Old dirty (finger nail on washbasin) no TV. Looks like might have been used for homeless during pandemic. Needs refurbishing
Taps in bathroom and kitchen loose, no tea towels dish washi g liquid,no dishcloth microwave plate just a plain crockery dinner plate.Sinkwaste slow to empty.Shower curtain mouldy.Toilet brush dirty.Pillows on bed very roughly put on.Window security stays had the one stay broken so not secure. Not able to have window open at night. No fans to air rooms .TV very old and pucture faded. Very dissatisfied.
This review could come down to different ideas of what service looks like, and the fact the managers have very limited English, which made communication hard. Overall, dealing with the managers was a less than average experience. The buildings are tired, yet roomy. Apparently, WiFi was available but not offered. There were lots of little things that added up to taking the edge off what could have been a very pleasant stay. I don't consider it to be $175 well spent for one night. My family have been moteliers, where huge emphasis was put on service. Sadly, good ol' Kiwi old-school service was not on display here.

Use of toaster short circuited the power. Pillows on second bed flat and lumpy - cheap Shower basin fills up with water after afew minutes No one in office to ask for help Did have clean sheets and kitchen and bathroom bench tops clean due to being relatively new Needs to be re- rated. It is not a 4 . Pictures and info misleading to people. Definitely can see past emergency housing impacts all around the property. Tired and run down
Was surprised that expedia had this property as an option when it is so run down. Rooms were very average, not cleaned very well. Spiders everywhere. Very soft beds. No cleaning stuff to do dishes. No rubbish bin. Windows didn't shut properly. Curtains ripped and stained. Other rooms had smashed windows. Very over grown bushes, our car got all scratched up.
The bathroom towel was stained with black marks and almost threadbare. No permanent on-site manager and numerous housing assisted people occupying some of the units.
It was that afternoon sun that was the best feature. Id particularly ask for those front units again ?6 7 8.
AWFUL!!
It was terrible - we were not told that the motel was also used as emergency accommodation for homeless people we put into a section of the motel that had all homeless or displaced people living there. It was dirty, rubbish everywhere around the complex, people throwing rubbish out of their doors - our room looked like it had 'stab' marks onthe wall, flies and just down right horrible. We left after two hours and went to stay at another motel.
Don't stay here!
Disgusting This motel is used as emergency housing which should be stated on the hotels.com website. It was run-down, tobacco smell, no kettle, no soap, couldn't turn on tv, front door was hard to lock, toilet paper holder was broken etc etc. The worst thing though was the domestics during the night (very scary), cars coming in and out all night and loud music all night long. Not much sleep. Luckily we were only there for less than 24 hours and left as soon as we would in the morning. And it wasn't cheap, we paid $217 for the night for 3 of us.
Walked into the room not like the photos online. Dark room. Room wasn't that clean. Black hair all over the place, not pulling Furniture out and cleaning behind it. Broken window handles so you couldn't close them properly. Not really worth the price i pid to stay.
I found the staff very helpful and attentive. There's a lovely restaurant just up the road which is worth a visit if you stay here. The room was nice and had a lot of space.
This motel has gone downhill over the years, we always used to stay and was looking forward to it. Arrived to a room that as soon as you opened the door was hit by the cigarette smoke smell, went out and purchased air fresheners which didn’t help, bedding smelt Smokey. The toilet smelt like an ashtray! stains on the walls and furniture, holes in the wall. Mould on the ceiling in the bedroom as well as the curtains. The most concerning was the wires hanging over the spa pool area! Extremely disappointed. Permanent residents living in the other rooms, which made as us think our room was vacated for the weekend as we had only a spare key with no motel tag? Could only do the one night but did not get a lot of sleep due to smell and the worry of where was the actual room key and were they coming back?
Room was not clean, toenails on toilet floor. Hairs on bathroom handbasin, spiderwebs. Lightbulbs notin sockets. Inadequate room heating, and electric blanket that does not work.
Since covid, i think the rooms cleaniness has suffid and the hand basin would not empty.
Property was suitable for what I was looking for. Bed was comfortable, but could not seem to get sky. They possibly do not have sky tv. Bit disappointed with that, but overall was ok.
we had trouble checking in and out never anyone at reception and door locked spa is dangerous as u get out the sounding area is very slippery older person would be able to use it .kitchen everything is down low not good if u have a back problem like me Decor is very old only thing good about it was the location to the hospital and shops was close. would not stay again
I would have likes to know it was being used to house Homeless. Walls thin. The occupants next door argued non stop 12 midnight to 5am.
Location and checkin were great. Room was dissapointing. Bed was comfortable but room was cold, Broken electrical plug hanging from wall, Amenities old. Load thumping music and voices from another room until midnight. Cars revving loudly outside room at various times through the night. Domestic arguments outside room at 0400.
Problems check in, said I hadn't paid, had to go to bank to get proof & still they weren't happy. Lots of things need fixing in 4 rooms we had, iron in only 1 room, lots of rubbish outside needs clean up, cleaners not understand english to get replacement linen for 2 night stay, unmanned reception at crucial check in times. Never go there again, never recommend

Nice little unit, plenty of space and comfy bed. Also convenient location for Hamilton Gardens.

Didn't like the breakfast with no butter on toast or salt and pepper. Didnt think the outside looked maintained - there was a tampon on the drive and leaves not cleaned up. Windows were definitely not cleaned in ages. All ledges inside very dusty

I like the cleaniness and the cleaning service of the property but shower of the room is not working properly. Water was leaking from back of the shower and toilet flush has problem too.

The unit was fine however we had a suitcase stolen and staff were unhelpful, and were only interested in taking our money.
rain water leaking into room which resulted in a large wet patch on carpet. Stains on some of the towels. Bad customer service,not willing to communicate when I inquired about stuff. Microwave not cleaned. Some of the lights were not working. Overall it was not worth the ratings of 3.9. Wouldn't come again.
Our room was well sized, a couple of aging decor issues but for the price really good,
We arrived at our family unit to find a dishwasher full of dirty smelly dishes left from the previous occupant. The rooms had not been cleaned as I picked up pieces of paper, hair tie, biscuit wrappers all easily visible. The covers on the light bulbs are full of cobwebs & moths obviously never removed & washed. Light switch at top of stairs hanging off wall so wires are exposed. Next morning discovered that the electric blanket was on on the spare bed in my room, obviously not turned off since previous guest- a fire hazard. I certainly would never recommend this property.

We booked a family apartment. Was overpriced for what it is, only booked here as missed out on nicer, cheaper option. Room was two stories and stairs were really noisy with kids in bed. Beds upstairs and toilet downstairs and was hard to try and not make noise. Was broken glass in driveway by reception, told lady in reception and gave me impression she didn't care, which was proven by the fact that it was still there for the next 3 days of our stay. Overall accommodation is ok but not worth what we paid, booked as out of options.

Good set up with wet shower in room, as I'd asked for. Wasted time trying to use TV - no battery in remote. This was rectified when I rang reception. Wifi very patchy.
The spa unit was not cleaned properly. Ranchsliders filthy and cigarette butts all over path outside. Couldnt turn on bathroom light as fan attached to switch was broken. Plug missing for spa Had to ring for a replacement pkug and spa doesnt even work properly. For the amount they charge its not worth it. Some serious training for cleaning staff is needed. Not 4 star at all.

Quiet location, comfortable beds, facilities adequate for a short stay. Booked on line and arrived late at night so no contact with staff, office unattended when we left in the morning and was advised by phone to drop the key through the open window therefore we didn't see anyone at all. The toilet flush was damaged, there was a drawer missing in the bedside table, and the ironing board cover was useless. Beds were made each day but towels weren't changed, my towel was ragged at one end. I wouldn't bother going back even though the location was great.

Chose for separate bedroom and toilet. Very clean; comfortable bed; heaters, fans, electric blankets and 2 tvs provided so very comfortable. Soap and shampoo provided in dispensers which could be difficult to get much out of, so pays to take own soap, shower cap etc. Would certainly stay again.

Also not prepared for receiving payment in cash. All good once iwner/receptionest strivef english much better and teceipt brought to my room for me.

Loved the location this property is in. Unfortunately, it seemed to have the thinnest walls of any place I have stayed. I could have had a conversation with the guests in the room next day. I also enquired about the smoke alarm mount that had no smoke alarm and was told by reception that the manager, who was away when I asked, would come and have a look. The manager never made any contact. It is for this reason that I cannot recommend this property.
Comfortable big bed tho not very well made. Sheets wrinkled and pillows flat and wrinkly. Service friendly and helpful. Given extra towel but not use it. I was only there one night. Arrived afternoon then out till early evening and left early morning for swim event. Good location and pleasant short walk to gardens. My only niggle was the poorly made bed.

Aspen manor disaster.
The WiFi was not working in our room. Consequently we had to move rooms on the second night. Also the TV was limited to Freeview meaning we could not watch the Australian tennis grand slam. Also on initial check-in the credit card system did not work and in the second night’s unit the carpet was stained in several areas The effort to correct our concerns was shrugged off as minor issues and no serious effort was made to resolve them expeditiously. This is unacceptable for a $170 per night facility !!
I was not expecting this place to be great but it was! Clean as a whistle, just renovated and done to a good standard. Bed was comfortable, plenty of towels, good space, good water pressure. They had all the things you really need, sorted. Only missing piece for me is air conditioning, my room was very stuffy when I got in late after a very hot day, and the fan provided was great but noisy to leave on at night. Really great value for the price point, which was at the bottom end of the motel offerings in Hamilton.
Comfortable hotel only small TV's was advertised as 50inch. Good stay walked to gardens.

The shower tray was black around the silicone edge !! The kitchen bench top had holes in it and wasn't a full kitchen as advertised, no electric oven only microwave. The stairs was very noisy and creaky especially during the night.
When booking thought it had a 4.5 star rating, but on presentation was more like a 2.
Good motel and rates, accomodating and close to many things
Absolutely disgusting
We booked a family unit that had a dirty odour, no milk, 1/4 roll of toilet paper for four people for three nights, cockroaches, moudly shower and a dishwasher that was so filthy we had to clean it oursleves and then found it didn't work! We had to purchase our own disposable crockery and cutlery. The stench from people smoking directly outside the unit was invasive, the lack of fans or air conditioning upstairs meant it was difficult to sleep, due to it being so hot and airless up there. Perhaps the 'highlight' of our time at this motel, was being kept awake until 3am by a person in a neighbouring unit, who was clearly drugged out of his mind, and was talking loudly all night. There were two police visits to this person and no action from the motel owner, who didn't appear to evict him. As a result, I couldn't let my children outside without me and we felt uncomfortable staying there with someone like this across from our unit. We went to complain and no one came to the reception area. When I pay $230 a night for accomodation I expect much better than this. I suggest this motel sorts out its problems, or it will soon develop a bad reputation. I certainly will never return and I would never recommend anyone to stay here.
Very disappointed
We were placed in the old staff room and laundry along with the decommissioned sauna and spa pool. Two of the rooms were made into bed rooms. The rooms were all disconnected from each other. The fridge, toaster and jug were in the hall between the rooms. Three people stayed and we only had two of everything. The beds were hard and there was no remote for the TV's.and only 5 channels although sky was advertised. In the mornining our daughter had another customer walk in on her as there was a sign saying the room she was in was the laundry. Very embarising for both of them. The girl in the office did her best to help but informed us that there was nothing she could do. She told us that the owner would give us a discount. This has not been forthcoming. Can not express how disappointed we are with the overall experience. And before you say why did you stay...the sevens were on that weekend.

Location was OK, as we were wanting near the Hamilton Gardens. Other than that there is nothing positive I can say about the hotel. Rooms look as if they have never been refurbished - this includes linens, curtains, bedding. The smell in the kitchen and dishes, put us off using it. Mold in the showers - no locks on the bathroom - we had a 2 bedroom apartment for 5 people ... Stairs creak really badly, and the carpet is old and stains everywhere. There was also ants and a baby cocroach in the living area! There was also no milk or coffee etc in our room. Disappointed to say the least. $199 is super overpriced for what we received.

Hotel is always clean and quiet and staff are very pro-active. Is well located relative to most major amenities in Hamilton and has a choice of eating places nearby. Second time stayed here. car parking is good, which is an added bonus.

Despite its size Aspen Manor manages to be a quiet motel. In need of a makeover but did the trick: comfy and quiet with everything you need.

admittedly I booked in haste from a hospital and got wrong date But on arrival we we issued with the incorrect room and then issued with another only to find they were in the process of spring cleaning it and it had no curtains in it. Possible due to language barrier there was a delay.. After another visit to reception, we moved rooms where we found it clean and very comfortable.

The Aspen badly needs an upgrade, looks like it hasn't been touched since the seventies, a very basic accommodation,we would certainly avoid this Motel in the future.one toilet roll,no wine glasses,no coat hangers,no milk,carpets badly soiled,still had a smell of smokers,no extra blankets,a very shaby motel.
It was a pleasant warm and comfortable stay thanknyou .
Not what we were hoping for.
The service was great but unfortunately the room was in need of a general overhaul. The curtains were dirty, there was a bad smell from behind the fridge, the shower was not very pleasant to be in (needs a different shower head) the single bed was so soft it literally sagged down when you sat on it and I am not large. The spa was very nice but you did have to fill and empty yourself from a tap. The worst bit was the mould over the wall at the head of the queen bed in bedroom where the spa was. There were also no batteries in any of the remotes and no sky available which I just assumed was standard to have these days. Would not stay again for the amount of money we paid. I have stayed in some very nice hotels in NZ for similar price.

A comfortable, clean motel with-in walking distance from the Hamilton Gardens. Easy to walk to nearby cafe for early morning coffee and breakfast.

Great location for Claudelands concert
The hotel was great for what we needed and an ideal location for our visit. The room was quiet, clean and comfortable. The motel is probably a bit tired and could do with a freshen up. There wasn't a frypan in the room and one of the coffee cups was cracked. Another car was parked in our allocated spot when we came in at night. But we had everything else we needed. The staff were friendly and helpful. We would stay there again.

Great stop over
We used the motel as a stop on the way to Auckland. And it was perfect for that. Its a great location, the staff were friendly and accommodating and the room very tidy. For the location the motel was very quiet. The outside lights were quite bright and lit up our room most of the nigh though (probably not an issue unless you live int he country where everything is pitch dark). Would stay again without hesitation.

We paid $238 for one night which included: strong mould smell as soon as you open the front door, mould covered furniture with a sheet placed over the top, blood spots on the mattress, rotting door frame, unclean microwave, only one chair at dining table and it was not clean, mould in shower, hand soap directly next to power socket, exposed bathroom fan, no face cloths, uneven flooring (that our littlest tried to slide down), 2 mugs for 4 person room, reception staff member was there for a very short time, graffiti in several spots of property. There are security cameras but they have spiderwebs over the lens. I trusted Expedia's overall rating but will look closer at reviews next time! Expedia you even advertise it as 'great for families' which it is not! Photos are very inaccurate.
