Perfect for us.
Beautiful restored historic building. Our room #3, was lovely. Great ambiance, quiet, air conditioning, plenty of hot water. The location is close to the key attractions in George Town. Jane, the manager was welcoming accommodating, and friendly. She connected us with Lau who was our personal guide for the day. He was wonderful, book him! We designed our own day and got off the tourist path to the best local food. If the hotel is full and you can’t get a room call him on WhatsApp +60 19-410 9467. I’m not easy to please and I was very happy with this stay. We will definitely book here again next time in Penang.
One good restaurant within walking distance (outdoor sitting only)
I enjoyed my stay. It was quiet, clean, and comfortable. The garden is lovely, and being on the river felt like a true taste of Thailand. There are night markets with a wide selection of goods and delicious street foods within easy walking distance. There's a very nice, reasonably priced Thai restaurant less than a block away and a terrific supermarket just down the street with every food item you might desire. The staff was very sweet and accommodating. They happily allowed me not only to check in early, but to check out late when I was changing hotels. That was very kind of them.
We loved our stay here. Beautiful garden area, right on the Ping River and a fantastic restaurant next door. The staff at this hotel were so friendly and helpful. Would definitely stay here again. Lots of ground transportation close by, a grocery store and a nice little Cafe directly across the street. It was perfect.
Very nice, clean and great value. Our room faced the street, but we could hardly hear any noise. Complimentary toast and coffee served in the morning in a cute yard facing the river. Corner shop, restaurants, atm, beauty parlour all nearby. Staff responsive. Highly recommend
Good location, value for money
Location was good, just across the bridge with night market, massage and food within walking distance. 7-11 is only opposite the hotel. Complimentary bread & instant coffee tea provided. Do note the rooms facing road is noisy, we paid for an upgrade to room facing river which is quieter. Overall it’s ok considering the price you are paying
Located on the banks of the Ping river. Lovely and quiet.
You can hear the cafe down the road playing loud music until about midnight. Plus the roar of traffic. So you might want to bring ear plugs or upgrade to the riverside room for 500 baht more. Otherwise the Rimping supermarket is great, just across the street. Friendly helpful staff. Breakfast of instant Nescafe Red coffee and bread with butter and jam or tea cookies is not very exciting. But they do sell Chang, which makes any breakfast tolerable. There is a 7-11 & street food nearby, and a laundry service. No elevator, all walkup, not handicap accessible except maybe the 1st floor.

The rooms were spacious and comfortable, backyard setting/Ping River view peaceful and Thai/Western breakfast very reasonably priced. The standout at Baan Ing Ping is the staff, particularly the wonderful owner who worked tirelessly to try and connect with Expedia when they weren’t honoring a refund I was owed for a room we had to cancel several days before check-in. They went above and beyond on this and everything else - we felt truly cared for.
A great hotel clean rooms nice and close to the town bars shops and restaurants all near by . The staff were friendly helpful and generally nice people. Rooms were comfly and clean . Would recommend this place .
Perfect riverside spot
I wanted to stay in an other area of town. I had stayed a few nights on the old city area but I had heard good things about the riverside area. I was not disappointed. The hotel backed on to the river which was very nice to watch in the morning while eating breakfast. Also, there were many nice restaurants and bars in the area. The staff especially was great and very accommodating. I like that they brought my luggage up the stairs for me. Also, the manager was friendly and spoke English very well making it easy to ask detailed questions about Chiang Mai.

Beauty at the Baan Ing Ping
Baan Ing Ping is one of my all time favorite little hotels in the world!! It’s very simple, but it is adorable and cared for lovingly by the great staff. Pat was so helpful, every day, in so many ways!!! The location is perfect because you are right on the River Ping, a very short walk across a sweet little bridge and then 2 blocks to the center of the night market, etc. This hotel is sooo clean. You could eat off the outside steps!! The garden is tended every day and you can get a very inexpensive breakfast or walk across the street to an excellent supermarket/ coffee bar/ juice bar. I say again that the rooms and beds are very basic, but I loved it and would definitely stay in the future!!!

The hotel is located right on the ping river and has is ina great location in proximity to various convenience stores and restaurants. Owners were extremely helpful and helped us get a taxi to the airport. Would highly recommend!
Perfect situation
Absolutely fantastic. The owner is so knowledgeable about the whole area and beyond. She cannot do enough for you. Her recommendations for eating out and things to do were spot on. It’s in a great situation overlooking the river and only a 5 minute walk to all the action.
Family own hotel and the staff treat you like family. They will help you with anything without any hesitation. If I or anyone I know go to Chiangmai this is the place to stay.
The woman who greeted my son and his friend could not have been nicer. When I called in advance to arrange airport transfers, she spoke fluent English. My son said she gave them so much information that made the trip so much easier. Highly recommend.

We thoroughly enjoyed it. Well kept, helpful owners, location, location, location on the bank of the picturesqe Mae Ping river. Good price. Rooms basic but spacious. Just no easy chairs in the room. But the garden made up for it tenfold. It is our place forever. BTW we lived in Chiangmai for 5 years back when, and were catching up with people. We’re not ashamed to bring any of hem there to sit with us for a while and watch the river go by. And, oh yes, easy access to great street food, cafes and restaurants; to a supermarket; to a pharmacy; a beauty parlour, and the night market. A bit noisy with parties and karaoke nearby, but we didnt mind.
What a stunning hotel. So friendly and in an excellent location. Breakfast was lovely and all our needs met. Room was huge and super comfortable. The outside space just beautiful by the river. Wish we could have stayed longer.

What a joy! First time in Thailand and had the good fortune to arrive here! So kind and helpful. Everything so very clean and of a high standard. Couldn’t do enough to help. Arranged bus tickets, called taxis, always smiling. A genuinely warm welcome.

We booked this hotel very short notice without much research on the front end (not something I'd like to to traveling abroad) but we were pleasantly surprised. From the moment we arrived the service was so friendly and helpful, and throughout our stay they helped us organize taxis, find laundry services, whatever we needed. The location was great - right next to a bridge that lead us to the night market, but across the river so it was quiet at night. Also across the street from a huge grocery store! The room was clean and comfortable enough. We enjoyed our stay.
Excellent boutique style accommodation
A quiet, spotlessly clean and well maintained boutique style accommodation with friendly helpful staff and an efficient owner manager. Highly recommend this for a short stay in chiang mai. I cannot praise the cleanliness of this establishment enough to do it the justice it deserves. Highly recommended.
Good Value
This is "inn" style lodging, not a hotel or resort as some of the pictures might suggest. If you come in with those expectations, you should be fine. You get good value for the cost. A/C works "okay", acceptable but not great (I was there in April, the hottest month, temps 110*F). Wifi worked fine. Service was excellent. Amenities were basic. Location is not in the middle of the action, but walking distance from it. Still can be a little bit noisy at night. With the temperature being so hot, I wished that I had booked a hotel with a swimming pool, but now I know for next time.
Great staff, very clean.
We loved staying here. Staff was so helpful and accommodating, and very friendly. There is no bar or much food choices, that would be the only thing better about this hotel. The location is great because it's walking distance to everything but far enough away from the chaos that it is quiet. I would absolutely stay here again and recommend to anyone visiting Chiangmai.
Fantastic hotel - best place to stay in Chiang Mai
A delightful small hotel in a lovely location fronting the Ping River with great views and a shaded tropical terrace leading down to the water. Spacious rooms, good beds, great bathroom, reliable wi-fi. Friendly, knowledgeable, and very helpful staff. Excellent value for money.

Chiang Mai Stay July-Aug 2016
Many thanks to the owner, reception and other staff who made our 9 day stay an absolute delight. Loved it and will stay again if ever back. The hotel is situated in walking distance to Night Bazaar etc. Plenty places to eat out. Convenient location. I might just wished there was extra surface and closets to store clothes and other stuff in the room. One thing to keep in mind that there is a bar nearby which is quite loud till about 11pm but in reality it never bothered us. If you are an early bed goer that might affect you a bit but even then after a long day and being tired no problems falling asleep. Overall rating is excellent. So hope tnis helps in making a decision to stay or not.

The staff made all the difference.
A entry level hotel but for the price, unbeatable. Quiet at night, even though it is a "main" road. It overlooks the Ping River so that's a plus. The rooms are basic but very clean with great aircon. The beds are your typical hard Thai beds. Beer, the front desk manager was outstanding and made all the difference.

Great place and a great price
When my wife and I first arrived at this hotel, I was convinced that we wouldn't like it. But I have to admit that we really enjoyed our stay here. First, the stuff that was a little off-putting in the beginning: 1) there is no elevator so prepare to lug your bags up a few stairs (3 floors, though the staff will help), 2) it's kind of a small place (10 rooms total), and 3) the room at first glance appears to be kind of like a jail cell, with it's lack of furniture and it being a concrete cube (concrete floor, walls, and ceiling). However, these turned out to be minor considerations when you step back and look at the whole picture. The hotel is located directly on the Ping River, with a beautiful garden and patio that you can use to relax and enjoy the view (just bring bug spray and a bottle of wine). Also, the staff are so friendly and helpful that you quickly wish that staff at all hotels would act this way. In regards to the neighborhood, there is a restaurant next door with a patio and great food, the night market is directly over the bridge and within easy walking distance, and there is a 7 Eleven across the street for other essentials. All in all, this is a quiet, affordable, friendly, and conveniently located hotel and we will stay here again on our next visit to Chiang Mai.
Wonderful hotel
The hotel is located across the river, but an easy walk to the markets. There is a bakery, restaurant, pharmacy and convenience store within a few minutes walk. The staff is very nice and promptly answers emails with questions. The property has a nice décor and the rooms are spacious.
Peaceful stay while near to the bustle.
It might not be right direct at the night bazzar but it is near the iron bridge and crossing it will leave into the bazzar. About 10 mins walk. Overall, the owner was beetle helpful and smiling at all times. Booked the tours direct from the hotel and it was great, not overpriced type. Cons: the shower area splashes onto the floor beside.
Baang Inn.. Great 3* hotel. The lady that runs the hotel is lovely, very helpful in every way. The hotel is kept beautifully maintained and cleaned. It is situated on the river so you have an outlook over the river, which is not the cleanest or by ant means inviting. The night market is a five minute walk over the bridge. Nice, small budget hotel and would recomend it
You're home down by the riverside!
Our first trip to CM and we had a fantastic 4 nights stay at the Baan Ing Ping. We loved everything about this place and great value for money. The property sits right besides the Ping river. It's quiet and peaceful. The dining hall (on the gr floor) and the terrace overlooks the river, few other big hotels and the Iron bridge. We were glad that we stayed here in a small quite cozy little guesthouse. Rooms were lovely and clean and a decent side. Beds were very comfy. Good aircon, Wi-fi also good (no complains). Bed linen and toiletries were of good quality. The rooms are cleaned regularly. All our requests were well taken care of by the 2 kind ladies Yumpa and Beer, who spoken very good English. If you need to book tours, have your laundry done, or need a taxi to the airport the hotel hosts are there for you. Just down the street you will find a cafes, a 7/11 and across you will find the Rimping Market with a wonderful assortment of everything you need; fresh fruit, meats, wines, snacks, desserts you name it. The Iron Bridge is literally 3 mins walk from the guesthouse. Across you will find multiple restaurants and bars. It takes about 10 minutes to go to the night markets across the river. Baan Ing Ping is just the place to be if you want to escape all the hustle and bustle of a hectic city life. This place is highly recommended.

Fineste hotel til prisen
Hyggeligste lille fine hotel lige ned til floden og i gå afstand til Chiang Mai natmarked. Fin have i rolige omgivelser og veranda med udsigt over floden hvor man også kunne sidde og spise en simpel morgenmad. Meget imødekommende personale og virkelig hjælpsomme. Vil helt sikkert bo her hvis vi kommer til Chiang Mai igen.
Great hotel outside the Old City
A lovely stay along the river, just outside the Old City. The hotel was comfortable and clean and service was excellent. If you stay here, make sure to watch the sunset on the back patio space by the river. The floral arrangements and nice decor make for a lovely experience.
