Great location to explore Munich and Bavaria
Great location adjacent to the central train station making it easy to take day trips outside of the city. Walking distance to most of the major sites and museums. Kitchenette was well stocked. The room was very clean. The building was safe and had an elevator. Only drawback I can think of is that the beds were a bit uncomfortable if you prefer a firmer mattress.
We were surprised with the size of our room. It was very spacious and sparkling clean. The room had a kitchenette. We didn't hear much noise at night which allowed us to have a great night of sleep. The bed was very comfortable. We met Mr Gokhan Akca ( who I think is the owner or manager) in the laundry room where he helped us to get the washer machine started and offered his help during our stay. He was very friendly and helpful. We definitely recommend this hotel
All good except no daily housekeeping.
The staff went above to ensure that our stay was memorable. The staff was first rate and the location was perfect. My only complaint was our room only got lukewarm water in the shower and our final morning the water was ice cold. However, this hotel is worth staying at because of its location, staff and cleanliness.
Disappointing Space
The place was very clean and directions were easy to follow to check in. I was disappointed in the space though. We were on the top floor and the ceilings were angled making the space very small and very difficult to walk around.
The room is very spacious (separate living room and kitchenette), the location is convenient, and the parking is close and well priced for the area. However, the hotel is located in a very loud area, and we could hear people and trams all night even with the windows closed. It was already hot in the room, so I imagine it would be very stuffy in the summer, especially if you have to keep the windows closed to try and muffle the outside noise. The front desk is not open often.
Great location, across the street from the central train station. Spacious apartment style rooms with kitchenette and in-building laundry make this hotel a good place to stay if you plan on spending more than a few nights in Munich.

Overall a pleasant stay
The location of BATU was fantastic, minutes away from the main train station. There were also plenty of food options available around the apartment. Different tram stops were also within walking distance. The only feedback is that the towels smell funny, perhaps too much bleach was used. The receptionist was friendly and allowed us to check in when we arrived early at about 9am.
Great family extended stay.
The room was great -- especially if you do have an extended stay in Munich as it includes a kitchen. The quarters were a bit cramped as it was located on the top floor and the ceilings were very low in certain parts of the room. Very clean. The only issue was arriving a little earlier than check-in and no one was at the desk for approximately 10 minutes with no sign. We rang the bell twice and finally someone showed up. They apologized and were extremely helpful from there on out. VERY convenient location across the street from central station (HBF).
Good sized family room in the centre of Munich that is short walk from all the major sights.
I’ll start by saying this is a no frills hotel close to Munich central railway station & that is reflected in the price charged. I stayed there for one night with my husband. The room was clean, spacious, quiet & secure with a good shower. There is no air con but there was a tall fan in the room. The area around the hotel has plenty of bars & restaurants & it is close to the Botanic Gardens & the galleries. The staff are extremely friendly & kept our bags for us for a few hours on the day we left.

Clean and newly renovated, but sooooo small that you could hardly move. The towels were very old, stained and smelled terrible. More coffee pods would have been nice. The street noise was also very loud at night, but for the price overall not bad. Close to train station and city center.
We were allowed to check in a little early which was fantastic after taking a redeye into Munich. The hotel’s location is great, just across from central Munich train station with a drug store right across the hotels entrance. Very convenient for snacks and water while the train station offered not only transportation but also plenty of food options. The hotel does have an elevator which helped getting our luggage to the second floor easily. The room was clean, had everything we needed and comfortable beds.

The 5th floor deluxe rooms are converted attic with sloping ceilings that make some of the room very awkward to use. Also being at the attic means there are a lot of pigeons just outside the windows.

A great place to stay!
The overall apartment was fantastic. My only gripe (and this is not necessarily with the hotel as it may be a “thing” in Europe) is that the “double bed” had two separate mattresses with a blanket for each that felt like it was the size of a napkin. But since I’ve seen this at other places I’ve stayed at, it just may be the style. Don’t let that affect your decision to stay here, it was great!
Cracking wee place to stay in central Munich
Excellent place to stay in Munich and would highly recommend it. Modern, spacious, safe, easy to find, staff were friendly and helpful, and location was perfect.
This hotel is in great location and spacious room. We booked very late for a last minute trip to Oktoberfest and it worked out well for us. Hard to find hotels for more than two people that you can actually move in and this one was a pleasant surprise. Decent view.
Comfortable & Modern
Hotel is a comfortable and modern hotel right by the city center. Only a few minute walk to get to the main strip that leads right to the Marienplatz, Viktualienmarkt, and Residenz (probably 10 minutes tops to get to the Marienplatz square). Bed was very comfortable, room was also very spacious, closet had a lot of room as well. Only slight problem was the shower location, as it was very close to the toilet. Shower door also didn't contain all the water within the shower, but nothing a towel can't fix. Had an HD TV with plenty of channels, a quick and easy espresso/ coffee machine. Also very close to the Haupbahnhof (Munich central train station) for easy access to many subway lines and the train to the airport (take the S8, only a 40-50 minute ride).
Ugly, atrocious and painful stay. Despite being an apart hotel, they ask you to clean dishes, kitchen and room post your stay. Really bad experience. Avoid at all costs.
Great hotel
We really enjoyed our 2 night stay at the Batu Living hotel. Our room was very clean, modern and comfortable. The hotel is situated within the proximity of the central train station with all sights within walking distance. Staff very friendly and helpful. Will defo stay here when I return to Munich

Room was comfortable. Reception on 1st floor and people could get in without being noticed except for Security cameras on first floor. A little noisy if your a light sleeper due to trams. But was value for Money. Access to lift on Ground floor was outside.
Hotel decent. Right by train station so handy as a base location. High noise level from street and no A/C if traveling in summer.
Due to the hot weather, leaving the lone window open was necessary. Unfortunately, it opened onto a noisy inner courtyard with little air circulation. A fan would have been nice.

Sweet deal on a handy, friendly, modern place.
We got in about 9 AM from an overnight flight, hoping to check our bags. The guy at the desk offered to let us into a room, and proceeded to orient us on the map, and offer a lot of excellent personalized recommendations for Munich. After a fine day of site seeing, we wound up at an amazing and enormous beer garden, about 10 minutes walk from the hotel. Most of the major tourist attractions are with in 20 minutes on foot. Our room was a bit cramped, but super modern and clean. The window opened for air, but shut out the street sounds when closed. Loved the convenience when we left by train.

Location is the word !!!
This is the place to stay if you are going to travel a lot by train. It's just a mere 3 minutes walk from Hbf. Walking to Marienplatz will only take you 10mins. There are plenty of shops nearby, food is not a problem. The area is very safe, there are always a lot of people around. We are a family of three, we were given a very spacious room. We are very satisfied and won't hesitate to stay here if we ever travel to Munich again.
Nice apartment-style hotel near the trains
I loved the proximity to the Bahnhof, though it added some noise, which wasn't all that noticeable when the windows were closed. Easy walk to Karlsplatz and Marienplatz. My only hesitation was that though we were given a code for the front door, it didn't appear to be necessary three of the four times we entered...the door didn't seem to latch.
Value for money
The room rate is value for money and the location is central - close to train station and Marienplatz. However, the safe was malfunctioning and the wifi is slow. We booked an economy room and it's really too small, although clean and tidy. Water leaked out from the shower cubicle when we're showering. If your room is facing the street, it's noisy when you open the window because there's a tram rail.
A go-to one night hotel in Munich
Lovely room with the exception of no fans (very hot) and the location is not ideal, but acceptable. Hotel staff was very nice and gave us his fan to use for the night.
Neighborhood Gem!
Lovely little hotel in the heart of Munich. Close to the train station and Marienplatz. Room was cozy and comfortable, recently renovated. Staff was very helpful, with excellent English.
The worse hotel I ever stay
The room not even clean up while we walked in, we had to leave hotel to spend time around before room cleaning up. No hair dryer on the room, while we found out at night the reception already off shift. No air-condition, very hot at night. The hot water system not stable, most if time we took cold shower.

Cheap central Munich hotel
Very close to Munich train station. Rather uninspiring entrance and stairs up to reception but staff very friendly. Room was actually very good. Would definitely stay here again.
Great rooms and value
The rooms are large, clean and very nice. The hotel is right next to the main train station so the neighbor is ok, but he location is great for getting around by metro. The owner is really friendly and good to work with. The hotel is in a converting building so there is not really a lobby, no dinning area, but good rooms, good value and good location. It was one of our favorites for the price range.
Safe, clean, and close to public transportation
I had a studio apartment of a very generous size. You could easily sleep 2 adults and a child and have plenty of room for everyone to have their own corner. The woman who checked me in was very helpful. She gave me a map and a bottle of water on check-in, helped me navigate the laundry room, and printed out a tour voucher for me on her printer. The location was very convenient to Marienplatz (about a 15-20 minute walk or 2 subway stops.) And there are multiple tour buses that depart from the corner across the street. What I didn't like was the noise level from the street, even 4 stories up. The windows had to be kept open to cool off the room during the day, but I had to shut them at night to keep the noise level down. Also, towels were not replaced for a 4 night stay (even though someone did enter the room and made the beds), and I hadn't realized that a "double" meant 2 twin beds, not a double bed. I typically watch a bit of tv in the AM, but there was only one channel available. Strange, but not a huge deal, since I wasn't there to watch tv; however, if a tv is provided, it's nice to have a bit of selection. Overall, it was a nice compromise over a hotel, if you're looking to save a bit of money or have more space.
Apartment style hotel
The hotel location was great, hotel room was awesome and spacious. As it is a new hotel, most furniture are still in very good condition. The bed and pillow was the best in our whole europe trip and I had the best sleep there. However our safe was not working which was a pity. They did not provide any cleaning though, which was surprising as we thought it was a hotel with standard cleaning services. The reception area was confusing at the start too as there were no signs to indicate the location of the reception area. The reception was also no 24hours as it was family run. It's more like an apartment than a hotel.
Excellent Accomodation
Our stay was excellent and our hosts were perfect. Room was modern, facilities excellent. Room does not have air conditioning which did not affect us but in summer it may become very hot.
Useful location, big rooms
This hotel is located really close to the main train station. It's really convenient to travel around the city by train or by foot. The facilities are pretty new. The rooms are pretty big for an european hotel. The plumbing, sadly, smelled pretty bad in the morning (sewer smell). We did mention it to the staff at the end of the stay. Rooms are made every other day or less. The sheets and towels were never changed for a 7 days stay, which was a disappointment. We asked for a double room, ended up getting 2 single beds next to each other. Not that much fun!
Totally Awesome
My husband and I are first time travellers to Europe and could not have had a better welcoming. We booked every thing on line ourselves. We arrived in to Munich very late and were unsure about getting our key. I emailed the hotel to advise them of our late arrival and they said it would not be a problem, and sure enough it wasn't.The owner's son was there to greet us and made us feel so welcome. The apartment was Clean, Comfortable, facilities were great and it was so central to every thing. We would highly recommend these apartments and on our next visit we will be staying here again. Big room but okay stay
We stayed at the BATU hotel because we were training around Germany and it was a short walk to the train station in Munich. In the advertisement for the hotel it said wifi, however, when you get there you learn that only one device in the room gets wifi for the stay (as in no logging out and letting someone else use it). When we asked for more access, we were going to be charged €10 per device. They had air condition units that didn't work. It was an okay stay. The room was nice and big. But in this day and age, unlimited wifi for a room (especially for a hotel who advertises it) is necessary.
Challenge to Access but Close to Marienplatz
Just a few blocks to the famous Marienplatz and the Hofbrau Hus the BATU was a challenge to access. When arriving at the hotel you have to park down the street (and hope there is a parking space nearby since there is no parking in front of the hotel), to check into the hotel, push a button on the wall to talk to reception (to buzz the door open), walk down a dark hallway, walk into a small courtyard where the next door neighbor is cooking, take a guess to push a button inside the elevator to access the reception office (Floor 1 or 2--I forget) which was not labeled, and walk down another hallway to the reception office where you will be greeted by the VERY Friendly hotel manager (who will repeatedly shake your hand and hand you a bottle of water). He gives you your room access key, a key fob which accesses an underground parking structure about a block away, and makes a point that when you check out you just drop the key and fob into a box next to the reception door. Oh--and to access the hotel door you have to memorize a six digit number and hope the door opens to the hotel (a couple of times I had to log in a couple of times. There is no breakfast and on Sundays everything around the hotel is closed. Internet access was good but the room was noisy (outside). Good price for what you have to go through to check-in and access the hotel and the Turkish manager is a delight and willing to provide plenty of advice and directions to various sights.
Smelly bathroom
Hotel location was fantastic, however after the first few hours the shower drain began to stink. It became so bad that it made us feel ill to go in the bathroom. When I raised the issue with the owner he told me the bathroom was only six months old and gave me a bottle of water. What I really wanted was a bathroom that didn't stink. The room contained a kitchenette, however it was so poorly equipped that it was unusable. For instance a sink and dish drainer, but not a dishcloth or soap. A hot plate but not a frying pan. In summary, the room was compact and OK, however the problems bring the rating down. Location fantastic if arriving by train - very short walk from the station.

Amazing location, 15 min walk to Karlsplatz and Marienplatz, 5 min to Hbf the main train station! Tramway right in front, subway around the corner. Spent 14 nights there in April 2014. Definitely ask for a room WITHOUT windows on the front street - lots of noise on the street and people waking you up in the middle of the night. Owner really sweet and available to help. No one in place on evenings and weekends but it's not a problem - decent security. Wi-fi is EXTRA and laundry machines available but real expensive (2.5 Euros for laundry and 3 Euros for drying)

ミュンヘン中央駅目の前なので交通の便はとても良いです。地下鉄、トラム、ICEともに近い立地で便利でした。 ホテル自体はスタジオアパートメントで、フロントが無いのが初めて行く人は不安だと思います。事務所みたいなレセプションルームに日中帯だけたまにいる感じですので、何か聞きたいとぎできないのが不便で、荷物を預けるのもランドリー室に自分で置くだけなのも不安でした。入り口ドアから部屋までの通路は雑居ビルの一角と言った感じで暗くて汚いし、心地よいものでは無かった。部屋はスタジオなので広くて良かったです。
Zerckmäßiges aber dennoch schönes Apartment. Sauber. Nespresso Maschine :-) Elektronische Zugangscodes perfekt. Man braucht keine Rezeption. Zimmer zum Hinterhof deshalb sehr leise und ruhig obwohl direkt am Hauptbahnhof. Lage für mich perfekt da mit Bahn angereist.
Alles vorhanden, was man braucht für einen kurzen Städtetrip, geräumig, sauber. Eher ein Appartement als ein gewöhnliches Hotelzimmer inkl. Kühlschrank, Kaffeemaschine, Kochplatte, etc. Für Ordnung, Bettenmachen und vergleichbares ist man selbst verantwortlich. Super gelegen beim HB München, aber da im Zentrum einer Grossstadt dementsprechend lärmig auch in der Nacht. Würde wieder buchen.
Wir haben das Hotel für das Oktoberfest eine Nacht gebucht. Das Oktoberfest war zu Fuss erreichbar. Der Hotelbesitzer ist sehr freundlich und nett. Er hat bestens für unser Wohl gesorgt und wir durften den Parkplatz am Abreisetag noch benutzen, besten Dank.
Preis-Leistung stimmt, 3er Zimmer, 5.Stock, Lift, Aircon! Was nicht gut war, der Schimmel in der Dusche, nicht richtig geputzt, Wasserhahn in Küchenzeile nicht fest montiert!

Very close to Central train station, but the aircon remote control was gone, and there was a bad smell from the drainage in the shower. very expensive during Bauma.

Proche de la gare, à dix minutes à pied du centre ancien, hébergement très confortable, propre et agréable qui a grandement facilité notre séjour à Munich. Dachauer Str. est suffisamment en retrait pour être au calme. Commerces nombreux alentours (galerie marchande de la station Hauptbahnof). Métro, train, bus express pour l'aéroport : tout est à moins de 5minutes. Parfait.
Lage Nähe Bahnhof aktuell Baustellenkrach. Sehr netter Empfang! Zimmer/Appartement Top sauber und groß. Super ausgestattet inklusive Kaffeemaschine mit gratis Kapseln. Wir Familie mit Kindern würden wieder das Hotel besuchen
Schönes sauberes Appartement. Wir mit 2 Kleinkindern hatten genug Platz. Die Ausstattung war super inklusive Kaffekapseln. Der Empfang ein ganz netter Herr. Die Lage ist gut, jedoch ab 7:30 Uhr hört man die Baustellen.

口コミにありましたが,クローゼットの足下にドア止めのストッパーがあり,気をつけないと怪我をします(部屋のタイプによっては問題ないかも分かりません). 路面電車の音がそれなりに聞こえますので,気になる方はつらいかも分かりません. 30℃越えの時に滞在しましたので,エアコンの無い部屋はつらいです.

Apartment-Stil in München
Die Räumlichkeiten sind im Apartment-Stil. Ich hatte einen geräumigen, schön eingerichteten Wohnbereich mit angeschlossener Kochnische und Kühlschrank im 5. Stock. Das Badezimmer war geräumig, die Dusche schön warm mit angenehmen Wasserdruck. Der Service der Mitarbeiter war hervorragend. Leider gibt es am Hotel direkt keine eigenen Parkplätze, aber in der benachbarten Tiefgarage bekommt man als Gast den halben Preis. Die Straßenbahn direkt vor dem Hotel habe ich nur sehr nebenbei wahrgenommen und empfand sie als nicht störend. Gerne wieder.

アパートメントタイプに泊まったのでキッチン付きでした。水はペットボトルがもらえましたし、コーヒーマシンも備え付けられていました。受付もスムーズで、店、駅に近く便利です。

長旅の後半だったので、快適に過ごせて助かりました。駅から近く探しやすいりっちで、祝日のどこも休みの時の宿泊でしたので、駅近辺のスーパーやパン屋さんが重宝しました。トラムが横を走っていたので、夜中まで音はします。あと酔っ払いの叫び声は駅に近いこともありさすがにしました。(怖さはありませんが)

Overall, it is a good budget hotel. The fact that the main train station is only a few steps away can make female visitors feel a bit unsafe if you decide to go out late at night. Besides, it is also a bit noisy at weekend nights. However, the hotel's location makes it a top choice for visiting central Munich without having to use public transport, since it is really close to the city's main sightseeing spots.

Останавливаемся тут второй раз, близко к вокзалу и недалеко до Мариенпляц, рядом полно магазинов. Район, конечно, шумноватый по ночам, но терпимо. В этот раз достались апартаменты на 5 этаже, т.е. мансардном, было немного неудобно, т.к. мансардные потолки съедают прилично пространства, скосы находятся возле кровати, дивана и мини-кухни, на плите готовить проблематично, если вы высокого роста, будете постоянно нагибаться. А самое главное - ужасно, просто ужасно неудобный матрас, все пружины чувствуются. Для меня это было основным минусом, так как очень много ходили пешком, и ночью хотелось полноценно отдохнуть.

At one point, I was locked out of my hotel room for an hour. During that time, I received support from someone on the phone who spoke very little English. This person did not fully understand my requests and kept trying to convince me that I could enter the room when, in fact, I could not. It was incredibly frustrating and humiliating, especially since I needed to use the bathroom. The hotel didn’t have any on-site staff, and everything was operated remotely via phone. Eventually, I was able to get into my room, but I wasn't confident that this situation wouldn’t happen again during my stay. Fortunately, I was able to stay until the end of my trip, but I will never stay at this hotel again.
