An elegant journey to the past
One of the best hotel experiences I've ever had. The building is over a hundred years old and therefore not perfect but the elegance and charm of a bygone era have been authentically preserved. I'm a big fan of high ceilings and these ones are an amazing four meters in height. The bathroom was tasteful and modern. The common areas have an eclectic mix of antiques interspersed throughout the property. Last but certainly not least the owner and staff were full of advice on places to eat and things to do. It was clearly important to them that I enjoyed my stay.
I would never recommend this place!
This is not a hotel. This is a hunted house attraction! We booked 1 night here because we wanted to see the Barranco area. The hotel is an old house that has not been renovated at all. It is very scary! After checking in, we decided not to spend the night here. We grabbed our bags and left because we were not comfortable spending the night here. When we were about to leave, we realized there was a bicycle lock around the gate! You can’t leave or enter the property without someone unlocking the door for you. I am not sure what they do in case of an emergency or fire. I have to admit the front desk staff was very nice and friendly during the check in process. This place is not clean, it is not comfortable and it shouldn’t be considered a hotel. We were not looking for a cheap option when we booked this so I was very surprised when we arrived and saw the state of the property. In the bathroom they have old almost empty bottles of shampoo and soap for the guests. There were broken windows around the house. The place is old and run down all over! I feel terrible leaving this review because the staff was nice but I can’t let anyone think this place is a good place to spend the night.
This has to be one of the coolest hotels I've ever stayed in. The amount of history, culture and art inside of such a small place is wild! I can't imagine ever having traveled anywhere without trying this place for one night. If you're the type of person who prefers something like a Hilton, this probably isn't going to be something you like. The staff was very friendly and helpful. The Continental breakfast was perfect, simple and effective fresh pineapple banana juice, coffee, eggs, bread... What else is there? It also couldn't be located in a better spot to peruse in Barranco.
Due to the strong mildew and musty odor ,I cancelled the reservation upon arrival.

Right on the heart of Barranco, very unique hotel. The staff was very friendly, knowledgeable and gracious.
This hotel only has 8 rooms. It is an old converted house which is very historical. It has a lot of collections of historical artifacts. It is unique and is in various states of condition. If you want a fancy elegant hotel this is not it. If you want a quaint hotel with charm and personal attentiveness from a family establishment then you will enjoy

Book now, wonderful hotel! We arrived very early from America and had arranged a car service which was there and waiting. Arriving to hotel the staff were immediately helpful and so friendly, even got to check in early. We met Giancarlo the owner who gave us a detailed tour of the hotel and his collection of antiques that are all over the hotel — so fun to meander and explore with such a unique wonderful host. Hotel is conveniently located near Barranco sites for walking but also a quick cheap Uber drive to Miraflores sites as well. Highly recommend this hotel, it’s a charming gem.
Staff was outstanding in helping me get adjusted to an unfamiliar city, arranging a tour, and recommending places to go and visit. This is an important service that be undervalued or underestimated until you need it.
An extremely quirky antique-filled hotel. Has a ton of atmosphere and a really unique vibe. (If you are looking for a sterile chain hotel, this is not your place!) This hotel has so much character and really kind, chatty staff.
Beautiful little hotel
First I’d like to say how helpful the manager of the hotel was. His name was Jorge. He made me feel extremely comfortable and was constantly checking on me to see if I was ok and if I was enjoying my stay. The hotel was beautiful and quirky. Cluttered with lots of art and gave it a unique feel to any place I’ve ever stayed in. Whenever I come back I definitely want to stay again. The drivers who picked me up were great too and I forgot the name of the gentlemen who checked me in. But overall a great experience
Great museum type property. Beautiful property with such a unique feel. I wish like crazy that I could give this place 5 stars, but the cleanliness was such a large downfall I can’t. This property is so fantastic that it really could be one of the best hotels in the area. When you walk barefoot across your hotel room and come up with black feet, I can’t believe the floor has been properly cleaned in some time. The staircase on the way up to the second floor was filthy, and was not vacuumed for the 4 nights we stayed at the property.
Super unique place, very cool antique details and decorations. Has everything you would need and is very central to sights around Barranco. Walking distance from Miraflores. Loved my stay here
Good But Could Be Great
This is a fabulous, quaint and eclectically decorated boutique hotel. We enjoyed the originality of each room and the shared spaces. You get a sense that every room has a distinct story to tell as one could spend hours discovering all the unique furnishings and decor. We had a one night stay which was reasonably priced for the popular Barranco neighborhood. The front desk staff were welcoming, personable, friendly, bilingual and extremely helpful, tending to our needs as our delayed and cancelled flights pushed our arrival to very late in the night. The only opportunity we experienced was the cleanliness of the tub and bed linens. However, if you fancy an eclectic aesthetic at a reasonable price, you would enjoy this boutique hotel.
Location, value
Great location to enjoy all that Barranco and Lima has to offer. An old mansion houses this boutique hotel. Lots of eclectic decor. They’ve had a rough go because of COVID and politics. But now Lima is fun and safe and Barranco is happening. The staff continuously offers to help you with anything.
Dirty and dusty place
I would like to share some feedback about Casa Falleri Boutique Hotel in Lima, Peru We booked a reservation for this property for Mar30-April2nd. Unfortunately, when we got to the place we found an uninhabitable property, extremely dirty and with dust and mold everywhere. I'm attaching a couple of pictures to demonstrate the condition of the ''superior room", which is supposed to be one the best ones. Besides this, the air conditioning was not functioning properly and the high temperature plus the smell made it impossible to stay in. To the point that we had to leave the hotel right away Definitely, the description of the property is not accurate and misleading, in many ways. We explained the situation to the manager of the property and they said due to the proximity to the ocean, the mold is pretty normal in the area.
I made new friends
I went to Lima a few days ahead of my husband. These guys from the hotel took me to museums, archeological sites and had suggestions for visits every day. When my husband had a bike accident and wasn’t able to join me they also brought me back to the airport. I feel like I found a new family…! The hospitality in Peru is outstanding and I know we will return to Peru! Muchas gracias por todo y hasta luego!! Un besito

Terrible Stay
Terrible Stat at this Place! Hotels.com should not even use this as part of their booking! My wife even agrees with me and she never ever agrees with me! They didn’t check temperature or offered hand sanitizer upon check in! We didn’t even signed to check in! They didn’t provide us with a key to our room! The room was not clean! Entire building was shady! It felt unsafe and unsecured! We literally checked in at 1:00 am and checked out early at 7:00 am because we felt extremely unsafe in that place! I called Hotels.com customer service to complain about hotel! i advised them I was checking out immediately out of there because both my wife and myself felt EXTREMELY INSECURE due to their lack of COVID-19 protocol! I actually reserved another place to stay through Hotels.com which was a different story! Customer Service from Hotels.com felt short of their duties! I expect to be reimbursed for that Double booking since I had reservations for 2 nights at that Morbid Hotel!

Was very pleasant and calm.
This small, boutique hotel is located in the neighborhood of Barranco, by far more interesting than up-scale Miraflores. The area is safe and full of interesting sights, restaurants, and shops. The hotel staff work tirelessly to make sure guests are well taken care of. Although the hotel provides filtered water, you should consider buying bottle water at the large market right down the street. Breakfast options are limited, so if you stay for more than a couple of days, consider going to one of the excellent local coffee shops.
This is a renovated manor house turned into a boutique hotel. It has few rooms, but they are spacious and homey feeling. The place is decorated with period pieces dating from its glory days. It is also located in the trendy Barranco neighborhood and not far from the beach.

Stay in a neighborhood!
If you like great service and a great location - this is the hotel for you. The trendy and lively neighborhood of Barranco is at your doorstep. Lots of great food options, interesting street art, galleries, and the beach is just a few minutes away. The hotel is one of a kind in terms of decor - each room is different, filled with odd antiques, local artwork, and interesting pieces of furniture. We were very comfortable, happy to have so many great places to eat within a few blocks, and really very happy that we didn't stay in Centro... Barranco feels way more like an intimate neighborhood!

Amazing place. The best service!
We spent one night at the hotel and it was brilliant. It is very atmospheric and the hotel team are very knowledgeable about the local area.
The staff is very friendly and helpful. It was a warm welcome and I think they go out of their way to help you if they can. They try to accommodate your needs as best as possible. We had a tour that was meeting a few blocks away from the hotel at 6am and they were okay with giving us some food the night before for breakfast. I also had thought I left my water filter there and we were on our way to a different hotel in Miraflores to meet w the rest of our friends and the driver was kind enough to return to CF and help me look. Mistakenly I actually left it in a store nearby that the driver was okay with stopping at too. The location is great too. Close to alot of things you want to check out in Barranco.
The kind and generous owner and staff of this hotel treated us like family and eagerly helped us negotiate all of the loose ends that popped up during our visit Including money exchanges, transportation, restaurant recommendations and private numbers for my daughter in case she ran into challenges on her way to machupichu. included was a delicious fresh breakfast with cooked to order eggs, warm fresh bread, butter and preserved and more. Available to us was hot tea as needed through the day, room service and handmade cocktails in a charming public indoor/outdoor space. This hotel, in a relatively safe area was an excellent choice for my daughter and I only a few minutes walking distance from the popular Barranco district. Large beautiful shower and balcony in our room as well as sound proofed doors to street noise and room darkening drapery. Great value. Wonderful experience!

The hotel felt like we were traveling back in time. The colonial building is so beautiful, the high ceilings, amazing decor. We wished we could move in.
Super-friendly, hospitable, quirky place!
I had a fantastic stay at Casa Falleri. It’s in an old mansion with loads of character and random trinkets everywhere. Everyone on staff was incredibly nice, friendly, and helpful, and José the bartender makes excellent pisco sours and chilcanos - and good conversation too! As a solo traveler it was the perfect place. Barranco is also my favorite neighborhood in Lima - less pretentious and more funky than Miraflores, full of great restaurants, bars, galleries, craft shops, etc, and the hotel is just a block from the ocean. Just a few things to be aware of: my room was very small. The bed basically took up the whole room. This was no problem for me as all I really wanted to do in the room was sleep anyway, but if you need to work, there wouldn’t have been anywhere to do it. Other rooms might be bigger, of course. There’s also a fair amount of street noise if you face the street - but it quiets down later at night and didn’t affect my sleep at all. Because it’s a really old building, it’s also a bit musty. I am spending one last night in South America right now in an ultra-modern business hotel in Colombia with every imaginable amenity and my room is huge....and I am missing Casa Falleri and wish I could have one last pisco sour at the bar! Thanks for a lovely stay!
Not worth it...
Stayed at the Casa de Falleri for 2 nights. Definitely not recommending this place. Driver (part of staff so included here) was 40 minutes late picking me up at the airport and turned out to be the most aggressive driver I have ever come across (and that is saying something). Room was damp and smelled (staff knew rooms were like that but did not have de-humidifiers to go around). Breakfast was just eggs cooked in a lot of butter. They did have local breads/pastries and a few pieces of fruit which were the only saving grace there. Most of the staff spoke next to no English although they did try hard to be understood. The ones that did had not followed up on what they said that they would. The place may have character (it is a gorgeous old mansion) but the room, the food and the lack of follow-up drove this review down.
I have never had online reviews deviate so much from the actual experience. Though the staff was helpful and knowledgable about the area, the hotel itself was cold, musty, dingy and loud. The bed was uncomfortable and the sheets smelled of damp. We were booked for 5 nights and could only stand it for 5 hours.
Friendly staff, interesting neighborhood, and a clean comfortable room. Will definitely stay here again.
Amazing staff and hotel
The owners and managers of this hotel go out of their way to make you feel welcomed and comfortable. It is located in a very safe and great environment. They will help you with dining, shopping and just feeling at home. I can't recommend this hotel enough!
Not to happy.
I’ve stayed there before and it was nice. The front desk service was amazing. But they gave us a room with no phone and no working tv and no hot water. Didn’t offer to switch our rooms since obviously there were many open.
The bathroom had a musky sewer pike smell. Tge reservation said a jetted tub was just a regular bathtube. Bed was old and uncomfortable. The hotel was a antique rustic feel but at the prices they charged not worth it. The breakfast was tastless eggs,, supermarket bought juice and bread. Every other location in peru that we stayed had fressh juices. Location is good thought if u want to check out barranco.

Nice Barranco area
The hotel is in a great location. The hotel itself is OK but I would not go back and stay there. The walls are paper thin and you can hear people "sneeze and cough". My experience with "boutique" hotels has always been more on a higher end with decor and renovations done to the place I am used to be paying for. It was a good experience in Barranco staying at this hotel.
Great Location
Location is great, but the place is pretty run down and needs some cleaning and upkeep. Noise is a serious problem if you are a lite sleeper or you enjoy a nap.

Unique, Artsy hotel in a great location
Casa Falleri is a place for those who want a different experience and not another cookie cutter hotel. The building is beautifully decorated with lots of art. My room was comfortable and I enjoyed having the balcony to see out into the neighborhood. It can be a little noisy because you are so close to everything but didn't effect my sleep.

Excellent Hotel
My husband and I had a wonderful three days at this hotel. We didn't arrive until 3 a.m., but there was always someone at the front desk. Everyone was super friendly and helpful. I kept seeing complaints about smells in other reviews. I found that most bathrooms in Peru smelled much like a porta john, so it's it's nothing to blame on the hotel. The room and bathroom were nice and clean and the water here was not heated electrically, so all was safe.
Good location, outdated room.
The hotel shows its age. Our room was above part of the lobby and we could hear conversations from the floor below, as late as midnight. This made it difficult to sleep. The room door had frosted glass which let in light from the hallway...another major annoyance when trying to sleep. Additionally, the lock on the room left the impression that it would be easy to break and the bathroom window didn't latch close so someone could just push it open from the outside. The front desk service was good and the breakfast was tasty. The neighborhood also has a lot to offer.

The place is a bit old and noisy but has been updated with nice bathrooms. The staff really make the stay a wonderful experience and the Bareanco location is lively interesting and convenient.
My new favorite hotel in Lima
i come to Lima often, and i always stay in miraflores or barranco. i prefer barranco because of the art scene, cultural heritage and architecture. In thr past I have stayed at 3B which is a great little hotel a few blocks away. But Casa Falleri is my new favorite. For one, great large room, lots of light, high ceilings, turn of the 29th century architecture, very nice bath, towels, linens, bath robes. Two, great staff, a very very nice common area with a bar. Three, air conditioning that is quiet and works great. Four, perfect location within walking distance of everything in Barranco. Five incredible value. My parents stayed at Hotel B which is a very lovely hotel. But they paid $400 a night, I paid around $115, and my room was bigger than theirs. The two hotels are only a block and a half away from each other. Ill be back to Casa Falleri again and again I suspect. My new home away from home in Lima.

This place got soul
It's like walking back into the real 1920's in this place. Perfectly maintained and full of character in a fantastic location. And Jorge, the manager, will give you the best advice on what to do and where to go in the neighborhood. Wish I had a few more days here.
Charming hotel and great staff
Charming boutique hotel in an old house. The rooms are comfortable and clean. The staff are exceptional! Very welcoming! They even made suggested itineraries for us to do for the day. Free drinks at the bar from 5-7pm! Barranco neighborhood is very interesting. Very bohemian and colourful with lots of fantastic restaurants and bars to choose from. Couldn't go wrong with this one.

Close to the action
Great hotel, great location, and nice staff. The staff are very knowledgeable. They never failed in their recommendations for great restaurants, activities, etc. I will definitely go back there when next I'm in Barranco.
Central location, loud and smelly
The people who run this place could not be nicer or more hospitable. With that being said- we booked a 2 bed hotel and they only had 1 bed available. In fact they no longer offer 2nd beds. The street noise and car alarms were all night. The curtains smelled of mildew. The bathrooms had foul odors coming from the pipes. Livable, of you're a student traveling, but does not live up to the photos at all.
Quaint, quirky hotel in great location
Housed in an old mansion on a busy street, this is an interesting place to stay and quite comfortable despite being in the early stages of a renovation. Location could not be better--in heart of bohemian Barranco, which is definitely worth a visit. Traffic quieted down at night but we had inside room so no problem with noise at any time. Very clean. Nice, helpful people. Breakfast was a little disorganized but was fine in the end. Would happily stay here again.
100 Year Old House Turned to a Hotel
This hotel is a 100 year old house that has been turned into a hotel. The house is pretty rustic and it feels more like a B&B than a high end boutique hotel. The staff is very helpful and you get personal service. I had booked a jr. suite but yet we were initially assigned a small room. We ask for an upgrade and had to pay an additional $30/night. The upgrade did provide additional space. The hotel is located in a historic part of Lima and there are some good restaurants around the hotel. You are also a $4 cab fare to Miraflores area that has casinos and lots of activities. The staff was very professional and helpful. Traffic from street can be heard in the room if you are assigned a room in the front end of the hotel or you can request a room in the back end. The hotel only has 10 rooms so not a lot of choices. They had good wifi and the breakfast was pretty basic.
Great staff/Fair hotel
PROS: The hotel staff are really great, helpful, and make you feel at home! The location in Barranco is great. CONS: It's quite noisy (both internal and external noise) and the rooms are rather bright at night from the hallway.
Cute boutique hotel with great staff
Hotel Falleri is an old house, recently converted into an 11-room hotel. I was traveling solo so had a small windowless room in the back, but still cute, comfortable and with a great bathroom. Other rooms I saw were big and had nice Windows and light. The staff, especially Giancarlo the owner and Jorge the manager, are great. Incredibly helpful with touring tips and more, Giancarlo even walked with me to the neighborhood grocery store. Be aware that it is a 100-rear-old house on a street with traffic, so if you're a light sleeper it could be an issue.
Absolutely charming
I loved this place. The hotel is beautifully renovated to retain its old world charm while providing modern amenities (including the fastest wifi I had in Lima). The location is near the heart of the neighborhood, so neighborhood exploration was easy - in part because of the incredibly helpful and knowledgeable staff. Every restaurant they suggested was so delicious I gorged myself! I think the best thing was, though, having perfect coffee for breakfast on the patio, surrounded by the scent of all the honeysuckle. I can't recommend it enough!

Staff is wonderful. Made us feel like home. We were welcomed as we exited taxi, and made to feel most welcome. Jorge was very knowledgable of area, he recommended a wonderful place to eat.

Exceptional Boutique Hotel with Great Service
This hotel was a surprise. We did not expect the level of service that we received from this hotel. The owner, Giancarlo and the manager, Jorge went out of their way to make our stay pleasant. Both speak excellent English and Jorge spent a lot of years working in the States. They offered us suggestions on restaurants and then called to book. They told us what to see in the area (Barranco is a very unique area of Lima) and offered us suggestions as to what to see and where to shop in Lima. When it came to taxis, they called them and then even went out with us to the street to negotiate the price. (Taxis in Lima do not have meters so it is important to negotiate the fee in advance. As we spoke almost no Spanish this saved us a lot.) The breakfast was cooked to order and served in a small dining room in the atrium. All and all a very unique and great experience.

Staff was nice at first. But the building is in shambles. It looked like the place should have been boarded up or shut down years ago. I could not believe how dirty the place was. My hotel room safe went missing with a few $k in it…. Also. There are a bunch of dudes that work for the hotel that all live on the first floor. Hola amigos (hotel employees)….i will be back I’m Lima very soon. I am coming for my money.
