I really enjoyed this property, great gym and pool area, close to public transport and markets

Perfect location- close to vic market

Level 50 - amazing views- great staff - compact apartment- good cooking appliances but unfortunately nothing provided to enable to use microwave as all pots etc S steel ??? Great elec oven & gas cooktop- 2 seater sofa for 2bed apartment?? Only 1 towel supplied per bathroom but extra quickly provided upon request Loved location close to free city tram- restaurants & market & will surely stay here again!

Quiet and nice apartment. However you have to wait a long time for lift during check out time.

There was a 20 minute wait for the elevator. Would use the stairs but we were on 39th floor. We asked to leave our car in the parking lot for an hour after we checked out, open parking lot and were told no. Asked her to check with the manager, he did not bother to come out and had her tell us they were making an unusual exception this time but the absolute best they could do wan Noon. Poor communication and no desire to make a reasonable decision.

Good hotel for short stay

This hotel ha a good location.. the room- kitchen utilities are poor.. kitchen snd laundry detergents/bags should be for each day not one if each for stay of 5 nights? The room keys are heavy. Only one aircon in 1 bedroom, is it enough? The hotel car space is good however, there is no sign where to go to the lift?

The property was not managed well. Despite of requesting housekeeping multiple times, paying additional for including the house keeping in the package it was not provided for. On speaking to the manager onsite that he will assist and get back with a response he did not. Disappointed with my stay and would not stay there again.

Was alot smaller than expected for the price. Hotel facilities excellent but the soa for out of order

Great accomodation

The apartment was quite small, lacked character and because of the position in the building quite dark. The rug was pretty grubby and the sofa really needed a steam clean. The best part about the place was the facilities. The pool was great as was the steam room but the sauna didn’t get that hot. Location was convenient to the trams, Melbourne Central and Queen Vic markets.

The room was beautiful and bright. Great city views and everything we needed to be comfortable. The staff were so friendly and helpful. We had pre booked at another hotel that starts with “W” at the end of our trip and all wished we were back at Avani instead.

Excellent friendly staff. Allowed early check in and late check out. Recommended places to eat and shop and provided a map.

The building is really neat in a very convenient area. Front desk is very helpful Bed is great. Nice kitchen but missing some items. Also just a bottle of dish soap would be better than the little packets. The Main Problem is there is No place in bedroom to unpack your suitcase because there are no drawers or shelves. This is a real problem as the bedroom is also very small. If they put some drawers or cubbies in the closet that would be helpful. The safe is in a bad location.

Great stay although apartment needs closer clean And Tv was not so good as the toaster but overall apartment was great

Parking is not great, have to walk 1 block to get back to the hotel, prefer on site parking. The rooms are dated and worn (musty smell)

Housekeeping was an additional cost when we booked, however, we didn't get housekeeping Christmas or boxing day. Housekeeping on the other days was very late in the day and often missed housekeeping items. One day was missed when it shouldn't have been. Spa pools were out of order. Table tennis paddles were broken. Pool cues had to be collected and returned to reception. The room itself was lovely.

Not Satisfied

very disappointed in the facility, I had booked accommodation on the basis that all the facilities are available only to find out after inspecting the site that there is no Steam room or Jacuzzi, the main reason I booked this hotel is the fact that my wife has back problems and a jacuzzi was a must, to only find out that this is not functional is extremely disappointing to me and Her

Overall the stay was good. We were on 50th floor and the view was amazing.

Staff were friendly and patient. Our rooms were comfortable and close to the market.

Excellent, quiet, beautiful apartment with very comfortable beds and spacious living room. Excellent kitchen area. We had everything we needed for a really nice stay at Avani. The location is fantastic, close to restaurants, supermarkets and local transportation.

Vacation

It was clean, quite, bed comfortable, complete kitchennette with microwave. Near to grocery stores, plenty of restaurants around, near a metro station.

Love this hotel

Second visit to Avani Melbourne residences . Both times just as spectacular as one another. Friendly service, spectacular rooms and views. Hope the third time when back in Melbourne will be just as fantastic

The best hotel experience ever. Even upgraded to two bedrooms even I did not ask. Everything is new and convenient. Will stay again for sure!

Good for family

Stay was good for family. Near distance to shops and Victoria market and many halal restaurants. However, phone was not working and it would be good to replenish towels every few days.

Spacious. Everything within walking distance, food, grocery, QVM. Great views.

Service was good and apartment was clean

Over all we had a great 4 night stay. The room was nice an8 well appointed with full kitchen and washer / dryer. Just enough space for 4 people to sit and watch TV. Our room has TV issues which the they tried to fix but didn't come right. Apart from that the staff were friendly and helpful and provided an extra dining chair for our visitor. The location is very handy to the Queen Victoria Markets and lots of shopping malls. All walking distance. Nice room and great staff and location. Look forward to visiting again. Thank you

Decent but not as good as expected for the price.

Nice place to stay if you’re spending a few nights in the CBD. Walking distance to most attractions

2 nights in the City

Convenient location and easy to find - we drove and the onsite carpark was convenient in the city. We were only staying 2 nights but wished they provided some dishwashing detergent, already in the apartment - to at least allow us to do some proper cleaning and when required. Other than that - it was a good stay.

Staff were friendly and helpful. The place was clean and lovely. Great location too.

Property was great. We stayed on the 53rd floor and had an amazing view. Staff was friendly and helpful. The suite had everything we needed for making food. Grocery and alcohol stores conveniently located nearby. PLENTY of places to go eat all around if you don’t want to cook. Definitely crowded on Elizabeth St. and we were accosted by a homeless person, but that’s the shape of big cities nowadays. I would stay here again.

Awesome

The room is clean in general but there was stinky smell from the toilet drainage in the main bedroom. Also the roller blind in the balcony fell off when we tried to put it down. The WiFi was a bit slow especially in the evening busy hours and we weren’t able to watch Netflix. The view on the 55/F common area was stunning The staff are helpful. Even though there was some minor issues and we definitely will stay here again.

Could be 5 star but …….

Great location, great room but let down by not being clean when we arrived. We had expected daily service but on check-in were told that was only changing towels, making bed and putting dishwasher on. No cleaning for the 6 nights we stayed and no cleaning materials provided. Toiletries were replaced daily. We reported dirty state on first night but nothing done.

Firs impression

Avani is somehow fairly new accommodation. Unfortunately, the toilet seat was stained and it was smelly of urine. The couch was not clean and the towels are full of lint. It was our first time in Melbourne and the accommodation was a disappointment.

No vibe

Check in process was a disgrace. Slow. Unhelpful and very very non welcoming

The property was not expensive so value was ok but the room was set up strangely and not clean. Mirrors were streaky and the toilet wasn’t spotless. Couch needs an update and there was no tv in the bedroom.

Bed and pillows fantastic - apartment clean tidy and adequate. I would rate this property 5 stars if Avani was seperate to residential apartments. It unfortunately is shared, which generally creates maintenance issues. Also paying over $550 per night for a two bedroom apartment is expensive when the advertised photos don't reflect the current condition of the shared communal areas. Outdoor terrace in poor condition, sauna closed due maintenance issues, outdoor spas closed due to maintenance issues, steam room closed due to maintenance issues. Pool open but water very cloudy, many maintenance issues with pool area. Pool table broken, with only one cue, table tennis table bats broken. I accept accidents happen and areas have high usage and therefore wear and tear. But come on, some of these broken areas have been broken for a very long time. Is it the body corporate or Avani management responsible. This is my issue with serviced apartments being shared with residential apartments - who is responsible for repairs and maintenance.

This is the second time we’ve stayed here and we’d happily stay again. Apartment was small but clean and central. Our kids love the pool, but unfortunately the spas and steam rooms seem permanently out of action.

One of the nicest apartments I have stayed in CBD. Parking was easy, dining options close by were terrific. Little Nooky for coffee was amazing! Price was terrific. We loved it!

Great location. Staff were wonderful. Was a little bit lacking in cleanliness - bathroom glass was smeared and rug in lounge was stained and quite dirty.

No wifi for the entirety of our stay. Desk staff said they were in constant communication with their IT department, but had no luck.

Great location and spacious apartment.

Super convenient, close to everything.

Good space and building itself was nice including lovely pool. Apartment, despite being relatively new, was pretty scruffy inside (eg stained carpet, scuffed walls), and hadn’t been well cleaned (eg big piles of fluff visible under couch). Requested housekeeping to come and vaccuum but they never came.

It was clean always kept santised an welcoming helpful reception handy to all shops an takeaways highly recommend

The 2br apartments are not all as pictured - with the large corner windows in the lounge area. Even by purchasing the superior it doesnt mean you get one of these. Other than that the apartment complex is great, the staff are fantastic, the apartment comfy and clean, with all the amenities you need. Will stay again!

We had a great city stay! The staff at Avani was amazing - all of them were able to handle our requests with a friendly smile. Thank you guys! When they understood that our flight was in the evening, they kindly offered us to relax at level 55 for few hours. We liked the apartment and bedding.

Great central property, well maintained, fully equipped one bedroom apartment. Close to a Woolworths Metro, minutes walk from tram, lots of eateries nearby.

Sensational Melbourne stay!

I booked AVANI for the first time after staying at other hotels in the vicinity on previous visits to Melbourne. I will definitely stay at AVANI in future. The location is very convenient, we had spectacular views from our apartment on the 49th floor which was spacious and in immaculate condition. Staff were extremely friendly and helpful. But what made our stay outstanding was the pool and facilities on the 9th floor. It was like a huge living room with sofas and filled with light and kept at a very warm temperature so you could easily spend all day there reading and relaxing, plus the water in the very large pool was 31 degrees, so ideal for swimming or just floating around. It would have to be the best indoor hotel pool we have encountered by far. I can’t recommend AVANI highly enough!

Small apartment for two guests.

I felt the room was very small for two guest. I thought I had booked a bigger apartment with two bathrooms and was disappointed it was a shared bathroom. This could be made clearer on the booking.

The unit we stayed in had a full kitchen, which was good. Aldi and woolies Metro were 2-3 mins walk from the hotel. Major malls were 5 mins walk which was really nice. The Queen Victoria markets are 3 mins walk from the hotel with a lot of veggies n merchandise on sale there. The free tram - 35 stop was just 3 mins walk on Latrobe and Elizabeth st. Front desk was very helpful and polite. Checkin and checkout were pleasant. The front desk has an excellent secure location to store bags after checkout. Overall we were very happy with the stay and had a wonderful experience.

Like a small home away from home, with the necessary facilities and amendities and helpful staff. Very convenient location with plenty of dinning and shopping options.

Great location

Recommend a floor above 15 in order to see out and parking is difficult as we had to go up 6 floors with a very narrow ramp but available. Other than that great location and modern features. Would recommend for city stay.

Well appointed apartment hotel. The bed was extremely comfortable, & always very quiet there. Staff very friendly & helpful when needed. Only a short 5 minute walk to Queen Victoria Markets.

Best location and Excellent Staff

Great staff and great location. Amenities (gym, pool, washer, dryer, dishwasher et al) were great. Modern building. Staff very accomodating, would definitely recommend.

Upgraded to a two bedder, very spacious for hubby and I. Great reception service and amenities.

Efficient dervice, great location, exceptional views

The check in process was incredibly difficult, i have stayed here a couple of times and it was great but this time the checkin was super slow and there was a line to get to checking in. Arrived around 1:00pm and the room was still not ready which is fine but didnt get a call back once the room was. Was told that every time i went out i had to leave a key in reception which i havent had to do before - apparently for housekeeping to access the room. Was told to not leave "any valuables on the bed" which sounded a bit shady. When we checked into the room we realized there was only one bathroom for a 2 bedroom, 4 person suite which was never clarified on the booking on expedia or the avani website, requested to be in a different room with 2 bathrooms and there was only one room available and we had to pay extra for the extra bathroom. We got moved to a room with worse views. Disappointed as I've always liked staying here in previous visits to Melbourne.

Staff was friendly. Facilities were clean and comfortable. Had issues casting our devices to the TV but not other issues.

The unit is good. The bathroom kind of limited space, not enough hooks or towel rail to hang our towels n clothes before shower. Water in basin was clogged n drain very very slowly.

We had a great stay. Staff are very nice and helpful. Property condition are very good, clean and new. Thank you. Will stay here again next time!

Great location, super clean

Was close to trams & places we wanted to visit.

Semi convenient location. Was disappointing to find out that the pool was out of action. The hotel manager said we should of received and email to advise us but we did not receive this email. We booked this for the pool and was unable to use it so a big let down. The listing on Expedia says it has a pool but then right down the bottom of the page in small font it says the pool was under maintenance. This could have been at the top of the page right next to the icon that says there is a pool available. The room was ok but was not totally clean. There was a funky smell coming out of the bathroom which was off putting. There was only 2 lifts for the floor we were on which on occaision seemed to take 5-10 minutes to find one that wasn't already full of passengers. It was good to have a full size fridge, kitchen and laundry available but we didnt use them.

nice stay but small glinche

the location is perfect, staffs are well trained and very nice. we stay here before so every thing is handy. the only down side is I find THREE HAIR on my pillow which may indicate the pillow case is dirty. otherwise we all happy. we were alowed had later checkout 1130am.

Our third stay at the Avani and we loved it. Lovely amenities, kids love the pool, we loved the steam room. Spacious and clean apartments. Our room had terrific views and an enclosed balcony which was perfect for the cold Melbourne weather. Walking distance to Queen Vic Market, Melbourne Central and lots of dining options nearby. Staff are always friendly. Looking forward to our next stay!

Location was great. Size of the room

Great stay with a beautiful room. Full size fridge and plenty of room in the apartment. Kids loved the pool. Lovely staff and nice and clean. Our second stay at the Avani and it won’t be our last, we will be back again.

I was not impressed

The view was great. Pool was good. The room was very clean and spacious. Facilities great. Just needed pool cues with tips and table tennis bat & ball were dodgy. Bad very happy to stay here again with kids.

Not the best

The property felt like student accomodation. Only 1 of the 2 elevators was working for the upper floors. The property didn’t really have any atmosphere.

Great Location , Neat and tidy, great view from floor 46. The facilities were unavailable after we booked ,, but other hotels had pools etc. Yes we could of moved.

The property is nothing like the picture , totally overrated. The room is dirty & run down. I saw the same piece of paper on the hallway over 3 days & no cleaner to take it away. Other guests in the hotel just put their rubbish in the hallway instead of inside the rubbish bin. The reception is not friendly & the property need to walk abit from tram stop. (Not long, but if u had a full day & carry lot of things , it doesn’t help on this location). Unless u like Chinese food, there is plenty of opinion around this property.

Getting a bit tired of the photos showing nice new clean modern apartments but when you turn up apartment is nothing like the photos.

Average at best but in a good location! Staff shortage very obvious as the unit wasn’t the cleanest!

Poor customer service. Check in took 90 minutes along with a couple other people . The Indian front staff lady was rude and not welcoming . Rooms were pretty dirty especially the living area- couch very dusty and rug almost brown from the accumulation of dirt. Kept my shoes on the entire time.

Good modern apartment

Big modern apartment with views and good location in the northwest of the cbd. Lots of good Asian restaurants nearby. Staff friendly and helpful at checkin.

The interior fitout was nicely done though the apartment was a lot smaller than we expected.

Right in the heart of Melbourne . Easy access to the property excellent view at night overseeing the city from the bedroom and lounge area
