Upon arrival our room was still being made up, got the key from reception and went up the stairs, had the neighbours smoking ciggys right outside our door on our little outdoor table, so our room pretty much stunk. Both the towel hanfing hook and toilet roll holder had rust stains running down the wall. Not much ventilation in bathroom either than having the window open slightly so would steam up and drip in bathroom. Mould on the roof in bathroom, bathroom sink broken, a wall powerpoint socket was hanging off by the kitchen, dining room chairs old and stained to sit on for breakfast, for nearly 300 a night I wouldnt recommend staying here, rooms need a makeover and the carpet needs a good carpet wash. Only positives about staying here was the free milk and coffee and beds were alright to sleep in comfort wise.

Our stay at BK was wonderful, the staff were helpful the room was comfy and clean. Location was great, close to shops and supermarkets.

Felt welcomed from the moment we arrived. Very convenient walk to town. Good room with seperate bedroom. Ony suggestion is the TV is small and awkward to watch.

It was very clean neat and tidy. Close to all amenities. Very quiet.

The motel is situated in a convenient position close to many amenities. Lady staff was very helpful in getting us a ground floor room and replacing our microwave. The bed was comfortable and the room has all the facilities we needed. The exhaust in the bathroom is weak and despite having the window opened slightly, it was full of condensation after a shower. Still it is good value.

Good value for money - clean rooms

An older style unit but very roomy and comfortable. The kitchenette was well set up and the recliner chairs were just what we wanted after a day of sightseeing.

Rooms were modern and up to date. Super helpful staff as well. Clean and conveniently located.

Tired old Motel.

Tired old Motel in need of renovation. They are in the process of painting and renewing carpets in the rooms but the whole place needs a full renovation. Room was comfortable enough but is old and tatty. The young lady who seemed to run the place was absolute excellent - friendly, helpful and very professional.

The property needs an upgrade. These include: a fridge which had blue tack to help with sealing the door, a ripped lounge chair, coffee cups which were very old and stained and markings on the carpet.

Very happy with the room nice & handy to the shops & restaurants I will say there again

Good

A clean place. Stay was comfortable. The staff was friendly and helpful. If you have big bags you need to take a taxi which costs around NZAUD 10. Otherwise you can walk to city centre, though there is bus stop and a shopping centre at a walkable distance. Our stay was pleasant and the place was quiet.

The Motel was great. Easy access to surrounding areas. The motel manager was so helpful & delightful. Would recommend to others.

Great Value

We were very comfortable at BK's. The room was large and very well appointed. We particularly enjoyed the recliners. Also, there were many nice touches such as high end soaps, huge jet tub, recliners, fully equipped kitchen and finally, the lavender scented sheets. Hreat value here.

Fresh home away from home

Everything was clean and fresh looking. Decor is up to date, all equipment needed was on hand and in general a lovely home away from home. Motel is central to all that you require if your stay.

The laundry did not work but they very kindly offered to wash, dry and fold our washing for a minimal cost. Thank you. After a long day at conference we didn’t want to look for somewhere to do our laundry. Mauriora

Convenient

Great place to stay in a super convenient location.

Close to town & across the road from supermarket & other shops. Room didn't have a heat pump just a ceiling fan. No air flow on the hot nights even with the windows open. One concern was that the table top was not attached in anyway to the base. As it was glass it was a worry that it would slip off & break. I found it odd that in a town with such beautiful scenery that the picture on the wall was of Paris, France.

Good overnight stay

Good location, off street parking, quiet. Older decor but ok for overnight stay.

Great stay for a reasonable price

Owner was super friendly. Our daughter loved the spa bath. Is in a central location. Room is basic, but definitely all we needed for an overnight stay.

Clean and tidy

Tidy and clean. Staff were pleasant.

Good communication from staff. Bed was terrible, banana bed with huge roll together and didnt like the idea of having to climb over each other to get in and out of bed And full ashtray on table outside our room.

If you are looking for a place to shower, then this I suppose this ticks one box - however if you are looking to sleep well then this is not your motel!! Very noisy guests, and people that live behind the motel have pretty rough arguments and then party till all hours. Also plenty of traffic noise, and noisy car sound systems that drive by. Furthermore when discussing the noisy guests with the female receptionist I was advised that they would get back to me. Unfortunately they failed there to- I called them for an update, and got told they are not even offering a partial refund for our night from hell, in fact according to the receptionist the manager flat out refuses! A suggestion made by myself on how to educate their guests on noise policy by simply leaving information stating that noise after 10p.m is not acceptable seems to be of no interest to them either. I was also told that the manager, the one who could not even call me personally to discuss said they won't be offering any refund. Fair enough, but to not even have the courtesy to call me and explain says even more. Considering how the tourism and hospitality industry is crying out for help during these hard times due to covid, clearly this business is not about the people and evidently doing very well and therefore requires no ongoing support. My opinion go elsewhere, there are plenty of motels in Rotorua offering customer service, a good night rest and a comfortable bed. One star as google does not allow a review w

Good value

Nice, clean, comfortable, good central location and good value for money. Only negatives were noisy guests drinking outside and a smoke alarm in the room with an extremely bright light on it which lit the entire room up while trying to sleep. I'd highly encourage the owners to replace the smoke alarms with something less bight or cover the lights up for the sake of their guests.

Weekend stay

We stayed the weekend here to be close to an event along the Waikato Trails. Greeted by friendly host when we checked in. Really good location, just across from the shops and not on the main road. Unit was comfortable, bed very comfortable too. We had a one bedroom apartment, slightly unusual set up - tv was just inside the door hanging on the wall, so hubby knocked his head anytime he walked in. We sat on the single beds to watch tv. Armchairs nearer the kitchen area. Comfy recliners! It seemed very well insulted- had no noise from any neighbours even though the place was full. Unit was clean and tidy, and we came back to it being fully serviced after the first night. Would stay again, thankyou.

nice and close to shopping centre. Hated the parking too tight. Really nice guy checked us in. Room needs better lighting too dark. Comfy bed. Paper in toilet bowl not flushed and a musty smell in the room. I would still stay there again. Still enjoyed myself.

A great little motel very conveniently placed for easy walk to shops etc. A friendly welcome, easy parking and spacious unit. Big bathroom and fab shower. The bed was good and comfortable, as were the pillows. Kitchenette was well equipped. My hostess went out of her way to help me with laundry, and I was grateful for the extra service She gave me. The price was really good, and I would return as well as recommend to family and friends.

Affordable stay in the centre of town

I really enjoyed the location of this hotel. I only had one night after my other hotel did not have availability for the Saturday night. Parking was right out front and the town centre was just across the road. The hotel is a little dated in its colour scheme and probably could do with some sprucing up and replanting of the hanging baskets. The room was large and clean and had a couple of lazy boy recliners to kick back and watch TV. There was a big corner spa in my bathroom. The staff were very welcoming and I was able to check in at midday which was great.

Room was clean and hotel central location. Bed was hard but overall no complaints. Ideal place for short stay.

Home away from home

Really enjoyed my stay, spacious, well presented, close to shopping, supermarkets, restaurants and activities. Staff friendly and willing to cater to your needs.

The room was a great size, nearly as big as my actual house. We had 4 adults in the family unit and it worked so well. The lady who checked us in was great and really interested in talking to us. Also, awesome price!

Awesome place close to town, everything was as expected, clean, comfortable

Good value for money, clean and comfortable. I loved the spa bath!! Only small downside was an issue with our fridge but it did not have a major impact on our stay.

Although we arrived early check in was immediate. Staff and location were great. Close to shopping. Fromt desk made suggestions on what we could see locally.

Like many motels in Rotorua the property is a bit worn but our room was clean and staff pleasant. A well priced place to put one’s head down.

The staff was very helpful and friendly and answered any questions we had. Nice and clean.

The toilet roll holders in three units were loose. The shower leaked outside the shower. The bed legs broke in one unit and too low in another. Both lounge light bulbs needed to be replaced. Got sore back from sleeping on low bed in 1 bdrm unit but was charged more than spa unit. Receptionist said she was owner? Disappointing. ☹️

Excellent service. Grocery store opposite the street. About 70 min to Hobbiton by car. Hell's gate about 15 min.

Our room had a nice spa. The lovely woman at reception was very helpful with the laundry facilities and kindly provided window cleaning materials for our car windscreen.

The room we got (4 bedded) with a dining area was spacious, and it comes with a jetted spa tub. The kitchenette has all that is needed for us to cook a few decent meals. The lady staff whom attended to us upon checking in was friendly and helpful. Washing machine was down, and she offered to wash a few loads for us at a nominal fee per load. Ample parking place and a supermarket just across the road.

Good motel in a convenient location

Motel needs an update but ok. Low hanging pots in metal frames outside our door very harmful. Get out of the car looking at room key and hit your head hard on metal pot frame. I did it 3 times over 2 days. I should have sued them. I still have scabs on my head

It was very quiet. Room warmed up quickly on a very cold night. Beds comfy. Great shower. However I didn't like having to climb into spa bath to have a shower.
