The accommodation was amazing, the service was very friendly and the whole house makes you feel welcome, I would definitely stay here again. The host was very nice and kind to us, 5 stars for this place 😀

We loved the location and views The other guests whom do not consider others staying at the house was very disappointing. Not very private. You would think someone arriving late and leaving early would be thoughtful to others, however, stomp stomp down hall way and slamming doors shut and talking at top of their voices.

We felt so welcomed and overwhelmed here. The view is gorgeous , from the villa to the grounds, overlooking the plain with bird songs every morning. Tyler, he's so hospitable , thoughtful and the staff is very friendly as well. The villa looked exactly like the photos, even better if I'm being honest, perfectly interprets good aesthetic taste. Located in a sophisticated town , you'll find unique boutiques ,art gallery and Saturday market with fresh local produces. The people here are so creative. Will definitely come back again.

Hidden Gem | Great Location

What a fantastic find! The property and location are stunning. It looks even better in person. The room is spacious, with a comfortable bed, and it's quiet and clean. Gorgeous views and conveniently close to Bangalow village.

A lovely property in a beautiful quiet location. Well appointed and extremely clean. Kahn, the host was very welcoming and fast to respond to queries. I think the property was full when I was there, but it still seemed spacious.

We fluked into finding 99 acres when we arrived in Byron Bay late in the evening and with last-minute change of plans. We had originally thought we would stay down near the beach, but then considered the hinterland when we saw this property. The property is even more stunning than the photos and I booked a second night within an hour of arriving. The owner is incredibly friendly and hospitable, and has a lovely doggo. We stayed in Villa 1; the kitchen was fully equipped with everything we could ask for including tea and nespresso. The king bed was very comfortable and the linens were luxurious. Air conditioning in both the bedroom and the main room was appreciated, as it does still get hot in the hills though not nearly the temperatures of the beach. Electric blinds protect the place from getting too hot. The sunrise is specacular and through the day there is a pleasant breeze you can enjoy from your patio (and hammock) while you listen to the nature around you. We even cut our time in town short so that we could spend the late afternoon/evening by the pool and enjoying the gorgeous villa before having to leave. Thank you so much- we cant wait to send friends your way!

Perfect place to stay for our getaway. Such a nice escape from the usual hustle and bustle of Sydney life. Kahn was lovely and the accommodation was perfect. We would definitely recommend 99acres!

99 acres is an amazing place to stay whilst in Byron. The views from the villas are second to none. The villas are of the highest standard. Also, the communication from the property manager was excellent, couldn’t ask for more. Highly rated.

Can’t say enough good things about our stay at 99Acres! From the warm welcome we received from Kahn through to the tastefully appointed, high quality accommodation. Very luxurious! Everything was a delight and such a surprise (given the reasonable cost).

Our time in 99 Acres was fantastic, Kanh goes above and beyond with the service. Definitely will be back. The view and surroundings are beautiful.

This is such a beautiful property. The rooms are simple and beautifully appointed, the common areas are very well maintained and overall the property is high quality and luxurious. The checking and pre-arrival communication was exceptional and we felt like VIPs. I couldn’t recommend this place highly enough and we will go back and recommend to others. Thanks Kahn for being such a great host.

Such a beautiful location with amazing views. We loved our night in the villa. Everything was beautiful & clean & we had everything we needed & more. We will definitely be back! Kahn the host/care taker was wonderful also.

Excellent property, close to the little village of Bangalow

Absolutely stunning property. We stayed in one of the villas with breathtaking views. The villa was a tad pricey for the one night but was beautifully decorated inside and had the most stunning view looking out to the hills. Excellent communication from Kahn the manager who met us at the property and made us feel incredibly welcome. Really beautiful experience overall.

Absolutely loved staying at 99 Acres. The guesthouse is beautiful with top quality furnishings and amenities. Kahn was very welcoming and made sure we were comfortable. It was an easy drive to Byron from the house. This is the perfect location to relax around the fire pit, play some lawn games, or go for a walk through the garden. I think next time we stay we’ll try the villas!

Glorious hinterland retreat!

Kahn welcomed us with amazing hospitality and warmth. The place itself is stunning, comfortable and well appointed. I'd love to come back and stay longer!

Beautiful view, tranquil surroundings and gardens. Lovely decor and very spacious. One night was not enough. Will definately be back to stay for longer next time.

This is a stunning property. Exceptional furnishings, brilliant secluded grounds, welcoming long term host. A bit far to walk into town but is an easy drive to Byron Bay.

It was a great stay. Kahn, the host was amazing. Stunning view, nice rooms and everything.

Just fantastic - would absolutely return. We stayed 4 nights with our young son and none of us wanted to leave. We even had a koala in the tree right next to our villa - absolutely amazing. The villa was styled beautifully and was super relaxing but also very close to town for food and only a short drive to amazing beaches.

Beautiful location, just on edge of town great facilities, comfortable room and bed. Shared kitchen sitting & lounge areas really well set up. Great pool & garden surrounds. Great communication & very welcoming host. Great restaurants and cafes in town. Would definitely recommend.

This is a beautiful place to stay and the amenities are A . Fantastic view and if your looking for privacy and peace, this is the place, if your not, the town is a couple of minutes away Byron is only 15 mins. AAA

The 360 degree view of the Bangalow valley was amazing, and our bedroom window faced the stunning morning sunrise over the horizon. The house was stunning, everything we needed was there, or available easily on request, and our host Kahn was generous and friendly without fault. This was our first stay, but definitely not our last.

We had an incredible time at 99 Acres- we even extended our stay! Kahn was an incredible host- very accommodating with a very welcoming and warm energy. The location is spectacular- away from the hustle and bustle of Byron (but still close enough for anything you might want to do) in such a lovely town. Watching the sunrise from our hammock each morning was beautiful and our daughter was very happy to spot a few koalas on the property! Will happily stay again in the future 😊

I loved my stay here. Kahn (and his fabulous dog Ollie) were warm and welcoming (even when I was very late due to unexpected traffic). My room and the entire house was lovely, beautifully-styled, peaceful and cosy on the cold winter night. It's on a ridge so the views were fantastic and I had a great vantage point to watch the lunar eclipse. I'm looking forward to returning.

Absolutely beautiful property with gorgeous decor and lots of space. The bed was super comfy, shower had great water pressure and oh the views!! My partner was disappointed about no tv in our room but I loved finally getting to disconnect a little. There is a TV to use in the shared lounge if you want though. Absolutely loved our stay! A must in Bangalow!

Wow! We had an incredible weekend at 99 Acres. Warmly welcomed by Kahn and his dog, Ollie. Super clean and spacious villa with spectacular view. Huge comfy bed. Peaceful surrounds, immersed in nature. Star gazing at night. Little bit chilly but the heaters and electric blankets solved that! Lovely pool area also. An incredible spot for a relaxing weekend. 3-4 min drive to town for groceries / restaurants etc.

Well What can I say what an amazing holiday! we stayed 7 days in 1 of the Villas Kahn the perfect gent running the joint is a marvel he makes you feel so comfortable and welcome, it’s spotless with mind blowing views. Will be back for sure can’t wait till next time ❤️
