Great location. Good clean room and friendly staf.

Great location right across the road from the beach. Many eateries near by. Room was nice and clean although bed was extremely hard. Good helpful staff. Nice breakfast. Good value for money would stay again.

Need some small improvements

Hotel is max 3 stars, definitely not 4. The room is out of date and it wasn’t clean. I always check behind/below the bed when leaving to double check if nothing dropped down, and it was disgusting. The location is very convenient and quiet. Please give more attention to the estate of the hotel.

The Baan boa is a fantastic place maybe a little dated but roomy and very clean staff cannot do enough for you been going to patong for over 14 years I wish I found it sooner for the price comfort it’s brilliant

The Baan Boa has become my favorite place to stay whenever I visit Patong. The rooms are nice and spacious. You've got room to spread all your things out. The hotel itself is located on the quiet side of Patong Beach, far away from the madness that is Bangla Road, but still just a 15 minute walk. Tuk-tuks will charge $200 baht to run you anywhere around Patong (as of April 2023).

Location: Excellent. Close to the beach. Shops of all kinds are nearby. Still, the area is quiet for a restful sleep after daylong sightseeing. Staff: Very helpful. They help guests every way possible. I went to Krabi and the receptionist helped me book a car at a reasonable price. The daylong sightseeing package which was arranged by Mark, the guy who runs a tour and travel shop within the hotel premises, was much less than outside rates. Pool: The pool is nice and big, water is very clean. Breakfast: The menu is okay, the hotel authority should increase choices.

Located on the southside of Patong Beach in a quiet area far away from the hustle and bustle of Bangla Road. Loved it here. It was so chill, and the room was spacious. Stayed for about ten days. Although it's about a 15 or 20 minute walk from Bangla Road, I found it to be a nice way to end the evening, walking down along the beach after a night of drinking and eating. I plan to return again.

The property was very close to the beach and easy to find. I broke a glass by accident in my room and was charged 60 baht before leaving

Very nice

After leaving our first accommodation due to it being unlivable we counted our losses and booked Baan Boa Resort for the last 4 days. It was very nice,clean,cheap and we had ocean views. Loved it and would recommend it to anyone.

A quiet location in the busy Patong beach.

Excellent position across from beach. This is a short walk to the busy shopping and night life of Patong, but at the quiet end of the beach. Large room. Great views from ‘ocean view’ rooms. Excellent service from staff at Baan Boa.

Service can be improved

I was booked on 4th floor and given my knee injury I enquired if I can be moved . There was a room available on ground floor for 500TH a evening. However upon entering the room I sensed they don’t usually give that room out coz we experience a lot of problems whilst in it. Firstly, it smelt moldy even if they spray air fresher it remains... bathroom basin pipe was leaking. When u open the basin tap then you get a stinky drain smell... so ja I kinda feel that they should not have charged for 200 THB knowing the problems is the room... they should maybe consider abit more variety for breakfast as each day I didn’t stay too long at breakfast coz same old each day🙃

Booked this hotel for a double bed room 2 months in advance, when we arrived they gave us a room with a single bed in. The staff didn't seem to care and said there are no other rooms left, we can give you a refund and can go back to the street. No apologies given, was a big distraction during our holiday.

Our stay there was absolutely fabulous!! The staff is so friendly, our baby loved pool. Everything was very good!

2nd visit here.

Stayed for one month for the second time. Very nice small hotel, right on the beachfront. Hotel is very friendly with very good staff. Very clean, if basic rooms. Good food available. The hotel is competitively priced compared to some of the bigger hotels in the area. would recommend.

Hotel staff very friendly and hotel manager speaks very good English. Room was very comfortable and pool was amazing, it's a shame you cannot swim after 8pm especially on hot nights. Food was ok, fresh fruit and salad at breakfast is very nice. I stayed here with my 12 year old daughter, the Baan boa is nice for kids although I do not really recommend the patong area for family vacation, there are more kid friendly parts of Thailand to stay, I was not very thrilled with the atmosphere here and it seems like more of an adult environment. Baan boa is a nice hotel with lovely staff I recommend.

Great location and great staff!

OK hotel

Southern end of Patong Beach, on the Beach Road. Better swimming at Kata or Karon just down the road. Otherwise short walk or taxi to everything. Good pool and staff were friendly without fawning over you. Good value for price. Breakfast up to usual standards with both Global and Thai offers.

Close to beach but no cigar

- Across from beach but 90% of rooms have no beach view - No elevator so he ready to climb stairs - large patio with no patio furniture - horrible outdated room - hard beds - all food is subpar. Get ready for microwaved pizza - I booked 3 days, stayed 2.

Baan Boa Resort Patong Beach

The resort was good value for money, right down to the beach. The room was clean and the staff was always smiling and very friendly. The bathroom a little small and the buffet breakfast could have been a bit better with a bit more to choose from.

Disappointing

We felt the hotel overall had gone backwards. Very poor selection of food for breakfast.

Lovely place, staff exceptional!

Overall amazing couldn't ask for more ! all staff amazing omelettes to die for! perfect location guaranteed a peaceful nights sleep.

Un professional, unhelpful, rude

Once again found some of the staff very rude and un professional, asked for so some ice so they have tried charging us for it, madness. Asked for some plastic glasses because they make smoothies over there, they wouldn't get I've us any, when asked why they pretended they don't understand English, asked for some normal glasses they said no too!!!!! It's unbelievable, basically if you want anything you gotta pay, even if for you are staying at the hotel. Their culture is all about the money, and you are just a number to them, no customers service skills, very rude, just not very nice people at all. Hotel itself is dated, not worth the price, room is never properly cleaned, just whatever basically, but once again they don't do anything properly over there unless you prepared to pay extra.

Good clean hotel friendly staff breakfast was good. Bed was horrible they need new beds not fit for a dog to sleep on. And a king bed with 2 horrible pillows, if this hotel had decent beds I would stay again.

Avoid this hotel .

Not worth the money that i paid, old hotel,I asked them many times to change my room because my mother has some difficulty with using the stairs as there is no elevator,but they didn't change it.Also,you can hear everything around you. Just the location was good.

Dishonest about being close to beach.

The beach that they say is right across the street is actually the marina meaning we cant swim there and you need to walk 30 blocks to the swimming area which is dirty and like sewer water. Cockroaches were found in the bedroom and in the restaurant which has a below average breakfast. Cleaning staff did not even change the sheets in the 4 days we were there. They didnt even flip them because we had the same chocolate stain on the bed in the same spot. Plus the beds were as hard as rock.

Such a Great Warm Holiday

Receptionists are always smiling helpful and so supper polite. I recommend for everyone who wants be in Pucket and I will come again.. I was very happy to meet them.

Checked out after first night. Expedia Issues

DO NOT stay here based on a 3.5 star hotel. The star rating is international and we all know when we are at 2 star or 3.5. I stayed in 3 and 4 star hotels throughout Thailand and they definitely were as nice as US hotels by the rating. The pool gets no light. It is in a tiny atrium surrounded by all the room terraces. It was a messy unkept area with old chairs and decrepit surroundings. The beach area is where all the boats dock and come in and out. Stay far North on Paton is my advice. The room is 80s vintage since any last update. There were cracks in the wall and the bathroom especially was disgusting. There was huge globs and inch thick of totally cracked and decaying calk surrounding everything that clearly had been layered instead of removed and redone. The fixtures were completely rusted. The bed the hardest in Thailand. The walk to the room was around the decrepit pool into a dark entry way where the laundry and massage parlor were. There were janitorial buckets and mops in plain site stacked under the stairwell. Walking past to my room were 3-4 maids or masseuse sitting there. Very awkward. BIG PROBLEM with Expedia and Hotel Manager: Booked 4 nights based on 3.5 Star Rating. Checked in late and checked out in the morning as there was no way I was going to stay there. The manager was not available when they said to discuss my refund. I woke up early and spent 4 hours walking Patong to find an available 3 star hotel. I booked the Sun, Sea and Sand.

Good as was across the road from beach

Had to supply own tea and coffee. The room we had the air con stayed on one speed. As I have a knee ache problem the stairs were very tiring after a few climbs. Otherwise overall a decent hotel.

Hotel is very clean. Staff is very friendly. Staff is very helpful. Restaurant manager is very friendly and helpful. Owners are nice people, staff brought me flowers to the hospital. Overall you feel you are taking care off.

not worth the price at all

With the rain there was water all over the room (with the balcony door closed) Mini bar carried 2 year old beers, which, as per the hotel people, is still good to drink... yucks !! Hardly any choice for breakfast, same thing everyday. For almost the same price I shifted to the hotel next door (even though I had paid up full here), which was so much better than this one.

great location on the beach

hotel was clean and comfortable, with a firm bed and good shower. location was on the beach road but far enough from the center of town to be quiet. the restaurant menu was ok, the breakfast buffet was good and the pool was very nice. The staff was courteous and helpful, it was a short walk to the walking street and many nice restaurants. The price was very reasonable. guest friendly with an ID.

Functional and clean

The hotel served our purpose well in that it was clean and conveniently located opposite the beach and main attractions. local markets and entertainment all within walking distance although a 5-7min tuk tuk ride to the Junceylon Mall was quite welcome at times. Staff at the hotel were pleasant and resourceful and always willing to assist. Our first room was a bit aged and the shower did not drain well. At our request we were moved to a recently redecorated room in a much better condition with working plumbing. The hotel is rated as 3.5 stars which is a bit pretentious and would go for 2-3 stars.

Quiet hotel on busy beach

Overall a great value for the money on Patong beach, and most importantly, it's on the quiet side of the beach.

Nice hotel straight across from the beach

We arrived early but they were happy to lets us have our room, staff were all smiles and polite, cocktail happy hour was a bonus, breakfast was all you could eat and a good varity. Resturant prices were good as well. we had a very pleasant stay

It's good hotel but far from patong beach .

Not too bad

The hotel staff was very helpful and willing. The breakfast was better than I expected. My room was pretty standard except for the bathroom, the shower was the worst I have had in a hotel, and considering the fact I needed to shower at least twice a day because of the humidity, it was a constant irritant. The hotel was a little too far from the main area, but if you rent a motorbike it doesn't matter too much, they had adequate parking facilities with a very helpful guard. The internet availability was adequate although I think it should have been included in the hotel fee.

Best value hotel in Phuket

the hotel was as described the staff were friendly and the rooms were clean, the breakfast was ordinary, but who cares really. The hotel location and price made this resort really good value for money.
