Poor breakfast and TOO expensive for the SMALL room and nothing else to be comfortable with....not even a small desk to place a laptop..........
The concierge was friendly and spoke English very well. Her recommendations were great. She helped us with transportation using metro card and we were able to see much more of the city.

Budget Accommodation
Thank you to Lydia and Staff. We really enjoyed our stay at Casa San Martin. 50 Soles from the airport to Mirraflores. Friendly staff. We stayed twice on entering Peru and then before leaving both stays were enjoyable. Breakfast was good, it is mid range accommodation and we will stay there again. Chris
Don't do it!
The hotel is terribly outdated. The room's decor was horrible. TV was old. Safe was broken. Balcony door did not lock. Neighborhood is good. Local restaurant Punta Azul is nearby, too.
Nice hotel close to heart of miraflores
Nice bright room, well decorated, but rather noisy ( a room facing the inner yard would have been quieter).
Needs to do more work!
On the plus side emails were promptly answered with a decent taxi service. The breakfast was generous with a comfortable bed with good hot water in the shower. On the down side this hotel really needs some maintenance work, the smell of the room was really stale despite the fact that the patio doors were open.There were hairs (not ours) in the shower and toilet bowl and generally the room was run down. It was a disappointing end to our stay in Peru I have to say and so I just wouldn't recommend it!
Location
If location is what you are after, this hotel is central to Mira Flores shops and restaurants as well as the Malecon along the ocean. Safe area. The hotel is relatively bare bones, so if you are looking for soft fluffy towels and better amenities, then look somewhere else. However, if a bed and safe, comfortable room is what you are after within a relatively affordable price range, then this hotel is worth the stay, which included a pleasant breakfast and in-room wifi.
Nice hotel nr parks, squares & cafés
The best thing about the hotel is nye warm welcome and kind support I received throughout my stay. Lydia and Cynthia were warm and friendly. Would totally stay there again
Good location
The best thing about this hotel is the friendly staff and the location. Two blocks away is Kennedy Park.
Reasonably good for the price, good location
Good service from staff, however the bedroom was a bit shabby and leaked when it rained overnight (from balcony). Great breakfast however.
My home away from home
The reception and staff were like family. They served me well, and made me feel at home. They have good breakfast, and clean rooms, I recommend that you stay here, You will always come back. They have great personalities. If I ever come back I will stay again
Good location
If you want to be in a good location close to everything, this is the place for you. If you want a fancy hotel, this isn't the place for you. The staff was polite and nice. They do everything they can to make your stay comfortable. The hot water was lukewarm. I was worried about street noise but the street got quiet during the night and we slept well. It was close to everything in Mira Flores and that was what we were looking for.
Clean but cold and noisy
The hotel was sufficiently clean, but the rooms were very cold, the bed and pillows were uncomfortable, and there was a lot of street noise. The location was good, but overall I was disappointed by what we got for the price.
Budget hotel with plenty of character
Close to center Miraflores area, easily walkable. Staff was friendly and helpful with arranging taxis for us. Not the newest hotel but with plenty of character. It even has a rooftop patio for hanging out and relaxing.
Bad experience.
I stayed in the hotel as the front and I could not sleep due to intense noise coming from the street and also the brightness of the room that was very clear, ie the two sleepless nights for me it was a bad experience.
i could not have asked for a more welcoming stay
my stay there was much more than I could have ever expected for the price. I arrived in the early hours of the morning and was greated with total friendliness. The hotel emailed me in advance to ask if I needed a taxi to meet me at the airport which they did organise. The room and bathroom was immaculately clean and the entire breakfast was fresh and cooked for me and the dining room over looked a lovely courtyard. Most of all all the staff that I came across were 100 percent friendly and all spoke English. I totally receommend this hotel, the very best.
Simple Hotel for Real Travelers
The staff are extremely friendly and will go out of their way to help you. You can enter at all times during the night even if the door to the lobbly is shut, somebody is always on call. This is a very simple hotel and has very few amenities. If you want to stay at a nice hotel and be pampered, this is not the hotel for you. If you just need a clean, relaxing place to sleep with friendly staff and a legit breakfast in the morning then I recommend this hotel for you.
A nice place in the centre of Miraflores
Lovely hotel - clean, comfortable and, most importantly, they had hot showers. The breakfast is also substantial: ham omelet, bread rolls and fruit. Highly recommended.
A gem
We tried this hotel because of the positive reviews on expedia and we were very pleased. The internet worked very well for us. The breakfasts were fruit filled, delicious, and served in a lovely courtyard setting. This hotel is lovely with its understated elegance. We will base all our future travels in Lima here. Thank you expedia for this jewel!
Don't bother
Hotel is poorly maintained. Paint peeling from ceiling, security safe in some rooms but not working. Rooms not ready. I checked in and checked out but had to pay one night. Since I was staying 3 night in Lima it was worth the penalty and I found a nicer place nearby.

I will definitevely come back to this nice "boutique hotel". The location is great (heart of Miraflores on a side street, which makes it quiet). It is not luxurious but is comfortable and the service is friendly and warm (make you feel at home)
Casa San Martin convenient location in Miraflores
This hotel has been a great find in an upscale neighborhood. It is two blocks from Avenida Larco and only a few more from Parque Kenedy, and walking distance to Larcomar, popular Miraflores destinations. It is on a generally quiet side street, away from city traffic and gives you access to both moderate and high end dining choices as well as a Vivanda grocery market nearby if you need to stock water and snacks for a day trip. Down side was that my bathroom ceiling needed work, my wardrobe was missing a door, and the hot water could have been a bit hotter. Like it so much, i stayed an extra week.
Friendly, helpful staff. Great central location in Miraflores. A bit musty, and not the hottest water on the planet, but overall pretty decent.
Great boutique hotel
Casa San Martin was a great choice for us. A simple, clean, well appointed room with a cooked to order breakfast each morning. Within a few blocks of Larcomar, a large shopping and dining area. Staff was friendly and the neighborhood was safe and nice.
Very friendly service
This hotel is in an excellent location, 10 minutes walk to Parque Kennedy and 10 minutes from the waterfront. The service was excellent and the staff were very friendly and helpful with everything, from tourist information and recommendations for sightseeing to a very efficient taxi service from the hotel. The rooms were clean, although a little cold, but an extra alpaca blanket was provided and I slept very well as the hotel is very quiet. This hotel is a very good option for visitors to Lima.
Struck Gold
I struck gold sellecting this small boutique hotel - I had nothing arranged for my 14 days in Peru in January 2010 but I knew where I wanted to go and where I wanted to stay. I told Lidia this and she took it upon herself to phone and email in Spanish to book my hotels and all travel including my flight over the Nazca Lines without charge - In so doing she took away all the stress and day I would have wasted doing it myself. Breakfast was prepared for me personally - eggs and the like - my whole experience in the hotel was like living at home - the hospitality was exceptional and front desk staff was equal to any 5 star so far as helpfulness was concerned. The rooms were traditional and if a little musty added to the character and homely feeling of the hotel which is in a quiet side street off a main shopping street in Miraflores area. I am sorry I did not spend more time in Lima and may well go back some day.

Will certainly return
The staff was very friendly and helpful. Although there was no air conditioning, I was provided with a ventilator, which was just fine. The neighborhood is safe an the hotel is convenient to Miraflores restaurants, the Malecon (waterfont) and the beach below. Taxi to the center are easy to get (agree on price beforehand.). Nearby Barranco is a delightful walk away (along the Malecon), although a taxi can be hailed .. The Rosa Nautica bar and restaurant below is a must-see; it's near the beach, has a lovely view and drinks aren't too expensive at the bar. Taxis from the hotel to the airport can be arranged for a competitive price. Overall, Limans are so friendly it's worth visiting Lima for that alone.
Adequate hotel
This is a small hotel near the downtown area of Miraflores. It is an adequate but not spectacular hotel. The rooms are small and comfortable. The breakfast is o.k.
A Charming Stay in the Heart of the City
I recently stayed at Hotel Casa San Martin for two nights, and I must say it was a wonderful experience. The hotel is located in Miraflores, making it easy to explore the city on foot. The room was clean, comfortable, and well-equipped with everything I needed for a short stay. The staff was incredibly friendly and always available to assist with any requests or provide local recommendations, which made my stay even more enjoyable.

O hotel possui um quarto bem amplo e confortável. O meu tinha uma pequena varanda. Café da manhã feito na hora por uma senhora muito agradável. Chuveiro excelente A única coisa que me incomodou foi que o armário estava com cheiro de mofo. No mais, sem queixas.
Local agradável, quartos amplos, próximo à parques, praia, bares e restaurantes. A proprietária e os funcionários são muito atenciosos e agradáveis, fazendo de tudo para atender as necessidades dos hóspedes.

Rummen var fuktiga, sängarna var små och obeväkman. Ingen värme fanns. Frukosten var mycket dålig för ett högt pris (10 USD).

A localização é maravilhosa, muito perto do shopping Larcomar e Mercado Inka. O atendimento é muito bom. Fazem tudo para agradar. Não tinha A/C no quarto, mas também não fez falta pois o clima de Lima é muito fresco. Internet razoável.

The hotel charged an extra night even we informed
The hotel in generally is Ok, besides of no wifi and no segurity box service even there is one in the room. And in some reason we had to change our travel schedule and had informed the hotel 24 hours before, but the hotel still charge us an additional night when we check out, that is kind of against the rules of reservation on Internet.

Es un lugar perfecto para descansar. Quizás las habitaciones no tienen todas las comodidades, pero está ubicado en una zona segura, se puede llegar caminando a varios sitios de interés turístico. Si lo único que buscas es un lugar para descansar es perfecto. Lo mejor el servicio de su personal, dispuesto, disponible y siempre con ganas de ayudarte. En pocas palabras me gustó.
