Beach House Hotel

The hotel is in the loudest night clubs area. The music so loud even if you use ear plugs can not prevent the noise. The room is very dirty, the mattress has some yellow spots due to urine or something else. the sink was leaking, and the air conditioner was dripping water on the bed. I was supposed to stay for seven days, since i could not sleep because of the noise and water dripping on the bed, i asked for refund and leave the building. The representative of the hotel refused to refund me. Since i care about my health, I left the building and stayed at a different and much better hotel. In that hotel, even if they offer me free to stay, i would never stay. If possible i would like to grade it negative 100 . I call it the worst hotel/

Does it due

Its perfect if you need to sleep and shower. Some noise from surrounding bars does xome through but i had no issues other than that. Front desk people are very kind and helpful, we enjoyed talking with them.

Not a place for sleep

This property is next to the loudest venue in Playa del Carmen The bass was incessant The music played until 3. Impossible to sleep until then. The property should have had the decency to let potential customers know on their website. Paid for two nights, stayed one.

The ads were configured to make this hotel appear to be in Northern California with the second link even showing the address of a hotel with the same name in Half Moon Bay. I had pics to prove but no reimbursement or even a response

Stayed there a week. Great place where everything you need is at a walkable distance including the beach! Highly recommend this place.

The staff very friendly and helpful, the room was spacious and clean with a great fan and air con. Location was excellent amd couldn't be more central to the beaches and entertainment, shopping, restaurants and bars. Only slight negative was the noise from the very nearby night club's, so going to bed before 3 was not a good idea if you wanted to sleep unless you have industrial earplugs. Obviously thats not the hotels fault but could be an issue for some.

Nice place, in Playa del Carmen near around the beach, shoppings, restaurants, the place is safe, clean it's crew is very polite and nice.

Not expensive, quite convenient, and friendly staffs

This is the best hotel in Playa for this price. I’ve stayed at 4 other hotels at similar prices in Playa and each had some major issue, e.g. poor security, no hot water, bad air conditioning, etc… But not here, everything just works as you’d expect it to. Special shout outs to Jorge at the front desk and Manches the cat. They are so wonderful and always looking out for the hotel guests and their safety. It can get a bit loud at night, but I personally didn’t have an issue and you’ll experience noise at any hotel located close to 5th Ave. I will be staying here again!

The hotel is fine but very noisy from 9pm - 2am due to nearby club.

Everting perfect

This is a great all around little hotel, inexpensive, but styling in a charming way, with helpful friendly staff. I have stayed in 20 hotels at least in Playa and this is my choice as number one.

We encountered 3 different staff members and they were all very polite, friendly and helpful! This location is awesome, with convenience stores and pharmacies within a couple minutes walk. The coffee shop attached has great coffee & friendly staff as well. The place itself was clean and had the basics necessary for a comfortable stay (i.e A/C, towels, shampoo, soap). The taco place across the street is truly a gem. Would definitely stay here again!

Very cozy and pleasant atmosphere. We stayed there a Saturday night but the noise level coming from a nearby club was an aggression on my ears, to use a euphemism

Great hotel run by Manchas the cat

Great hotel in a very central location. Comfortable, clean rooms, friendly staff, and of course Manchas the cat makes it even better! The hotel is close to a club so some rooms may be a bit noisy.

Basic nice Hotel for stay, staff is friendly and do needful to keep you comfortable. (location has 3-4 night clubs blasting music late night) very noisy. suggest some soundproofing around doors and windows would help customers sleep peacefully.

Everything was awesome. Starting with the staff. Everyone on the staff (both desk and housekeeping) were fabulous, from the moment I arrived until I checked out 2 1/2 weeks later. Everyday without exception they were awesome, including the cat!!!

This place was wonderful. The staff was very helpful and pleasant. The cafe was perfect for breakfast and the service was good as well. The only thing that bothered me a little was the noise outside that is heard late at night. I wonder if maybe restaurant owners is this area would agree to lowering the volume of music in the bars, restaurants, etc.

Overall, the property is nice and clean. The staff is friendly and helping however the clubs next to the hotel makes it difficult to appreciate fully the stay.

As mentioned in previous reviews the hotel itself is fine, the staff are exceedingly nice and helpful. It’s just in an unfortunate location near three extremely loud clubs with “music “ that actually shakes the building. Can’t recommend a long stay here unless you don’t usually sleep from 9pm to 3 am.

Standard hotel with a good price / quality

The room was nice and was clean. There were three windows to the outside. The staff put me in the quietest room and provided ear plugs due to the nightlife close by.

The reviews will tell you that it’s loud late into the night (2am) but just how loud? Here I wanted to provide a more thorough description. First, the noise is a blaring, powerful, disharmony of 2-3 tracks being played over each other without pause until 2am. The noise rattles the delicate windows and can be felt vibrating intensely by the hand. The noise permeates your body and shakes your voice. I saw a screw vibrate loose and fall to the floor in the early night. Ear plugs reduce the sound to safe levels (to approximately the level of a lively conversation in a small room), but hearing protection (like for firearm safety) would be required to bring it to levels suitable for sleeping. Opening a window instantly brings the noise to physically intolerable levels. The source of the noise is a club about 10yrds away with stadium grade speakers that are sadly left at heightened values to garner the illusion of an active night life wherein fact there is little to none (seemingly not a popular place, though visited occasionally throughout the night). The bottom line is that this club and this hotel just cannot coexist in such close proximity, there’s much better sleep to be had on the beach. Other things of note, our door wouldn’t stay closed unless it was locked, which made the inconvenience of having just one key worse since one of your party needs to be acting doorman for all the guests staying in the room. Tiny dim blue fluorescent lights. The sink didn’t drain.

I'm sure I'll be back

The price is right and the customer service was great and the staff are really friendly too. There is a cute little coffe shop on the property which made a great outoor office for the day. There is also a convenience store right next door which is great for stocking up on water and sandwiches.

This place is not what the pictures show, very old and dirty. Dirty towelds were left to pile at the door of the room for days, sheets and covers were never changed. There was an alarm on going for 4 days and they didn't change us to an other room, not even an explanation. There were not complementary bottles of water as other hotels normally leave for you, no fridge to buy and keep water. Very disappointed this is like less than 1 star.

Friendly little hotel in downtown Playa del Carmen. Simple and barebones but very acceptable for the price. However, located very, very close to several very loud and active nightclubs so music and disturbance was absolutely intolerable and lasted until early hours of the morning- had to leave after one night (and I suspect my reservation was non-refundable for that very reason). If you are staying to enjoy the nightlife, this is a good deal. If you have any interest in getting any rest, I strongly recommend you seek another hotel.

Great price and location. Staff was nice. If you like to sleep, this may not be the place. The loud music from the club next door shook my windows every night til one- three pillows over my head didn't help. Glad to be home in a quiet place. Other then that, everything was pretty good. You can't beat the price. Just the noise.. eeeeeek

Traditional mexican hotel

Traditional quaint Mexican hotel. Even though only a block off the Fifth Ave madness, the clubs shutdown at midnight so noise was nit a problem. 5 minute walk to beach. Extremely pleasant staff. Coffee shop right next door. Enjoyed having the bar fridge and little kitchenette.

Beach house hotel was a wonderful experience. It is located in the heart of the party district, so I do not recommend if you cannot sleep to noise. The location is very prime for walking to the beach. Close to restaurants and bars. Earplugs provided. Great value

Overall great deal - for party ppl

The hotel is right next to the biggest clubs. So you feel like you’re standing in a club in your room. But when they’re closed it’s fine. Overall a good price for the amenities. Clean, had everything I needed and super nice stuff. Very helpful and caring.. also close to the beach just 1 min walk! For ppl who like to go to bed later, perfect!

home away from home

My one night stay at Beach House Hotel in Playa was awesome! The room was very clean and location of the hotel was perfect walking distance to 5th Avenue. Jorge at reception was the best ever!!! along with the hotel's friendly cat named Mancha! It was my home away from home! I look forward to returning!

Decent Price, Loud Area

Price was decent for the type room. The only thing that I would warn about is the location. You will not be able to sleep due to all the music from the clubs next door but that’s more my fault for not realizing how close it was. Last, the need better curtains to block out the lights from the corridors.

If you don’t mind the noise from nearby clubs at night, this is a great place to stay for very reasonable price. Jorge at front desk is very helpful and friendly. I would stay here again.

Party area zone -means loud music at night in the hotel’s block. I advice to owner to use at least window shades to block the light in the morning as well. if you ok with the prone is around $25 is resonance and location is good.

IMPOSSIBLE TO SLEEP DUE TO CLUB NOISE

THIS IS A TOTAL RIP OFF. I PAID FOR FOUR NIGHTS. EACH NIGHT AROUND NINE - THE MUSIC NEARBY STARTS. I WAS TOLD IT LASTS UNTIL 4 OR 5 IN THE MORNING. YOU CAN NOT SLEEP. I LEFT THAT NIGHT- LOST ALL OF MY MONEY. DO NOT STAY HERE IF YOU WANT TO SLEEP AT NIGHT.

The hotel was ok. The location was terrible. Extremely loud music all night long and we were not able to sleep.

Stayed here for 2 nights and the location was excellent (very close to the shopping areas, the beach, and food market). The staff were all very accomodating and able to answer our questions about things to do and how to get to everywhere we needed to go. There is also water in the lobby so youre not constantly needing to buy water, but there is a convenience store across the street too. There is a bathroom/shower downstairs as well if youre just coming back from the beach. Rooms were kept clean & wifi and AC worked well. The main front gate was kept open so that you can go out and explore Playa del Carmen at night, but the back gate is locked for your safety. Maybe the only thing we could complain about was due to the proximity of the hotel to the nightlife it can be loud at night (up to maybe 3-4 AM) but it wasnt a bother to us. If you’re visiting to experience the beaches and nightlife then this is a great hotel. Overall our stay was excellent! :)

Just for one night

It's a very simple basic hotel, not very comfortable and with old furniture, a little dirty areas, and REALLY noisy because is near the main bar area in Playa.

Sure. It is cheap. It has a bed and it is on 12th street. Great location. Horrible execution. Room was dirty, place was gross. The doors barely close and the windows all open inside the hallways. No safe. No iron, barely a closet. Spend a few bucks more and stay at one of the other hotels. I ended up booking another hotel because this place was not liveable. YMMV, but too gross for me.

Reservation not found

Upon arrival I was told that the hotel had no reservation for our stay. The counter person looked for 20 minutes on his computer to no avail. A man, i think manager, said he would look into it. After 30 minutes of waiting, I found him in another office. He said he was still looking. At this point I had plans to meet others and they offered me a place to stay. So i can't really comment on rooms or comfort. Great location for sure.

Surrounded by bars and loud music

This hotel is in the night life area of playa del Carmen, surrounded by bars and clubs with very loud music, everything else ok...but do not recommend because u feel u are sleeping inside a night club

Cockroaches in the room, leaky AC and the 1980's tv were only the start. Do not plan on sleeping with all of the clubs close by. The bed may as well been in the center of the dance floor. Don't plan on hot water in the morning either.

Construction nearby was very noisy starting at 7am! Got woken up by housekeeping too early.

Great location but room needs improvement

When booking the room I was told a television would be in the room, there was no Television and the hotel staff did not add in to the room after I brought my concern to their attention. The shower head was in very poor condition which made taking a shower in the morning not pleasant. When we arrived the hotel staff could not find my friends reservation even though he booked directly with the hotel and had payment confirmation.

It is a 3 star hotel until the loud music starts. Then.... the sleepless night begins. Overall without the loud music at night the hotel is fine.

Room is ok. Bathroom needs update, really loud music. I would recommend this place if your planning on partying all night. Don't plan on getting a good night rest before 5am. It's the place to crash after the night club..

Hotel was clean, room was spacious, staff was friendly. Very close to beach which was awesome, but at night the local area/bars were sooooooooooooooooo loud. I would only recommend staying here if you planned to go out every night. If you desire to go to bed early and get up early to go to beach (like I did) that is very difficult here. The club music could be heard word for word until at least 3am:(.

Excellent location and value for money

Nice clean and comfortable basic hotel in great location. Good internet connectiin. Close to both Coco Bongo and the Blue Parrot so it is noisy at night, but since noise doesn’t bother me it was not an issue.

poor location but great service reasonable room

My wife &I stayed there for 8 days. The service and the cleanliness was excellent! People who work there are very nice and took care of us. The only bad thing is that the neighborhood has clubs that have loud music until 4 am and it took time to live with it as we slept tires from visiting places. Over all it was a good investment for the price.

Comfortable

Comfortable and convenient to our dive shop. Two set backs, NO in room safe, and no daily maid service.

Book only if you Party

Hotel,room,& staff are great. However three "thumping/booming bars" are located 100 meters away and they seem to compete for volume until 4AM every morning. Great location for those who stay up late to party. If you want a quiet night, this is not the place for you.

after a hour. they I could stay at another koox hotel four block a way. broke the wheels on luggage. on hotel was hot because three new clubs opened . in the area.

Close to everything but very very loud

This is a good stay if you like to party. The hotel is close to all night clubs that you can even feel the vibration of the windows. If you like to party, this is not an issue but is you plan on resting this is not a good stay.

Just ok-try elsewhere away from the noisy bars

This hotel wasn't great. If you go ask for a top floor room. I was in a dark first floor room. The shower didn't drain the first 2 days so the bathroom smelled like a sewer until they finally fixed it. Also, the air con broke down. I asked for a late check out and it costs 100-130 pesos per hour depending on who you talked to. No receipt was given for this so I assume the $ went into the front desk person's pocket. Also, if you are a light sleeper you will need ear plugs as it is close to all the bars and clubs and the house music goes from 9pm-2am. No coffee making facilities or fridge in the rooms either. There are many other options in Playa so give this place a miss.

Good hotel to party

Family and I checked out following day, due to loud noise: could here 3 different dance club playing music all night was not able to sleep. Shower:cold water and no water pressure.

Dual Personality Hotel: quiet days, noisy nights

Good: this hotel has a great location: steps from 5th Avenue and steps from the sea. Bad: noise/lack of sound insulation. It is, actually, quiet during the day, but we spent the Christmas eve/night there. The music from the nearest open air night club was pounding until almost 6 in the morning. It was hard to escape, as the bathroom does not have glass windows, just shades. These are the two main moments, as the other bad things were expected. The room was small, not too clean, some stains from mold on the ceiling/walls etc. Clearly, a place to avoid, unless you are in PDC to party, then it is almost perfect.

Death HOTEL

NIGHTMARE the shower did not work, the room needed to be renovated 20 years ago and paid as much as a 5 star hotel. The noise was so loud from the clubs down the street it was like you bed was in the club. The room shook from 12am till 5:30 7 days a week

Very noisy and needs TLC!!!

Well I booked the wrong Koox property realizing when we were reroute to hotel. This location in the middle of the club district so it is very noisy till 5am! Room spacious and clean, wifi works well but the property needs more tlc! We had a balcony with the upgraded room but the railing all rusted and the view was of a rooftop with rusted old wires and ac units! I guess u get what you pay for here!!!

dont go there if you like sleep

it was the most noisy hotel i ever stayed. it was like to be in the street, with wild loud music going on till 5am.either you are a party goers or forget about having some rest (i just arrived after 13 hours flight and.... couldnt sleep till 5am).

Noisy

Great location, very clean, awesome maid service, thank you Luz! Unfortunately extremely loud and noisy all night because of the night clubs. Unfortunate because it was a great clean little hotel. We closed all the windows and eventually started to get used to it.

It's a shame

Seems like Israelis love this hotel, lots of them, every night, super loud, disrespectful, partying every night, nobody did anything about it, it's a shame, I'm never staying there again.

Good option

Room as advertised, great location 2 blocks from beach and right by the mail plaza. Good deal for the price I only problem was the wi fi which didn't reach the room so you had to go outside closer to the reception (and feed the mosquitoes meanwhile)

Very basic hotel

This hotel is very basic with no inclusions or facilities. But it is very close to the beach and 5th Avenue.

Great place for the price, $350.00 a week excellent, great location, no beach but close to somes, a bit noisy but a couple of era plugs will do, it has a smal fridge for your b'fast i will come back.

Nice & Simple but Noisy

This hotel while cute and simple at a reasonable price is right next to an open air disco tech which plays music till 4 am and makes it impossible to sleep.

Wear your earplugs

This hotel is great if you want to be right in the heart of the 5th ave party. Music will go on all day and night. Had to wear earplugs, and wifi in room did not work. Again, this is cute if you want to be right at the party.

Close to the beach. Close to the clubs

Check-in was easy. Staff were very kind to my needs. However, and it's not the hotel's fault, but it's very close proximity to the clubs. You can hear different kinds of music being played in your room from some of the nightclubs nearby 'til 5am. Honestly, I stayed in Playa for one day and it was suitable to my needs.
