It was very hot while we were there and the AC turns off when you leave the room, but they gave us a fan and that worked great. Pretty close to many things and the staff are nice folks

Quiet location but still within walking distance to the old city. Several restaurant options just a couple blocks away. Friendly staff with recommendations for local activities or you can relax by the pool. Firm bed as is Thai style, but you can request a topper for the mattress to make it a bit softer.

When you read the reviews that are glowing, you hope they are true! Well, I can assure you, this is a great hotel! The first thing was the greeting upon my arrival! Fantastic. This is not a chain hotel. So, you are personally greeted and welcomed! Then, you're taken to your room (not just told what floor your room is on, and off you go. Nope!). The room is huge. Clean. No, spotless! Large fridge in the room. Kettle. But no coffee. Coffee is free downstairs, though. The pool is very nice. The hotel doesn't have a restaurant, but everything is within walking distance. If you're ok with a km or two of walking to see some great sites. The Lotus Fred's Mart is about 1.2 km away. Small, but you can get your cereal and milk or snacks, then put stuff that needs refrigeration in your fridge! All rooms have a view of the pool area. I arrived at night. The next morning, when I left my room, there were the Hugh mountains in the distance. One thing I will mention that I did not realize about booking two weeks IN Chiang Mai is that most of the major advertised things to see and do are NOT in Chiang Mia. Most are an hour to two hours away. You typically won't get back to your room until 7 or 8 pm. after starting your day at 7 am. on a bus or in a van. So, had i know, I would have booked maybe three days in Chiang Mai to see things (try to hit the weekend for the Sunday Night Market! Huge). Then, I would have ventured off to these other locations and stayed there for a couple of days at e

This hotel is family-run and offers roomy but basic, no-frills accommodations at a fair price. It's walking distance to most everything in Chiang Mai, which was fantastic, especially during the lantern festival. There's no restaurant on-site, but rooms have full-sized refrigerators.

This place was great! The staff was friendly and kind. It’s walking distance to old town Chiang Mai. Everything else is a quick Tuktuk ride away. The pool was so nice to have in the hot summer.

Good for the location
It was nice. We had stayed here before and it needs a little refresh after Covid but it is still a decent hotel for the price. The room size was most important and it definitely met those expectations.
A lovely place to stay as a family. Very friendly staff and a nice pool! We had connecting rooms which worked well. Hotel is in a quiet location, and still close to the old town for shopping and sightseeing.
We stumbled on this after a frustrating experience elsewhere. We noted how helpful, resourceful and efficient the staff was. We loved the location right near the edge of the old city. The room was just amazing for a family of five, the accommodations were clean, the pool was super fun for the kids and we enjoyed every moment either on or off the premises. We are so grateful to the staff and management who went above and beyond to make us feel comfortable and have all our needs met during our stay literally up until coordinating our ride to the airport.

Beautiful hotel comfy beds great staff. Brilliant for price.highly recommend this hotel especially couples and family. Only 5 min in a taxi to town centre and very cheap or can walk in 20 min. Few lovely wee restaraunts at doorstep. We loved our stay here .10 out of 10
I love how low stress the property was and it was so nice to have a pool right outside of our door. The AC was very cold and the beds were really comfortable after we had them put two toppers on. It was nice to have our own back patio to hang wet clothing from. Shower pressure was great. Being able to buy drinks from the office at all hours was really convenient and it was really nice to be able to to have a hot breakfast made to order each morning. And their laundry service was awesome our clothing smelled heavenly. Everyone that works there was super nice and accommodating and we look forward to coming back again someday!

Traveling with 6 people, 4 of which are kids, is a bit of a rough one. There were only a limited number of places in Chiang Mai that had accommodations for our size family. With that being said, I am extremely happy that we chose this hotel. Staff are super friendly, and it’s a positive that they can help you in English. Rooms were clean. The pool was great for the kids, especially because it had a sectioned off area for kids. Location was great. 10 min walk to the night markets with plenty of restaurants near by. Overall, I would stay here again for sure. If you are traveling with kids it is for sure worth it. Overall: 10/10.
Property location was away from the city center but still within walking distance to many of the attractions. Didn’t like the pool being too close to the living quarters as it can get a little noisy at times.

Great for the price. Clean, conveniently close to the main road, comfortable beds. Rooms look like the pictures on here. The walls are very thin. The hotel vibe felt like a mix between a hotel, an apartment building, and a friend's mom's house. I recommend this place overall.

The front desk was very helpful. They provided a map of the old city and a schedule of events for loy krathong. They also printed out our e visas for our next trip, which was super helpful. The location was convenient; it was close to a lot of things in the old city (30 min walk), but was outside it so it was a lot more quiet. The only odd thing was they had a drying rack to put your towels on if you wanted to reuse them(eco-friendly), but every afternoon we came back to a set a new towels.
Need to have better free breakfast ..not just coffee and cookies .. Have some ice cold water and some fruits.
3 days in Chiang-Mai
This hotel was in the perfect location. You are within walking distance of the old city, but it’s on a semi-secluded side street. It was very peaceful, and easy to forget that the old city was a three minute walk away. The staff was extremely nice and went out of their way to make sure it was a pleasant stay. I would definitely stay here again.
We enjoyed the stay, our room was comfortable and clean. Our boys enjoyed the pool and the staff was friendly and helpful. We love Chiang Mai and would definitely booked back into Baan San Singh

Driving up to the property was a little sketchy. The facility isn’t terrible for the price point. Location is fantastic once you get your white about you. Back alley location is intimidating at first but grows on you. Book the elephant sanctuary through them for a 10% discount. Overall a great experience.

Really Bad location that no Tuk Tuk driver knows
1. The water pressure in the shower is non existent 2. The pool is for show only. It comes up to my knees 3. It is extremely far from everything and VERY difficult to find. Hence my walking around until 2am trying to find it from downtown last night. My feet still hurt. 4. The staff is extremely poorly trained and unhelpful in the simplest things. 5. All the other guests seem to be degenerate alcoholics 6. The staff are extremely difficult to find whenever help is required 7. The area behind the hotel seems very dangerous and there is loud construction at all hours 8. Our balcony is the smallest and loudest of all the rooms 9. The staff has lied to us on multiple occasions 10. There is no view or anything 11. Upon asking directions, nobody in Chang Mai knows where the hotel is 12. I found bugs in the shower 13. The shampoo and body was are unlabeled and we have to guess if we want to get clean 14. Children seem to have the run of the hotel with zero parental supervision 15. I had to move furniture to keep my bed and Chris's from toughing 16. Our neighbors are very loud at all hours
The staff was generally pretty friendly and helpful. The room was clean and spacious. My only complaints would be that the wi-fi was kind of a pain to deal with and the pool is half in the shade of most of the day. Also, there weren't a lot of tv channels. But over all, I would stay here again. Nice place for the price and close to the airport.
Chiang Mai stay.
The staff was super helpful. That room was very clean and comfortable. We were close to many attractions. They offered a lot of services all in one place. We had a great stay and would definitely recommend!

Great hotel with a super friendly staff. Perfect for our family of 4 as they had family rooms with comfortable beds for all. Room and facilities were always clean and well maintained. The location was perfect as it was just a short walk from Old Chiang Mai.
Great modern rooms great value for cost
Very good value for the money as the rooms were very new, modern, large, and had all the necessary amenities. The location is just a short walk to most things. Maybe 10 minutes. Only negatives would be they give you items for coffee in the room (kettle and mugs) but not actual coffee or anything. Also negative is the “breakfast” or free coffee in the morning downstairs. It’s literally just a hot kettle and a jar of powdered instant coffee.

We stayed here as a family of four - including two teenagers - and we had a wonderful 6 night stay! Our room with 2 double beds was plenty spacious for the 4 of us, as it included a separate seating area with a couch and T.V. as well. Water and biscuits are replenished daily and the hotel is kept very clean. The pool and poolside area are also kept very clean, and nice to come back to at the end of the day! The location is perfect - far enough from the main roads but close enough that it’s within walking distance to the Old City and the Night Market. Breakfast is standard - eggs, fruit, cereal, waffles, pastries and a couple of warmed Thai dishes. It’s definitely a family oriented hotel, so if you’re looking for a quiet pool with no kids then it may not be for you. The owner and all the staff are very pleasant and helpful. It's also nice that they have a free shuttle to the Night Market for those rainy days... I would definitely recommend this hotel to anyone who plans to visit Chiang Mai!
Family friendly hotel
Nice hotel, with easy access to transport to get around the city.
Its a quite and clean hotel, the room is small but just nice for me. The only thing is about the room cleaning time is not fixed and when i put up the signage for house keeping, after i was back from outside the room still not cleaned. There was small ants in the room. Overall its a nice stay.
Nice stay in Chiang Mai
The room is bright and big. Breakfast is acceptable. However, we really enjoy the swimming pool. It's very easy to take yellow car (near the Chiang mai gate) to Big C, Marko and Central Plaza, @Bt$20
Nice hotel with all the comforts you need
Good price for a lovely, clean and comfortable hotel. They checked me in early, sorted out all my travel plans, were kind and polite. Had no problems at all and I think it was very reasonably priced.

Too noisy
The vast majority of guests at the hotel were families and many of them used the pool until late at night. It was noisy. There were quite a few groups of young men that were staying at the hotel. On one of the four nights that we stayed I saw one of them jumping around in the pool with an open beer bottle. I told the management and they said they would get onto it. The breakfast was okay but there weren't enough condiment sets or napkin dispensers for each table. It's possible to have fried eggs as part of morning breakfast. However, it seemed usual for half a dozen fried eggs to be precooked and set on a plate to go cold so that the cook could attend to his mobile phone. I found using the restaurant a little irritating. On the first day we were there we were out from 9 am until 4 pm. We returned to discover that our room hadn't been attended to. Then at about 5 pm there was a knock at the door. I explained that we were getting ready to go to the night market and requested that they clean the room later. It didn't happen. The next day we were out until 5 pm and the room still hadn't been cleaned. In general, although I found the front desk polite and helpful, I was not impressed by the casual approach of other members of the hotel staff. If you want any peace and quiet don't stay at this hotel.
Great for families, couples reconsider
We stayed here for our first two nights in Chiang Mai and quickly learned that this hotel caters mostly to families and is in a tricky area for walking around. Unfortunately, the hotel restaurant is only open for breakfast, (contrary to what is advertised) which left us having to venture out in a thunder storm for dinner on our first night. There isn't much located close by and the streets are difficult to walk on as many don't have a sidewalk. In addition, there isn't a 7/11 or family mart close by. The hotel offers some items for purchase (such as water and chips). If you are travelling as a family, especially with young children, you will probably really enjoy this hotel as it has many toys in the pool area, and many families to socialize with. We ended up switching hotels to one in another neighbourhood, with a couples tone, and a much more comfortable bed.

Overall this hotel was a good hotel except for the mattress felt like boxsprings. And they didn't tell us until later after I wrote my review that if I were to have complained they would've put it in a nicer mattress on.

Home away from home
This family run hotel makes you feel really at home. The family staff members are friendly and very helpful. The complimentary breakfast has a good spread. The new hotel is clean and quiet and is a walking distance to the old city and Saturday night market.

Really a great spot, close to old heritage center but quiet area. Loved the pool. Staff working hard all the time, very clean rooms, common areas. Good buffet breakfast and some differences each day (we stayed 4 nights). Helped with arranging day tours. Room was great, truly a triple i.e. a real bed for our son and not just an extra mattress shoved in. Lots of space and furniture, good wifi, full size fridge in room. Sold "mini-mart" items in lobby without inflating the price. Few free treats left in the room each day too. All around a great option for staying in Chiang Mai (stayed Mar 8-12)
Hidden Gem!!
This place was great!! Brand new/remodeled, big spacious rooms, nice pool. Perfect location. The staff (family that lives there and owns the place) was very nice, the grandpa could be a little nicer, but the rest of the staff was awesome! I would recommend staying here, and would stay here again!!
Property was good. Very helpful staff. Accommodated us from Family Suite to 2 adjoining rooms at Check In as requested. Will recommend it to anyone who wants to stay in a quiet and economical place with all services provided.
