I liked that it is tucked away from bustle. If i had a negative comment it is that i think the particle board shelving in my room looked pretty cheap for a fine hotel

Little gem in a quiet, beautiful neighborhood.

Excellent location if you prefer to be in a quiet place but still within walking distance to all the old neighborhoods. Loved that there was more green space. Excellent Portuguese restaurant right on the corner. Farmers market in the park around the corner on weekends. Very friendly and helpful staff. I was traveling alone and arrived past lobby hours and the instructions were clear and easy. I felt very safe the entire time. Only saw a few other guests in the morning otherwise it was very private and quiet.

Overall great experience, location and staff! Also nice location if you want to be close to the main areas but on a quieter street!

The staff were so helpful and welcoming. The property was comfortable. The stairs were steep and there is no elevator but otherwise everything was great!

Amazing stay! Cute bed and breakfast that is near lots of amazing restaurants and bars. It is tucked away on a quiet street so there is no street noise. Everyone there is so nice. Highly recommend!

There are not enough adjectives to describe the kindness, friendliness and general helpfulness of all the staff. Breakfast was very well presented and had many options including made to order eggs. Location was excellent.

Kind & helpful staff. Breakfast items were fresh each morning. Location is perfect, easily accessible to all Lisboa has to offer. Rooms are clean and spacious. Bed is super comfortable. Would absolutely consider staying here again during another visit!

Hosts were lovely - very helpful and attentive. Whole place was absolutely lovely. On a cute, safe street near tons of great restaurants and tourist attractions - the perfect location. The only people I would not recommend this stay too are those with limitations on stairs because the stairs are quite steep.

Pleasant staff and beautiful lodging

Our stay here was amazing. The staff are helpful, kind, and involved. They saw it was my birthday on my passport and sent a little surprise to the room, going above and beyond in so many ways. My fiancé and I will definitely stay here again when we visit Portugal in the future!

Great property in a local neighbourhood!

The hotel is located in a quiet street in a very central location, minutes walk from local restaurants, bars, cafe's and picturesque squares. The hotel itself is beautifully kept. Our room was spacious, comfortable and delivered a restful place to retire to after a day's sight-seeing. The breakfasts were terrific and the staff very accommodating, especially as I had food intolerances. The only down-side was the damp condition of some of the walls in our bathroom, which required airing after showering. The rooms were also on the colder side as we visited during a chilly time of the year. I would have also opted for a room with a better view but definitely something to note for our next visit!

Extremely kind staff. They made us feel so welcome and helped us through out our trip. The hotel is super cute in a great location with tons of great local restaurants around and easy access to public transit and points of interest. Great stay in a beautiful city.

Located on the old part of Lisbon.

The great reviews are accurate: this hotel is fantastic! The staff are very responsive and helpful, the breakfast is plentiful and tasty, and the room was quiet and comfortable. Throw in proximity to lots of bars, restaurants, gardens, and top sites in Lisbon, and this hotel is hard to beat. I’d definitely stay here again!

Loved it so much we cancelled another hotel and returned here instead! Fantastic service, loved our room, and an excellent location.

We had an incredible time here. 1869 Principe Real is the kind of bed and breakfast where it is clear that thought and care have been put into every part of the experience. The staff is friendly and helpful, the rooms are beautiful, and the in-room breakfast was a great touch. I couldn't recommend the 1869 Principe Real more.

This place was great! Right in the heart of the Bairro Alto, close to great food and the staff was extremely kind and helpful.

Great location. B&B so no formal hotel style amenities but great staff, awesome historic building una fabulous local neighborhood. If you’re a high maintenance traveler - this may not be for you but if you enjoy eclectic local immersion it’s wonderful!

The staff were incredibly friendly and helpful upon check-in and throughout our visit. The neighborhood is ideal - easy to navigate to the rest of beautiful Lisbon, awesome restaurants and shops. Definitely recommend!

Great room. Top floor. Reception super nice and so helpful. Wifi excellent. Breakfast good. Comfortable bed. Neighbourhood awesome. Only issue was third floor room right across a restaurant so the last night had to go to bed early and could not sleep from the noise. First night not an issue as I went to bed late. So I suggest yes definitely stay here!! But if noise will bother you request not to be on the third floor which should resolve the issue.

Nice Boutique Hotel

Great small hotel with a good location. Modern and up to date in a historic building. Beds were very comfortable and large. Also very quiet as the street is narrow and has limited traffic. Lots of little restaurants in the area for lunch and dinner. Overall this is a pleasant hotel in a good location.

Must stay!

Excellent value for the price. Ricardo was extremely helpful and gave great recommendations about the city. Breakfast was simple, but delicious. Beds were comfortable! Would definitely recommend this B&B to friends!

This is a very nice property in a great area if you don’t mind a little walking up and down hills. There are many restaurants very close by and, it’s only a 10 minute walk to churches and shopping. We had a large room on the ground floor, which we thought would be noisy, but there were additional doors to the bedroom for quiet sleeping. There was a livingroom with 2 arm chairs and a tv, but it could have been more inviting. It would have been better if there was a coffee maker or small refrigerator in the room. Breakfast was a nice continental breakfast with cereals, breads, fruit, and lunch meat. The staff was very friendly and helpful. We had a nice stay.

Perfect elegant boutique hotel in my favorite part of Lisbon , principe real. Manager Francisco fantastic accommodating and very knowledgeable cultured and helpful. Superb breakfast. Great place to stay.

Disappointing stay

While the gentleman that checked us in was really nice and helpful, hotel was really dated and subpar. I am happy we only stayed the one night there. There was no elevator, the doors and windows are pretty light and lots of noise can be heard in the room. Also, it more like a converted multi-apartment house vs. hotel with any kinds of services.

Great location and very friendly staff. The street is one car wide so you can barely stop there to unload your stuff, but can't leave a car waiting for you to check-in or out. Not much of a view given that the street is very narrow.

This hotel is an absolute gem in the middle of the best neighborhood in Lisbon! Francisco anticipated our every need and desire and flawlessly arranged everything from a Tuk Tuk guided tour to massages and restaurant recommendations for us. The hotel itself is luxurious and clean, and extremely quiet which is astounding given how close to the action it is. Our terraced room was divine and the in-room breakfast delivered to us at our desired breakfast time was abundant and delicious. Really can’t say enough about how pampered we felt during our stay at 1869. We travel a lot and this hotel experience stood out as one of the very best.

Unique property. Cake out at night 😀. Only issue is no/broken elevator - which would make it difficult for some as lots of stairs to upper floor

Casa particular

It was like being part of the family. The breakfast was eaten together in the same table while sharing experience about travelling and different cultures. The staff was genuinly helpfull. Room was spacious and clean.

Delightful place tucked away in a quiet side street with hosts who were knowledgeable and very helpful. Sharing breakfast with other guests was a treat and the availability of coffee and cake throughout the day a bonus.

The hotel could not be more lovely. The rooms are beautifully appointed and the breakfast was a delight. The staff was attentive but not intrusive and extremely helpful. Should I find myself in Lisbon in again, I will most certainly be at the 1869.

Spacious room. Comfortable bed. Nice touches in decor but also some strange pieces (like the shelving unit and broken rattan chair). The bathroom is aesthetically pleasing (and has a nice big tub) although could be improved with shower door, repair to tiles, floor & larger towels.

Perfect spot for exploring Lisbon

Outstanding. Warm, helpful staff with many suggestions re restaurants, things to do. Very fresh, contemporary facility in an old building in a older, hip neighborhood. Great breakfast selection ... and it was offered when we arrived early after our overnight flight. Much appreciated. Only negative was that wi fi was weak/spotty -at least in our room.

Great location, breakfast and staff. There was an odor in the room coming from the plumbing. Not too bad in April, as we opened the windows, but in the warmer months it might be more unpleasant. Staff said it had to do with renovations on a neighboring house. We were on the top floor in the back. It was noisy until the early morning hours due to a group sitting out on their balcony also in a neighboring building.

Very friendly staff, but noise sensitive building

Overall the hotel is in a very good area, easy to reach and plenty of lovely restaurants around. The staff is very nice and very helpfull, so absolutely great. The average rating mainly comes from the fact that the building is very noise sensitive, so you basically hear everything that happens in the hotel. Also the shower easily clocks up. The breakfast room is a bit too small, with no windows and you sit with the other guests at the same table. Furthermore there is a bit of a sewer smell, which is not very nice. But the service and friendliness of the staff is absolutely above average!

Great location! Lots of fantastic restaurants and shopping. Parking kind of far away. There was a strange smell in the entrance during our stay but our room smelled fine. Very clean.

Lovely B&B, couple of small downsides

The B&B is in a perfect spot - right by the little park with cafe stalls and so many fantastic restaurants and really easy to explore Lisbon from. We really enjoyed being able to have our breakfast in our room, (we actually had it on our balcony) for no extra cost and the room itself is very comfortable. Overall we loved our stay, but there were a couple of negatives - there is a slight 'sewer' smell in the corridor, possibly the plumbing needs updating and you could hear a lot of noise from the corridor - with wooden floors it's hard for people to not make a noise and in our room we could hear everyone's coming and going so not the best if you are a light sleeper.

Great location, everything was very clean. Staff were very helpful and having a small patio was a bonus. Breakfast was also good.

Fantastic family ran B@B!!!

The warmest welcome from the owner and fantastic service throughout. Our room was very clean, comfy and with massive bathroom. Location also good for nightlife, with plenty of good spots with fantastic food. Looking forward to returning to this lovely place.

Nice little charming place!

The rooms were very clean and comfortable. Situated in a more quiet, non-touristy part of Lisbon close to many great local restaurants. Walking-distance to city center. Check-in was easy and we were greeted by nice staff. The only very minor con was that there was no elevator but the building only has two floors. Stairway that leads up to the second floor is a bit steep and difficult if you have heavy bags but the staff is there to help.

A wonderful stay

Wonderful first stay in this city. 1869 is a lovely B&B in a typical [and quiet] Lisbon street, just a short bus journey from the city centre. Principe Real is a great area for shops, eating and drinking places [including the local quiosque for coffee, hot chocolate and a nightcap]. Thank you, Francisco, Miguel and the rest of the team!

A cosy, clean and curious spot.

I found this property to be a little gem, tucked away on a quiet road yet mere minutes walk to such historic areas and bustling nightlife. The property has the potential to be a real 5 star luxury property with some minor tweaks and changes. Amongst its coolest features is the relaxed approach to check-in which adds such a natural personal touch, rather than fake hospitality. `With 1869, I immediately felt welcomed and at ease. Additionally, the structure and historic features of the architecture keeps this little gem of a place, one of Lisbon's best hotels, in my opinion.

One of my favorite hotels

Francisco is an amazing host, and the rooms are absolutely gorgeous, comfortable bed, and a beautiful morning spread. Obrigado Francisco!!

Lisbon is a must

The only problem we had was the position of our room, it was on ground floor right at reception. We heard all coming and goings from staff and other people staying. From coming in and out of the noisey front door to staff arranging breakfast. As we were right at reception all the talking between guests and the host could be heard in our room too. This was the only problem for us, the hotel, position, comfort, cleanliness, breakfast, friendliness of the host were all spot on.

Highly recommend

We were greeted warmly by the staff, and provided suggestions for sightseeing, transportation and restaurants. The staff was attentive to every detail, and even helped us recover our lost camera, which we left on the bus! Wonderful experience all around!

Home away from home

On arrival I was upgraded to an amazing suite. The location was incredible for access to stunning restaurants, the Principe Real area with all its shops. The location is incredible central for doing amazing sightseeing by foot. My hosts made me feel at home and went out of there way to make my stay as pleasant as possible, making suggestions for things to do and see, as well as assisting with tour arrangements. This is one of the most amazing and welcoming places I have had the pleasure to stay at.

Very spacious, clean and comfortable room in a great building in one of the best locations in Lisbon. The bathroom, though good, for its size, could and should have a better layout and better amenities.

Nice hotel with great staff in a cool neighbourhood. Good restaurants and ocean access (not a beachy area but little shops and waterfront of a beach area) not that far away. The elevator was currently in repairs.

Beautiful spacious rooms with tiled walls and very high ceilings. Breakfast was very nicely prepared and laid out Location is very good and within walking distance to major attractions The B&B manager was very sincere and friendly. I didn't realize while booking that this was "high end" B&B. Be aware that the front desk is not manned after 8:00 pm, thus special arrangements need to be made if arriving late.

My husband and I really enjoyed our stay at the 1869 Principe Real B&B. Our room, the staff, and breakfast were excellent. The staff goes above and beyond to assist you in all ways possible to make your stay comfortable and enjoyable. The location is ideal!

Excellent stay

A very lovely stay in the Balcony suite room, Bed was very comfy and the room + bathroom spacious. The staff were very friendly and accommodating. The B&B is located perfectly, quiet but close to all the main spots which were easily reachable by foot. The only note is that the towel hooks in the bathroom were hanging loose. Would definitely come back on my next trip to Lisbon!

We loved our stay at 1869 Principe Real! We were so impressed by how clean and stylish our room was, and the bed was very comfortable. The reception staff (Miguel) was so friendly and accommodating, and he went out of our way to ensure that we were taken care of, there to answer our questions and provide great restaurant recommendations. And the breakfast was amazing! A great assortment of foods, fresh juices and coffee. A great kickstart to our busy days! We would stay here again if we return to Lisbon and highly recommend to stay here!

Quick stop in Lisbon

The apartment was in a great location, close to the park and numerous restaurant and shops. I only needed a night's stay before flying home the next day and thought the spot worked out well. No steep hills or steps to worry about. The room itself was bright, clean and spacious with a comfortable bed. The hosts were communicative and warm in their welcome to answer any questions I had. I think the only minor complaint I have is the peculiar smell when you enter the foyer which carried into the bedroom a little bit since I was on the first floor. It's akin to damp laundry which I am not sure if it's because of the AC system. Not a deal breaker since I was in and out and the rest of pros outweigh the con.

A homey B&B

A very "homey" B&B in a small and quite street. Nearby plenty of bars and restaurants. The Breakfast was basic but with a nice concept of 1 big table everyone is sharing and a highy efficient service. There is a parking lot some 10 minutes walk from the Hotel ("Rato") with reasonable price making it a good option. Both Francisco the manager and Miguel were extremely friendly and patient. The stairs to the 2nd floor are a little steep, but if you're visitng Lisbon.... Overall we've had a great experience and we shall surely return.

A true gem!

This little B and B is a true gem! It is beautiful, in a great location, and also beautifully run. This was my daughter’s and my first trip to Lisbon,enroute to Vienna, and I loved it and the hotel so much that I tried to change my return ticket to stop there on the way home! Our room was spacious, beautifully appointed, and so quiet that we assumed we were the only ones there that night. But we later discovered that it was pretty much full! Breakfast was delicious, and Miguel made our trip to Belém so easy. Hats off to Francisco and Miguel for running a great place! We’ll be back!

Best place to stay in Lisbon!

Our stay here was exceptional and we would highly recommend it. The manager, Francisco, was professional, friendly and helpful. He made good recommendations for things to do and where to eat. The room was comfortable, clean, pretty and roomy and the location was great, we were able to walk most places and to the Metro. To make things even better, the breakfast was superb. If (when ) we return to Lisbon, we will definitely stay here.

Highly recommend this hotel!

Although my stay was short, I absolutely loved this hotel. Great location in Lisbon, the rooms are spacious, beautifully decorated and very comfortable, and the staff are absolutely lovely. Breakfast in the room was top notch. I would definitely stay here again, and can’t say enough positive things!

An excellent stay.

A lovely stay - stayed in a magnificent room which was beautiful, modern, and clean. Pictures on this site do not do it justice at all. Friendly staff too. Free breakfast spread was great. Table accommodates 8 so busy if families staying but the hotel is happy for you to take the food to your room (which we didn’t have to do in the end). Only issue would be the shower from the room above was a bit noisy one night, despite the high ceilings and otherwise soundproof room. Didn’t hear any voices despite the hotel being full and seeing other couples at breakfast - only heard water churning through the system and a bit of a light sleeper.

Great Lisbon stay

We had a great stay! The building is old (1869) but newly renovated and modernised, so, up-to-date facilities, but many characterful touches such as the tiled hallway and wooden balustrades and floors. It is in the old part of Lisbon (Barrio Alto), with narrow, steep, cobbled streets and a lovely open tree lined square nearby (Principe Real) from where you can catch a bus down town to Cais de Sodré which is a main transport hub for both buses and trains and within easy walking distance of the main commercial centre. There are many interesting cafes and restaurants within a short distance of the hotel. The owners are extremely warm and friendly and eager to ensure your stay is perfect, they gave us lots of good advice regarding travelling around the city, seeing sites of interest and finding good places to eat. Breakfast was substantial, with fresh fruit, yoghurt, meats, cheeses, bread, rolls, croissants, a fresh homemade cake each day and wonderful coffee. We would definitely return!

Francisco was very accommodating and our room was lovely and very fairly priced for the incredible style and comfort.

Personalen var super trevlig. Receptionen alltid hjälpsam och trevlig. Frukosten var enkel och god. Rummet var super bekvämt - så fint med balkong.

Great Location

Checking in was very smooth. The hotel contacted me in advance and was ready for our arrival. Checked us in, helped with our luggage and gave us some very useful local insights to the restaurants nearby. During our stay they even gave us a nice surprise, to help us enjoy the wonderful city and area even more. We had a balcony overlooking the street to ourselves, though we didn't use it, as it was way too hot outside, but it was still nice to know we had one to use, if we wanted. The location of the hotel is great, right next to a park and quite a few very very popular restaurants, most were within 5 min walk!
