for 24hrs.

Run down hotel with friendly staff

The hotel looks very nice from the outside and has so much potential, but inside leaves a lot to be desired. We had booked a twin room, yet the first room we were allocated was a double and had a foul smell, so when we complained about the smell, we were allocated another double room instead. The room was comfortable but very old and tired. The light switch and one of the electrical sockets were broken, the wardrobe handle had been replaced with a loose screw. The safe in the wardrobe had no power. The toilet was very close to the bathroom wall. The shower curtain was old and dirty, similar to the curtains in the room. Breakfast was pretty lacking generally - aside from some cereal, there was a choice of cheap sliced white or brown bread / toast with butter / jam, a selection of the cheapest meats / cheese and a little bit of salad. We had seen some rolls and hard boiled eggs, but these didn't last long, so there were none left for us after we'd had our cereal. The wifi was completely useless - whether at the top of the hotel in our room or in reception - problems connecting generally and unable to stream successfully with any of the connection option. On the plus side, there was a kettle in the room, a choice of tea & coffee with a small biscuit, clean bedding and a small TV. The staff were friendly too - just limited in what they could do.

The foyer was attractive as was dining area with many quirky features throughout the hotel. We had booked for two nights. At 9.00pm on the first night there was no lift to the 4th floor. The room was cold, smelt musty and there was no hot water. We were too tired to address all of this . In the morning I discovered the phone was not working. I made my way to reception and we were offered to use a room in the basement to shower and offered another room later in the day when the occupant had left. This room was fine. Warm and comfortable. I asked for a refund for the first nights poor experience but was told as I had booked through Expedia they would need to become involved. The agent I spoke instantly gave a £25.00 voucher as a good will gesture. Sadly they had no response from the Hotel to move the situation forward. The complaint is now closed so a refund will not be remunerated. Very disappointing.

A rather tired but beautiful building

I have stayed at the Colonnade three times before, but not since 2018. There is no doubt that it is not of the same standard now! I was dreading it, after reading the reviews, and thinking that I’d made a terrible mistake, but it was absolutely fine. I had messaged when I made the booking, asking for a room that it was easy to get to, as I have a bad knee. They gave me room 5, on the ground floor, and it is a lovely room. Yes, there was no bath plug and the water pressure is low, but the room itself is beautiful. Very clean, and a very comfortable bed. Breakfast wasn’t anything special, but again, it was fine. Lots of cereals, yoghurts, fresh fruit, cheese, ham, pastries, toast etc. The very best bit is the staff. The receptionist is outstanding and incredibly helpful. It is the most beautiful building and it really does need some money putting into it, but I would say that it is not anything like as bad as other reviews say. But I only saw my room!

On arrival the room was on the 4th floor lift only to the 2nd, room small stuffy no openable window as it was broken, toilet broken, filthy towels on the bathroom floor, dirty bed linen with blood stains. Complained moved to a suite actually just a normal sized room, which still had issues. On the garantee we had this new room for the duration of our stay we stayed as we had Americanfriends at the hotel, only to recieve a call on the Friday day 5 of our 6 night stay to return and move to a smaller room at this stage we checked out never again.

Complained given better room called a suite again dull ,stuffy, wall paper peeling off the walls, one dangerous light we could not use, broken sharp bathroom floor tiles, bath panel falling apart. As we were there at your alternative hotel and the fact we were meeting our American friends also staying there as your alternative we decided as the new room was an improvement and we could stay in the room until Sunday we stayed.On Friday while out we had a call from the hotel to come back pack up and move to a smaller room, at this point we returned packed up and moved to another hotel costing us, but at least we felt treated better. As we left the manager followed us down the street trying to pacify us but this was to late. We would like the the last two nights refunded . This was a very stressful experience for myself and my wife.

i would not recommend staying at this hotel for one minute never mind one night, paper was hanging off the ceiling and walls and that was in our upgraded room so you can imagine the original with the toilet not fitted properly bulbs and lamps not working air con needed ripping out as it was either loud or too hot if you switched it off . It is classed as 4 star but believe me that is the biggest lie of all,ignore the pictures I think they must have been taken about 30 years ago and that is no exageration sorry about the negative but there really was no positive

Hotel in need of some loving TLC

I booked a twin room and when we turned up we were given a key to a beautiful suite room which was lovely apart from it had one double bed. We were then given a twin room in the attic that has seen better days, it was on the 4th floor and the lift only went up to the second so we had to walk the rest of the way! The room was clean but the shower dribbled out and the window stills had dry rot, you couldn’t open the window because of it. Staff were very accommodating and friendly, just think this hotel need a bit of updating.
