I have been to chiang mai 5 times and have stayed at this hotel every time. Great location in the middle between the old city and night bazaar. You can walk to both, Clean rooms good housekeeping, ac and in room safes, it is also the best place for scooter rentals, It is 150 baht per day (24hrs) and they do not keep your passport or ever try to rip you off in any way,
Clean and tidy room

Room definitely did not look like the pictures. The room was clean as far as we could tell, but it was so bad I did have to pull back the sheets to check and make sure. The staff were not friendly at all. It seemed as though they were polite only because they had to be.. we were given two bath towels and one roll of toilet paper. No hand towels or wash cloths were provided (I asked) no hand soap. Only very luke warm water, to shower with, luckily it was warm outside.The tv only had two English channels and they were really fuzzy. The location was great. Walking distance to a lot of things. I would not recommend this hotel or would I ever stay here again
Surprisingly good hotel
I didn't expect much, but was surprised to find it was quite modern, and the staff was really great. And, it's location is in the middle of the bar area
They coulve done a better job cleanning. What turned me off was that the bed had a couple stains. Toilet was leaking water when you sat down. Other than that, the staff was helpful, the location was great. You pretty much get what you pay for.
Basic line is true to its name, a very basic hotel. Our room had no window so was great for sleeping through the day and was also a good size room, the beds however were extremely hard. It’s location is really good, in walking distance to many restaurants, a 7/11 and the night markets. Reception service was fine, they have an area out the front you can sit. Water pressure was average and water bottles were not provided. A very no frills hotel in a good area.. you get what you pay for.

No elevator, smelled something in the bathroom. But receptionist was cute, sports bar is next to front door & bar girl was also cute. Can request taxi. Overall rating is good.

Sleep on the street, you’ll feel cleaner
The room was cheap and that’s about the only positive thing I can write about it. The room did not look like the pictures, dead mosquitoes on the walls, bathroom garbage wasn’t even emptied, and the room stunk like cigarettes when I got there. I considered just booking an entirely new place when I got there. They also charged me $6 for a plain white towel that had dirt on it. I’ve never made a point to stay out as long as possible to avoid sleeping in my hotel room because I was that disgusted by it.

Basic Stay!!
The lady receptionist was awesome! There are no elevators but 4 floors. We were moved to the 2nd floor thankfully. There was very little circulation/ventilation in the room itself and what little was in the restroom did not help at all. The restroom had a very slow drain almost to the point of over flowing. When reported, it was stated to remove the top plate however that wasn't able to be done either. The mattresses were not comfortable either but that seems to be the norm. Location is very convenient and accessible to all areas. Overall, with the exception of the restroom it was a pleasant stay.
Just a quick one night stop over but a very comfortable one. The room was very clean and spacious. It was close the the market and had lots of food vendors around.

Not what expected
The maid wouldn’t come in if we wouldn’t tell them, there were leaks on the ceiling in bathroom and over the bed. The cleaning is very bad. The bathroom door was very dusty, dirty and shower curtain was moldy in the bottom, the bath towel were stincky maybe the cats they have peee over them. Nice that you have AC and the location. It is probably one of the best cheap accommodation in the area. The water is not free neither the coffe as the listing says... everything costs.

Basic Line Hotel is located just off Loh Kroh road in a little soi. I could hear no noise from the main road near by.The rooms are modern,clean and the beds are soft.A fridge and safety deposit box can also be found in the rooms.Wifi is available in the room but it seems you have to log in again after you log out but oh well.Bathrooms are clean with hot water available straight away in the shower.Downstairs there is a small bar, an area to sit and relax and a laundry to wash your clothes.A vending machine is also there so you can purchase some basic items but there is a 7/11 just up a little bit on Loh Kroh.Lastly you can hire motor bikes at very cheap rates.The main bar area,many restaurants, the old city,Tapei Gates,Mai Ping River,Kalara and Night Bazaar markets are all within a 5-10 walk from the hotel. I thouroughly recommend this hotel for your stay in Chiang Mai.
Very Hard Bed
Everything in this hotel is ok except the bed's Matress is extremely hard which becomes very uncomfortable to sleep.

Bad a.c in the rooms.
The hotel is a 2 star hotel don't expect anything less or a grand palace. The a.c unit is the old fashion unit that do not cool the whole room only the surrounding area around the a.c unit part of the room. And it's over mile away from the beach.
We paid for a room with a window and a double bed, ended up getting 2 twin beds and no window in the room. We did not make a big deal since we were only there for 1 night. Nothing complimentary even the hair dryer was 20 baht a day to use. Location is great, on a street with good food and shops. Fine for a one night stay if staying longer get a room with a window and I'm sure it would be great.

Didn't stay because hotel was unprepared!
I made a booking around 3pm for the same night, only 1 night stay and arrived to the hotel around 9pm. "Check in" took around 25 minutes; it seemed the night staff there wasn't really used to checking people in. Finally, he gave me a key. Upon entering the room (which had a 'do not disturb sign on the door), it was completely undone -- either still in use or had not been cleaned. I went back to the lobby to tell him, in which he called another staff and handed me the phone. The woman said that because the booking was late, the room hadn't been cleaned and the whole place was full. She said they could show me another hotel 15 minutes away. After traveling for 7 hours, I really wasn't in the mood to walk around for 15 minutes to an unknown hotel so I declined. The staff gave me my money back but there was no apology from either him or the woman on the phone. Wouldn't bother with this place -- very unhelpful staff, disorganized with their bookings, and the area was also a little seedy.

Great central location, surrounded by restaurants, shopping & massage. In walking distance to night markets & the old city with all it's charms. A step up from the basic hotel friendly staff, restaurant and bar, an excellent value.

Exactly what it's says on the tin
Hotel was basic, but has all the essentials we needed. location is good for walking to both temples and night bizzar, lots of surrounding restaurants and bars. located in what can be described as a bit of a red light district and located down a poorly lit side road which could be daunting if solo traveller.

Good hotel to stay for the price of it. Staff are friendly. Special mention Annee in the front desk. She was very helpful! Travel agency next door was very good. Rainbow travel.

Basic hotel, good location
Stayed for 2 nights. Far enough from the noise but close enough to walk to main streets. Very basic hotel; good for toilet, shower and sleeping. Big bed. We hardly stayed in the actual room because of excursions. Breakfast was expensive so we always ate elsewhere (we also didn't want western breakfast). Staff at front desk and were wonderful and accommodating. Would recommend hotel to meet basic needs.

Quiet hotel on a side street
The hotel is a cross between an budget hotel and a backpacker hotel. It was clean and pretty well maintained. There was a problem in my room with leaking from the room above and a portion of the bathroom ceiling was falling onto my floor bit by bit. I am sure it all fell in the day I left. This also caused the room to smell of mold as there is no fan in the bathroom. There was also a problem with the wife a time or two. It would stop working in places, (routers on each floor). I brought it to the attention of one of the girls at the front desk, her name is SUN. Sun spent the next hour going around turning routers off and on to reboot them to get the wifi working again!! She could have said sorry and passed it off and done nothing as often happens, but she did not. Sun fixed the problem. THIS is what an employee should do when a problem is presented. I hope the hotel realizes what an asset she is to their operation. Very GOOD customer service. WELL DONE SUN!! And thank you again for fixing the wifi problem by rebooting the routers.
Basic hotel near to many bars and the night market
The hotel room is small and have all the basic service you need.Good for those on a budget tour .The plus point is they have helpful staff who try to make your stay as comfortable as possible. A convenient location , as it is in the main tourist spot with many bars,massage places and within walking distance to night market .

Worth the money paid, great location and staff
£14pn, 3nts, superior, rm406 on top floor (3rd) but no lift, big room. The hotel is well worth the money paid, remember its not a 5* hotel and in the tropics, air conditioning was good, some English speaking staff so very helpful. Airport taxi @ baggage claim 160thb to Loi Kroh Rd (LKR). Bar next to hotel and launderette too, very handy. LKR is where all the bars are. Head towards Meridian (right on LKR) for Night Bazaar (2 covered areas with fresh fish eateries, one on LHS and RHS of LKR). Songkran so water fighting EVERYWHERE from bars/streets/taxis/temples with water cannons buckets etc., the whole city got involved from young to old, protect phones etc. from water. Turn left on LKR to head towards Tha Phae Gate for city wall and more restaurants. 100thb to train station.

Quiet hotel in a busy neighborhood.
Nothing much to say
The room was smelly, in three day stay they didn't change towels or sheets. At least I had two towels. AC was very loud. I ordered airport shuttle from them, and then I tuk-tuk drove me to airport instead of car. After we came to airport driver wanted more money then they said in hotel I was just like Whaaaat? If hotel said me one price I will pay that price not what tuk-tuk said.

Great for the price. If you are looking for a place to rest your head after exploring the city and sights all day then this is your spot. If you're looking for more than a resting spot it might be best to look for a fancier hotel
4 eyes Travels to Chiang Mai.....
Overall is good stay. Except during check-in, was little explanation like free wifi & password access, no tourist map...just basically pass u the room key. It would be great with staff explaining services available & interact more with customer to increase more sales for the hotel. Nothing big to fault but smaller stuffs to make this hotel a better Basic Line. I like Basic Line.

Unfortunately the plumbing in our room didn't work very well. This lead to an unpleasant smell and the bathroom stayed wet the whole day after a shower since the drain was blocked. Other than that everything was fine!

Good budget hotel with great location
I chose this hotel because it was very inexpensive (the least expensive place I stayed while in Thailand for two weeks) and it's proximity to the old town, the Saturday and Sunday markets, and the Night Bizarre. The bed was firm but not bad, and the room was spacious. I also appreciated the 24 hour front desk and laundry room. The bathroom was nice with a designated shower with hot water. The bathroom floor stayed wet, however, due to a leak and the toilet had trouble flushing. For the price I would still recommend and stay again.
Hotel perfect base if your on a tight budget
Nice cheap hotel in the heart of all the night time action. The hotel can be likened to a travel lodge basic, a bit run down but clean, cheap and does the job. We booked it as we were only needing a base whilst exploring the city. This hotel was perfect for that. It's in the heart of the night life with bars lining the street including gogo bars, lady boy bars and other types of entertainment. Walking distance from the centre square in chiang with Mai where the temples are.
Nice hotel in small town area
Hotel was a convenient location, a few minutes walk to night market, very close to bars and food. Staff was extremely friendly if you engage them, but didn't try and sell me anything or push any tours. Wifi was shotty, worked mostly in the lobby, not very consistent in rooms. Showers were a bit dirty (some pink mold in the grout) but overall clean room. Initially hotel was not too easy to find, it's just 200 feet down an alley from the main road, but the map looked like the alley was a major cross street, just note the town is small.
friendly and fine
staff are great! very friendly and willing to help with any issue. room is fine but dont expect something perfect for this price (little older than in.the pictures). just take into account that there is no elevator in case that you come with heavy bags but again stuff willing to help carrying them (at least for us :) ). in summary, perfect location and nice hotel for this price.

Was a quick one night stop over on the way to Pai. Not the flashiest but the staff were friendly and helpful. Great location, close to old town and night bazaar. Good value for money.
Basic Line Hotel
I stayed for two nights at Basic Line Hotel and upon arrival I was quite suprised that the facade of the builiding looks different from what's shown online. Upon arriving at 10am I was told that there was no available room for early checkin but when I booked one tour from them, they then gave me a room for early check-in. The receptionist was very helpful durinh my stay, giving me directions, helping me call other tour providers for free, and made sure that I will get my laundry as soon as possible. They have spacious rooms and bathrooms, quite old but I don't have ang problem with it. Also, there was no free water or toiletries. Biggest issue was on my first night the whole 4th floor got flooded because of the heavy rains and the water went in from the balcony's door. There are two balconies in the hotel and it seems someone left both doora open. The hotel staff (4) quickly fix the flooding at the corridors and in all rooms. Also, they don't have an elevator. The place is just one street across the old city and within walking distance to yhe night market, stores, spas, bars, and temples.
More pluses than minuses
Stayed for three weeks. Room is small, but quiet most of the time, except the first one or two nights during which there were some vibrations caused by loud music. Staff are friendly if a guest interacts more with them. Because language barriers may cause misunderstandings. Some good points are : * there are a few cheap food stalls within one or two minutes of walk away * a 24 hour 7-11 is nearby * big and clean bathroom * house keeping staff will not disturb, only clean the room if key is left at counter in afternoon * there is a cat to pat if you like * Internet is reasonably fast if it works (it seems I have helped solved the stability problem) Some minuses : - if no house keeping on a day, there is no water replenishment - many bars on the Loi Kroh side - no elevator

Had a nice room. Was in an older part but had been been recently refurbed It seemed. Big room, good bathroom. Good location walking distance to most of the surrounding attractions. Bed could use a mattress topper as it was quite hard but overall a nice place to stay

The hotel is nice. Clean and comfortable. No elevator though. The bar outside was cool. It was a cheap place to stay for a good price. I recommend it. The location was only 5 minutes from the Old City and another 10 to the Night Bazaar. It is in the red light district Loi Kroh, but this district isn't too overpowering anyway, so that is not a big deal. I recommend it.
Simple, clean, comfortable
Great stay - hotel is a few blocks from the night market and the east gate to old town. Clean simple rooms and helpful staff. Only issues were with some mosquitoes that I believe get in through the bathroom windows. Otherwise I suggest this hotel.

I didn't love the area of the hotel. A lot of lady boy massage places and backpackers and expats, too many for my taste. I mean, I'm a foreigner but I prefer an area with a better mix. Some good restaurants around the hotel but just felt too touristy in general. The hotel itself was fine. No elevator, so a piano if you have a lot of luggage and stay on 4th floor. For the price, the room was fine. Basic comforts. Everything worked. I'd stay again if other options for the price were booked. If you WANT to be in a more touristy area for the comforts and whatnot this might be a good option. Again, worth the price for sure.
Basic but functional
I booked for one night as I needed a cheap room prior to a flight; I was not sure what I would get for the money but the room was perfectly functional, clean, though slightly small, with a safety box and limited storage space. Shower and toilet facilities were clean with basic amenities provided. Overall, good value for money and perfectly adequate for a few nights but personally I would want a bigger room if I was staying for more than few days.
Basic Line- a bit more than Basic accomodations
Good location off of an alley just a block from the main road that surrounds Chiang Mai's old city. Lots of bars and restaurants really close within walking distance but no real nighttime noise. Has a nice bar and restaurant right in front of the hotel which was a nice spot to chat with people. The large hotel bed was really just two twins pushed together so the seam in the middle was a bit uncomfortable but for the cost the room was good size, clean and accommodating.
Nice hotel, fantastic staff, and a great location
Great stay very near (5 min walking) from the Old City. There are ample restaurants, shopping, massages, and bars in the area. The hotel bar (Basic Bar) is great and the staff is very very friendly. I would stay there again in a heart beat.
Great value
Staff are very friendly, but not really that helpful. Construction work going on at the moment, so very noisy in the day time, but really not that bad as it doesn't carry on into the night. Hot water and facilities were great! Really worth the money.

Vi bokade dubbelrum (dubbelsäng) standard. Vi fick ett på plan 4. Stort rum med mycket utrymme. Det är ett gammalt hotell, väggarna har fläckar. Vi fick trasiga handdukar. Det var slitet men rent. Städning varje dag om man så önskar. Bra tryck i duschen. Ac fungerade utan anmärkning. Liten kyl. Mycket hård säng men det verkar som att det är standarden i Thailand oavsett hur många stjärnor hotellet har. Eluttag på en sida av sängen. Eluttag i badrummet och stor spegel. Svag belysning. Moped uthyrning på hotellet. Nära till allt men ändå mycket lugnt område. Prisvärt, hade allt vi behövde.

チェンマイから地方に行ったので、その前とあとの2回宿泊しました。あやしげな裏通りにありますが、部屋はきれい、エアコンも効く、お湯シャワーが出る、ミネラルウォーターのボトルが2本おいてある、そしてうるさくないです。朝食はないですが、近くにセブンイレブンがあります。
ロイコーの路地裏にあって、外見はしょぼそう。 しかし部屋に入るときれいに整っており、エアコンはちゃんときき、お湯シャワーも出る。水のボトルも2本ついている。近所にはマッサージ屋さんも多い。ターペー門までも歩いて5分くらい、ナイトマーケットまでは歩いて15分くらいでしょうか。便利です。

Hôtel dégradé...draps sales, vieille climatisation bruyante, plus bruit de moteur qui tourne en permanence..peut être machines à laver qui tournent la nuit???. Bref Hôtel très vieillissant et glauque..a éviter.
アメニティはシャンプー、石鹸、バスタオル2枚のみ。ドライヤーがないので、必要な方は持参しましょう。あと、wifiはつながるのですがかなり不安定でしょっちゅう4gになりますので期待しない方が良いです。

Disappointing Service
The place itself is good, clean, excellent location. However, the hotel staff need to improve. I arrived at 1.40 and was firmly told check in was at 2. Fair enough. I reported my safe was closed so I couldn't program it. After being told to come back in 15 mins, I was then told it was broken. No plans to fix it, it just remained broken. They require a 300 Baht deposit for the key, but when I went to check out no one was on the desk. I waited as long as I could, another customer told me he saw the desk girl leave a while ago and hadn't returned. I saw 5 people in the few minutes I was waiting in the same predicament. I gave up as I needed to get to the airport. I imagine this is a nice little scam for the desk people to make a few hundred Baht a day by just not being available knowing people have to leave their keys and not get their deposit money back. A shame, as it was a nice place but I would not return.
