Back at Biwa!
This was my 2nd time staying here, and I really like the hotel and service. However, I was a little disappointed this time around. I specifically rebooked this hotel , not only because of the freat location, modernity of the rooms, and service, but also because of the refrigerator/mini kitchen area. It's extremely important thar I have a fridge to keep my beverages cold and to store leftover food. The fridge in this room did not get cold at all and I had to throw out my food. Also, the TV would not function and even the front desk girl couldn't get it working. However, the clerk spoke with the manager and they compensated us with courtesy bikea for the duration of our stay. I will definitely stay at BIWA again when i revisit!
We had a wonderful time at the Biwa. The staff was excellent, it was very clean and comfortable and the restaurant was delicious! The only issue we had was the street traffic was very loud.
Front desk personal were wonderful, from check in , to answering questions, to check out.
We had a wonderful time at the Biwa Tulum! They did a two bedroom full kitchen unit I was perfect everything was super clean! Cannot say enough about the staff!!! They were all so friendly and helpful! The location is perfect for downtown Tulum walking distance to so many bars restaurants! Will definitely stay here again!
The check in process was not handled well. We got in late only to find the power out and no one to check us in.
Room and staff were great. Television was a bit difficult to mange but that was minor. Overall we enjoyed our stay.

The pool was very nice and calming but my favorite part of this hotel was that it was super affordable for a really nice two bedroom hotel! We did have some inconveniences with the smart stove but other than that, we were able to make ourselves at home in no time! We appreciate the staff for always assisting us and making sure our place was clean after a sandy day at the beach. I felt completely safe and enjoyed walking and exploring the TULUM Center every morning and nightclubs every night. I also enjoyed overlooking the local city through the balcony and really nice slide open doors.

We had a really great time at Biwa, stuff is super friendly! Rented bikes there and there is a good cafe just in the same building. Amazing location and rooms have air conditioning!

I will definitely stay at this hotel again. Walking distance to clubs, restaurants and pretty much anything you may need. I love that the rooms are spacious and felt very much like a week equipped apartment and not just a hotel room. The staff was great!!!
This hotel was cool! Pro: there is a restaurant and the food was good. Service great. Con: the bed was was uncomfortable. If you want a clean and safe place to lay your head and have a nice hot shower, this spot was great.
Pleasant stay
The hotel is amazingly modern and clean. The rooftop patio is very peaceful. All the staff are very friendly and helpful. The hotel is conveniently located. It is close to downtown main strip and a few blocks from a Colectivo stop, which provides efficient transportation to Tulum Ruins and Akumal. There is a very lovely breakfast place, Vitalis, a block down the road. The staff are very friendly and the food is good. The only problem we encountered was that the hotel is by a very busy and noisy street. It is hard to sleep if you are a light sleeper. Ear plugs and keeping the air conditioning on help lessen the stress noise. We highly recommend it.
Very nice condo, big space, and it was walking distance to a few eats.
I traveled with my family (2 adults and 2 kids) and we stayed in a 2 bedroom suite. The space and rooms were great. The hotel is located in a busy and noisy street so just bring your earplugs. I would stay there again.

Biwa hotel is a very nice hotel very clean, Big high ceiling room with awsome shower The fridge needs improvement but the room was great with cold ac. The staff are amazing hotel has their own rental car wich made it better than taking taxis. The roof top has a nice view but the pool was excellent to just hang out play some music and have some drinks.

Loved our junior suite, spacious and clean.Bathroom is great,no problem with hot and cold shower. Staff is really nice,and helpful.The best thing is that you can have a rental car on the spot no hassle at all and parking is right on the property. Location is good,everything is walking distance:bank ATM and currency exchange market is about a 5 minute walk. Safe place,too.Overall it's one of the accommodations I highly recommend.

Lots of choices in downtown Tulum but Hotel Biwa is absolutely beautiful (rooms are new and stunning). I am a U.S tourist and the staff go above and beyond to help you with excursions and any transportation you may need, talk to Carlos as he leads the logistics and speaks perfect English as well as Spanish, great guy as well. Overall great experience, hotel is in great safe location close to most restaurants and attractions. As a solo traveler had no issues walking back and forth at night from the hotel. With the stay!!

Had an amazing experience. The staff is very welcoming and helpful. Rooms are spacious and clean. Breakfasts in the cafe are nice. Bar in rooftop is closed but we were still allowed to sit up there. Pool was small, but pleasing. 10/10 would return again.

The hotel is really nice, but the location is in the GHETTO! The hotel has no parking other than 3 parking spots in front of the hotel.
This hotel is a great deal for the price. The staff was very friendly, the room and pool were clean. It’s literally blocks away from where all restaurants and bars are at. Overall a good choice if your looking for an affordable place to stay near tulum.

An all around amazing experience. Sadly the rooftop bar was closed “because covid” but there was still access to the roof and at night it’s a sight to see. All around a very clean nice hotel I had an amazing time. TV had Netflix and the bathroom and shower were wonderful.

As advertised.
The Hotel is as advertised. Within a 4 minute walk to downtown Tulum, and less than a 15 minute taxi to the beach. Staff were friendly and helpful when needed. they also spoke great English. There's free parking out front of the hotel, but not a lot of it. Only 5 spots actually. But there is street parking on two of the streets that surround the hotel. I had to park on the street a few times, and I was able to find a spot without problem. My only criticism would be that the windows are very thin. And no I don't mean the walls. I could hear street noise very clearly through the bedroom sliding doors. Same goes for the windows above the beds in the second bedroom and the kitchen. We were on the 2nd floor (which is the 3rd floor for Americans) and were woken up almost several times a night because of street noise. That being said, I would recommend this hotel cause of the value and service. We paid $115 USD per night for a 2 bedroom suite with kitchen. That's a good deal! Just make sure you ask for a room that doesn't face the main street.
Staff at front were not good. Roof bar and top not available. Pool was a little tub. Stayed one night and left ...please refund 2 nights because of this!

This hotel exceeded my expectations. The front staff speak both English and Spanish. The hotel is very new and very well constructed. We had a problem with our safe and the owner worked very quickly to fix the problem. The front desk staff was very friendly and helpful. Only negative is that because Biwa is located on the street there is some noise in the morning. All things considered, l highly recommend staying here!

Good city stay
Good hotel if you want to stay in the city (Tulum). The commute, unfortunately is an issue. Tulum taxi is like the cartel, they will charge you $50-$60 one way to get back to your hotel after a night at the beach. If you have a car, then np. Hotel is clean, there is AC, service is good and friendly.
I enjoyed staying here the room was clean and nice and the staff were very helpful in helping us find activities to do during our stay!
Didn't like that the wifi and TV didn't work the last two days of the stay. And we notified the staff still nothing happen.... didn't like bedbugs in the room 209.
I really liked this hotel. Healthy food options, responsive staff, and very clean.
The hotel looks like new, the staff is super friendly and speaks good english. They helped us with everything. The apartment was very spacious and comfortable. The cleaning was excellent. The rooftop area was really nice. We weren't spending much time in the pool, which was nice, but the water rather cold and the sun didn't shine in the pool area. We wish the pool was on the roof, but that is not what you could change now haha 😅 The location of the hotel is very good - close to the main road, restaurants, shops - everything in walking distance.
Fancy in Tulum
Wow! I'm definitely coming back to Tulum and I refuse to stay anywhere else except for BIWA. It was a pleasantly surprise. Extremely modern and clean, friendly staff, amazing restaurant with nice menu, and extremely close to everything. They provide bikes which is the beat way to get around. I'm used to modern, but can get with old school... so I was really impressed with the modernity.
The room had a/c tv with YouTube Netflix news etc the shower was excellent the room was excellent
Great place to stay just know that is a 15-20 mins drive from the street that has all the fun. Gabriela is at the front desk and she was super helpful. Francisco drove us everywhere and he also great! Staff is so nice, that you feel like you are home. Overall this was a good option! Cons : the roof top bar is close & the hotel restaurant closes early.
The room was nicely decorated and tge beds were comfortable. The elevator was not wiped down from one day to the next (there were visible stains) during covid times I expect extra attention to highly transited areas.

It’s nice and clean and good for the price. Right in the heart of city Center though so if you want to I think experience as the low fours all around you and that is a great option. It is walking distance to everything and the beach is a 10 minute bike ride for five minute taxi

Pleasant stay close to town
Cute little hotel within a few minutes walk to main town area. There are a few parking spots in front of the hotel, but we mostly parked on the street nearby which was fine. There are five different included breakfast options (I enjoyed the avocado/vegetables on toast option).
Close to restaurants, friendly and helpful staff, bicycle rentals a nice touch, staff know the the area, staff quick to assist with any issues you may have, very cheerful.

Thin walls; nice staff; authentic mex experience?
Please brace yourself for a long comment. -Overall, the room itself was not great. (1) The soundproof effects of the walls and door were far from desired. We could hear the hustle and bustle on the streets quite easily. Our room was located right next to a suite and whenever the guests next door closed their door, it felt like our door was just being shut. (2) The air conditioner was very loud and the wind blew directly at our bed which was quite annoying. No matter how we adjusted it, it did not feel pleasant. As someone who is super sensitive to low temperature but slightly more tolerance to heat, I had to turn off the AC while sleeping. Luckily, we came in mid January, so it wasn't that bad. (3) The next thing was not nearly as discomforting, but I was bewildered by the fact that the shower only had half of a shower door, which resulted in an excessive amount of water on the ground after shower. Cons: (1) The staff were pretty nice. (2) Our room was quite clean. (3) All the pictures of this hotel (e.g., rooms, interior, rooftop) looked very similar to the pictures. (4) The hotel was not far away from the main street so it was an easy walk to get to all the restaurants. (5) The flip side of the first two points for "pros" was that, it almost made me feel like I got to experienced the true Mexico a bit more (than staying in a nicer hotel or a resort). (6) Wifi was fast; we had no problem browsing websites. Updates: Bikes were not free; breakfast now in lobby.
Prior to my trip I had the opportunity to chat with Gabriella who is one of the employees of the hotel. She provided me with outstanding guidance which helped to plan my trip. Upon arriving at the facility we were greeted by the staff, and we worked with David and numerous others. They ensured that they knew our names and even surprised my boyfriend with a serenade and cake on his birthday. The facility is clean and appears to have been renovated recently. They have bikes and rental cars that you can rent (which we did to go to Coba). They offer an amazing continental breakfast which is included. The site is in downtown Tulum so it’s close to eateries. I highly recommend this property.

I was very happy with my stay, and was very satisfied with everything. It was unfortunate that the cable TV service was down as the hotel was switching providers, but Netflix was made available for free and it satisfied my needs. The wifi was very good so I listened to news and such from back home on my iphone. Once the cable service is up and running again, the hotel will be completely satisfying!!!
I went to Tulum for 5 days with my father...this was my first time in Tulum it took me awhile to decide where to stay from so many hotels in Tulum but I came across this exceptional hotel call Biwa less than 10 minutes walking distance from downtown Tulum where you have all the restaurants, bars, and shopping stores. The minute you get to the hotel they make you feel at home. All staff at the from desk are amazing they are always there to help you with any questions or concerns you may have. Gabriela who works at the front desk was incredibly professional emailing and answering all my questions days prior to my trip. The hotel will take the time to help you plan any tour around Tulum and to give you lifetime memories filled with so much fun to any place you might be interested in visiting. Margarito is in charge to drive you to all this great places once you schedule a tour. He is such an amazing person he knows Tulum like the palm of his hand and he will take you to all this wonderful places that will make your trip to Mexico unforgettable. Margarito is such a fun easy going person with impeachable professionalism that will always make you feel safe wherever you go. The hotel is incredibly clean...the decor is nice and trendy. One of the owner's of the hotel is always there making sure everything is running smoothly thats how much they care about their customers. I will highly recommend this hotel if you are planning a trip to Tulum Mexico!
Very nice staff. Friendly and accommodating! Breakfast is pretty decent. There are extra charges for eggs but not too bad. Free bike rentals! Very clean and nice decor also.
