Property was nice so clean and comfortable. A little bit of walking distance from town centre about a 30 min walk. But that was not a problem. Would totally recommend this property

Such a beautiful place to stay. Parking and laundry on site. We stayed 2 nights in a Deluxe King Studio. Magnificent. Nothing bad to say about this property. Easy to find, close food options and the property managers were very nice, friendly and knowledgeable. I would highly recommend this property. Was my favorite property to stay at on our SI 7 day trip. I would definitely stay here again.

The property was exactly as described, well appointed, clean, comfortable and conveniently located. The proprietor was very helpful in providing recommendations of things to do in the area.

Great little accommodation! Huge room space, free Sky channels and super fast internet speeds! Truly a hidden gem!!

Property is in very good condition. Great bed, excellent heating, extremely clean and fresh. It is in the city and was therefore getting noise from the street. Now I should add I’ve been in national parks for 2 weeks where it has been extremely quiet and this was my first city, so noise was probably appropriate for a city and I was just very used to the countryside… so probably not very fair saying it was noisy…

Always stay here. Perfect location for visiting son at Uni.

Amazing stay at Beechwood Motel

Room was clean and neat. Reception was helpful. Pretty roses outside the rooms. Will be back if in Dunedin.

Great modern look, easy parking and walking distance to town.

For us theres always concern around privacy travelling with our teenage son, it wasn't a problem with the layout of the rooms, and the distribution of the beds, everyone could find privacy. Furthermore, we were immediately at ease with the standard and the make up of the room, the quality and condition of the linen, towels and overall presentation. Our accomodation was something we didnt worry about from the moment we checked in, the way we like it.

Spotless, modern, great location as far enough out of town so it wasn't noisy but still walking distance and plenty of bus stops close by. Hosts really friendly and helpful. TV, WiFi everything you need in kitchen

Lovely modern motel, immaculate presentation with a beautifully tiled bathroom, comfortable lounge area and nice spacious unit.

Incredibly friendly and knowledgeable staff. Gave lots of recommendations and helpful tips to avoid traffic areas due to roadworks. A little far to walk into city centre.

Staff was very helpful with information about restaurants and penguin tour. Room was nice and clean. Only drawback was the parking. Only one way in and difficult, when lot was crowded.

Fantastic stay

These apartment/rooms are really modern inside and very well appointed. Plus Michael one of the owners is so helpful. We wish we’d stayed there longer rather than move. Next time in Dunedin, I know where we’ll be staying, great stay, worth the money. Glad we found it via hotels.com

Feels like home!

Our room was good in size. The bathroom was perfect in every way. Great bathroom facilities and bed linens was nice with comfortable beds and pillows. Good valued boutique motel indeed!!

The room was spacious, clean and comfortable. It had a modern kitchen and Bathroom, in fact the whole suite was modernised/renovated. I would definitely recommend staying here. Off street parking and located very close to the University (if dropping students off) and short drive (or a slightly longer walk) to the Octagon.

Great location to the CBD means easy walking distance without need for a car. Lovely friendly staff and our room was just gorgeous.

Nothing boutique, Tiny is Tiny

The tiny room is terrible. I have stayed in HK rooms that are tiny but much better. Right on the road and noisy. There is nothing Boutique about this hotel at all.

Friendly staff, nice room, clean, close to everything.

A really great little motel; the owner is really friendly, helpful in sharing information about the city and the local area (including personal recommendations for the best restaurants in town!). The rooms are spacious, feel really newly renovated, and the little touches like heated bathroom floors, comfy dining chairs, plush carpet, and stylish linens were an unexpected surprise! Even the toiletries given in the room feel special; a really nice place to stay.

Small but well presented

I stayed in the smallest of small rooms. Everything clean and tidy and a wall mural of the mountains that I am unsure if it made the room seem bigger or more claustrophobic. Definitely a room for one night for one person. I would stay there again on business. Lovely toiletries. Divine bed comforter that I covet. Able to recommend a couple of take away places near by. Thanks

Amazing, staff were very friendly and I even had my room upgraded to a bigger one! Room was warm and cozy and had a lovely stay, everything was clean and tidy. Will definitely be staying here again as I travel a lot for work. 10/10

Very nice motel

A nice, very clean and comfortable motel with a well- supplied kitchen and bathroom. Plenty of off- street parking, and staff are quite pleasant and helpful. I was in the smallest room right next to the street, which although it has a double bed, would be most comfortable for a solo traveller. Being next to the street, it would also likely be the noisiest when the nearby students have their parties. I stayed at this motel twice before it was all renovated, and now it is like new, and really well maintained. Wifi is unlimited and fast with no drop-outs.

Very new. A compact small apartment but facilities are modern and new.

This is a wonderful property and the owners are amazing. They welcomed us and helped us plan excursions, gave us dining tips and generally added so much to our enjoyable stay. Thank you Sally, Michael and Natasha for your generous hospitality! The room was light, bright, updated and spotlessly clean. The beds were very comfortable, linens were top notch and everything is practically brand new. I would HIGHLY recommend this property to anyone traveling to Dunedin.

Exceptional rooms and service

We were so happy with our stay at Beechwood, the rooms are exceptionally clean and maintained by the wonderful staff who went out of their way to help with an assortment of dramas that were nothing to do with the hotel! The rooms are very comfortable with huge bathrooms with everything supplied, tea, coffee, cookies and milk all provided to get you started. The location is a short walk into town close to the student area but don't be put off by that, the rooms are too good too miss and we had no noise even on St. Patricks day! Parking is outside the room so it's easy to park up for the duration and walk to town or the many restaurants close by. There are so many hotels in Dunedin but this one is a standout not to be missed, Thanks again everyone for all your help.

Unfortunately it was a little noisey with students nearby partying well into the night. Otherwise the facilities & location were good with easy access to restaurants and city sightseeing.

Comfortable stay

Very comfortable stay. The lady at the reception ( not sure if she is the owner) is very friendly and welcoming. The room is very clean.

Nice room but small and cramped room

Although the motel is along George street but we took 15 mins walk to the city centre. Room is clean but rather cramped for 4 persons. Not much room for accommodating 4 luggage bag.

Everything about this accommodation was stunning. Spacious, clean and modern rooms. Would definately stay again. Good location but was not a prerequisite for my stay. Couldn't reccomend this accommodation more highly.

What a gem!

A motel can be renovated and tick all the boxes in regard to attractiveness and amenities but this motel has gone beyond that. The rooms have been renovated to provide a first class experience for guests. They look like they have been decorated by an interior designer and much thought has been given to providing inclusions to make a stay comfortable. Quality appliances are provided in the kitchen including a decent sized fridge, a hob, a microwave and an under bench oven. The bathroom has a large shower, excellent ventilation and lighting, a heated towel rail and plenty of storage for toiletry bags.. The bed was very comfortable and the effective sound proofing made for a good night’s sleep. The apartment was immaculately clean when we arrived and was kept that way throughout our stay. Matt and Paul who manage the hotel were very helpful with suggestions about what to see and do in Dunedin and also gave advice about our next destination. They recommended an excellent restaurant and even dropped us there. Truly outstandingly!

All you need in Dunedin

This is a great place to stay! The rooms are large & has everything you need for a comfortable stay. The staff was very friendly & helpful too. A bit of a walk from the city center, but easy to get to many restaurants & shops nearby. I would definitely stay here again.

Lovely motel - but I got put in half a sized room

I could see all the other guests had comfort - but I didn't. As a woman travelling on my own for work - I've noticed this alot - I will often be given the smallest room - or the room that accomodation owners are reluctant to give anyone else, even though we've paid exactly the same. This is not ok and I'm going to start posting reviews about all the accomodation I stay at. I imagine Beechwood could've been a lovely stay - but I was put in a room half the size of all the other rooms - and right next to the busy road. I did not feel comfortable nor did I rest well. A gentleman afterwards asked me how my stay in the 'small room' was. What do they expect guests to say after the fact? Really dissappointing especially given the good reveiws. See pic.
